- juhi (2/5): avoid avoid avoid - great location. the room smelled damp and the curtains were moist to touch. The wall behind the bed was damp from water leaks which the owner insisted wasn't possible because it wasn't in the monsoons?! also the wall in the bathroom was all kinds of weird, and there was definitely mould. instead of being helpful and responsive, his response was "what do you want from me". pro tip, if you're looking for the owner and he isn't to be found, he's probably at Francis, the bar next door :/

- Taylor (9/5): A wonderful place to stay while discovering the neighbourhood. - Our stay at Niyati Boutique Stay was both unique and very comfortable. The location is excellent for exploring Fort Cochin, making it an ideal base to wander the area with ease. The rooms are lovely — thoughtfully designed and perfect for relaxing and enjoying the atmosphere. A wonderful place to stay while discovering the neighbourhood.

- Benedikt (7/5): Alles in allem, ein nettes Boutique Hotel im Zentrum von Fort Kochi. Gut für eine kurzen Aufenthalt. - Die Lage ist super. Alles sehr gut zu Fuß erreichbar. Die Anfahrt vom Flughafen dauert aber etwas länger. Das sollte man mit einplanen. Leider gibt es kein Frühstück mehr. Das war früher sehr gut. Es gibt aber fussläufig ein paar gute frühstückslokale. Am Anreisetag gab es außerdem weder Strom noch Wasser. Dafür haben wir aber einen Discount erhalten.

Charming rustic rooms. The reception desk was non-existent. Was bit of a circus, no communication, could speak english and had no idea what was going on. One of the rooms had a dreadful smell! too bad, we couldn’t sleep there. Lots of mosquitoes in the rooms.

Thoroughly enjoyed it. The location is fantastic too. To nit-pick, the TV didn't work and the toiletries only had 1 soap and a toilet roll. A handwash would have been good. However it didn't impact the overall experience

Pour autant il y a de gros problème d’humidité… ma chambre située au rdc avait des remontées d’humidité sur les murs au point que els affiches dans les tableaux se decollaient. Elle sentair l’himidite en permanence malgre ventilation et clim, tout etait moite. Lorsque vous prenez une douche, ou il n y a pas de tapis de sol, vos traces de pas mouillés ne s evaporent pas tant il fait humide… Et il y a un manque d’entretien general, je ne parle pas de proprete mais de remise en peinture, de reverbir la porte de la sdb attaquee par l’humidite, …

- OnAir48136746768 (4/5): Not the best experience, unfortunately. - I stayed recently and had a mixed experience.there were several issues that made the stay uncomfortable. The TV didn’t work, there was a ceiling leak in the room, and a noticeable damp smell throughout. The biggest problem was the noise — I could clearly hear hotel staff talking loudly until midnight due to poor soundproofing. Staff communication was also disappointing and unresponsive. Overall, the stay fell below expectations. The hotel has potential but urgently needs improvement in maintenance, sound insulation, and service quality.

The staff communication was below expectations — not very responsive or helpful. The TV in the room wasn’t working at all, and worse, there was a leak in the ceiling which made the stay uncomfortable. Aside from these issues, the rest of the amenities were just average. Unfortunately, I wouldn’t recommend this place unless major improvements are made.
- Daisy (5/5): Nice staff and good potential but during monsoon rainy season it’s not comfortable - Historic building, great location in the old fort, fun bar next door with karaoke and serving drinks. The downstairs room was very damp due to monsoon rains and it being an old building. The bedsheets and all our clothes got wet from being in there. Staff were kind and moved us to another room upstairs which was a bit better but still a similar problem. Karaoke bar next door and the old doors to each bedroom mean it’s noisy at night while people are still moving around.

Our room was clean, comfortable, and beautifully decorated, with thoughtful touches that made it feel special. The atmosphere was calm and romantic—perfect for unwinding after a day of exploring. We especially appreciated the peaceful surroundings and how close the property was to local sights, restaurants, and shops. It was the perfect base for enjoying the area while still feeling tucked away from the crowds. We would definitely recommend Niyati to other couples looking for a serene and memorable place to stay. We'd love to come back!

Perfectly located amidst antique handicraft shops, it’s just a short stroll to some of the best restaurants and cafés. An ideal choice for couples or families seeking a memorable stay. The ground floor rooms are situated near the reception, which may result in reduced privacy or occasional noise. For guests who are particularly sensitive to these aspects—such as solo travelers or groups of bachelorsor couples an upper-floor room might be a more suitable option.

- Antony (5/5): Budget stay, Best for a Staycation. - Niyati is located well at the heart of Fort Kochi. Everything is just a short walk away. The room size was decent. The toilet was very clean. The old furniture added character to the room. The Francis is right next door . Food was simply awesome. Booze is a tad expensive. The Aircon was not working properly and there was nothing much the staff did about it. Tele was also not working due to some maintenance issues. We ordered food from room and the billed rates were different from the rates placed in room.Bed linens have become old and does require replacemnt. Torn curtains, not impressive.

- Manasa (7/5): Worth money but not super comfortable - Staff is kind, location is amazing. The beds are highly uncomfortable; you can feel the spring through the mattress. the hotel gets quite loud owing to the live music in the bar, and the entrance of the hotel being so close to the rooms.
