- Gustavo (10/5): Good Location - Spotless Property - Friendly Hosts - Very good locations. Hosts are very attentive and customer oriented. I was travelling by myself, and therefore I chose the room with a single twin bed. Please note that the bathroom (private) is not in-suite, which for me was OK, but I know that it could be an inconvenience for other. Very easy to move around the city center in public transportation. The property is very well kept and super clean.

The staff were exceptionally good, kind, attentive and helpful. Close to bus stops for the centre. Short walk to park and centre. The street was sometimes noisy at night with groups awaiting buses.

- gill (9/5): Homely guest house - The hosts were very welcoming, lovely family and nothing was too much trouble. The breakfasts were lovely. I was also able to arrive early as the room was ready, plus that got me a parking space, albeit limited parking it was very important to me as carrying equipment for the fringe and saved me money and time trying to find suitable parking.
The house is a good walk to the Royal Mile, but not a problem if you like walking. There are bus stops outside the property with regular buses into the town. All in all a very good stay.

- Phoebe (10/5): Comfortable and classy bed and breakfast - Gladstone House is a charming property located about 25 to 30 minutes to downtown Edinburgh area. The room we stayed it was gorgeous, and had a lovely sitting area near huge bay windows. Since this house is not located deep in the city, there is not too much noise outside and we kept the windows open during the day. The bathroom facilities were clean and new. If you stay multiple days, the room can be cleaned and coffee/snacks restocked inside the room. Breakfast was amazing and made by the wonderful Ivy. It was a pleasure meeting the hosts and being able to stay two days in Edinburgh. If you are driving, there are two parking spots outside of the house as well.

Old houses and particularly rooms at the top of them are not good in hot weather.. not the property’s fault… just the way it is!
- Dinis (10/5): Great apartment, close to city center and hiking area - The apartment was comfy and clean, located just 10 minutes by bus from the city center and 10 minutes on foot from hiking trails. The host was very kind, gave us all the necessary instructions, offered us cold lemonade in the heat, and helped store our luggage after check-out until our departure time. Nothing to complain about.

the bus to the city centre stops literally in front of the guest hourse. but you also easily can reach the city centre by foot within 30 min. lots of pubs/restaurants in the area. Arthurs Seat can be reached within 1 hour by foot. everything was spot on.

The owners couldn't do enough for us they were so welcoming
The breakfast was delicious we had porridge and the full breakfast enjoyed these .
The bed was comfortable and we slept really well . Parking on the front was available for us to use .
It was an easy walk into the city centre we didn't use the bus . There were plenty of restaurants a couple of streets away .
- Brian (8/5): Nice place, good breakfast, but felt more like a hotel instead of a B&B. - The accommodations were great, and the breakfast was also very good. The owners were very polite, and accommodating. The reason I marked staff as very good instead of excellent is because I would have like to see them interact more with the guests. The reason I stay at a B&B instead of a hotel, is to hopefully learn about the area through conversations with the B&B owners. I felt like these owners did not want to interact with us at all.

In general very happy with the traditional décor and a nice coffee table Next to a busy street so noisy at night better get good earplugs, we also confirmed cleaning was not required but our room was cleaned anyway and all the windows closed which resulted in poor sleep as was way too hot (unusual problem to have in Scotland), and the staircase very narrow so tricky if you have a big bag, bathroom is quite small but functional

- Dougal (8/5): I'd use Gladstone House again should I return to Edinburgh. - Good location. It's walkable, but not super-easy with heavy bags, from the station. There's a bus stop barely 50m down the street.
Nice dining room and great breakfasts. The play-off between noise from the street and ventilation. Aircon is relatively uncommon in UK / Europe, so opening a window is the primary method of getting some air moving. In room 1, facing the street, that also means traffic noise.
08:00 breakfast start. Most mornings I was off, out doing things by 08:00. Still, on my last morning ... waiting for a cab ... Xian did make me some coffee and toast.
My room was a single, possibly the only one, and it was rather cozy.

- Celia (10/5): The coziest stay in Edinburgh! - This was the PERFECT place for us to say! The proximity to the bus stop to take into town was unbeatable--essentially right outside our door. It was so easy to hop on first thing in the morning and be right in the center of town. The room was so cute and cozy, and the dining area and breakfast served was wonderful. Our host was so kind and left so much great information about things to do and see around Edinburgh. I cannot recommend enough! It is perfect for travelers looking for something calming and out of the main hub of the city. Nothing negative I can think of! :)

We staid for 4 nights and received the room in the 2nd floor which was not comfortable and that is an understatement
Climbing up and down in those steep stairs was harsh on my knees
The bed was small for 2 people and extremely uncomfortable

We left early for our flight, but the owners prepared a breakfast box for us. On Booking.com, the property is listed as having free parking, but in reality, there are only two parking spots available on-site. If those are taken, you'll need to find parking in the surrounding area.
The bed was very low with an old, uncomfortable mattress.

But since I don't really mind the walk at all, it didn't bother me much.

- Tarvi (10/5): Very positive experience. - The rooms are kept very clean, the WIFI is fast/stable and the location is in a quiet neighbourhood. Very atmospheric dining room and freshly prepared breakfast. It is a walking distance from the Adam's seat, local grocery shops and the down town. No direct connection with the airport, except taxi. In addition, people may feel that a 20-30 minute walk to the city center is too long, they need to rely on a bus or a taxi. Therefore, you need to plan your travel a little bit.
