- V4045ZQandrewy (2/5): Even the roaches checked out - This place is shocking. Never have I seen such filth in a hotel before. The place may have exuded Moroccan charm many decades ago but no more. The rooms are disgusting, damaged furniture unsafe electrics, filthy, cold. No running hot water, dirty bedding, frayed towels that resembled the softness of wire wool. the pool was filthy, Nowhere to enjoy the sun. It is very dark and dingy. Im surprised we didnt see cockroaches but then again im sure even they have their limits! We asked immediately for a room change which we got. This was marginally better but not by much. The food looked terrible, I didn't touch it on the premise that if the paying customer rooms were that dirty, I dreaded to think what the kitchens were like. The hotel itself is located in a ɓad part of the city where beggars are rife and rampant. We were ready to get the next flight out of Morocco until we found a much better hotel that turned our holiday around. Do not be fooled by the photos.

- 844ayshab (8/5): Riad jalma Marrakesh - We stayed in riad jalama in Medina Marrakech for 4 nights . The riad was absolutely amazing nice clean rooms , huge riad , staff very nice , the aircon was superb in all rooms. , I would recommend to someone if a few things get better here .
1: the kitchen and the fridge both were soo soo dirty and bad odour as the gutter underneath the sink was blocked . They should have repair it which they didn’t bothered . And because of that odour I felt the odour was on there plates and cutleries as well as everything was on open shelf without any covering .
2: the locker was not working but next day it was been fixed
3 : the breakfast was almost same everyday which I think could be revolve a little more.
4: the washing machine was not working and never get repaired which was a big minus to us as we were travelling since already 2 weeks and we asked for this service ahead .

- R5594PLlouises (2/5): Worst hotel I have stayed in!!! - This is the worst hotel I have ever stayed in. Dirty room on our arrival, air conditioning leaking and going all over the plug, toilet that wouldn’t flush & dirty bed sheets and towels. When speaking to the hotel about this they were so rude to us. Eventually moved us rooms. To find out the next day someone else had been in that room a few hours after and the air conditioning still wasn’t working. Photos on the website looked nice but the hotel is very run down. Ended up booking another hotel and leaving! Oh and the city tax 2 other British couples we spoke to has said they both paid a different price and mine was different too! We were all there for 4 nights and had the same amount of people. How can the price be different!!! DO NOT RECOMMEND.

We left early and they would not refund us that ine night early that we left. I am very disappointed and would not recommend.

- I7799WXstephanier (4/5): Unsatisfied - The building on the outside is run down with a broken walk through detector blocking the doorway. The reception was very welcoming and we were escorted to our room by one of the men who work there. On entering the room we were shocked to find the state that it was in. For example, there was a hole in the door stuffed with a piece of tissue paper, theres an electrical panel open in the bathroom, the curtains were ripped from the curtain pole, the window beside the bed didn't lock properly and had a plant pot situated underneath it allowing everyone easy access, the place was also very dirty with cigarette burns on the sheets and grubby looking blankets.
Upon asking to change rooms we had no hassle and got a new room straight away. Although not perfect this room was a lot cleaner and presentable, however still had the hole in the door, this time covered with duct tape and theres no door handle. Another thing that i have to make others aware of is that the breakfast is incredibly disappointing! We were met with a small 'buffet' which consisted of stale cake, cold boiled egg, and cold pancake. The coffee was look warm and no juice was provided. There is a pool however the area its in is run down. If i were to come back i would stay somewhere different and wouldnt recommend it. It needs a make over. Very friendly staff though and very helpful x

Due to Expedia phone not connecting and due to last minute hotel prices unable to change hotel and had to stay in this hellhole. Bathroom wall plaster also broken and bathroom kept flooding.
Bed sheets had to be changed as not changed and previous customers had nailpolish on. Sheets had holes in it and not sure if had bedbugs

- Journey68207669802 (2/5): BEDBUGS - Went for a visit with a female friend for 4 nights. Room smelled funky, located the smell to the beds and thought it was the sheets. Realized the last night it was bed bugs. Had eczema and horrible rash that got treated back in Sweden.
Creepy men following us around the areas. Awful breakfast. Beds were like sleeping on cement blocks. Extremely cold rooms.
The hotel would be very nice if it got a proper renovation and better management. Overall beautiful facility

Es gab kein Restaurant, keine Bar, das Schwimmbecken war leer und die Zimmer entsprachen nicht den Bildern. Diese sind wahrscheinlich nach der Eröffnung, vor zig Jahren gemacht worden. Das sogenannte kontinentale Frühstück war nichts. Der Frühstücksraum war sehr kalt. Das ganze Hotel wirkte eher wie ein Kühlschrank.
Selbst der geringe Preis für die Übernachtung ist nicht gerechtfertigt.
Wir empfehlen das Hotel nicht weiter.
- 956akshayk (2/5): Worst - I had an incredibly disappointing stay at Riad Marrakech House, and I strongly urge everyone to avoid this hotel. Everything they advertise – from being multilingual to offering room service and an outdoor swimming pool – is a complete lie.
Even drinking water is charged. Breakfast was cold, boring, and unappetizing. The toilets were smelly and unclean, despite the cleaning staff doing their best. The problem is clearly with the management, who seem completely negligent about maintenance.
The beds were rough and uncomfortable. I initially booked a suite, but on my last day, I was moved to a standard double room under the excuse of maintenance. Later, I found out it was because they gave my suite to another guest. I had paid for seven days in advance!
This hotel is a scam. Don’t waste your time or money – stay elsewhere. Never again!

- Dave (8/5): Enjoyable stay. Lovely people and city. - Happy for the price. Pool was closed despite 31 degrees but it was November. The hotel is in line with the standard to expect and if you are a first timer you may feel it is lacking in ways. Go without expectations and you will be pleasantly surprised.
The staff at the hotel were great and helpful. It was quire at night and taxi to the main square is 5 euros.
I would recommend this hotel on price and location.
Parking is easy although I don’t advise renting a car as driving in Marrakech is challenging.

Second, there were some ants crawling around and on the bed. Fumigation is recommended. Bed sheets had stains and they must be washed cleanly.
- Amber (2/5): - Terrible place! Was run down and dirty. Bedsheets had some kind of crust caked on them, toilet did not work, shower was dirty, as well as the towels. When we walked into the hotel we were met with the chambermaid throwing out the dirty mop water out on the front door step. We immediately called Expedia to help us with getting our money back, because there was no way we were staying. Eventually we were reimbursed, as the hotel manager knows that it is not worth it to even try to stay here. Do not be like us, and avoid this place at all costs!
- Aline Beatriz (8/5): Great Staff and Location, But the Bed Needs Improv - I would love to give this hotel a higher rating because we were warmly welcomed, and the staff were incredibly helpful and attentive. The hotel’s leisure area is very pleasant, and we thoroughly enjoyed the pool. The breakfast service is basic, but I personally liked it. The location is also excellent—just about a 3-minute walk to a bus stop that takes you quickly to the center of Marrakech for only 5dh.
However, the downside, which is crucial for a good stay, was the bed. After a day of exploring, all we wanted was to sleep on a soft bed, but unfortunately, it was very hard and uncomfortable. I believe this is the only thing I would improve in this hotel, as it’s a very important aspect of any stay.
- Rudolph Alexander Xavier (8/5): - I was slightly apprehensive before I arrived, because I had read several bad reviews of the hotel. But either the hotel has improved A LOT in the last year or so, or those bad reviews are EXTREMELY unfair. The hotel staff were both lovely and helpful. The beds were comfortable. The rooms were clean. it is a 3-star hotel, so it does not have some of the luxuries people who stay in more expensive hotels might be used to, but it was very good for what it was. The pool is not very big (and you have to be a little careful because there are some sharp tile edges on the bottom), but it is clean and big enough to swim in. The breakfast is OK, but nothing special, which doesn't really matter, because there is a very nice bakery just a few doors up the road. It's a convenient bus ride (No 1) from the Medina. I stayed for a week with 2 teenaged children (17 and 15). The neighbourhood is not exactly picturesque, but it's quiet and easy, because it is not in a touristy part of Marrakech. We were perfectly happy with the hotel and would recommend it to anyone who does not want to stay right in the centre, but is close enough to it to go in and out.
- frazercoglan (10/5): A True Moroccan Feel - Arrived at the hotel and was impressed by the exterior of the building and proceeded to book in . Our first room didn't have a balcony, and as we were travelling with our daughter who has limited mobility we went to reception for a room change. Karim on reception was very understanding and we were offered a room on fifth floor with balcony with no issues, infact Karim turned out to be really helpful and a genuinely nice man. Now this is where some people are mistaken in previous reviews, this hotel is typically Moroccan and is furnished as such,which gives you the authentic atmosphere , you realise your in Morocco .
Our room 504 was perfect for us, furnished in typically Moroccan style with air con which worked great in the hot weather and hotel wi-fi which also worked for Wattsapp to make the folks at home jealous LOL 😂. (We live in Windermere where they just had their first frost while we baked in 35C.) The rooms were serviced nearly everyday by Ilam and Ikram who are lovely ladies who work in searing heat but still have a smile every time you see them, so no complaints whatsoever about housekeeping.
So to summarise if you want to stay in an authentic Moroccan hotel, that is spotless this is an ideal choice, and for those who have scored the hotel 1 star, maybe you are better off at Morecambe munching on fish and chips and moaning about everything.

Os funcionários são muito solícitos, ajudam em tudo o que é um grande diferencial. O café da manhã é bem básico e aconselhável descer cedo para evitar esperar reposição. O hotel tem uma estrutura incrível, mas infelizmente não está aproveitada.

- Muhammad Zohaib (8/5): - Extremely affordable hotel, good value for money! Rooms are clean and cosy! Staff and service are excellent, they help and accommodate you as much as they can! Location is also nice, slightly outside the hustle and bustle of the inner city, so quiet and peaceful! Located next to some incredible restaurants! Would highly recommend if you’re on a budget!
- Rachel (10/5): One week stay at the Riad Marrakech House - Antique, typical Riad with Moroccan decor, nice spacious common areas and nice pool. The room's TV has four channels not even watched because of all the activities. Easy access by local bus, taxi, walking to anything. Very relaxing. Nice staff.

All the staff are very friendly and helpful.
The breakfast is really good with mint tea and 90% Moroccan.
The rooms are well maintained with working air-conditioner. We had a balcony with a good view of the street.
It is sad that the hotel does not subscribe to international tv channels. You may have to learn Arabic to watch the scanty channels available. This should be reviewed asap as visitors come from all walks of life and need to be updated especially about their country of residence.

Seul le personnel est souriant et essaie de faire pour le mieux.
Très mauvais rapport qualité prix.

- Verified traveler (2/5): Un mal être dans ce Ziad - J’étais dégoûtée de l’état de la chambre et des toilettes.Quant aux draps de lit et de bain, ils étaient vraiment sales. Je ne pensais pas cela existait, en plus les photos sur leur site ne reflètent pas la réalité. J’ai passé 8 horribles nuits malgré qu’il nous ont changé de chambre, l’état des draps, la qualité du wifi et la saleté des vaisselles me laissent sans voix. J’ai perdu de l’argent et j’ai vécu un mal être.Je vous le recommande pas.

- Daniela (10/5): - Very nice Riad, clean, location 1 hrs on foot from Medina, or by bus N1 only 17-20 min to Mwdina .Bus stop is only 1 min walk from hotel. Staff is very friendly and responsive to guests needs. Breakfast is traditional from Morroco.

- sandrasH5124JI (2/5): Please believe the reviews - On arrival we were welcomed with a metal detector outside the door. We were told 25dh tourist tax per night each. We asked where the local shop was we were told everywhere but could not see any. We were given a bottle of water each which was very nice then to be charged for it next day 15dh per bottle.hotel is very dark and run down, we went in the pool once but got out as there were loads of dead flies. Our bathroom didnt close and we got biten by bed bugs i went to reception to show them but was told they will clean room and that was that. We paid for bed and breakfast but once looking at the breakfast there really wasnt no choice only 3 types of bread , bowl of boiled eggs and dry slice of cake in end we chose to go out for breakfast.
We went downstairs wanting to go explore but had to keep finding people as they kept locking the doors so we couldnt get in and out .
Plus side is it is right near a bus stop, good cafe and shisha place but you need to really find them as reception unhelpful. My fault for not believing the reviews but now i know they are true loved Marrakech but would not stay here again.
- grahamhC7124NF (2/5): One star at the most. - Don't believe the photos on the website. The whole place is tired and rundown. The breakfast is awful. I even saw the waitress put unused bread back in the basket after a guest left it on his plate. They also tried to cheat me on the tourist tax. It is lacking maintenance. One good point, the local bus stop into town is is close, cheap and clean. Make sure you agree a taxi fare before entering the cab.

I was worried after reading the reviews after I had booked. I think most are unfair. I think people are confusing this for a 5* The prices for a couple are a little more than you would pay for a shared room in a hostel. The hotel is basic and was more than adequate for our stay.
contrary to some reviews I found the staff very friendly and polite. The breakfast is basic and buffet style. A selection of 3 types of bread, boiled eggs, Green tea, coffee, pastries , Cakes, juice, msemen, cereal and a microwave to warm things if you need to.
The hotel is slightly further than most but perfectly accessible. 10 minutes in taxi 13-15drh in day 30dh at night £1.5-£3 cheap. Taxis easily flagged down on the main road opposite.
language is possibly an issue as other than 1 or 2 they dont really speak english. They were upfront about pricing and whilst some things they do try charging a premium for in comparison with the shops outside they are not too dear. Like everything in Marrakesh be streetsmart, ask for clarification of charges and question any charges you feel are incorrect. I was asked to pay taxes on my checkout and I had already paid it on arrival. I questioned it and he quickly corrected his error. whether he was hustling or just made an error I dont know but he was polite and corrected himself.
From the old pictures on websites and from the foyer it is obvious that this place was once quite nice. it is at present tired and needs a refurb but this is reflected in the price.
This is Marrakesh, the hustle is real. do your research and book something that is appropriate for you in your budget. dont book 3 star and expect 5 star.
