Furniture was dated. Outdoor lighting needs to be improved for safety walking to and from car at dark was almost treacherous - there were stones and steps and no sidewalk around to the entrance. There was a motion light that came on very late in the process. Also very hard to find the entrance to the driveway off of the main road.

But it was also billed as a B and B. Turned out that the breakfast was a 14 min drive into Bar Harbor. And all the hosting was remote. Feel that using B and B as a descriptor is misleading.

Nearby are some great restaurants on the way in to Bar Harbor. If you want to be in the thick of all things Bar Harbor though, you may want to book a place closer to the actual town. It’s not a long drive to get there from this property though.

- Keely (2/5): - I felt completely duped by this property’s rating and frankly I suspect that it has been falsely inflated by fake profiles. What was presented as a quaint inn with free breakfast just outside of town was actually an old farmhouse on the side of a noisy highway with an unsecured front entrance and no working heat! We stayed for one night in October when temps hit the 30s overnight and had only a strange space heater that never worked properly and was mounted to the wall in a way that the cord could not even physically reach an outlet without an extension cord that was not provided (and seems rather unsafe). We had to scavenge through the wholly unattended “lobby” to find a cord and followed the room’s included instructions (handwritten on a stained piece of paper) with no perceivable heat output all night. The room’s contact took hours to reply, offered no real assistance, and sounded suspiciously like an AI bot. We camp, we know old houses, we’re from Chicago and can handle cold, but to have no heat unexpectedly (and no help) was ridiculous at this price point! The amenities simply do not match what this property is charging. “Breakfast included” that is actually a voucher for takeaway spot over 15 minutes away…instant coffee and an empty electric kettle…an old fridge with expired breastmilk left inside…neighbor coughing all night…strong well water smell…bathroom not as pictured…stained bedspread with a pubic hair…dollar store toiletries…just not at all what was advertised!

- Kimberly (10/5): - Wonderful old house renovated to a beautiful inn. My bathroom was bigger then my living room at home! The hot tub was excellent. The only thing I noticed was that the hot water got a little less hot as I ran the hot tub, but after turning it off for just a couple minutes, it'd run nice and hot again. Nice place!
- Olivia (4/5): - Hard to find entrance when arriving in the dark, doors that are difficult to open, couldn’t find wifi info. until leaving, no tea available, sub-standard toiletries and dated interior compared to identically priced hotel.

- Michael (10/5): - Quiet property away from heart of Bar Harbor. Good for a one night stay. Good access to Acadia National Park and the center of Bar Harbor.
- Weidong (6/5): - Highlight of the stay is breakfast included, which is offered at a restaurant in bar harbor. Otherwise conditions of the hotel matched my expectations, i.e. not much.
The room is small, old and a bit smelly, BUT it is better than my stays past years, in same price range.
So the issue is not with the hotel, but with the region which lacks quality hotels for reasonable cost
Set your expectations right and you will enjoy the stay.

- Derek (10/5): - The property and room were great. Easy check-in and check-out using access codes instead of regular keys or key cards were a breeze. The stained glass window panes in the front window in the tub room were a great touch. Beware of the comfy bed and pillows, they will swallow you up and take you to dreamland very quickly. We will be there again soon.

- Ronald (4/5): - To be fair, we usually stay in hotels. This was an old house, but we knew that. We did not know it was about 8 miles from Bar Harbor. We never saw the hosts. The bed was absolutely horrible. No support. It creaked. Probably the same age as the house. The shower was very tiny with no lighting. There was a tub and I had to use that in order to see. No Kleenexes supplied. We have stayed in B&Bs before and loved them. No breakfast, no personal contact.

- Joseph (10/5): - We extended our stay in Bar Harbor so needed a place for 1 night. We really enjoyed the Heathwood Inn. We loved sitting out on the deck enjoying the evening. We would have had coffee out there in the morning but we didn't think to bring the chair cushions inside so they were damp! The AC unit was fairly loud and the street was somewhat busy during the night but we still slept pretty well! We had the Master room which was comfortable and clean.

We could not stay even for 5 min. I heard that the owner has several properties neae there. The manager who does not live there received our call and sent another local manager in about 80-90 min. We were bitten by bad bugs or mosquitos on that evening while we were waiting. The evening was nightmare and panicking. We paid almost 300 dollars for King suite ( Breakfast invluded). We slepted in a small queen bed in an Air B&B apt....in a 6-8 mile distance...no breafast yet a better condition in terms of smell. Expedia or the hotel should give me a full refund ( at least half of the hotel fees that we paid). Please give me a credit that I can use in the future..spendable within 2 years if no refund is available.

- Ken (6/5): A self-service inn without a breakfast. - The Bad: The picture on Hotel.com of an amazing breakfast is FALSE advertising as is the title "B&B." All they have is self-served potato chips, granola bars and the like. Former guests help new guest figure out how to check-in because more than one person were not emailed the instructions (I missed it, so that could be my fault). Still, there is a phone number to call for help, but the cell phone service is on and off even with Verizon. This could be solved with a landline, but it seems that the proprietors don't want to be bothered too much - never saw them once during the 3 night stay. The bed was okay, and their sub-contracted cleaning service is fine. Just don't expect the usual B&B service and breakfast at this self-serve inn.
- Helder (6/5): Disappointing - This property is promising in layout, furnishings, and the overall "look", but ultimately disappointing for several reasons:
- The room carpets and bedskirts were dirty. Also, the cushions on the Master patio seats were so dirty I had to use a towel over them to avoid stains to my clothing.
- There was no attendant, manager, or staff member on site during our stay. No one to greet us uppn arrival, no one to ask for local advice or recommendations . . . Nothing. Aside from the housekeeper (who was very nice) this is a "faceless" property.
- The mattress was very uncomfortable for our backs. It's time for a replacement.
- We were warned that there was no breakfast, so that wasn't a surprise. We were also told about snacks avaliable instead. Well, the snacks were basically small bags of chips, little else. Given that there are no breakfast locations within walking distance, how difficult and costly would it be to simply provide self service bagels and toast? A toaster already exists in the common area, so that's possible. Also, how costly would it be to provide a variety of granola bars? BTW, instant oatmeal was provided, but no spoons and bowls were provided so that wasn't very useful.
Incidentally, we ran into other guests on our way out and they had the same complaints, so it wasn't just us seeing these issues.
The issues above are easily fixable if the management wants to. Until then, i recommend looking elsewhere.

- Mihaela (6/5): - Although this property was not my personal favorite, it has the advantage that is away from the big crowds of the area and one can use the island transportation instead of car. The bathroom was clean and the hand held shower head gets an A from me. The self check-in/check-out makes it easy in some sense; personally I am not very fond of the lack of direct interaction, even for a couple of minutes.
- Sergey (4/5): A disappointing experience at Heathwood Inn - This is not really a hotel (as the place was advertised): it's a B&B without breakfast. There's nobody on the premises. We didn't receive an email with instructions, even though I called Heathwood Inn beforehand and was told that the email is coming. There is no cell phone service in the house (it's pretty bad in the area around Bar Harbor), so I had to walk out to get the instructions on the phone. For 2 1/2 days out of the three that we stayed there, there was no Wi-Fi service (and no cell phone service). It was fixed in the evening before we were about to leave. The air conditioner in the room is so loud that you cannot use it at night. The building is set close to the highway, so at night you cannot open the window because of the noise.

- Deidre (8/5): - While the decor and fixtures are dated the room and bathroom were clean and comfortable. Heathwood is close to Bar Harbor and Acadia - lovely 10 min drive with plenty of activity and dining options. Owners have a lovely common room with plenty of snacks. If we were staying longer for two nights I would seek out a larger, more updated option but this was a comfortable, quaint and charming two night stay for us at the end of a ten day trip.

- Mark (8/5): - This was a great stay. Everything was clean & a cute place. Great location! You need to remove the pics of breakfast from your website & note that you don’t serve it anymore. It was annoying to find that out after we booked & paid. The snacks, etc offered were sufficient but misleading a bit. A small shelf in the bathroom of Acadia would be appreciated. Otherwise loved our stay!
- BORIS (2/5): Bait and Switch - I actually never stayed here. The day before arrival, I was informed by the manager of the Heathwood Inn, that due to some problem, they can not accept me, and offered an upgrade to a "sister hotel" which turned out to be a cheap motel, next to the main road. After my complaint, they offered $20 difference. The Inn might be nice, but their practices are definitely not.

- Timothy (2/5): Sleepless night - Our night here was very disappointing. No on site staff. Rooms def need some TLC. There was a loud banging noise under our room all night long which led to a very sleepless night. We first thought it was a mechanical issue which worried us to go to sleep with it doing it. Later determined to be some sort of sump pump or something kicking on and off all night. We did address it with Inn rep during the night but since the only way to contact anybody is texting or calling we received no response till morning. All we got was really sorry and they’d look into it. ( we’re sure they are aware of issue and most likely get it reported before) For the money paid it was disappointing.

- susan (2/5): Not our cup of tea - We were very unhappy with the property. It is not as portrayed in Hotels.com…It is very dated in a not good way, somewhat run down. We received a text from the owner before our arrival that said breakfast would not be served but there would be a coupon on the bed for us to get breakfast in town. well that it was a disappointment as the bed and breakfast was described as having a phenomenal local foods breakfast. The text also had instructions about parking and the contactless check-in procedure. We followed the instructions went into the property and up to the room. It was musty and rundown and the mattress on the bed was so soft that we were both certain we could not sleep on it. We decided to leave and we found another place to stay in Bar Harbor. I was truly surprised at the actual state of the property versus how it appears online.
- Cathy (4/5): - The rooms were small, but nice. Our biggest issue is that this property is listed as “breakfast included”. Breakfast was 8 miles away at a restaurant also owned by the owner of the hotel.
- Alex (2/5): Don’t stay here. - The inn smelled of rotten milk. No innkeeper on site. Front door was kept unlocked and the only security is a bolt lock on your interior bedroom door. Breakfast was a voucher to a restaurant downtown. Sheets had stains, carpet had stains. Bed was uncomfortable. I can’t rationalize the positive ratings on this site or the price we payed.
- Verified traveler (6/5): A neutral review - The room was fine, however there are a few things that could have improved the stay. The owner did not meet us at any point of our stay. She did email us and included a phone number. Upon texting it, as were part of the instructions, the text came back saying the number was invalid. We were trying to text to let her know the Wi-Fi was not turned on. The hotel is listed as a bed and breakfast and breakfast was off site. There was no mention that daily housekeeping was not going to happen. While daily housekeeping was not necessary, fresh towels would have been nice. There was consistent rambling sounds all day and night and there was no one to ask what that sound was.

I thought there was a real breakfast not instant oatmeal. Driving 15 minutes to use a breakfast certificate is NOT the usual bed and breakfast offer. Location was good except for horrible road noise.

To tell your clients that if you are one minute late checking out , that you will be charged Fourty dollars. It was so bad, that we did not even stay the second night

Innkeepers are really keeping distance from guests but make a great effort to be communicative and responsive.
Understand adjustments in a COVID world but requiring guests to bring their trash down and put it in outside receptacles, strip the bed and place sheets and towels in laundry bags just seems like having guests take care of part of your housekeeping needs especially when paying $229/night With no breakfast option at all in a B&B.
- Verified traveler (4/5): - This place is incredibly overpriced for the money - even though they claim to be offering a “lower rate” because they can’t serve breakfast due to COVID.
Though the room was clean, the decor is tacky and outdated. Not in a charming antique way. There is a shared kitchenette area in the “lobby” where they welcome you to make a cup of tea. The spring water in the water cooler isn’t spring water - it tastes like they refilled it with water from a garden hose (has a metallic taste). It didn’t feel safe to drink so we left and bought our own gallons.
Upon check in - and not in any prior communication leading up to our stay (and there was several emails and texts) - we were informed that we’d need to strip the sheets ourselves, bundle up our used towels, and gather up our trash and take to the dumpster. This was all according to COVID guidelines. I don’t think such guidelines exist - only innkeepers’ sheer laziness. It sort of feels like paying for an expensive dinner and having the waiter ask you to bus your own table.
They never came to greet us and were never visible during our stay. There is a sign at the front door saying that the innkeepers may not be around due to running errands or “being at church.” What?
There are also his (blue) and hers (pink) bathrobes in the bathroom - but they are both women’s robes.
We also noticed the property is up for sale - so maybe these folks have just given up on being innkeepers?
Very weird place. I don’t recommend.
- Verified traveler (2/5): - Dusty clustered bedside and dressing tables. TV do not work. Dirty around the window seals. I do not even want to walk around the room without my shoes. Shower mat is yellow. White trimming around the rooms are stained . Shampoo and conditioner dispenser is about to fall apart. A very tiny room that is clustered with unnecessary stuffs. No iron board nor iron. I do not believe the water outside the main room, is filtered water. It must have been refilled with their well water, as it look murky and tasted off. This place is definitely not worth $200 per night (Inclusive of tax).
- Verified traveler (8/5): Cozy, quaint and located near Bar Harbor/Acadia - My stay was a short “staycation.” The inn was charming and nice. A little “old” and put dated feeling, but overall very cozy and pleasant.
- Brian (8/5): Clean, but cold - A little warning, do not going during the winter months. First, the rooms were clean and confortable and would highly recommend it. My only problem; was that we arrived at 3 in the afternoon and you could see our breathe. We put this wall heating unitl on, returned 4 hours later and the room was still cool. It did not heat up until midnight. It was only 35 outside, so I could not imagine, what would happen if you showed up at 7 and it was really cold outside. But other than that would recommend staying there.
- Michael (6/5): - It turns out that this bed and breakfast is a kind of bait and switch. There was nothing in the online information that suggested anything but that it was a bed and breakfast. I consider that to be self-explanatory - - that you get a room and you get your breakfast. When the host asked the night before if we wanted breakfast, I said yes. I actually found that question to be rather strange because of my understanding of what a bed and breakfast is. At that point I had no idea that they were going to charge $15 a plate for a very meager spred. They added it to our room charges and billed our credit card. I wanted to say something then, but I hated the idea of starting out our dsy in Bar Harbor with a confrontation. The omelet was cold and tastless. I love omelettes but I could only stomach half of it. The room itself was tiny...very cramped, so it was a hard place to relax. Only one really good thing to say about Heathwood. Lena and Dana are very congenial. One more plus--the location is pleasant.

Breakfast was cold, and too expensive.
- Robert (8/5): Quaint inn but uncomfortable bed - The Inn was quaint and in a good location outside of Bar Harbor. Check-in was easy. Our only complaint was with the comfort of our bed. We were in the Gorham room, and both my husband and I awoke with backaches from the bed. The mattress didn’t offer much support; I found myself rolling into the middle towards my husband. We would not want to return to that particular room but can’t speak for the comfort of the other bedrooms.

- Anna (10/5): - Very cute property close to in town bar harbor, owners/staff are very nice, and accommodating. I am Vegan and they made me my own vegan pancakes for breakfast, and almond milk with the coffee.
I will be staying here again, this was also my first B&B!

- Verified traveler (10/5): - We had a wonderful weekend at the B & B. The Inn is a 100 year old farm house and has a nice nostalgic feeling to it. It is not in the town of Bar Harbor so it was nice to have some quiet and avoid the craziness of "downtown." The hosts were very friendly & welcoming and always willing to help with info about the area. The room was very clean and the bed was comfortable. Breakfast each morning was hot, delicious, and filling. We would happily stay there again when returning to Acadia.
