- Verified traveler (2/5): - ne correspond pas à ce qui est annoncé. Pas d'accueil chaleureux; juste une clef donné sans accompagnement à la chambre. Pas de savon fourni nous disent d'aller en acheter un au centre-ville. Serrure de la porte ne fonctionnait pas et nous avons dû attendre près de 4 heures pour qu'un client de l'hôtel trouve quelqu'un pour y voir. Nous y étions que pour une nuit cela nous a fait perdre un temps précieux. Nous allons demander un remboursement tellement l'endroit était désuet.
- Alex (6/5): - The hotel is located right on the beach. We rented the Lower apartment which was hugh with a large kitchen dinning area and a very large bedroom with 2 doubles and a twin bed with a bathroom off of the room. There was a large private deck which had inadequate seating but there was a communal patio with some large chairs and an umbrella for shade. The whole apartment smelt very musty, mildew and damp.(If you have allergies this will be bad). There was only one fork 5 spoons ans a couple of knives so bring cutlery. There was enough cooking pots and plates to use. I rewashed them all cause they were still wet when we got there. No drying towels for the dishes so bring some. The bathroom wasn't very clean it's in desperate need of a paint job. No toiletries were supplied but thankfully we kept the leftovers from our last hotel. The drapes in the kitchen were full of mold and mildew quite nasty. Its in a very busy area of the beach but nice to have the private area. At night it was VERY noisy plus early mourning the workers would be quite noisy outside of the bedroom window.In conclusion it was ok being right on the beach was a plus but for the price of the rolm not worth it.

- Robert (8/5): Sleeping with nature. - It is Beautiful large and roomy. Seperate bedrooms but no walls.
Still have privacy. However 4 the 3 days we saw No one that work there except the maids. Other couples that came in late at night had no one to sign them in. It took several hours for them to find someone.there are no windows . Half wall with large shades.
Bed was comfy. With fan in top. So you could keep netting closed at night. We love outdoors so would stay again. But use bug repellent even when on streets.

- Diane C (10/5): Awesome place and right on beach. - The location is amazing. Open floor plan. Folks should know one side is open to outdoors with shades that can be pulled down for privacy. I think not all units are like that. Right on the beachfront We loved it. But some may not like the outdoor exposure. No one was there at check in. There’s no real registration desk and when we first got there no one around to check in but closer to around 5:30pm someone was there to give keys to. evening. Bed was nice. Kitchen huge. Full size refrigerator. Lots of seating along wall. We absolutely loved the place and I’ll be back for sure.
- Verified traveler (6/5): - No one was there to give us a key. We searched around for 1/2 hour. No daily maid service allow I have been there in the past and it was provided. So no one took out the trash yet they provide an envelope to give a tip.
- Garry (8/5): - Excellent location at beach and close to lots of stores and restaurants in town. The room we had was clean and comfortable - but not for everyone. Small kitchen area and bathroom shared a space with a divider wall between them and the bedroom. Big plus was a fridge that worked well, coffee maker, and large supply of bottled water. Note - no toiletries provided - no hand soap or shampoo, but easy to get at a very nearby convenience store. Noisy with nearby beach bars in early evening, but quiet by midnight.
- Magdalina (10/5): Beautiful place to stay. :) - This place was very clean. People were nice. Had people taking care of the place 24/7. So I felt secured that our place wouldn’t get stolen.
The beach is less then A minute away. Massage were good and good price. Definitely recommend this place. I will definitely visit this place again.

- Verified traveler (6/5): - The beds smell pretty bad. The pillows smell like they haven’t been washed in a long time. Not enough towels or toilet paper either. The fridge has old food and ice in it.
- Verified traveler (6/5): - It was steps away from the beach. Great location in the heart of town. My husband described it as a step above camping. The door is unlockable slide door with an outside dead bolt gate door. No real amenities. Can’t flush toilet paper due to low water pressure. We were on the downstairs beach suite. And it was noisy at night due to two clubs within a block one on the beach and one at the street corner until after 1am then there were noise in the morning by 7a with the hotel staff. the check in staff office is a corner open door 2x2 space so they sit outside next to the room window.
- Ellen (2/5): Avoid this hotel like the plague! - We were completely disappointed in the hotel accommodations and atmosphere. We requested a refund and the owner agreed on the spot (over the phone). In order to start the refund he gave me his email address... but he gave me a bogus email address.

- Robert (4/5): - The hotel itself is old and rundown. The service is basically non-existent. But our room actually was right on the beach. Downtown starts at the other end of the block. So basically we weren't in the hotel much anyway. Sayulita is awesome. Definitely will go again. Probably not to this hotel though.

- Steve (2/5): - Terrible experience. The staff sits right outside your room in the courtyard. They are very loud. Don't plan on privacy or sleeping in past 7am. Good location is the only positive.
- Verified traveler (6/5): Amazing location, not amazing hotel - We’ve been to beach house before so we knew exactly what to expect. Yes it’d be nice if it was cleaner and it’s desperately in need of a remodel, but the location is simply unbeatable. The cleaning staff certainly tries, but there were beer bottles sitting out on a table from a staff gathering during our entire stay. The water spout in the bathroom is disconnected from the counter and there’s spider webs coming from the ceiling over the shower. Would be preferred to have a slightly larger mirror in the room as well. But again, We new this going in and accepted it as a tradeoff for the prime beach location. However I was disappointed that a breakfast and WiFi were both promised and there wasn’t either available nor anyone around to ask.

Breakfast was included at the restaurant but it didn’t open until 11am most days. No idea where eta office was or any manager but we could’ve emailed with any issue I suppose. Comfy beds

- Jack (4/5): Horrible experience - Old, rundown, dirty. I left after one night and found a new hotel. No service what so ever. Was out all day and maid never came in to clean, make bed or give us clean towels. Towels were all torn and had holes in them. Sheets were obviously dirty. When we got into bed could feel the sand on the sheets. No windows, room is wide open to the elements other than a roof and flimsy door which anyone could easily kick open. The mosquitoes were biting us because the so called nets around the beds were in such poor shape that they wouldn't close together and would not keep out the mosquitos. I would never recommend this hotel to anyone.
- Verified traveler (4/5): - Access to the beach is great but it comes at a cost. The area is extremely noisy all day and night, into the early morning hours. I came prepared and brought earplugs, no issue there. The staff does well in keeping the place as clean as possible but the fact is the hotel is pretty run down. Towels are tattered with holes, bed comforter is old and ripped; a bed runner is placed on top to cover the tears, pillows are completely flat. The curtains may have once been beige, they are now a stained brown color. The bathroom is separated from the rest of the room by a brick wall with no door. The lounge chairs on the beach in front of the hotel must be rented and do not belong to the hotel. Killed a big roach on crawling on the wall.
Now for the pros- obviously the access to the beach, room was kept clean for us daily, staff was nice enough to hold our luggage on the last day, staff is friendly, A/C is cold enough and quiet, beach towels provided (with holes), cold fridge.
Overall, I was expecting a modest & humble room as it was inexpensive, considering the location, but the condition was inferior to that.
Maybe these are just first world problems but I will not return.

Very clean facility. Beach chairs not included part of your stay. That’s a separate rental fee.
- Andrew (2/5): - The room we were offered shouldn’t be made available to cuatomers. Simple is one thing but it was damp and full of mould. Owners were nowhere to be seen either. We found another hotel until they put us up at a nearby hotel - CASA PAROTA which was good.

- Travelingjim (10/5): Boooom Chacalaca Boom - Upon arrival on my overnight trip from Puerto Vallarta to Sayulita I was greeted at Hotel by Griselda with a warm smile and pleasant attitude. She explain my room was not ready but will be available in one hour. She took me to to the upper apartment and gave me the key. Wow the upper apartment had everything and more than I expected. It’s large and fully equipped kitchen and large bathroom. Best part it was very clean and right in the beach. Enjoyed waking up to the birds singing and the sound of the waves rolling in.

- Verified traveler (8/5): Can't get any closer to the beach - Huge room! It was pretty noisy but was a very cool vibe. Would be great for a group of young people who don't mind the late night noise.
- DJ (2/5): - Noise at the hotel was like sitting at the front row of a mariachi concert until 4:00 am. Then it started at 6:00 am again. Really front row. I’m not kidding. Trumpets were 20 feet away from my bed. Now glass on windows. Good luck if you stay here.
- Maria (6/5): Bring the Mosquito Repellant - I booked the Uppear Garden room and this room was huge with 2 queen beds and lots of other areas to sleep. Perfect for a big group. My only issue with the room it is an open room with no netting or curtains for the windows so all the mosquitos and lizards get in your room. The beds have a mosquito nets for sleeping, but if you want to relax and have some dinner you are ducking those little suckers. Also you hear everything from the birds to waves crashing, which I found hard to sleep.
There are some pros, the hotel is on the beach and you have parking which is hard to come by in Sayulita. It's also in a central location so you can walk anywhere.

- Marie (4/5): Bad, Bad, Bad. - None of what they advertise is true. No 24 hr office. There was no OFFICE, everytime we needed something no one around to help. They advertise a cafe, only drinks and chips. No food. Hotel pretty run down. Really needs a good make over.

- Mgatto (8/5): Nice apartment on the beach. - Right at the beach. Room with 4 beds, full kitchen. Can accommodate 6-7 ppl comfortably I'd say but in my case we were only 2. Great location.
Since it's right on the beach, it can be noisy during the day. I stayed there during the "Semana Santa" and there was always a band playing on the beach until sunset. It was fine by me but you might not like it if you want peace. At night it was silent.
There are Mosquitos so air conditioning needs to be on otherwise you'll wake up On the beach... lol

- Verified traveler (2/5): Awful...Unsafe and filthy - I'm amazed that Expedia would even offer this hole as an option. We arrived to a courtyard covered in garbage and a foul odor from the outdoor restrooms. Our unit was the "garden lower". There are 4 different doors that lead into what feels like an alley directly from our unit (1 of which could be pushed open without a key). None of the windows are covered with drapery or blinds which made it almost like a fishbowl. The bathroom was covered in mold and the toilet was leaking on the floor. I wouldn't recommend this place to anybody.
- maryeliza (10/5): Beautiful building on the beach. - What a treat! Loved this place! We stayed in two rooms here and both were clean and comfortable. The architecture is unique and the garden is gorgeous. It's right on the beach with on site massage! Noisy at night due to close by night clubs, but quiet by midnight. Can't wait to come back!!

- Sonia (2/5): DO NOT STAY HERE! - They cancelled my reservation over spring break, due to a broken water pipe. It was a lie! I went there and saw the reservation list. All units were occupied and the staff said there was no broken pipe or occurrence that would cause my reservation to have to change. When I rejected the place they tried to put me in they would not refund my credit card. Then I was told the person that was emailing me was not from their company. Very unsatisfied with this property and the management company.
- Gail (6/5): Right on the beach, open and airy - The room was nice and clean. We rarely saw any staff. VERY noisy at night, so if you want to sleep, this may not be the place to stay. The door locks were not too secure, but we felt relatively safe. On the positive side, we could walk right out of our room, down the stairs, and onto the beach. It is a very short walk to most of the town.
