Annie (7/5): Nice quiet stay in a very beautiful and fun town. - Nice view of the water, large clean room, nice old house, very quiet neighborhood, walking distance to a beach or two. A koi pond in the yard! The hosts are retired from B&B so there was no breakfast. We knew this and expected it, so no problem in that regard, but it was a bit inconvenient to not have breakfast available here since there was no restaurant in close walking distance to get breakfast. We did fine with our bagels but realized for us it IS easier when there is even a continental breakfast available. Also the bed was a bit mushy for our taste, a firmer mattress would have been an improvement, but we understand that everybody is different in their needs. We met the hosts very briefly and they were pleasant and helpful.

Julia (10/5): - Booked this for my parents for a weekend birthday getaway! They had a great stay! Walkable to downtown Rockport. The bedroom had 180 views of the ocean, sunrise and sunset. Beautiful room and grounds! Quiet and walkable. Breakfast is not included but they do have coffee and outside tables to sit at!

Lezlie (9/5): A unique experience - Charming is the first word that comes to mind! This is our first trip to New England. It was raining when we arrived but when we walked in the door it felt very welcoming. Check in was a breeze. Our room on the second floor was spacious and very comfortable. When I locked our key in the room the owners quickly gave me another. Also, we really enjoyed all of the offerings for breakfast! I am sad for future customers because they won't be able to enjoy the property like we did. There won't be as many rooms and they are taking out the wonderful breakfast! Hurry and book before 2025.

We enjoyed reading about the history of this hotel, too. The breakfast was delightful and delicious. It was so easy to walk around the neighborhood and across to the beach area - very quiet & secluded. We wished we could have stayed longer.

We were on the 3rd floor (didn't like the steps) however the view of the water was wonderful. Plus below this side of the house there is a Koi pond and fountain which was pleasant to listen to. Sitting on the porch was relaxing. Walking to the water was close by. The AC in the room was great!! Didn't like the walking up 2 flights of steps but there's nothing to do about however you do get a lovely view of the water! There used to be a path to walk to the town but now you have to walk a bit on the street. Still nice if you don't want to search for a parking spot in town.
