They're really not soundproof as they claim. Heating needed to be fixed when we got there. No cups came with the coffee maker and since they don't have anyone a the front desk at night we had to improvise.

A beautiful private balcony, even though in December it was too chilly to enjoy! The complimentary breakfast was cooked fresh and delicious. We were served by the lovely Jasmine. We can stay enough about the Sea Breeze. Exceptional.

863marianneh (10/5): Overnight visit a friend- trip to visit Newport mansions - My friend and I were soooo impressed by this lovely BNB. Very friendly owners, beautiful and comfortable decor. They were able to change our room request on check-in ( off season) The room was spacious and so immaculate that I didn’t see a speck of dust on the baseboards or in any corners! Amenities not on website- coffeemaker and mini fridge. Impressed that they included toothbrushes with the toiletries. Very convenient location to Newport. Breakfast a little hum-drum but included and adequate. As we were there off season, the price was great!
Jeff (9/5): Immaculate, warm and inviting Inn - The Sea breeze inn is immaculate. I mean, it's the cleanest hotel I've ever stayed in. We had a balcony room with a king bed. The complimentary breakfast is really good with a warm and inviting Cafe area. This is not your typical Hampton inn type breakfast buffet crap. Not much we didn't like. Next time we stay we might book a room in the back so we don't have all the road noise but that was manageable. I was able to hear the conversation of the people in the room next to us word for word but no big deal. They went to bed early and so did we so it wasn't really an issue.

MNRLVEU (10/5): Great hotel in a great location with an incredible welcome and chill vibe. - We just returned from 4 nights at this great little hotel. I can’t say enough good about not only the hotel but the owners. From the moment we arrived we were made to feel so welcomed, almost like family. The rooms are nice sized and impeccably cleaned. The shower has great water pressure and the breakfast is tasty and more than enough, the blueberry pancakes were delicious! This is a great place, in a great location, with the added touch of having owners who go out of their way to ensure a comfortable stay. Thank you Leeza & Telly.

The cozy front porch dining was so very nice I’m impressed with the entire inn. Beautiful place to stay with included wonderful hot breakfast each morning. We traveled as a group of four- 2 mothers/ 2 daughters and stayed in the Deluxe Master Suite. It was perfect. Don't let the "queen sized sleeper sofas" scare you, they are not your typical "pull out couches", they are very comfortable and very easy to make from a couch into a bed. Definitely recommend!

eatbread (2/5): - Maybe we got the one bad room at the Inn, but you should avoid room 103 at all costs! No balcony (we were informed of this during the reservation) but was not told that there is no balcony because the parking lot is right outside your windows as is the loud road traffic noise! Outside the room's lightweight door is the elevator and the check-in desk where you will hear all kinds of loud conversations/greetings and even the owner on a loud speakerphone at 10PM. We had planned on staying three nights but could not sleep due to the noise so we checked out the next morning and cut our vacation short. While the charges for the two cancelled nights were reversed, we did get charged over $350 for the worst night in a room we have ever experienced. Didn't even get to experience the breakfast! Google shows that it opens at 7AM, but it doesnt actually open until 8AM. Not sure about other rooms, but this room had absolutely zero USB ports. Fortunately, we travel with charging blocks.

Clean and comfortable, the owners are lovely! And breakfast is included- cooked to order!! The restaurant is also open for lunch until 3pm, American and Greek cuisine!

The property is well-located to the harbor area and Bellevue Ave. mansions of Newport and there are good restaurants in walking distance. My room was small but comfortable and had a small balcony. Breakfast (with good choices) is included. Michaela, my server ar breakfast, was pleasant and efficient. Overall a great stay!

So beautiful and comfortable. The owners gave us a warm welcome & even upgraded our room upon arrival. The room was spotless and very spacious. The location was only minutes to the amazing cliff walk. The attached cafe had a delicious complimentary breakfast for its guests. The owners checked on us daily and even recommended this beautiful wild refugee close by for a nice walk. We had a great time & I would highly recommend this place!!

I love the breakfast room. So pretty in shades of blue and white. Highly recommend! It's not that I didn't like anything. But could have used a luggage rack.

Damke (10/5): Beautiful bright property overlooking the pond - Fantastic stay! I was treated like family from the moment I entered the lobby. Telly and Leeza (Yia Yia) were so inviting. Our room was right next to the front desk on the main floor. Beautiful, large King with plenty of room to spread out. Nice sized TV mounted on the wall above a desk. We had spend enough money eating out up to this point, so I just wanted to warm up something we got at Aldi (Telly LOVES ALDI!). Leeza graciously let me use the microwave in the cafe kitchen. We had a delightful visit as I skillfully operated the microwave preparing a delightful pot pie dinner :). The breakfast options offered the next morning were nothing short of spectacular. The in has it's own Cafe on property. We opted to have breakfast our on the veranda. The morning light was beautiful and we had a most delightful meal. Way too friendly, wished we could have stayed longer.

Every inch of the Sea Breeze is spotless! Was lovely to have a breakfast included - which they serve to your table! Would definitely recommend and definitely stay again. Just a suggestion - since the bathroom vanity is on the small side, extra shelving near the sink for personal toiletries would be wonderful, especially for extended stays. Extra hooks/towel rods would also be nice. Even though the accommodations were wonderful, I feel the price is a bit on the high side for the size of room and bathroom.

Stayed on 3rd floor and had a nice balcony and a view of the ocean and pond. Although hotel is on a busy road it’s very quiet. Owners are very nice and the included breakfast was delicious. Would highly recommend!
