- Mark (6/5): Cheap but basic - This is student accommodation. It's like half way between a hostel and a hotel. The room had a bit of a smell, the mattress was lumpy, everything was about functionality rather than 'being nice'.
The place was clean enough and cheaper than hotels.
If you want to save money, and are OK with the basics, it's fine.
It's noisy. I recommend ear plugs for sleeping, which are free at reception.

- Nico (2/5): - This was one of the worst hotel experiences I’ve ever had. Upon arrival, we were given a filthy room (unacceptable at any price). The staff moved us to another room, but it was like sleeping in a cardboard box—zero soundproofing, constant noise (slamming doors, loud guests), and no sleep at all.
No apology or compensation could make up for the lack of basic cleanliness, poor room quality, and terrible sleep. Save yourself the stress and book elsewhere.

- Jordan (4/5): Poor level of cleanliness - Grubby and poorly maintained accommodation, walls and furniture were surface cleaned (wiped over with a spray and a cloth) but not properly cleaned, with evidence of heavy use over time e.g. finger marks, scuffing, grease etc which could easily be cleaned with the correct cleaning materials. There were no mattress or pillow protectors under the bed linen, which I would expect to be standard, in particular at this price point. Communal areas, especially bathroom and toilet areas, were not cleaned daily; every 2 days at best, which for an area with up to 8 different people using is concerning and unhygienic. There was no provision of a bathmat, or a mop to use to protect and clean the wet bathroom floors.

- Chad (8/5): Functional & Comfortable - If you are looking for a basic, easy place to stay, within walking distance to everything, this place ticks the boxes.
The amenities are very basic however it was helpful to have a washing machine.
Bed was okay, definitely not as bad as some reviews I have read on here but two adults sharing would be a stretch.
Overall pleasant stay, staff are excellent and helpful.
- Hayley (4/5): - Was walkable location for the fringe and was the cheapest for accommodation in August for the city. The pillows are non-existent. Marks on duvet. Dirty bathroom. Brick for a bed. 3/4 bed was fine for us but we are small, larger people may struggle.

- Brian (8/5): - This is an economy option. There are no frills. Zero. don't even think about frills. It's a dorm - which is exactly how it is advertised. It is inexpensive for the market. You buy cheap, you get cheap. As long as you're ok with that - you'll be in a great location in a completely functional accommodation - just don't expect more than functional.
- Jhully (2/5): - The staff are very friendly and I cannot fault them. Bur stay away if plan on getting any sleep, would have been quieter if we had slept in the car. I thought it was weird when they offered ear plugs at the reception for free, after spending the night over I understand why..

- Mark (10/5): Pleasantly surprised…..! - Pleasantly surprised by this room - very clean and modern. Staff really nice and friendly. A bit of a pain to share a bathroom to be honest but thats a small price to pay given the cost of the room! Close to the centre and east to walk to and from where you need to go in town. If we go back I would definitely stay here again!

- Trevor (8/5): Great Price, You get what you pay for - Excellent rates during a busy period however that saying you get what you pay for is perhaps true in my experience. Each Flat consists of 4 rooms which are spacious, clean and lots of storage available. The additional use of a kitchen and dining area is a real bonus, a shared shower and toilet was available but bring your own hand soap as none was provided during a pandemic. The walls are pretty thin so don't expect to much privacy and what you have to bear in mind is this is student accommodation not being used during the holidays so each room door is a fire door. They close hard and secure so you may hear them close and open or worse bang all day long.

- Verified traveler (2/5): - This property was filthy and would highly recommend if you could afford to stay in a hotel you do. The flat we lived in had a really bad smell (like old cigarette smoke).
The bedroom was dirty upon arrival and I’m not even sure they changed the bedding prior to our arrival. The shared bathroom was not cleaned daily / regularly, and there was bugs living in the walls.
Some might pin this to being a student accommodation however, me and all my friends have lived in student accommodation and is just as nice as living in a proper flat, however this flat was significantly worse than any accommodation I’ve seen. The imagines online do slightly improve the look of the apartments.
However, the location was great.

- Rachael (6/5): - Rooms quite small and no window looking out, only a roof light. Mattress quite lumpy and uncomfortable. Amenities in kitchen very good . Basic but fine if you’re not staying in the room long.
- Verified traveler (10/5): - This is a students' residence rented out to visitors outside term time. The individual areas are small but there is a large communal area equipped with a kitchen and a living area. There are 2 showers serving 6 rooms. I found the self-catering element useful. The staff were quick to rectify problems such as non-working lights. They allow you to leave luggage before check-in and also on the day of checkout in order for you to explore the nearby town centre. We like the place and will like to go again if the opportunity arises.

- Peter (6/5): Great location, small for two. - The accommodation was very small for two but we did expect this. You have to share bathroom and kitchen with other people, we also knew this would be the case. The room it's self was clean but the corridors were in need of a little attention. The soft closing on the doors were not working so there was the noise of door banging. The decor is very grey and slightly depressing. The location is, however, really good for central Edinburgh. The check in was easy and the young staff very friendly. I would stay again for The Fringe.
- Lucy (10/5): Great stay in Edinburgh - I wasn’t sure what to expect but I was pleasantly surprised. Easy to find in a great location opposite summerhall venue (sadly none of the shows I was seeing were in summerhall!) but easily walkable to all venues really. Room was small but perfectly formed for one, clean and tidy. It was a shared bathroom but all was clean. I wasn’t expecting towels but they were left for me which was helpful. My only criticism was the firmness of the bed, but that is subjective anyhow! Would definitely stay here again!
- Verified traveler (4/5): - Disappointed. Finding access was near on impossible, given no guidance upon booking, after calling twice we eventually found out that we had to google ‘prime student living’ after a good 10 minutes of searching.
We were up on the very top floor, flat 9, up about 8/9 flights of stairs (no warning of this before booking or upon check in) thank god we didn’t have many bags!
Unfortunately the bed had springs digging into our hips, and even had someone else’s shopping list in the wardrobe!
Thankfully only 3/4 of the other rooms in the flat were booked as all 6 rooms (potentially 12 people) trying to share 2 bathrooms would not have been ideal!
Staff we spoke to on the phone were not very polite, however the gent at the reception check in was polite and offered complimentary tea and coffee sachets to take to our room.
All in all I wouldn’t book again.

Staff were pleasant and helpful when we arrived; we were able to leave our bags in a secure left luggage room before check-in which meant we were free to go sightseeing right from when we arrived without having to drag around heavy bags and suitcases.
The check-in and check-out process was quick and hassle-free. Location is great, within walking distance of main sights, attractions and city centre but on a quiet street. Although the accommodation is more similar to that of a youth hostel, towels, shower gel and tea and coffee are provided.
Overall, a great, budget friendly place to stay in Edinburgh.
- Verified traveler (10/5): - I loved my stay here, the property was clean, exactly what I needed, student halls are an excellent alternative to summer accommodation when travelling.
- Verified traveler (8/5): - It was cheap, quiet and a short walk from the centre. Plus they had a place for me to securely store my bike. The only down-side was that it was quite warm inside the apartment (basically standard uni set-up - rooms plus kitchen and bathroom off a corridor, which was internal and not particularly well ventilated). I stayed during a week when (for a few days) the weather was unnaturally hot for Scotland and my room was quite hot and stuffy. However, for the rest of the stay, the weather returned to a "normal" Scottish summer (i.e. cool and wet), so I was happy.
- Verified traveler (2/5): - Disappointing - 5 rooms to one shared bathroom (broken toilet seat) and one shared shower (which was a nice shower to be fair). No air flow in the room/thermostat and only able to crack window open slightly. Mattress was very uncomfortable. Property doors were very heavy and there are multiple (two in the entry way plus one for each individual cubical room) so quite noisy hearing them slam throughout the night when other guests enter and leave the property.

- Catherine (4/5): More of a hostel than hotel - Our room was 9 flights of stairs up and no lift . Walls so thin I could hear the people next doors every move it was awful . Window was broke and iv ended up with a bad chest infection .staff not very helpful of pleasant. Cheap accomatation but by the time they charge you for towels and to store your bags it's not much cheaper. The only good point about this hotel is that it is clean . I'd say it's more off a hostel than a hotel and the beds are like sleeping on the floor

They need to invest in shower mats. The other residents in the flat flooded the showerroom as there is no shower mat, so not very pleasant to use in the morning if you are not first in!

- Nolan (8/5): Standard student accommodation - It's convenient for the fringe at the edge of the meadows. Summerhall fringe venue is across the street. Standard Student accommodation , reminds me of the halls of residence that I stay at in uni.
Check in was easy and fast. No towels provided but can be hired for a cost of £3.
Had a double room and hence in flat 9, top floor no lift up 5 flights!
Rather basic room. Sweet wrapper on the floor- but otherwise clean.
Toilets shared with occasional run out of toilet paper.
Bed was uncomfortable and definitely too small for two adukts(120cm width).
No really complaints, better than a hostel but not a hotel!
- C (4/5): Grim student accommodation - Having just spent two nights in decent student halls in Edinburgh I found the cell like room with slamming doors quite unnerving.
No towels provided and not even any soap in the loo. The shower had mould stains which the universal spray painting had obviously failed to cover up.

- Lorraine (10/5): Destiny Student Accommodation - Only hiccup we encountered when checking in took a long time to find the second half of our parties booking as we ended up going through all of our names. We were expecting this all to be under the main bookers name but I suspect that was more to do with booking agent than accommodation. Would go back again as we love Edinburgh and it was excellent value for money.

There are kitchen facilities so that is a bonus for those seasoned travelers. Not great for families with small children.

No internet or signal on mobile and although they have Keysurf free you must register and if you've forgot your passport you've had it as how can you get your email reminder with no signal !

- Maria (6/5): Value for money, I guess - Good location. Clean-ish, although sadly my room had not been cleaned before I arrived. Very noisy but then again, what do you expect when the place is full of students.
- Verified traveler (4/5): Student small box room ,near with Town center - No car parking, if you want to park inside you have to pay 14.25£ per night for car parking charges, smell carpet , no teabag and catel in room, bed is not comfortable, only best for price is less, near with town center .
- Ian (4/5): Gloomy room. Shabby facilities. Nice kitchen! - Everything about the entrance hall (echoey, broken door handle, cracked light switches), bedroom (inadequate lighting, draughty window caused by a damaged window mechanism, no headboard, no coat hangers provided, stale, musty smell) and bathroom (temperamental shower running hot and cold, cracked shelf above the wash basin) says that day-to-day maintenance is not a priority here! The fact that they don't provide towels (available to buy at £5 each!) says everything you need to know about the experience.
However the kitchen has been recently modernised to a very high standard and is big and spacious, so if you have a party of people who wish to share a flat during the Festival and don't mind slumming it bedroom-wise this could be an affordable solution (though I personally wouldn't stay there again as the kitchen facilities weren't important to me).
It is located within easy walking distance of all the major Fringe venues in the Old Town, directly opposite the excellent Summerhall where many of the best theatre shows happen. There are lots of pleasant cafes and bars nearby and buses every few minutes down to the New Town / Princes Street area (£1.60 each way or £4 day ticket). However don't be tempted by the nearby "The Codfather" fish and chips, which were of a very poor standard!
