- Marisa (2/5): Awful, false advertisement - Simple breakfast included, I was asked what I'dlike to eat. Upon arriving the room was very cold, I was provided with a hot water bottle which was not enough and upon second request I was provided with a portable heater since the central heating would be turned off. The room was not clean, there was dust and black mold around the window, signs of mold on the ceiling and abnormally cold, clearly the room had no heating on for a long period of time and took very long to heat up. On my second night, the water went cold in the middle of my shower at 9:30 pm. I had no success contacting the couple who live in the same house, tried over the phone and knocked on the door. After over 30 min, Michael came up, said he turned it off and rather than apologising he was rude saying they'd never had a problem before.
The bedsheets did not smell clean and especially the pillows were in a really bad condition.
The ad shows photos of a nice bathtub but it doesn't mention that they do not allow the guest to use it. Bathroom also advertised as private but not private at all, on a corridor away from the room and had obvious signs of use by someone different.
The price felt extortionate for what I got, I would not recommend this property.

The bathroom was quiet dusty and looked like it had only been cleaned where eyes will definitely look, the toilet rocked. and the bath you couldn’t use and also needed a good clean. Our bed room, the lighting in our room at night was not great. And there was dust on most of surfaces. For the money I paid I wasn’t expecting a red carpet but I expected it to be clean and faultless but it felt a bit unloved in areas.

The price especially for the cosy room was quite extortionate really. A proper mirror in the room would have been useful.

- Joan (9/5): Ideal place to stay near Murrayfield - Very quiet, warm and comfortable, run by a really charming couple. It was quite tricky to find in the dark.
- Kathy (8/5): It enjoyed a very comfortable stay, but would have preferred being closer to the tourist attractions. - The hosts Michael & Caroline were absolutely lovely and accommodating in every way! 😊 It was a bit remote (in a suburban neighborhood) and not within close range to any modern amenities like restaurants/cafes/grocery. It was an approximately 25 minute walk to a grocery store, and equally, toward downtown Edinburgh. Dean Village was the closest tourist area, approximately 20 minutes walk - just for reference. It was a 45-50 minute walk to the Castle. 🏰
- Susan C (8/5): Mum & Son at Carmichael - The hosts, Caroline & Michael, were extremely welcoming, attentive, and approachable. Nothing was too much trouble for them, and they went out of their way to accommodate their guests. It was a lovely experience to share breakfast and conversation with other visitors, too. A very friendly and relaxed atmosphere. There was nothing major, really. We had no milk in the room for a cup of tea on arrival, but we didn't mention it on the night because we'd arrived very late in the evening, and Michael had already stayed up late to welcome us. I found the kettle awkward to handle because it was located behind the TV. Otherwise, the room was excellent. (Milk was available the following day!).

Liegt in einem ruhigen und gepflegten Randviertel von Edinburgh. Zu den Linien 31,26-fahren regelmäßig in die Innenstadt geht man ca 10 Minuten.

The place was incredibly comfortable and cozy, and I instantly felt at ease. Caroline and Carmichael were so kind, welcoming, and genuinely caring. Their thoughtful and warm hospitality made my stay extra special. The breakfast was absolutely lovely, especially the delicious scrambled eggs :) Highly recommended!

Made to feel very welcome by Michael and Caroline. Even gave good advice with parking, as the car park was full.
Nice breakfast with lots of choice.
Large family style table for breakfast so got chance to chat with other guests. We were all going to same concert.
Beds very comfy and large beautifully kept garden. Opened the window, and Got to hear the sound check in Murrayfield , the night before, was so close.
Ideal walking distance. No towels, but none stated on booking, I just didn’t read it properly. Easily solved as lots of local shops nearby.
Garden gate was difficult for me to lift as has a broken hinge, but hubby managed ok.

They write private bathroom but it’s not, it’s across the floor. They are showing jacuzzi bath tub but it’s not working. I had to change the hotel in just 3 hours.

Poor value for money
- Stephania (10/5): Amazing hosts, great place near to the Murrayfield stadium - It was so close to the Murrayfield Stadium which truly was a blessing. We stayed there during the three nights of T. Swift concert and to be able to walk from and to the venue lifted a huge weight of our shoulders. Mike and Caroline (if I remember correctly) were so kind, and such great hosts. The breakfast was amazingly delicious. The rooms and beds were super comfy, and overall was a rather pleasant experience. Thank you so much! Everything was perfect, to be honest.

Carmichael is so lovely and comfortable. The landscaping, especially the flowers, was beautiful.
Michael & Caroline are delightful hosts and were very helpful. We enjoyed hearing about their home and family.
Our Scottish breakfasts were delicious, and we enjoyed porridge and potato scones, as well as everything they served!

You could also walk 10 minutes to a bus stop, or about that to get a meal. The B&B was very homey and made a nice home base between our overnite Scotland tours. There really wasn't anything worth mentioning that I didn't like.

Amazing breakfast
- Audrey (10/5): A perfect place for a weary, homesick traveler. - It’s and absolutely adorable place, both homey and elegant. The couple running the place are super sweet and friendly. It almost feels like a stay at my grandparents’ house, in the best possible ways. The beds were comfortable and the breakfast was heavenly. I would highly recommend this place to anyone traveling to Edinburgh. It isn’t super close to what one would consider the city center, but that doesn’t detract from the stay at all.
