• Michael (10/5): - This place seems to be a student dorm that has been repurposed as a hotel/hostel. Staff was very friendly and helpful. There was a "shared space" common room at the end of my hall complete with a kitchen and refrigerator if you want to buy and prepare your own food. It is relatively close (short walk) to the train station and very close to a bus station making transportation convenient.

• Verified traveler (2/5): Hostel type accommodation with temperature issues - I would not recommend this as a place to stay at all. It's just basic student accommodation and not a hotel. My room was airless and the ground floor room windows cannot be opened. Air conditioning wasn't working either, so you can't get any fresh air flow. Very stuffy and uncomfortable. The bathroom is probably the best part, except not having a light switch, it was fairly modern and clean. The 2 rolls of toilet roll provided are of the cheapest quality possible. There are no tea and coffee making facilities in the room, nor is there even a plastic cup or glass in the bathroom. The floor was unclean with hairs from the previous guest and clumps of dust when I arrived. Lights were very bright in the room with no bedside lights. The bathroom light weirdly has no switch, it just goes off eventually. Directly outside my room was a large smoking area, so there was noise from people talking out there. Higher floor rooms may fair better for noise, unless on the road side. I ended up checking out early as I felt light headed due to there being no working air conditioning or an openable window. This is the most uncomfortable room I've ever had the misfortune of staying in and the fact they're asking £150+ per night is ridiculous. The whole place feels extremely hot and stuffy, with only the reception area being a comfortable temperature. There are far better options, even if it means paying a little more. They really need to sort this place out as it's simply not fit for purpose.

• Verified traveler (10/5): Great! - We loved that it was only a 15-20 min walk to many popular sites. Quiet area away from all of the busyness without feeling like you are missing out. Staff was kind and accomodating. Beds were comfortable. Lots of food places a few mins walk away. The bus to get to the airport was also a very short walk.

• Verified traveler (6/5): Ok but too hot! - They are what youd expect from student accommodation basic but sufficient. Staff were friendly and cleanliness was ok. Quite a central location. However, the rooms were extremely hot, uncomfortably so. It felt like there was heating on (August). The corridors were even warmer. The weather wasnt especially warm so it did not seem to be related to that. Based on this i wouldn't stay again.

• Verified traveler (10/5): - This was the first time my friend and I stayed at the hotel and experienced a room without tea/coffee facilities. I know there was a kitchen area on all floors but! there was dirty dishes in the sink that was there for the two nights we stayed,which by the way wasn’t ours,the kitchen next to my room clearly hadn’t been cleaned for a while.This is not for me,i knew there wasn’t any breakfast but! who wants to go down to reception for a tea/coffee in the morning to a flask of Luke warm water.l’m quite sure especially more mature people would appreciate tea coffee facilities in all rooms.
• Daniel (6/5): - The room is very small, remember this is a student halls, so the room really is for one person, which is why you get one towel, even if two are staying. Sadly, considering what we paid and assuming how much a student would pay per year, the mattress really is cheap and offers little to no support. All internal areas were roasting and in the bedroom, we could only open the window slightly. The shared area was useful and clean and bathroom was decent, but its just the mattress and a lack of space for two people which was the issue. If you are ok with this, then book it, but dont expect a lot.

• Adam (6/5): - PRE-STAY -this may be an Expedia thing, but I booked cancellation insurance because I wasn’t sure about my exact dates. When I tried to cancel/switch, I was told I’d have to make a claim through a third party, blah blah… I found it misleading how the cancellation option was presented -Arran House didn’t respond to Expedia when they were reached to ask if a cancellation was possible (not even a ‘no’) CHECK-IN -very friendly staff upon arrival -checked me in early which was great after a long flight ROOM -room was perfectly serviceable -generally I found the building to be a bit humid, warm -lots of outlets -it’s clear an effort it made to maintain the place. -white paint patches in the room -very small and thin pillows -nice bathroom. The shower door was a bit difficult. -i didn’t need to switch towels or linens while there so can’t speak to their weekly housekeeping. -no blowdryer or anything – everything in the listing is accurately described. -small soap rack in shower -good wifi STAY -No secure refrigeration, but shared kitchen is helpful -secure building -doors slam very loudly so that might be a problem if you’re a light sleeper -easy self-check-out -surrounding area is just okay but it’s a short walk to things OVERALL -I’d agree with other reviewers that the staff is very friendly, the place is perfectly serviceable, but relatively overpriced for what you get.

• Jason (4/5): Not good value. - Very pricey for the type of accommodation. Strange that washing up liquid was provided, but no soap/shower gel. So many doors to navigate, some of which did not open easily with the provided key-fob. Button for "G" in the lift only worked sometimes, ended up going down to 1 and then taking the stairs. Would not recommend.

• Brittany (6/5): - You get what you pay for. I would compare this to a hostel, which isn’t a bad thing. We saved a lot of money staying here so I am happy with what we got based on what we paid for. Just don’t expect any extras. Having a shared kitchen was really nice and the place was very clean and felt safe. Our biggest complain was that it was VERY hot. The main lobby had AC but that is it. The hallways were extremely hot walking to the room as then the room was uncomfortably hot. They said they had fans but they were out and couldn’t find one for us and then the window only opens the smallest amount. It was hard to sleep. But again, we saved a lot of money and I would still recommend staying if the savings are important. Overall everything else was good.

• Shelby (4/5): - The best part of this stay was the staff, they were lovely and the communal kitchen was nice. Unfortunately the good ends there. Our room (and all rooms in the hotel we we’re told by staff) was unbearably hot. We were given an A/C unit which worked no better than a fan and smelled very badly of stale water. The tap in the bathroom was burning hot water and couldn’t be changed, so hot you couldn’t even wash your hands in it and the shower changed temperature at a whim. The only way we found to get cold water in the shower was to flush the toilet. There was an instance where we came back to our door unlocked and open. Nothing was cleaned and there was no reason staff would’ve needed entry. Nothing was stolen but it was a wee bit un-nerving. We also had no garbage can in our room. If we were staying longer than two days I would’ve left and booked a different hotel.
• Verified traveler (4/5): Uncomfortable - The mattress was the most uncomfortable we’ve ever slept on leading to backache. I suspect it was either a very cheap mattress or ready for a skip. Raised this after the first night and they said they would look at it, but I don’t think they even entered the room: it was clean and a good location, but when you book somewhere to stay - a good nights sleep is the important part and unfortunately this completely missed the mark
• ryan (2/5): Dirty place to stay - Room was dirty, had clearly not been hoovered before my arrival. Hairs in the shower. Mould in the shower. Very hot room with no aircon. No amenities, tv, kettle etc. did not have proper bed sheets so often touching the mattress.
• sadia (8/5): - The property itself was in a good location and proximity to city centre was ideal as we were able to walk most places. The only downside was the room was very warm, the mattress was lumpy and the pillows rather thin. Over all we would recommend it for it's location, facilities and staff were wonderful. It is ideal for a few but we recommend you bring your own fan and pillows.

Only issues were the mattress and pillows were quite thin and not comfortable and the room was very hot. Overall would stay again as very good value compared to other accommodations during the festival.

Our sheets were stained and there was 2 large clumps of hair on the bathroom floor. Shower door was rusty. Did not know that this was student housing therefore no tv and not one garbage can in the entire room or bathroom. The bed was a spring foam mattress of sometime and we had the worst sleep ever. Half the staff were amazing but the other half were ignoring us while we stood right in front of them at the front desk. Coffee machine was out of order for our entire stay and there is only one elevator for seven large floors of people. We also paid over $200 per night which was atrocious given the quality of the room. Would not recommend to anyone except maybe the ex.

• Ewan (6/5): - Far too hot. There is a portable cooling fan (not that cooling) unit in the room but it just blows the hot air out the back back into the room. We had to have it on a chair blasting directly onto the bed, but then we are stuck with the noise and wind. We were on the 4th floor, the poor people up on the 7th must have been cooked alive.
• Veronika (8/5): Would stay again - All in all I had a good experience staying at this accommodation. The room I had was basic, but comfortable enough and decent value considering the timing of my trip. They have friendly and helpful staff and nice location. I would use it again.
• Ashley (4/5): Not worth your money - This is just not worth the money. The bed was lumpy and dipped in the middle. There were absolutely no frills and for the price it was not good. Soap to wash your hands has to be picked up in the lobby. A community coffee maker was out of order. No tv in the room and not even a trash can in the room. It's an empty student dorm room with one towel, sheets, and 2 pillows.
• Mark (2/5): Horrible Hell Hole!!! - Worst place ive ever stayed at in my life and ive been all around the world. 1st of all its not suitable for two people, beds are way to small, its dirty, the staff are untrained and unhelpful and the corridors are like saunas. If you are a female and have to use sanitary products be warned the room does not have bins to put anything in. Hotel was contacted after the booking about all of this but have not bothered to reply!!!! Id sleep on the ground as long as Id have somewhere to put my head down but id take a hedge outside than stay in this place again. AVOID at all costs!!!!
• Lynn (8/5): - These are essentially student rooms. Which wasn’t really clear from the booking. I knew it was basic, but didn’t appreciate how basic. But it was fine for what we needed.
• Eliott (2/5): - My girlfriend and i spent 100 pounds a night at that place. We didn't expect the mattress to be this old, this uncomfortable, and moreover laying on a rusty wooden plank. Super loud doors, no intimacy, really tiny room, one bath towel for two. Don't recommend at all, a place to avoid.
• Gianluca (8/5): Good location - Good location, a 10 min walk to haymarket tram stop. Cleanliness could be improved, there was someone else’s hairs on the shower wall and someone’s boxers inside the bottom shelf in the wardrobe. The room was very small. The staff were lovely though.
• ian (8/5): Good Fringe Base, Poor Mattress - Stayed for the fringe, easy access to town, the bus stop is just outside and only a 10 min journey. the place is basic but clean, the mattress needed replacing and the pillows were not great but was good for a base.
• Gabriella (2/5): - Awfully dirty, horrible beds, impossible to have fresh air in the rooms and full of rats around the building. The worst services in my life for this amount of fee.
• Todd (4/5): Glorified Dormitory - This dormitory is trying to pass itself off as a hotel, beware. While the price was near what other real hotels offered, it is not a hotel. The rooms have a full sized bed in a pair with thin mattresses and poor ventilation. There is a shared kitchenette and a love seat couch. It was incredibly loud, anyone talking in the interior outdoor area was easy to hear in the room. It was also sweltering hot and despite the cheap fan in the common area it did little to lower the temperature. There were also no amenities like soap, shampoo, or a bath mat. They gave us 1/2 the towels we needed but did give more when we asked. If you want a hotel with reasonable beds and amenities, then I recommend booking somewhere else. If you want to stay in a dorm and relive the experience of college, or you want a very basic place to stay, this will probably do. When I complained to Hotels.com they said sorry, the description of the place was written by the hotel, and they didn’t bother to verify it. During the school year this is a dorm, in the summer they try to repackage it without doing hotel things and still charging hotel prices. I don’t recommend this place for college or for a hotel.

• Judie (10/5): Vacation 2023 - It was a friendly, clean and spacious place to stay. Being student housing it gave our grandsons each a room and bathroom of their own. Staff was great to help us it was our first visit to Edinburgh.

• Andrew (2/5): Not a hotel - Not a hotel (despite the misleading “3-star hotel” description), it’s actually student halls! You don’t even get hand wash provided, let alone any of the other things you’d expect from a hotel. Upon checking in we asked if we could have a later check out time where we were told that we’d have until 10:30 before the cleaners came round. At 10:05 we had a rude person come to hurry us out, telling us we’re late and the info we were given at check-in wasn’t correct. It’s good accommodation if you like rude staff, students shouting through the night and a really hot room… oh and to bring your own hand wash

• Andrew (2/5): THIS IS NOT A HOTEL - NOT A HOTEL! This is a dormitory that is used as a hotel in the off season. The rooms are tiny and very hot. Mattress and pillows are paper thin. I basically slept on a tabletop. There's no soap in anyone's rooms so nobody is washing their hands. No trashcans. This is a youth hostel, not a hotel.
• Lynn (2/5): Awful - I feel very misled upon booking this ‘hotel’. It is advertised as an upmarket hotel. It is student dorms! The bed wasn’t made, the pillows were paper thin. There was not even soap/shower gel in the rooms. This is basic hygiene standards and were not met. The rooms were boiling and smelled of aftershave. The towels were hand towels which you had to ask for at reception. The staff were lovely but clearly students with no experience. I booked this for a getaway surprise and was mortified to be honest.

• Mohamed Ashkar (10/5): - Excellent.The staff was very kind and helpful.
• Michael (2/5): - Receptionist not will to address our issues about the pillows! Pillows and and bed is so uncomfortable
• Richard (6/5): - Very basic room, is basically student digs that's being used as a hotel. Check in at 3pm but so many customers all arriving at the same time and not enough reception staff made check in slow and painful. In a plus note, we were allowed to store our bags during the day as we arrived in Edinburgh very early.
• Hans (10/5): Clean near shops cinema and wetherspoons - Clean, communal kitchen, fridge , micro, cooker and dishes cutlery, right outside fountain bridge.
• Verified traveler (8/5): - Great stay bus stop down the road to get into city centre only takes about 5-10 minutes depending on where in the city you get off, only problem with it was far too hot throughout the night not great when staying with my other half, we got asked to come back in a hour as our room wasn’t cleaned came back and got two alcoholic drinks and some sweeties so that shows how great the staff are
• Verified traveler (6/5): - Check in took a while, plus an extra half an hour as our room was not ready. Room was satisfactory, toilets could be maintained better. The kitchen was stocked up but smelled bad. However it was a good location. Not worth the price, but good to spend nights at.
• Kimberly Chwee (10/5): - The staff were incredibly friendly and helpful. It's at a great location with the Fountain Park less than a block behind it along with a grocery store and numerous food options. It's in a good spot for buses or even walking to the sites in Old Town.
• Rosemary (6/5): - Basic, but fine for a short stay. The doors are extremely loud unless closed carefully and the floor hadn't been cleaned properly. Otherwise the bed was comfortable and location was quite good for the price.
• shelley (6/5): Basic - Rooms were really hot and uncomfortable, seemednto be no ventilation and can only open windows tilted so no ease on the heat .wasnt a particularly hot 3 days either . Bed is a small double so a couple any bigger than 13/14 stone will struggle for a good nite sleep . Overall its what i expected but the heat in the room and hallways above the first floor is awful ...was raining and about 12 degrees outside .
• Bruce (10/5): Great service and excellent customer service - I chose this place to stay because of the location so near the centre value for money
• Hazel (10/5): - Stayed here while visiting for the Fringe festival, it was a convenient walk to town with lots of good foody options nearby. The room was small and simple but felt modern, clean and had everything you need, nice powerful shower! Access to microwave, fridge, kettle, oven, etc. in the shared kitchen. As a lone traveller I felt very safe and secure once I was inside the building. There was an open main entrance to the very friendly reception, then three locked doors you can open with your room fob to get you inside your space. My only criticism would be the pillows were rubbish, two VERY soft pillow, had to fold them to get anything resembling support.
• Paul (8/5): Worth the money - Far too hot with very limited ventilation. Other than that it met our expectations of a student accommodation. Check in was easy and pleasant. The staff were really eager to please and helpful. We asked for some hangers and a hairdryer and they were readily available. It's close enough to the city centre to walk and there are buses for those who don't want to. Traffic noise from the main road is a bit loud but otherwise ok. We didn't hear any noise from other guests. I'd give it 5/5 value for money. Accommodation during the festival in August is expensive and not always readily available.
• Martin (8/5): Cheap, clean, convenient - A fantastic property in a great location. Spotlessly clean and the staff friendly and efficient Shame that the mattress felt like a medieval torture device, for possibly the most uncomfortable night sleep ever. But it is a really, really great place to stay so hopefully they can sorry that one issue out to give it a full 10/10
