- Keith (5/5): Good location on the St. Annes sea front, but dated interior and a little over-priced. - Fairly convenient to Lytham village. Decent full English breakfast, and breakfast staff were friendly and attentive. Decor seemed a bit tired. Hotel was clean , but bathroom a bit cramped. No staff on reception when trying to check-in. Over-priced for the standards on offer.

- Fulcher (5/5): Fine for one night as rather dark and cramped, but friendly staff and a good breakfast. - Location was great for my purpose - near to the shop I came to visit. For a single night the accommodation was adequate. Staff were overall very friendly and helpful. Breakfast was great. Wi-Fi strong. I was travelling alone so had a single room. My comments may therefore not apply to multiple occupancy rooms. The room was very small. A shower/toilet room had been built within the room, right over the main window. So the room was dark and cramped, especially as it also had to accommodate a set of free-standing drawers. There was just one small chair that wasn’t very comfortable. For one night I had no complaints, but I wouldn’t have liked to stay for longer. Overall, the hotel is in a state of decaying gentility. It needs some paint, internal modernisation, and the pictures on the walls dusting and straightening. Perhaps a reflection of what is happening to many Northern coastal towns now well past their heyday?
- Diane (7/5): Was ideal for what we wanted apart from no shampoo n co etc - Nice n friendly staff Rooms could do with a lick of paint there was no had wash just a very minute bar of soap usually u get mini shampoo & conditioners hand wash soap

- John (3/5): Disappointing in the quality - Location Needs updating very dated hole in the wall radiator needed painting
Kettle in an unsafe location
- Karen (8/5): Very helpful staff and free parking - Sea front location Back room view
- Chris (3/5): Expensive night - Bed was comfy. Breakfast was decent.
Decent location Hotel was very dated. Needs a massive refurbishment.
Room felt like was in the dungeon.
Had to keep curtains closed due to being so overlooked.
Bar wasnt open so we asked for wine glasses, would only give us plastic.
Parking was OK but not easy to get out if its really busy.
Check in 3pm, check out 10am, very very poor.
£150 for one night awful
- Blundell (8/5): Anon - Nice friendly hotel ,staff were very good. Could do with a refurb in places. It is quite tired looking . No one on reception at night which is quite alarming for the size of the hotel, have to use a key after 12 .
- Kay (10/5): Lovely and weather to match. - Very friendly staff. Last room available so not much of a view.
- Bernadette (8/5): Brilliant - The breakfast was bang on. Kept us going right through the day. Maybe a bit softer mattresses but we did sleep well enough.

- Cath (10/5): Exceptional - Lovely hotel and ataff
- Anne (4/5): Never stay here - The location was excellent though we had a rear room and dreadful view with dripping gutters/pipes outside window onto flat roof with moss, filth and rotten door/windows. Nice white bedding and towels. Room 110 abyssmal. Stench of urine in room though bathroom fine. Coming from ?carpet/furnishings. Curtains looked 50 years old. Sticky tops of bedside drawers. £150 per night is extortion. Weekday breakfast between 8 and 9pm! Excuse me, but we are on holiday.
- Helen (7/5): Good - Staff very friendly and helpful. Breakfast well organised. Price. 135 for a very small room. It was lythm st Anne's festival and all the hotels were very expensive.
- Julie (1/5): I wouldnt go again - We went home It smelt musty
- Amanda (3/5): Location was good staff were fabulous just a shame the room didn't reflect the price tag! Breakfast - The staff were lovely and nothing was too much to ask The room was cold decor very dated!
The price was way too high for the room we were allocated!
- Graham (6/5): Pleasant -
- Gwendoline (8/5): Nice hotel - Lovely hotel very clean and friendly staff we went on a weekend it was very quiet lovely outdoor seating area overlooking the beach very quick when checking into hotel Couldn't find anything we didn't like
- Paul (8/5): Nice stay, entertainment was fine and nice staff - Fantastic location Everything was fine
- Andrea (10/5): would stay here again, excellent location, straight across from the beach, staff very friendly and - lovely friendly staff! excellent location, walk away from the high street, quiet at night, excellent, would definitely stay again! nothing it was all good!! 😊
- Cliff (9/5): Excellent - The whole experience Nothing to dislike except the fact we had to leave very early due to roads closing for marathon
- Clive (4/5): Just like going back to 1965 - Breakfast was ok. Car Park at the hotel was free and we were able to park our car easily. We thought the room was very poor, the bed, although a double was small and creaked badly.
The lighting was ancient, the furniture not much better. I stayed in hotels similar to this when I was 7 years old, I'm now 64, we paid for two nights and left after one nights stay, we were criticised by the hotel management for taking our two dogs, although I did ring the hotel in advance of making the booking to check that it was ok, they said it was, but on Sunday morning after we had stayed for one night, we were told we couldn't book the dogs in through Booking.com , equally we apparently were not allowed to leave the dogs in the room whilst we had breakfast, it wasn't cheap at just over £100 per night, suffice to say I've stayed in better for less, what also irked slightly was the best rooms overlooking the promenade and beach had not been let, had it been me, I would have given the guest who did book the best rooms to leave them with a positive impression of the hotel, as it was we had a pokey room at the back. On our paperwork given to us by the hotel they had originally allocated us room 212, although they gave us room 207. We would not go back even if offered a free stay.
- Wendy (6/5): Pleasant -
- Brenda (9/5): Superb -
- Newens (7/5): Lack of atmosphere - Nice location
Superb breakfast
Very clean and comfortable Welcome on arrival. .not friendly little information
Lack of communication / support from staff when asking questions past from person to person when asking to book meals eventually gave up and ate out.
No evening atmosphere/ entertainment
- Wyn (8/5): Lovely hotel clean pleasant to stay, staff friendly food good would deginitely reccommend - Very happy location brilliant happy to be able to park my car in the car park Nothing
- Paul (9/5): enjoyable and relaxing - friendly all good
- Margaret (6/5): Pleasant - Good location and helpful staff in the reception The breakfast
- Harold (9/5): Superb - Friendly staff spacious room and. very clean food was great No Large lounge
- Rachel (2/5): Felt extremely disappointed and ripped off - The breakfast was ok , probably the best bit of the stay , The rooms for extremely overpriced, £100 a night in a room you couldn’t swing a cat in , on arriving one bed was not made and all bedding was on the floor , all felt a bit grubby , no water pressure on shower and not much more than a dribble, no Wi-Fi , very disappointed
- Charlie (8/5): We came to visit relatives. - Location was fantastic. Parking was sparse because there was a function happening but it wasn't a major concern. Lovely hotel, would stay here again when we visit relatives again. Nothing negative to report, it was all lovely.
- Susan (8/5): Thoroughly enjoyed our stay at this friendly hotel - This hotels greatest asset is its staff - they are so welcoming, friendly and efficient. Room was spacious and whole hotel scrupulously clean. Good location. Good parking included in price. Lovely breakfasts. Very fair bar prices and good brands. Room only serviced alternate days and beds not made.
- Noreen (4/5): Disappointing - Whole building needs updating, no phones, no toiletries in rooms. Breakfast very poor.
- Colin (10/5): Mr Mrs Frankland - The hotel is in a very good location and close to all the amenities the room was lovely at the front with a sea view we had breakfast and evening meal food was very nice and you pre book your evening meal from a good selection the staff are welcome and look after you it was very clean and you can park your car there free of charge we will stay there again We thought everything good
- Theresa (10/5): Exceptional -
- Stanley (7/5): Good -
- Helen (3/5): Poor hotel in a great location. - The location was great, really close to the beach & the small town centre. The staff were pleasant. We thought we’d hear noise from a party downstairs but thankfully we didn’t. The food was terrible. I didn’t think it was possible to cook porridge so badly. The English breakfast was almost inedible. The cost was ridiculous compared to the quality. The water pressure in the shower was appalling.
