The local recommendations and contacts that Vivien has are awesome! - Redwoods B and B is conveniently located both a healthy walk into town, as well as to the beautiful and unique Redwoods. Vivien the owner is a model of hospitality, whose knowledge of the area and customization of our experience was the best. She was a great destination ambassador, so you're investing in more than just a place to sleep, our stay here was curated to our interests. Meeting with other guests from other countries - sharing meals and a very comfortable common space was one of the best parts of the experience here. This hospitality doesn't come naturally to all, but Vivien is the best!

She helped us organise our limited time in Rotorua perfectly. Breakfast was great. The living room where we eat breakfast needs better lighting, say a standard lamp so that we could read at night.

- Daniel (5/5): Die Erwartungen wurden leider nicht getroffen. - Die Lage in der NÀhe des Redwoods Treewalk Rotorua war sehr gut. Je nach Zimmertyp (z.B. das Doppelzimmer) hört man den StrassenlÀrm recht deutlich. Der Geruch in dein einzelnen RÀume war muffig und unangenehm. Die VorhÀnge wiesen Schimmelspuren auf und die Zimmer benötigen eine Renovierung. Leider waren die einzelnen Zimmer nicht besonders sauber.

Das Zimmer ist perfekt mit einer kleinen Terrasse und Zugang zum Garten. Auch beim FrĂŒhstĂŒck gab es viele Informationen und Hilfestellungen. Man fĂŒhlte sich wie zu Besuch bei Freunden!

- Steven (8/5): Overall pleasant b&b, perhaps slightly overpriced - Nothing wrong with the b&b , spacious, comfortable, nice terrasse and garden, tea and coffee all day The bubbly, well intentioned, inquisitive nature of the host was somewhat irritating and did not result in a leisurely breakfast. Some might be ok with her but we felt rushed !
Breakfast just ok, not cooked unless you count the strange ÂŽcoldâ soft boiled eggs

She gave us very good recommandations for activities. She took care of organize us the last 2 places at Te Puia and changed our other reservation as well. We can recommand this B&B 100%.

The location is easily accessible and in a quiet neighborhood. The redwood forest is right down the street. Our room had everything we needed.

L'accueil trÚs chaleureux de Vivien: elle est un puits de conseils et ses recommandations sont adaptées aux goûts de chacun. Elle va jusqu'à réserver les activités pour ceux qui le souhaitent et en ce qui nous concerne a trouvé une solution plus que satisfaisante au problÚme de réservation que nous avons rencontré avec Booking.com.
La chambre est au rez de chaussée avec un petit deck qui conduit à un jardin, parfait pour le repos. Et on peut aussi profiter d'un salon dédié aux invités. Isolation phonique moyenne.

Sehr unangenehme Erfahrung mit der Vermieterin: Schon im Vorfeld beginnt die Kontrolle der eigenen AktivitĂ€ten ("VorschlĂ€ge", wann man was tun sollte), morgens hat man pĂŒnktlich zum FrĂŒhstĂŒck zu erscheinen (VorabprĂŒfung auf dem Gang, ob man wach ist...), sodann erfolgt eine Art der "FamilienzusammenfĂŒhrung" am FrĂŒhstĂŒckstisch mit völlig fremden Menschen, zudem erfolgt eine getrennte Plazierung von Paaren. Nun werden die zuvor von einem selbst erfragten Informationen (woher, wielange, wohin etc.) von der Vermieterin den anderen HausgĂ€sten prĂ€sentiert, und sie stellt ihre eigenen Lebenserfahrungen dar. Hier gibt es kein Entrinnen und jede Form von Ruhe beim FrĂŒhstĂŒck ist genommen. Das kann man mögen, oder auch nicht. Je nach Sichtweise ist das Verhalten massiv ĂŒbergriffig.

She served a wonderful breakfast and spent time with us to understand what we were looking for in our stay and helping us identify activities and how to get there. The room was very comfortable with the softest sheets. The breakfast was great. Nothing, our only regret is that we weren't staying longer.

- Kristina (9/5): Nextdoor to nature - The location of the B&B is ideal for nature lovers, just a short walk from the Redwoods. It's also not far from downtown or the airport.
The wooden porch outside the room is a great place to listen to bird calls and nature. There is also a sitting room accessible to guests.
The owner is very welcoming, knowledgeable, friendly and attentive, providing a great deal of information to travelers regarding attractions in the area and places to visit. The breakfast is made to your liking, at a time you choose. (GREAT TOAST!)
It is also appreciated when recycling bins are provided for conscious guests, and there is a large one in the room. The lighting in the room was a bit bright for my tastes, but this is minor.

Property is very clean, bed very comfortable and breakfast has all you need to start the day.
Very close to the redwoods which is a big plus for us as we do love the redwoods.

- susankR8955XH (10/5): Wonderful B&B with the perfect host! - As soon as we arrived, we were welcomed by the amazing Vivian. She is a source of everything Rotorua. She offered us a tea or coffee, pulled out a local map, and started to help plot some of our pre organized experiences into a logical order with add ons including the wonderful Memorial Grove Redwood walk which is very close to her lodging. She made suggestions of places to eat, and other opportunities in the area. We were only there for two nights but Vivian made us feel like family. Each morning she sat with us through breakfast and e enjoyed our conversations and interactions with her and other guests. When we had to leave early on our day of departure, it was no problem for Vivian to get up early and make sure we left after a good breakfast.
The room we stayed in had everything we needed. Having such an attentive host made our stay even more remarkable.

The room was comfortable and sizeable, with a nice little terrace with a view on the garden.
Location was perfect, especially if you plan to cycle in the RedWoods. All was great, but we would note a few room equipments (e.g. bathroom towels) could be renewed! But that's very much a detail.

A half decent restaurant about 5 mins away. Lots of restaurants are downtown, which you have to drive. Vivien is a very nice host. We would stay there again!

The kitchenette was shared, no sink, the lounge was shared and was dreary and needed fresh air.
Breakfast ok
The bedroom had no wardrobe to hang our clothes, the fan in the bathroom was not working. Mould around the shower recess. The furniture was worn and torn and had a throw sheet over it.
The only positive -our bedroom overlooked a garden.
Rather stay In a hotel if we ever go to that area again.
- J2673TXpamm (10/5): What a lucky find! - Seeking a bed for the night in a busy Rotorua, we happened on The Redwoods which was in walking distance of the forest. The hostess, Vivien, couldnât have been more accommodating and even rearranged bedrooms so we could stay two nights. The rooms were clean, tidy and comfortable and a lovely breakfast was served in the mornings. Vivien also guided us on local tourist attractions and happily booked some up for us. Highly recommended.

- 926ejh (10/5): Terrific B and B in great location - B&B @ The Redwoods was wonderful! A true "B and B" with a knowledgeable, engaging host (Vivien) and a lovely breakfast. Our room had a small deck and sitting area-- lots of birdsong! The location was great, and Vivien had lots of good recommendations regarding dining and activities. Highly recommend!

- Samuel J (2/5): - Upon driving up it was apparent that the property was a personal residence that had been converted into as many rooms as possible to make money. We had booked for 2 nights and had been unable to make it the first night due to changes in flights. When we arrived the next morning and asked to check in we were told that she had given our room to another couple that arrived that morning as she is unable to pay her mortgage if any rooms are vacant during the month. We explained that we had paid for two nights and understood that we would not be refunded for the first night since she was unable to rent the room but that she should either refund us for the second night or allow us to stay there. She said to leave the property and that she promised to refund the second night to Expedia. We were later told by Expedia that she refused to refund the money and told them that if she refunded the money she would be unable to afford to buy more properties. Overall this was very disappointing I would not recommend staying ath this property. The experience was bad enough that even after several months I still feel sad about how terribly we were treated. The customers here are nothing but a way to extract money for the owner.

- Connector01503219126 (10/5): Bnb @ The Redwoods Stay - We canât say enough good things about our stay at the bnb @ Redwoods! We stayed here for a few nights on our honeymoon. We were initially drawn to the location because it is within walking distance to the Redwoods, but were delighted to know that this is a true bnb experience. When arriving at the bnb we were greeted by the warm and welcoming Vivian. She offered us a hot tea and coffee on our arrival while she got to know us and showed us our room. She sat us down and reviewed some of the best places to go in Rotorua after getting to know what we were looking do while we were there. She is so knowledgeable about the area and willing to share all the local knowledge. She gave us our space to relax and go explore the area. In the morning, she had a wonderful breakfast for us with wide varieties of food. It was so nice to visit with Vivian and the few other guests at the bnb. We shared stories of travel and it was a very nice, comfortable experience. The room and shared spaces are very clean and the views of the backyard were quaint and peaceful. We would absolutely book Vivianâs place again and really enjoyed the âhomeyâ feel of this bnb!

The rooms were warm but the communal area took a while to warm up. As it was a basement, there was a dampness/mildew smell.

Right next to the Redwood forest and walking distance or a short Uber away from the city center. - fionabK9462MY (10/5): Great place, very welcoming host. Definitely recommended! - This is a very comfortable B&B and Vivien, the host, is really helpful. She advised on the best things to see and was able to help source tickets to save us queuing at the entrances to places. The beds are very comfortable. Breakfast was a buffet of everything that you could want. The Redwoods Tree Walk (up among the tree tops) is just a ten minute walk away or a short drive. Vivien will happily do a washing for you and get everything dried in a day. We would definitely recommend this B&B.

She provided maps and leaflets of all of the local places to go and see and booked on our behalf. Room very clean and comfortable, use of communal living room area and great breakfast provided.

Vivien was a very attentive and truly charming host, and was always willing to share her extensive knowledge of the area. The accommodations were lovely; felt like a home-away-from-home! The room was scrupulously clean, with many thoughtful touches such as a heated towel bar and robes. We enjoyed the plentiful breakfast of fruit with yogurt, eggs, cereal, toast, and homemade jam! The location is perfect - the proximity to the Redwood Forest made for an easy and enjoyable walk through these beautiful trees. Scion Research Center has a fascinating exhibit for anyone interested in the NZ forest industry. We highly recommend this B&B for anyone staying in the Rotorua area. Thank you again Viv for everything, and we'll see you next time!

- guennie3 (10/5): Friendly B&B in Rotorua - An excellent B&B only a few minutes walk from the beautiful redwood forest. Viv is an absolutely fantastic host. She is so friendly and great fun. She welcomes you into her home with open arms, points out great places to visit and things to do and will book activities for you with a 10% discount. Our room was large with loads of storage, iron, hairdryer etc. The bathroom was good with plentiful toiletries, towels and robes. There is a comfortable guest lounge where you can help yourself to hot drinks, biscuits and fruit anytime. Breakfast is simple with toast and jams, fruit, eggs, cereals and is taken with guests from the other two rooms with Viv making sure everyone is happy and well fed. You can park on Vivâs drive and everything you would want to see and do in and around Rotorua is no more than a 5 minute drive away. We loved staying here and would recommend to any couple visiting Rotorua.
- Andrea (8/5): Enjoyable stay in amazing Rotorua - The host provides a very personalised service. She is interested in showcasing the best of Rotorua and certainly knows the area very well Nothing. The accommodation was spacious, comfortable and clean. This is a B&B accommodation so breakfast is served at the same table with the other guests which can be uncomfortable for non morning people!
