I will come back & adjust if something is done to correct our frustration with paying so much & being treated as if no AC with 77degrees inside room should be acceptable in Charleston on a 90 degrees day outside.

- shemazar (6/5): Rooms clean; parking is highway robbery - Far away from the interesting stuff. Rooms were clean and decent. Parking is $50/night - highway robbery. Breakfast was solid — better than the Hyatt House we came from in Orlando as it had waffles and pancakes.
- katiesA2411BA (10/5): Great experience - Loved this hotel for our family trip to Charleston. Location was excellent end walking distance to everything we wanted to do. Room was spacious. A nice little extra I noticed was hot chocolate for the kids 24/7, this kind of thing is always something my kids mention when thinking back about trips. Also the valet guys were literally the nicest most helpful valet guys we’ve met, they went above and beyond, especially Caleb c and Ty. We would happily stay at this hotel again

Caleb with from valet truly made my first time in Charleston so incredible, from his great bar recommendations to his friendly demeanor and great sense of style! - jessicasX2726KN (4/5): Construction-do not stay - I stayed at this hotel in January of 2024 and had a great experience. Great breakfast, nice room, convenient location. So when I returned in February 2026 I stayed here again. However, this time was different. Nowhere, on the website, does it say there is construction next door. And when I say next door, it sounded like it was in my room. When we called the front desk, they said it rang through the entire hotel and it was from 9:00AM-5:30 PM. Constant knocking and drilling. So loud! The next morning, it started at 7:45 AM. When I asked the front desk, they said it started at 8:00 AM. The next morning the banging and drilling started at 7:30 AM. The hotel should have disclosed this noise as I would have stayed in another hotel. Instead of being able to relax or sleep in on vacation we were constantly hearing banging and drilling as if it was in our room. When we complained there were no rooms to move where you couldn't hear it AND the last day of our stay the rate went from $250.00 a night to over $600.00 which is a rediculous increase considering the above, in addition to TV channels constantly going in and out or freezing. While there are great things about this hotel, the transparency around the noise and construction was less than ideal.

Historic Charleston can be a congested place and the Hyatt House is almost invisible from the street. Excellent staff, rooms and amenities. The valet service was superb. Recommending Hyatt House to all my colleagues when they're in the area or passing through. PS. Be on the rooftop at "POUR" at sunset. Trust me, you'll pull out your phone .
- gabriellepP1560AR (10/5): Wonderful Front Desk Experience and Birthday Staycation - We had a little "staycation" at Hyatt House for my daughter's 8th birthday. It was the perfect little night away -- especially with the indoor pool, attentive front desk and delicious breakfast. What really set our experience apart, was how much Annalisa and her team at the front desk made my daughter feel special for her birthday. They sang "happy birthday" to her when she arrived, gave her a goodie bag filled with all her favorite treats and a personalized birthday note. The girls thought it was "magic" that somehow the hotel knew it was her birthday! Thank you Annalisa and Hyatt House team for making her 8th birthday so special!
- yd567 (2/5): Terrible hotel great staff substandard rooms - The staff was great and tried their best. It is unacceptable however for a global brand like Hyatt to have sub-standard rooms being offered to guest. My experience in spite of holding a globalist status brings me a chill to imagine how lower tiered loyalist must be treated. The room had unbearable chlorine smell. Within a few minutes I had to get out. No secondary egress- windows did not open, sealed shut. On reporting to the front desk, they tried remediation starting with a room air spray. That made worse. Then we had to leave the room for multiple hours so maintenance could run a very loud air purifier machine. Not sure if that helped. I was told no rooms were available for the night but promised a new room. My daughter and I had to sleep in the room as all other hotels in the area were booked or completely out of my budget. The fact that I had to go through this is ridiculous given how the hotel is right in the middle of historic downtown and yet continues to have sub standard property. Will not recommend this hotel to anyone. Hyatt house really needs to get their act together for this brand of hotels in their collection

- David (5/5): Next time, I'll stay at the Hampton Inn. - It's in a great location. But so is the nearby Hampton Inn. I reserved through Booking.com and so I wasn't aware there'd be noisy construction all day every day. The breakfast wasn't up to Hampton Inn standards. And the state-operated parking lot onsite has a sign saying there's a maximum fee of $21 per 24 hours, but I was charged $46 for 21 hours.

The reviews online all said clean, nice etc- even had some 10/10 on the site I used to book. Our first room had stains on the sheets so they moved us to a different room, and that room was worse. The condition of the room is disgusting. Hallways smell. Stains on the floor and couches. Bathrooms were in bad shape, wallpaper peeling, moldy looking. Just gross. W We left to get a bite to eat and decide where to go. When we got back the person at front desk didnt even dispute the conditions. Told me because we were checked in for an hour we would be charged first day. At that point I didnt care. However I will say when i called next day to confirm the refund and see about getting first night back the manager was really kind and understood. Told us they are aware and under renovations so it will be better soon. She was apologetic. So while at this time I would say to not stay there maybe after renovations it will be better call and check first.

- Eric (3/5): Extensive training to the women who treated me & not first time she has ever done that. - The manager, valet was very informative, gentleman that checked us in. He even walked us to our room cause we got lost. When we did not have hot water & requested to change to another room lady at desk with mid length hair told me we will not change to another room 3 times no matter what cause we do not want to inconvenience the cleaning lady to clean an Xtra room. I am requesting a refund, I did report this to manager next morning. I can jot believe that lady said that to me. Shower had to be on all the way hot to take a shower never hot water.

The view out all 3 windows was the top of the building and you could not see anything. Felt very claustrophobic and like we were trapped in a submarine.

Nothing to complain about - a little bit of construction happening but didn’t impact our trip at all.

- Amanda Leigh (4/5): We won’t be staying at the Hyatt on King St again. - The staff was very friendly and welcoming. The main lobby was clean and the breakfast was enjoyable. We walked in our room and it smelled of mold and dampness that caused us to ga upon walking into the room. While showering, the water leaked out and made a 1/4 in puddle covering the bathroom floor, and made its way into the mirror area and onto the carpet. We were asked if we had a “water fight”, jokingly I believe, when maintenance helped us clean it up. And they suggested that the shower head was pointed incorrectly.

- Paul (8/5): My stay was very good- close to restaurants, shopping , etc. - The check-in process was very easy. Front desk, concierge staff were wonderful and the breakfast was good. The cleaning staff did not do a good job with the room. Our room was not cleaned for one day despite multiple requests to the front desk. The bathroom was not cleaned properly and the room was not vacuumed. Disappointing!
- Lolita (8/5): We had a good stay for our annual cousin trip. There were 21 one of us in our group. - The location of the hotel is excellent. It is very walkable to food and after hours activities. Our room was good, although the view was horrible rooftops and industrial buildings! The breakfast was adequate. but with very little variety. Luckily I am not a big breakfast eater. It was adequate for the children in our group but was lacking for the adults. The parking for the hotel is ridiculous. The deck is a huge rip off and basically forced us to use the valet service. The valet attendants did a wonderful job and got the cars to us as quickly as possible. The access in front of the hotel was tight. It was quite disturbing to have two fire alarms on two different days of a three day stay. The pool was freezing. There really should be a heated pool option.

- Elaine (6/5): - The staff was very helpful and polite to us. We didn't have any hot water and had to keep reporting this issue to the front desk. Maintenance came every day to fix this problem.
- Yajaira (10/5): Will come back here in a heartbeat. - The staff was very friendly and the rooms spacious and comfortable. We were close to attractions or free bus stop which made quite convenient.
- Virginia (9/5): Excellant and we hope to be able to visit again. - We enjoyed our 50th Ann. at this location and enjoyed charleston. The complimentary wine was so appreciated. and everyone was so helpful and friendly. Thankyou ,plus we commend you on the nice variety at the breakfast bar. Each day the menu changed and that was excellant. Thankyou for making our anniversary special. Only thing was the pool. It had mold around the tile and the water could have been cleaner.

- 682lizz (8/5): Nice visit - Mostly everyone was very nice here. We only had 1 situation where we bought some snacks from the market downstairs and the front desk lady seemed very bothered by us . She said she had to do something for another guest so she was a little rude to my husband. The parking situation is a little ridiculous there. It’s $49 / day to valet there plus tip every time you leave/ come back. Hyatt should really offer guests a discount for that. We ended up parking at the garage next door. It’s fine if it’s sitting all day , but charge as you go in and out. That was a little ridiculous too, but we ended up doing that every day. We paid different prices everyday. $30, $40 , $45 so don’t believe the $24 daily . The hotel suite itself was nice and the location was great. We visited the Pour taproom once. It was ok, but it gets pricey.
- B273SKjamesh (2/5): Unacceptable Front Desk Conduct and Valet Fee Discrepancy - I had a deeply disappointing experience at Hyatt Place Charleston Historic District, largely due to the conduct of the front desk manager on duty. At approximately 9:00 PM, I requested my car from valet and was told it would take 5–10 minutes. Despite low seasonal occupancy, my vehicle was not returned for about 12 minutes. When I approached the front desk to calmly ask about the delay, the manager on duty responded dismissively and threatened to call the police simply for asking why my car was taking longer than quoted. At no point was I aggressive or disruptive. I was speaking calmly and respectfully. I have video documentation of this interaction, including the moment where the manager threatens to involve law enforcement, which was both unnecessary and alarming. When I asked for her name, she refused to identify herself, despite claiming to be the manager on duty. Additionally, I was charged $49 for valet parking, while Hyatt’s website lists the valet rate as $38. The issue is not disclosure—the fee was presented prior to check-in—but rather that the amount charged does not match Hyatt’s published pricing. I travel frequently and have stayed almost exclusively at Hilton and Marriott properties for over 25 years. This was one of my first stays at a Hyatt property, and based on this experience, it will very likely be my last. Threatening a guest with police involvement over a routine service question is unacceptable, particularly from someone in a managerial role. This experience fell well below the standard expected from a major hospitality brand.

We had a queen bed and a sofa bed in our room but no bedding was provided for the sofa bed even though we had 3 adults and one child on the reservation. Valet service is a ripoff, use the garage next door.

- TravelDeer (8/5): Nice hotel, large indoor pool, a bit of a walk to historic sites - Hyatt Place and Hyatt House are essentially in the same building. They are connected and share the same indoor pool. The indoor pool is large and heated, from 3 ft to 5 ft deep. Valet and front desk staff were all very nice. Room was clean and spacious. We stayed on a high floor room (slightly extra cost) with nice views, so were not bothered by the lobby construction. Yes, because of the current lobby construction at Hyatt Place, the Hyatt House lobby is being used by both hotels which makes it extra busy including breakfast, but it was not terrible. Hyatt House looked a bit nicer, cleaner, and more recently renovated (walked through Hyatt House to get to Hyatt Place). The hotel is located close to many shops and restaurants, but it is a bit of a walk to get to historic sites, so it would be preferable to stay in the downtown or French Quarter area if looking to be closer to sites of interest. There is a public parking garage right next to the hotel and this might be a less expensive parking option if not planning to take the car in and out.
- Vacationer827919 (8/5): Great location with a large quiet room - We were surprised by the large room that had a small kitchen and sitting area with a couch. The blackout curtain allowed us to sleep in. The location was excellent and we enjoyed drinks at the rooftop bar when we arrived. Making the trip more affordable was the large breakfast that was included. It felt a bit like a large chain hotel (so many small boutique hotels in Charleston with distinct personalities) but this was a great location and super value for the money. We also saw several well behaved dogs so it must be a pet friendly hotel
- emscronce (4/5): Chaotic, construction noise, and drunk guests - On paper this hotel is absolutely fine. But what the website does not tell you when you book is that it is under construction. The Hyatt house and next door Hyatt place are sharing a lobby due to construction, which makes everything from breakfast to check in extremely crowded. Long check in line, chaotic breakfast, chaotic valet and parking, and loud construction noise during the day which made rest pretty much not possible. The Hyatt place side of the hotel was adequate but I’ve stayed in may hyatts recently and this one was feeling a bit shabby. Clean, but a bit worn out. I was staying here with my husband and two kids, and were woken at 1:30 am by a drunk guy in the hallway screaming f-bombs on the phone with someone. This went on for about 20 minutes. In general the rooms did not insulate from sound very well, lots of neighbor and hallway noise. Not the best experience unfortunately.
- Kanjidog (10/5): The only 2 bedroom on King St - The new GM Nathan was very present. Always around answering guest’s questions, and helping make our visit a great experience. The rooms are large, we had a 2 bedrooms for two couples. Great location on upper King St.
- 543gabrielat (2/5): So bad we considered changing to another hotel before our 3 day stay was over - The rooms are old and smell of humidity. There is construction going on and the noise wakes us up early in the mornings. Dogs are barking in the rooms nearby. Breakfast is included but my husband described it as “chaos”. This was not a cheap stay, and i wish we had gone to another hotel. Never coming back to this place.

- Ashley (8/5): Very good location. Nice breakfast. Bathrooms need to be cleaned better. - Everyone was very friendly. The pool was warm in December. The shower was moldy and looked like it hadn’t been cleaned in a long time. They are remodeling and I guess we got one of the old bathrooms. So the pictures are misleading. The overhead light was going in and out the whole time. The parking was 100$ for 2 and a half days! If you leave and come back you get charged twice for one day. Which is the city of Charleston not the hotel.

- LEN (1/5): Not a Hyatt experience. - Construction, which was never mentioned either at booking nor check-in began at 7AM scaring both my wife and I while sleeping. Loud screeching drilling and sledge hammer banging. When I explained what happened to the desk clerk when checking out, I was emphatically told the manager would be calling me within the hour. Never heard from him/ her.
- C1112XKhenrys (10/5): Welcoming and Walkable - Just the best staff. They make my day every day. I walked everywhere, enjoying the side streets around the main streets. The front desk and breakfast crew started my day great and the front desk, well, they rock it.

- Yanara (4/5): Very noisy - Location was good. Just slightly off King Street. They have heavy construction occurring at the hotel. the heavy machinery bull dozing would begin at 730am daily. The entire first 3 floors were deeply affected by the noise and vibration. Also just across the street there’s hotel construction as well. The noise was unbearable When I asked the hotel staff if I could be moved they told me that the hotel had just been sold out and nothing could be done. They also said I would lose my money if I checked out.
