Keys must be returned at check-out or within a maximum deadline of 48 hours after check-out. In case of noncompliance, guests will be charged EUR 15 via credit card details.
Lost goods will be kept for a maximum period of 30 days. The property will be happy to send the items back to the guests by mail, at an additional cost.
Guests must make the least possible noise between 22:00 and 08:00.

- Konstantin (10/5): Great location, nice quite rooms, friendly personal - We liked the location. There was a great place where we had our lunch: POMME eatery with friendly staff and good food. Another good place to eat close to the hotel, very popular Tapisco. The personnel was very friendly and accommodating. The room’s windows had great sound proof, the apartment was quite. We had great AC working perfectly. Breakfast was quite good. All was very good.

- Mark (9/5): Great location and a charming accomodation! - The location is simply amazing. Breakfast is basic, but good enough fuel to start the day. Staff were very friendly and accomodating. Thanks for a great stay. I'm fine with steps, but for people with mobility issues this accomodation wouldnt be suitable as there are some steps getting from pavement to the lift which are unavoidable. The soundproofing of the room could be improved.

The themes of the rooms were nice. The room my friend had was huge and mine was very pokey despite paying the same.
Some of the mains plugs didn’t work in my bedroom.
I smelt drains in my bedroom and the hallway.
The breakfast was pretty rubbish, the flask of hot water was like warm, there were hardly any options for food, all cold and poor quality.
- Doug (6/5): Great for a few days, but not all that was promised... - The property was clean when we arrived for our nearly month long stay, except for the floor, which needed a mopping. Nearly everything needed for a stay of a few days is included, including a small bag of essentials like tiny packets of salt, pepper and olive oil, dish soap and dish sponge, laundry soap (for 1 load), dishwasher soap, plus shampoo and bath gel. While these are nice, there isn’t nearly enough for an entire month and they won’t be resupplied. Same goes for the towels and sheets. We don’t mind doing our own laundry of these items, and there is a washing machine/dryer combo, But a wash/dry cycle takes a minimum of 3 hours and you can only do small loads. They do not supply extra sheets or towels, but after a couple back-and-forth texts to the management company, they agreed to drop off an extra set.
The location is great. Tucked away on a side street (walkable, but too narrow to be drivable) it is quiet and clean. Actually, the entire city is unbelievably clean, with shop owners and crews working in early mornings scrubbing down the pavement and picking up trash. The bed pillows are pretty hard, flat and uncomfortable, basically worn out, but the management company said there were no alternatives. We ended up going out and purchasing another set ourselves. No extra garbage bags, so you need to scout around town for your own there too.
There is a center courtyard of sorts between all the apartment units (no seating) and a tiny one with a sky view next to the bedroom, but no “city view” as stated in the booking.com description, just a view of the inner courtyard. Nor is there a toaster as promised. There is a panini maker, but that won’t make toast.
Wifi is great, but only in the living room. It doesn’t reach into the bedroom and constantly drops out at that location. You will end up googling how to operate the washing machine, range and other appliances. Although there are instruction manuals in the drawer, they are not English.

My father suffered a stroke in Australia and I had to urgently return home. I notified Casa do Príncipe more than three weeks before my stay, explained clearly that this was a serious medical emergency, and asked for understanding.
There was none.
No compassion. No flexibility. No attempt at a human response. Just a cold, transactional enforcement of policy, as if a family medical crisis is irrelevant.
Hospitality is supposed to be about people. Instead, I was treated like a credit card number.
Three weeks’ notice for a genuine emergency and not even a gesture of goodwill. That tells you everything you need to know about how this property operates.
If you value empathy, understanding, or basic decency, book somewhere else.

A casa de banho não tinha extractor para a rua, era para o interior do quarto. Era necessário outro ar condicionado para poder aquecer o quarto devido a dimensão do quarto e de ter os tectos altos o aquecimento demorava muito. Haviam luzes que precisam de ser trocadas, estavam a falhar. Os abajures dos candeeiros de mesa estavam partidos. Havia sujidade preta na zona do duche. O chao do quarto, na zona do sofa cama, era inclinado, as pessoas que ficaram la a dormir tiveram que dormir ao contrário.

A entrada pela porta principal do edifício era horrível. Corredores sujos e com obras pelas paredes. Aparência degradante. A madeira do quarto era encardida. As toalhas de banho eram muito pequenas.
Para completar fomos roubados pelos "pickpockets" no miradouro Santa Luzia, de Lisboa. Levaram todos os documentos do meu marido. Além de um volume considerável em euros. A cidade realmente está deplorável. O turismo pagará o preço por este descuido.

First you must enter at street level into a hallway and then carry your bags up a flight of steps without handrails to get to lift up on ground zero. Then take old. Manual door slide lift from zero to floor one and find reception down a hallway. No one is there to assist with luggage and it is dark. Then the room had a sink countertop made of varnished plywood...bad. the paint on 6 ft windows and shutters over sink was very much curling and peeling. The floors were very creaky/loud.The breakfast room service did not start till 8am and the lady was washing breakfast dirty dishes there right in the sink next to the small breakfast buffet...very unsanitary and very annoyingly loud. I would never stay here again... the tour company made a big mistake booking this for me.

Not a bog problem, but you must go up a one flight of a spiral staircase. If the elevator is out of service your luggage has to go up with you! The elevator was repaired during our stay so the trip out was easier than the trip in.

It was scary to think that management/owner thinks this is acceptable on any level. The other room we got was no better. Maybe a tiny tad. Embarrassing to even let people stay in rooms like this. They promote is as “historical rooms” when in fact it’s has more of a neglected hostel vibe. Fake vent in an uncomfortably put in bathroom, leaking shower, 2 hangers for two people! Broken elevator for 3 days, so we had to drag our luggage downstairs from 3 flights of stairs ourselves. No one to help. No good accommodations as far as breakfast. Stale baked goods and cold coffee. Internet was off EVERY NIGHT and it was impossible to have anyone explain why and fix it. Towels are old and not soft at all. At the price we paid for this room, we could have had a true 5 star hotel in the USA.

- Zak (2/5): It doesn’t worth the price - It doesn’t worth 4 stars at all, it’s like a hostel, also the main door downstairs is closed, i ring the bell but it was off, they put a number on the door to call which is not convenient for a tourist who doesn’t have a local number to call. I asked a guy in the street to call them from his phone. Honestly it doesn’t worth the price.

Туалет и душевая кабинка прямо в номере,не плотная звуко-влаго изоляция.
У душевой кабины нет потолка,т .е «парник «после душа прям у вас в комнате

We are talking classical old-world charm here, a taste of royal elegance, high ceilings, hardwood floors and (be sure to look up) ceilings that are works of art! We enjoyed a very nice breakfast in a very charming room! The location was great ... a lovely park across the street and a 20-25 minute walk to city center or the water front, never mind the hills / down out the door, uphill on your return! The staff is outstanding, especially Antonio at the check-in desk! He greeted us upon our arrival and was most accommodating, answering all of our questions and offering guidance -- all things Lisbon!

- Yvette (4/5): Save The Plate Collection! - It is a great location, overall very pleasant experience....until we were abruptly woken up 7:30 AM by loud construction! It was a true ensemble of hammers, drills and power saws!!! We expected a warning or at least a discount but they did not agree to ANY concessions or adjustments in price. They said it was the next building, really it's the same building that they share a wall. They didn't think it was a problem, yet they took down their own plate collection in fear of them being knocked over from the noise vibrations, ridiculous!!!

The location is perfect—just a short walk from Lisbon’s best cafes, nightlife, and viewpoints. The staff were warm, attentive, and went above and beyond to make our stay special.

- Stephen (10/5): Nice stay at our Lisbon hotel - A nice hotel a bit off the beaten path. The gentleman at check-in was extremely pleasant and helpful. Nice restaurants close by.

The location was terrific.
Breakfast was very nice. The room was cozy, but smaller than the one shown in Booking.com.
Being older, we believe some mold is in part of the wood window frame, but there were new windows and they offered a very nice stay.
- Priscila (6/5): Nice but pricey. Good location but very basic. Expected more. - That is a small bad and breakfast with really nothing more. Room was beautiful, bathroom very small and not so much privacy. Bed was just fine. I did not that the breakfast was boring and only served for 2 hours 8:30-10:30.
- Matt (5/5): convenient location and good price, but noisy and not very nice when you consider the details. - the location of the hotel is excellent. close enough to be a 5-20 minute walk to most of the places you want to go. there was a nice park across the street as well. check in and out was easy and the desk person is friendly. I liked also having 24hr access to the kitchen for my needs. the hotel is not sound proofed at all. the building next door was under construction so I woke to hammers every morning by 8am. the sound in the halls and other rooms bled through the walls at all hours. my room was across from the breakfast area and I would hear folks all morning. the shower in the room was moldy and on my last night, someone on staff clearly used my toilet and did not flush well.
- Kostrick (8/5): Great location - Location is great, walking distance to everything including the metro. It's located inside an old building at the very top so thank goodness for the elevator when you have luggage. Staff was very friendly, room was tight but cozy. That natural light from the window wakes you up nice and early lol Bed was firm and pillows were soft enough. Breakfast is pastries, boiled eggs, fruit(watermelon), tea/coffee/orange juice, and bread. Since there was two of us I wish the room had two beds and a more private closed off area of the bathroom. There wasn't any outlets by the bedside and wish it was mentioned to bring an adapter. Breakfast was good and simple but wish there was some hot foods.

No major negatives but pillow is like sleeping on a log of wood, for breakfast better go outside
- Sumeet (10/5): - We had an amazing time. The apartment was super clean. It had everything we needed for the stay. Close to restaurants and other attractions.
Super easy to check in and out.
Definitely worth the value.

- Armin (7/5): Netter Aufenthalt, aber zu teuer - Sehr nettes Personal. Ein hübsches, aber relativ kleines Zimmer mit nachträglich eingebauter Dusche und Toilette. Frühstück ausreichend. Die Zimmer nach hinten schauen auf den Botanischen Garten, daher wird man von vielen Vögeln geweckt. Nachteilig finde ich vor allem das Preis-Leistungs-Verhältnis. Wir haben durch einen Buchungsfehler recht spät buchen müssen und haben daher fast 200 € pro Nacht bezahlt. Das ist viel zu viel.

- Sheena (7/5): Great location - a little update is required to allow all rooms to have the same experience. - Property is in a fantastic location with large spacious rooms. The initial room we were in (pink room) was very tired and dated.
Cracks in the paint, dents and stains on the fridge, shower leaked and sprayed everywhere, shower drain was clogged and the toilet paper holder came off the wall every time you would try to pull paper.
- Adam (7/5): Classic place with a good bed - Great shower, good stiff bed and lovely historic building Bathroom a bit small but I think normal for the area.
Breakfast is pretty limited and would benefit from some cooked options
