So close to everything, very clean and wonderful staff working there. For the price is great I ended up staying for 10 days as I loved Chaing Mai and I will go back.

- Kimberly (10/5): - Clean, basic, and inexpensive room close to everything. Located in a very walkable area, with many shops and dining options. Felt safe at all times. Easy check-in after hours. Friendly staff will take care of you. Really enjoyed my week-long stay.
- 780mingy (10/5): Lovely stay - Stayed here for almost a week. Its a budget hotel with amazing hospitality. Upon checking in, the receptionist provided me a map of Chiang Mai and started explaining where we are and where to go for attractions and night markets. Though the reception is not 24 hours, the staff working there are very helpful and friendly. Rooms are clean and spacious. Beds are big and comfy. The only cons is that in the evening, the stairs and the corridor outside the rooms are quite dark and there are mosquitoes. Hopefully management can put more lights. Location is very good as it is located in the middle of the old gate and is accessible to anywhere of the gate, especially the night markets happening at each gate throughout the week. Restaurants, cafes, spas, museum and temples are within walking distance. Will definitely come back again.

- Dharshini86 (8/5): Decent hotel - I would say this is more of an inn rather than a hotel. Major pro of this place is the location. 1min walk to the famous Sunday night market which is a must visit place if you are in Chiang Mai. Also within walking distance to many famous Wats/temples. Plenty of places to eat nearby too. The room is of a decent size, neat and clean. Toilet is also clean however there is a funny stench sometimes. Staffs are very friendly and helpful. They have their own parking space for scooters within their premises. Quiet at night so perfect to get some sleep. Remember tht its located right behind a school so request for a room away frm the school if you do not want any noise coming frm the school early in the morning.

Had a look on the internet for places to stay, as don't really like just turning up in place that not been to before and spend hours looking for digs!
Anyway, this place looked reasonable, not too over priced and looked not to far for places to eat.
Down side - no lift, but it is only a few flights of stairs! They do have a "very" small lift to help take luggage up for you
Room basic, but comfortable, great staff. Very helpful. Limited parking. But in all, would definately stay here again.
- Yuk Fan (6/5): 好壞參半 - 好處:位置好,隔離就是周日夜市,廟宇,好多野食,有個小露台可掠衣服,但沒有可以放到椅子如網上圖片,床及枕頭好舒服。
壞處:晚上前枱服務員英文差溝通不到,隔離是一間學校,平日上午被嘈醒,如睡對面房間則沒有問題。房間沒有拖鞋,洗手間只有洗頭水及兩片肥皂,沒有浴帽,牙刷,只有兩條大浴巾,沖涼沒有檔水,成個地下都會濕晒。
酒店整體可以接受,如浴室提供多點資源會方便一些,不次不會再入住,同等價格有其他較好選擇。
- jadej509 (8/5): Lovely staff - Arrived later than expected because our flight was delayed. Staffed had left for the evening. Rang emergency number on the hotel door and the staff came within 15 minutes to let us in and still very welcoming. Always greeted when arriving back to the hotel. Staff helped us book taxis etc... rooms were good for the price paid and taxis are very cheap if you use a red tucktuck to go out of the old town. Would definitely recommend for the lovely staff!

Een klein min puntje ik arriveerde om 7 uur s'morgens de residentie was dicht. om 8 uur ging de residentie open. als je de sleutel van de residentie krijgt kan je in en uit lopen.

- Ernesto (6/5): - The room was nice and clean, the receptionist was very nice also, however there were ants everywhere and wifi wasn't working very well. The location is very central but its located right behind an elementary school, so you may wake up from the sound of children screaming.
- 126GlobeTraveller126 (8/5): Best Budgeted For Us - We stayed 4 nights in this budgeted hotel and the first impression is absolutely great as we were greeted by a jolly beautiful receptionist...This hotel is situated in a very good area where 7 eleven is just about 5 minutes walk away and also the sight seeing of the temples surrounding this area is easily accessible by just walking..I just love this hotel except for one downfall would be there is no one in the reception during night time after 9pm or 10pm and there is no lift ..However the gate will closed at 9pm and locked..Just near to this hotel there are several massage parlours and there is one special and unique massage place which is run by a couple and their entire massage people is blind..
I would definitely recommend people to stay here as just about 2 to 3 minutes walk, there are alot of eatery and about 8 minutes walk down the Chiang Mai Gate where the night market is and the sunday night market is just about 2 to 3 minutes walk...Just a very very convenient location indeed...
- tattyd2017 (6/5): Flying visit - Good hostel experience. Handy location. Quiet. Clean. Serviced daily. Slight language difficulty but not a big problem. Easy access to local attractions . A useful place for the city experience. A little plain in decoration but overall no unpleasant surprises
- Foxtrotx (8/5): Modern basic - Great location to walk anywhere in old city. Lots of temples, cafes, restaurants, scooter rental, travel agents, cooking schools, etc nearby. Good internet. Tv had a few English channels (one had some great movies). New drinking waters provided daily. Nice size room/bathroom. Staff is nice too.
Cons: Rooms facing school are quite loud. I have no idea why there is someone at the school yelling so much on a megaphone and there is lots of whistle blowing and loud children. Sounds more like constant recess than any learning taking place. Starts around 7:30am during the week. In regards to the room, the shower water never gets hot.. just warm.
If these things do not bother you, then I recommend staying here. We had a nice time.

- Jimbob17S (8/5): Can't complain - After roughing it in a real cheap and nasty guesthouse for a week my fiancee and I moved here for a bit more comfort for our last few days in Chiang Mai. Had to change room types when we asked to extend, staff were very helpful.
Comfortable bed, spotless bathroom, good A/C and friendly staff. We organised motorbike rental through them as well - after a phone call a bike was delivered to the hotel for us. Can't fault the service or room, would happily stay again on our next visit.
- KJBailey3 (8/5): Great guesthouse!! - We stayed here for 2 nights in Nov this year after having stayed in 2 not so good guesthouses and wished this was available for the 6 nights we were in Chiang Mai. It's located inside the old city, near the Tha Phae gate.
It is a great place to stay. Room and bathroom are modern, clean, good size room, bright. Wifi was really good. Had coffee/tea making facilities and bottled water in the room. We really liked this guesthouse and it is one of our favourites since we have been travelling. Staff really friendly as well.
Would definitely stay here again if we go back to Chiang Mai in the future.

Jeep, at the reception, was so personally taking care of my stay and ensured my stay was comfortable. Would recommend this hotel to any one looking for a stay in the old city area of Chiang Mai.

When we got to the hotel they told us we staying the first 2 nights in one room and after 2 nights we have to move to another room . One of the towels in the hotel got dirty from a henna tattoo , and when they cleaned the room they saw it and told us we have to pay 500 bhat for 1 towel until 8 pm that day (not at the checkout) ! The women in the receive was really nice and understanding , but could not do anything . The rooms are nice and well designed , comfortable bed .. But there are a lot of ants in the room ..

they need to do more on housekeeping. they didnt change the floor mat even it is wet.
the receptionist is helpful. the location is good, the nite market is walking distance.

- Kirsten (8/5): Everything you need! - This hotel is pretty basic but at the same time has all you need. Its modern, clean, affordable and in a fantastic location. Also, the manager is a sweetheart and very helpful!
- wildc2016 (8/5): Good value, but noisy school behind hotel - The hotel is, like the other reviewers stated, offering good value for money. Clean, little small rooms but it has what you need, a comfortable bed, clean sheets and towels. There is no breakfast service and more annoyingly no free bikes offered. If you want to sleep late during weekdays, take a room in the front of the hotel. The rooms in the back are neighboring a school with very lively kids starting to make a lot of noise at 7:30 am.
- loetravels (10/5): Superb location & helpful stuff - The hotel is centrally located in the old city, accessible to most tourist spots within 10-15mins of walking. Surrounded by cafe and good massage places in 10 mins walking distance. There's also a famous northern thai food restaurant on foot for 10mins walk. Located near 7-11 and the street food vendor so you wont have to go hungry even in the middle of the night. The room size was pretty decent and clean, nothing fancy but comfortable enough to rest for the night. The Sunday walking night market is just right around the corner is less than 5 mins. The staff are always helpful to provide information on the area as well as helped to book a number of tours during my stay here. Plus point that the staff actually walked me up to my room when i came back really late to ensure that i'm safe as i travelled here alone. Overall, good deal for the location, price and plus points to the helpful staff and owner which made my stay more than welcoming!! It's a hidden gem, will definitely stay here again.
- Hansai_Dinh (8/5): Decent low budget hotel in convenient location - The hotel is located in a central location in the old city. Staff was pleasant and effective. The room size was ok for its price, bed sheets/pillows/towels/blankets were cleaned and adequate. The bathroom is on the small size and get wet after a shower because the curtain couldn't cover the toilet bowl area. The humidity caused a little smell, but considering the price and the overall cleanliness, this is still a good deal. I would come back.

- Verified traveler (6/5): Old city centre - In the centre of the old city. Seems not familiar to tuk tuk drivers, ever tuk tuk called the hotel before the ride. The shower has floor has no partition, water comes out, almost get into the sleeping area...
Otherwise room is clean, bed is comfortable too. No breakfast, but you can grab something simple and quick right in front of the hostel. When you come out from the hostel, turn right, there is a restaurant at the corner, seems very popular but BAD FOOD!!!
- Ryan (6/5): Just an average place, better value elsewhere - We stayed one night at the Walking Street. The location is pretty convenient, but there are several other places nearby which have a similar cost. The service was okay, but there are not always people at the front desk. We left one night at 7pm and could not find anyone to leave our key with (which they ask for you to do). However, I woke up desperately needing some water at about 3am and a guy answered and brought us two extra free bottles, which was nice. They also added a plant to our balcony after we got there, but I am not sure why as the view was of another building. Overall, it was a good place to sleep, but in Chiang Mai, you can find really good value in similar or better locations. BIGGEST COMPLAINT: It is right next to a school and it was extremely loud around 7-8 am. We had to leave early anyway, but if I wanted to sleep in I would have not been happy. Also, the shower head was placed right next to the shower curtain. I had to hold the curtain out with one hand just to take a shower.
