Housekeeping daily, lots of towels and 2 bottles of water each day. The gardens are charming. Check in and out super easy. Had a really great stay I would highly recommend this hotel!
- Amanda (9/5): Fantastic location. Did us proud - The location was perfect. Could not have been better. It was very central so could walk everywhere. And yet being 2 minutes walk off one of the main roads meant it was actually quiet. As soon as you were on the main road you had a main temple, the walking markets, a convenience store, multiple places to eat, a number of cafes playing live mysic every night. Excellent.
The bed was really comfortable and the air conditioing could be set just right (not freezing and not noisy) - best night's sleep the whole trip. The room was simply, nicely decorated. I loved the little garden with water features. I took a few ideas back home with me.
The breakfast was simple - bananas and bread but you could help yourself at any time which was great for early morning pick ups. If you wanted anything more substantial there was a lovely cafe right there selling delicious, healthy, beautifully presented brunches. Nothung I didn't like. The only way to improve it would be some drawers to unpack into (did have wardrobe) and a slightly more powerful shower. But neither were a real issue and I would definitely book here next time I come and recommend it whole heartedly.

- William (10/5): - We had a wonderful time at Sabuy Chiangmai. The location is excellent, close to dining options and a convience store, 3 Wats (Temples), and in walking distance from the market and China town. Best of all, the proprietor was very friendly and kind, had great tips about what to visit and how to get around town. We loved the common room downstairs with water, a kettle, and a large table to sit and meet other travelers. A little café next door serves breakfast. Should we visit Chiangmai again, we will stay here again.
- Kb (8/5): Perfect location, good a/c and good wifi, but small room - Perfect location with good air conditioning and excellent wifi. There is no kettle or microwave in the room, but they are in the breakfast room. The free breakfast is very simple, with varieties of coffee and tea as well as bread (and a toaster) and fruit along with butter and jam. That's it, but it was enough for me. The owner was very friendly and helpful. As is common in Thailand, the shower is in same room as the toilet, with no shower curtain. The shower water was not quite hot enough for me. The room is very small and there is not nearly enough place to put things even though there is room to add more hooks or tall furniture for more storage.

Owner was always available and happy to help, with very good English.

- Brenden (8/5): Good budget place! - For the money the place was nice and clean. They cleaned the room daily. The owner was incredibly friendly and his English was excellent. My flight was late and he volunteered to stay late to make sure that I could check in.
The only issue was that the shower was a bit cold. I think the heating coil in the water heater needs to be replaced. Not a big deal, I would certainly stay again.
The property is beautiful with tons of plant life. There is a breakfast restaurant out front and breakfast is also provided by the property.

- Ruby (8/5): - Such a cute place to stay, felt like we were staying in a fairy garden! The owner was so lovely, always there to supply extra towels, toilet paper etc. The location was also incredible, a 5 minute walk from the night market and right opposite a stunning temple. Our only concern was that there were ants in our bathroom. But we are broke travellers so nothing we can’t handle.
- Verified traveler (8/5): - Photos are a bit misleading, please look at them closely. Great spot in the heart of the old city, most of the big temples are walkable distance. Reception isn’t clearly marked so we found it hard to ask questions during our stay.

The outside of the place is so cute! But it’s just this restaurant out front, the rooms are in the back and it’s unfortunately a big let down after seeing how cute the cafe is

The shower sucks and of course gets the bathroom wet
Seems kind of old and you don’t want to open windows
But yea also convenient to the old temple which is right out the door

I would called this a guest house more than a hotel. It has two levels but no elevator. There’s no sound proof so you can literally hear everything from you next neighbor

- Tanya (10/5): - This was a really nice spot, very convenient location beside the temple and a 711. The host was super nice and even drew up a map for me of the area and where I should visit since it was my first time.
The rooms are adequate but the beds are hard so if you need softness you won’t be sleeping too well but I managed.
The shower never got hot, it might be a ME issue but I like somewhat cold showers anyway so it wasn’t so bad.
They refill your waters every morning and there’s a little area with toast, bananas, coffee and tea.
There’s a cute cafe right beside it as well that does really good food.
I have no complaints other than the hard bed and no hot water but it didn’t break my stay, I would definitely stay again!

- AAD88 (6/5): Very basic room, great location... - Do not expect much and you will like it. We had an okay stay at Sabuy Chiangmai... but it made me feel like we were in Vietnam again. This isn't a "bad thing" but the room was very basic with the shower head next to the toilet. There is also no shower curtain so everything gets wet. The bed was extreeeeemely HARD, we'd wake up with sore backs every morning. The location is AMAZING though, just a few steps from Wat Chedi Luang. Many food options close by as well.

Owner was extremely kind and helpful throughout my stay, with knowledge about sites of interest, restaurants, and shopping. It was nice to have the room maintained and also to receive bottled water everyday. AC worked well. Good value. I would return.

You are a ~1-2 minute walk to both a beautiful temple, numerous restaurants, and a 7-11 for any travel needs. You can’t go wrong by staying here!

The host is cheerful and helpful. He’s there when you need him.

The location is perfect in the old town. The room 3 was pretty dark, also the bathroom. Not a space to hang around for some hours. And the waterpump in the back was making noise all day long, which was a bit anoying. But of course, is nescessary. The shower (-curtain) would need a very deep cleaning.

From the moment we arrived, he made us feel at home and responded immediately to every question and request we had. From providing us ice packs to sooth sore muscles, to helping me fix a broken piece of my motorbike, to giving us more pillows, to calling a taxi for our ride to the airport, Ahn met every need and request we had. Additional nice touches include a beautiful garden, complimentary fruit always available in the kitchen, a kitchen area where you can heat up leftovers in the microwave, and a great cleaning crew that kept our room spotless, cleaning our room and making our bed everyday. Ing works long hours to keep the entire place looking spotless. Please give her a generous tip for her hard work! She deserves it, as you will see. Also, the location is great because you can easily walk to many great restaurants, cafes, temples, etc. And it's on a relatively quiet street, so there isn't much street noise at night. The AC worked well, the fridge was great, and the bed was comfortable (on the firm side). We appreciated the geckos hanging out on the ceilings outside of our room, the bird songs, the night frogs in the garden, and the faint sound of the monks chanting at nearby Wat Chedi Luang every morning. We stayed for 2 weeks and were sad to leave this terrific, friendly, convenient guesthouse in the heart of old Chiang Mai. Thanks Ahn and Ing for all of your hospitality and kindess!

The owner is genuinely one of the loveliest individuals we've met during our travels. When we wished to extend our stay, the owner accommodated us – a lifesaver! Additionally, he provided helpful recommendations when one of us fell ill.
The room was both clean and cozy, featuring an enormous and very comfortable bed. Overall, a wonderful experience! No such thing.

Staff was very friendly and lended me an umbrella to go out for food when it’s raining heavily. Cleanness - I was awakened during midnight (~3am) due to a bite on my finger; then shocked by a cockroach running on my pillow and sheet. What a nightmare!! I had to wake up the hotel staff asking for help. Luckily, there’s another room available as a substitute (although the hot water in bathroom was not working quite well...)
The next day when I asked, the hotel staff was not sure about the reason for the bug and said that never happened before. However, I’d never visit the same B&B again.
Other than that, the price I paid for the nights was not cheap. I changed to another hotel also located in old city with modern and much cleaner facilities with less costs.
Overall, not recommend.

- Philip (5/5): Good value and location but rooms are very noisy and sleep is difficult - Nice location, good value. The rooms are not sound proof and my stay was uncomfortable due to this. During the night the toilet would have lots of noise coming from the pipework and every morning at 4.30-5am a scooter would rev it's engine continually for 10-20 mins outside the room and as there is no sound proofing sleep was very difficult. Balcony is only a walk way around the property and not a private balcony attached to the room so don't be confused.

- Matthew (10/5): Nice bed and great location - A lovely place. We wish we had found it sooner so we could stay more nights. The owner is a very sweet man and leaves out coffee and light snacks all day. bed was huge and comfortable. shower was OK. Top-notch location for the Sunday walking Street.
