Finally, gave up and missed a confirmation I needed to make at a hotel in Hyannis the following night and lost the room because of that, and had to return home a day early. Will never recommend or stay again as they clearly put no upgrades into an outdated lodging....

Electric outlet overloaded w/light, microwave, refrig, coffee. Refrig died during night. Spoiled the cake for our party. No staff after 5pm to field concerns/help. Dated. Tiny soap like a slice of cheese. Tiny 1 use for 1 person shampoo

- Rebecca (10/5): Pool and pets - Hidden gem that takes pets ! Staff at the front desk was incredibly sweet and helpful. Rooms are ok just dated but the pool and price makes it worth it. We only stayed a night so we didn’t use the grills but I love that they have charcoal grills! Only issue I wanted to comment on is the “ beach “ area it’s very littered with trash and my dog kept picking up plastic glass etc , beach needs a good clean up. I will return here just hoping the beach is clean by then.

The grounds are very well kept with lots of places to sit outside and my room had a balcony. My dog loved the balcony! 😁 I was there to attend a cousin's funeral so having a comfortable, quiet and welcoming place to stay made the trip easier. I'd definitely go back on vacation.

Only major complaint was the the Wi-Fi was intermittently very weak or cut out entirely on both the guest and the secure sites. Hard to download e-mail let alone look at the news.

- Lillian (8/5): - (Aug31-Sept2LaborDay) All of Falmouth is great to visit. Each area, including E. Falmouth and Green Harbor have their own offerings. And minutes from all Falmouth/Mashpee. We know Green Harbor. Love the setting and grounds (quiet, serene). Pets allowed! and all friendly. View of pond - more like a lake. Pool. BBQ at each room. And Staff! They helped adjust reservation-on a LaborDay w/e! Thank you! But this year our room was off. The basics of our room were clean. But I believe maybe due to the unusual, unfortunate major rainfall storm and flashflooding the week prior, it left a dampness on the floor (below the floor?) in our room in the single level, separate, lower ground building from the main double-level building that is on a hill. Unfortunately, the floor remained wet and thus dirty to our feet the whole time. and our dog : ( This was mentioned only when checking out as we would not have changed rooms to a different building anyway. The room location was our preferred. I am sure or hope this will be remedied. And it's late in the season at this point. (now into Sept) But just alerting for you to check when reserving. We will next time. Hoping all the best to the owners for their wonderful place. (small note to dog owners: High bed mattresses are great. But for some dogs it's a high jump up, and down. Some dogs are sensitive to this. We actually use a pet ladder at home to ease the landfall jolt on the spine. We might consider bringing it the next time.)

- Daria (4/5): - Our first stay at Green Harbor Waterfront Lodging was chosen for its location and modest price for a last-minute trip. Unfortunately, our experience in Room 208 was disappointing. Upon entering, there was a strong deodorizer smell. The room, separate from the main building and near the parking area, had several issues. The bathroom floor was filthy, leaving dirt residue on my feet after showering. The bathroom lacked ventilation, and the window wouldn’t stay open. We found dead insects in the ceiling light and a suspicious powder near the armoire, likely used to mask odors from the old carpet. The grey sheets had a large bleach stain, and the sink stopper was stuck, requiring manual adjustment under the sink. The room felt cramped for a queen bed, with dated decor and darkening blinds that provided privacy but blocked daylight due to the absence of sheer blinds. Despite the peaceful and well-maintained grounds, our room fell short of expectations. In contrast, friends in the main building enjoyed better amenities, including luxury vinyl flooring and water views. Overall, while the property has potential, our room was more akin to a budget roadside motel rather than a seaside lodging in beautiful Falmouth, MA.

- Irene (2/5): - I think you should know that the room we stayed in was in terrible condition when we arrived. There were near empty bottles (2 of them) strewn about the room: one in the bathroom, one by the bed. There were dirty socks under the bed, along with someone's old pair of broken glasses. There were old newspapers & magazines in the dresser drawers. The dresser drawers had visible flecks of MOLD on the exterior surfaces...and I knew why: the room was constantly WET! I understand that the Cape weather creates a dynamic for concrete/basement rooms but the wetness compounded with the fact that no one had been in there to clean for what I would guess to be months made for a very uncomfortable stay. and...THE SMELL was disgusting-- like someone died in the room & all you did was put in a Glade plug-in...which did NOT HELP!! When we were leaving, we saw the cleaning crew inside of another room-- they were mopping the walls with bleach & I only WISHED the same person had been the one to clean our room before we got there...I would have gladly smelled the lingering scent of bleach over the disgusting Glade/Mold/Death combination that was in our room. You really have a lot of nerve renting out rooms in that condition-- as low as the cost is, there is still an expectation that the room should come CLEAN. This room was FAR from

- MVMarinTraveler (6/5): Good location and nice staff, but rough round the edges - This is an older property on the banks of a saltwater pond. Our room was on the lower level overlooking the pond. It was nice that our room had this view along with an outside table and bbq grill and I can see that this could be a bonus for a family keen on keeping down costs and eating in, but who is really going to cook anything when you have a tiny motel fridge and nowhere for meal prep? And, while you might think it nice to keep the sliding door open for fresh air, the pond gives off a fairly strong pond smell that is not that refreshing. The beds and pillows were soft and lumpy, the towels were thin and scratchy. The room came with 4 bath towels, 2 hand towels and 0 wash cloths for a family of 4. There are basically no amenities (2 tiny bottles of shampoo/conditioner for a family of 4). No luggage rack. Although the room was clean, the floors were pretty dirty so we had to use one of the hand towels to clean it. (They of course gave us more towels upon asking.) Unfortunately, this was pretty much the best deal we could find for a busy weekend in July but at $300/night, that's more than we spend on a nice hotel in NYC! (It's good to know they accept pets and I can see that this would be a good place if you are traveling with your dog.)
- B2227AKmelissac (10/5): Great affordable option - There were so few reviews so I was nervous about what to expect. Everywhere in the cape is expensive this time of year. Given that, the price was extremely fair. Our room was dated as expected, but very clean. It came with a basic coffee pot and refrigerator. The bedding was clean and the beds were comfortable. I even saw the housekeeping crew washing and changing comforters, which I assume rarely happens in most hotels. The pool was immaculate and warm. My kids swam most of the time we were there. There is a little beach, not for swimming, but nice for my dog. I think you can rent paddle boats but we didn’t look into this as we were only there 1 night. The back area around the pool has tables and is grassy. We had our dog hanging out there while the kids swam. We would definitely stay again.

Also, the adjoining decks are definitely not a plus. We had children staying next-door that were very noisy and ran back-and-forth on the balcony and also banged on our sliding doors.

- lowell232 (10/5): Great lodging in Falmouth Mass - Very nice motel situated in a woodsy setting. Very clean. Has a nice pool and a beach on the inlet of the ocean. Staff very efficient and personable. We stayed at other motels in the area for much more money that were nowhere near as nice. We'll definitely be back.
- Rosemarie (10/5): Cape Cod June 2024 - My husband,dog and I had a fantastic time. It was exactly what we expected and wanted.We loved the view from our balcony, it was so quiet, the grounds and pool were clean and welcoming. It was close to dining, activities and the greatest little market called Jack in the bean stock. Pet friendly hotels are very important to us. Green Harbor charges $10 a night for pets where other hotels rip you off charging between $20-$50. We cant wait to go back.
- Lianne (4/5): Bad room - The location was good, and the views of the inlet and grounds were beautiful. I have stayed at many rooms throughout the Cape And realize that you are not getting a four or five star hotel/motel. However, this room was probably the worst I’ve ever stayed at! The room had an intense carpet fresh deodorizer smell. Instant headache! Only one bar of soap at sink and no shampoo. Which we specifically asked if there was any because we had forgot ours. The television didn’t work, but they did have someone come down and fix it. Beds uncomfortable and only two small pillows for queen. The next morning, the toilet bowl clogged and wasn’t able to flush. We checked inside the toilet tank to fix and found the shampoo. Again, notified the front desk which they did fix while we were out finding a restroom somewhere else. Later that night after our return I used bathroom and toilet paper holder fell off wall. Hoping that we just got a bad room..134. The staff were friendly and did fix what needed to be done quickly. But overall, not a good experience.

We have stayed here many times over the last 30 years and never had any complaints. I don’t think the room was thoroughly cleaned before 9/18/23. The mattresses were not comfortable.

They could not provide a blowup mattress that would maintain its air fill. It would have been a quick fix if they just provided an adequate mattress. Property outside was nice and provided great views.

- Verified traveler (8/5): 1950’s motor hotel vibe - Was in Falmouth for the Falmouth Road Race and this hotel had the most reasonable rates around the area during my dates. Check in and check out were seamless. Room had a 1950’s lakeside vibe. Clean with standard amenities. Pros: Lake view, quiet part of town, spacious room. Cons: The walls were paper thin (I could hear the person next door snoring every night), not a walkable location to restaurants, grocers so needed to use car service a lot.

When you check in you need to make sure you have everything and room is ok because the warning limited housekeeping is accurate. Office was closed more than it was open during stay but fortunately we did not need anything. Would stay again, knowing now what to expect.

- Nancy (8/5): - The motel is dated but clean and quiet. We enjoyed the pool and the woman at the desk was very friendly and pleasant. We would definitely return.
- Verified traveler (10/5): First time visit and pleasantly surprised - Really nice place. Comfortable, very clean room. Property is lovely with all - sun, shade, trees, grass lawn, plants and landscaped throughout, with beach area on the waterway. Many separate outdoor tables and chairs set up. Even new grills. Cozy place. Staff was very accommodating and friendly even they were going into a very busy holiday week. The only odd thing missing for us was about tv and no major cable news stations offered. But there are other ways to keep informed. A super plus is how pet-friendly it is. Highly recommend. (We are two adults and one dog)

- Joan (8/5): - Overall a great spot for me and my dog. Did not anticipate the $10/day dog fee and the room deodorizer was way too strong. Otherwise, I would have given five stars.
- james (8/5): Dog Friendly Budget Stay - This is a nice option for a budget stay, prices were very fair. We enjoyed our time but only really slept & showered there. The shower did not work on the 3rd morning, which was a bit of an inconvenience as we were leaving that day and could not shower. The property overall was nice and right on the water. Very serene and peaceful. The woman who ran front desk & other things on the property was so nice and helpful during our check in and throughout our stay. The room itself could use a little TLC and was a bit damp, but it fit our needs and was pet friendly, which was a huge plus for us. There were lots of dogs on the property!
- Mary (10/5): - This motel rooms could use an update. The room had a nice kitchen area with fridge, microwave and stove. The grounds were very pretty and well cared for. It’s a quiet place a nice water view. The beach and Main Street are about 3 miles away. Overall, a nice visit to Falmouth.
- Kellie (10/5): - I was pleasantly surprised by the property. It was very clean. While it was a bit dated it had a summer camp vibe and being right on the pond was beautiful in the am and pm. It was a unique experience that was a nice break from chain hotels.Really enjoyed my stay

- Bill (6/5): Nothing special - My room was sorely need of an overhaul, and everything about it was bare-bones - lighting, cable channels, toiletries, electrical outlets - just enough to check a box. All I needed was a roof over my head during my stay in the area, so it was OK, but others may be expecting more for the price.

- John (10/5): - Had an awesome time with my friends. We went down there for a golf tournament with our graduating class and couldn't have asked for a better place to stay. Easy parking, easy to find, easy to lock up for safety. Those rooms keys are straight out of national treasure :D

- eric (10/5): - Green Harbor Waterfront is a hidden gem. I've been going there for years for a night or two while passing through Falmouth. Nothing fancy, but always welcoming and the staff is phenomenal. They've managed to uphold what used to be great about local hotel/motels. The location is fantastic - off the beaten path on the water, yet minutes away from anything you might need - good local bars/restaurants, grocery stores, etc. i'm looking foward to returning in the fall.
