You’ll be sorry if the wind is blowing in the wrong direction. - My sister, who had an Ocean front room, was kept awake all night by loud wind tunnel sound. She asked to shorten her stay to only one night. They said no. The problem as we were told was that the room next to her had it’s window open. Unbelievable, another room opening its window at the beach could create this problem. Unsuspecting guests have to live with the consequences. They moved her to another room but when she opened her window the same obnoxious sound was created. The staff was unsympathetic even though clearly this was not the first complaint they had received.

She was great with my two boys. Very lovely person. Sweet lady! Thank you Ms Lori for my suite my boys enjoyed it. The hallways had a strong smell. Almost like cheap cologne. I don’t know how else to describe it. Especially in level 2

- U3470AHericm (10/5): Great location to enjoy holidays at the beach! - We visited Thanksgiving weekend and really enjoyed all the holiday decorations around the hotel. The staff was great too and everyone really made an effort to make us feel as comfortable as possible. They also had a great live band playing at the restaurant in the hotel which was really nice! Overall its hard to beat the views and location to the boardwalk for enjoying all the holiday activities going on in Bethany. Would highly recommend!

- Andrea (5/5): Uncomfortable Stay - Location was perfect. We had a dog that bark nonstop near our room. After we addressed our frustrations several times, we were finally moved. We paid too much for this hotel for this to happen. Hotel is dated.

It was clean and well maintained. We were lucky to meet DeVanna (Director of Operations). She was so friendly and helpful. We will return.
- Courtney (8/5): - We paid for a front, balcony room, #307, and it was great until the dog in room 308 started barking. It didn’t make much noise but did bark every time a dog walked by on the boardwalk, three floors below. I CAN’T BELIEVE YOU ALLOW DOGS IN THE ROOMS!! Our room was terrific, clean, and on the 3rd floor as we requested. The only problem was that we were there 2 nights and our beds were NEVER made so it was discouraging to walk into our room at the end of the day and see 2 messy, unmade beds. When you run a hotel you have got to staff it sufficiently so that your customers are happy and satisfied and that did not occur each time we walked into a messy room! Also, the breakfast was not up to the usual good standards this fall as there used to be chopped, fresh fruit and this time, all you got was an apple or a banana.

- Sharon (8/5): - Bugs on window sill in dining area. Grease trap on sidewalk was leaking. All other public areas were EXCELLENT. Housekeeping could have cleaned the toilet . Greeter in load/unload area was very helpful and pleasant. I think his name was Olem. Front desk staff was pleasant and friendly and knowledgeable. Overall we have no complaints. We had a pleasant stay.

Superb oceanfront location, well appointed suites with impeccable housekeeping, and a gracious and accommodating staff. We are always impressed with Imoh Matthews, their ambassador on arrival and this time DeVanna Young and Diane Decker registered us in a perfect room before check in time. Andy Douglas manages the hotel overnight — be sure to pick up one of his hand painted ornaments. We visit for a few days of anonymity and complete relaxation is this hotel always delivers. Congratulations and thanks to the general manager, Kevin Chenosky.

- Gina (6/5): - The property is in a very convenient location in downtown Bethany and right on the beach; however, I was a little disappointed with the hotel itself. The pool was claimed to be heated but it was not. The cleaning service was poor and honestly, the "amenities" that were offered at the hotel, were not what was advertised on the site when booking. Overall, nice place to stay for convenience, but not the ideal place as far as cleanliness and hotel amenities go

Additionally, she attempted to place another party in front of me. Her comments were dismissive and lacked cordiality. Lastly, floors, doors, bathroom and common areas were absolutely filthy!!! I plan to spend my resources elsewhere next year.

In particular Imah was extremely helpful with dining suggestions and helping us get acquainted with the area and took extra care to ensure that we had a great time which we did.

The room I had was very clean and didn't have that weird mildewy smell being by the water. Excellent !

- Jennifer (5/5): While the location of the hotel is excellent, I’m not sure how ocean rooms are assigned and the housekeeping service sho - The location of the property is excellent as its beachfront and steps away from the center of town with shopping, food, etc. Cleanliness of the room, infrequency of cleaning the room especially for the price paid, how the room assignments are made. There was hair in the bathroom from a previous guest. The rooms are only serviced every third day but for $1,800 for two nights I would expect a daily service from housekeeping. We were assigned to a room in the south tower which is separate from the main hotel and means you have to go outside and cross the street to reach any amenities or staff. The garage for this building is also much smaller with tight spots so if you have a SUV it’s a bit hard to fit and be able to open your doors. Lastly, there is no way to book an ocean facing room. Our room was right next to the laundry room which meant that you could hear the washers and dryers operating and the doors being slammed shut. In addition, the balcony was facing a neighboring building that had a patio so it was a bit inconvenient to be surrounded by people on all sides.
- madasa1024 (10/5): Really good 1 night stay - Stayed for 1 night in an oceanfront room that was very clean bright and quaint. From garage attendant to all other employees we interacted with could not have been more pleasant and helpful. Beach access was super easy along with parking and confident location walking to dinner and shops. The new restaurant on site offered a nice option for a quick bite when we arrived where are requested 2 pm on line check in was honored as well. I’m Marriott platinum and really appreciated the room upgrade and late check out as well. Will stay again
- 279PatB (4/5): Great locations needs some help - The hotel is in a great location right on the beach…. You cannot beat this… They do charge you $40 a day to park with very close quarters. So close that this is the second year we received dents on our new car… one last year and two this year…. Also, the parking garage is in bad shape with Water leaking that stained my car…. The check is okay, from what I see is they never give the upgrades with Marriott rewards to do not count on them.. When we check in we went to the balcony to view the ocean and found a huge bag of dirty diapers…. The gift that keeps on giving…. Remember they only clean the room every other day, not sure why at ~$700 a night…
- Kirk (6/5): outdated hotel - Our stay at Bethany Beach suites was not what I had expected. The hotel room was very dated and underwhelming. The floors in the room were not conducive to a beach hotel. The sand from the beach got all over the floors and housecleaning only came every other day. The beds were also outdated and are not comfortable. For the rate that we paid, I would never recommend this hotel.
- Andrew (4/5): - Quiet, convenient location right on the beach with friendly, helpful staff. Unfortunately the facilities are lacking. The tub and shower curtain were dirty and stained, there were ants crawling on the floor, and the toilet didn’t work. The washing machines and dryers are coin operated but there is no coin changer and the front desk didn’t have any extra quarters, so if you don’t have a few rolls of quarters you are out of luck. The couch had so many stains we covered it with a sheet before sitting on it.

We had a minor issue and Jennifer at the front desk did everything she could to make our stay great - awesome staff. The breakfast was great. Highly recommend this hotel!!!

- Mindy (10/5): Can’t wait to go back! - Adult family of 4 stayed in a suite with 2 Queen and one pull out couch. We had plenty of room, the kitchenette had a medium size refrigerator with an ice maker, microwave, dishwasher and stove top. The balcony had 2 chairs and a small side table. We had a side view of the ocean. Breakfast was good and filling with plenty of options. We ate at the restaurant in the hotel twice and it was very good. Having the beach entrance right in front of the hotel was so nice. The beach and the whole area are clean and well kept. Plenty of lifeguards and police patrol. We parked in the lot and never had to use the car again until we left. The sweet little town has many shops, restaurants, a book store, and lots of ice cream and other street food. The hotel staff were very friendly and quick to respond when we needed something. We had a blast and can’t wait to go back!

Quaint small town charm, small beach and boardwalk but enough for quick get away. Two buildings but North Tower seems primary. Pool ok. Free buffet breakfast. Ocean front room pricey but worth it and parking charge high. Nice getaway for special occasion or only vacation. Recommend property.
- AnnM336 (6/5): Beachfront Hotel - Great location for this property but service was uneven although staff was friendly overall. Rooms are clean and include a kitchen area with refrigerator, dishes, and utensils. Complimentary breakfast is served daily. Overall property appears tired and in need of a refresh esp in outdoor areas, pool, and parking garage. Parking appears expensive in season but the cost of street parking is comparable in this beachside town where parking is scarce. The hotel layout is a little confusing and we ended up in a separate building across the street from the main building, lobby, pool, and breakfast areas. There was no restaurant on site but apparently one is coming for the summer season.

However the areas to get the elevator on the north building had such a strong overpowering cleaning fragrance just walking through there you came out smelling like it and we even held our nose in the elevator it was giving us headaches. Same smell in the check in area that was so overpowering. Room thankfully was not like that.

The location of this hotel is perfect. selection of tv channels was limited and no pool chairs on beach. The roof indoor pool needed to be skimmed - many bugs. I wish the bar was up and running.

Great location on the boardwalk and beach. Mattress very hard. $3.00 bottle of water. Hair in my crustless mini quiche. Empty soap bottle in the shower for three days. A manager or supervisor fussing at breakfast service people in a rude and loud manner in front of patrons. MSNBC and Fox News blocked on tvs.
- BB4th (10/5): Best Marriott yet - outstanding staff and hotel - I am a Marriott Lifetime Gold member so have stayed at my share of Marriotts. We often stay at Residence Inn's because they are pet friendly. I've been looking at this hotel for several years and we finally got away for several days. My schedule and situation with an elderly mom where I have to arrange for care makes my reservations a bit tricky and I'm a light sleeper so actually spring for a separate room from my husband when we are on the road. Because of this I was in touch with the hotel quite a bit before my stay as well as after arrival. As I said to the GM Kevin, he and his staff, especially Director of Operations Jason, put the Gold into Gold membership. From emails, to speaking on the phone, and in person, they and their staff were spectacular. My husband said to me "this was the best vacation spot yet". The hotel is beautiful right on the ocean and this time of the year the beaches are pet friendly. The town is very residential with a small boardwalk and tons of little shops. The hotel is clean, the rooms are updated, and the location is right on the ocean. We ended up in 2 oceanfront rooms....and they allowed us to move to an adjoining room as soon as it opened on day 2....and the balcony and view of the ocean was amazing. The balconies are also enclosed so any wind is blocked yet the view is completely open. Every staff member from front desk, to the breakfast staff (and that great breakfast buffet) the cleaning and maintenance staff, and the great bell hop by the garage were always working and professional. Front desk staff...Nina who was SO helpful, Lori (the only one I didn't meet but helped out so much when I almost had to cancel), and Diane all took such great care of us. We will be coming back as soon as we can and look forward to the restaurant and bar reopening....we won't need to leave the hotel! Kevin and Jason...you are the real deal when it comes to Marriott customer service!!!

- BilltownTraveler (8/5): Comfortable, spacious one-bedroom suites and right on the boardwalk/beach. - These Ocean Suites are one of the most relaxing, comfortable, and closest to the beach options you can find at Bethany. We chose an off-season stay in a one-bedroom suite, which had a great balcony, full kitchen, and large table for 4, which was the perfect size for our family. The complimentary breakfast was also decent, and was quite helpful as breakfast options in Bethany were limited. The only negatives we experienced was the bathroom, which had an extremely slow shower drain and no fan, and some minor wear and tear in some places as well (screen door, tv’s, etc.) I still highly recommend staying here, and we are looking forward to finding time to come back again in the future.

- lshane68 (8/5): Great Location, Great Breakfast - We traveled to Bethany Beach for a long weekend getaway in January and really loved our stay at the Ocean Suites. The hotel is perfectly located -- beach front and a short walk to bars and restaurants. The room was well appointed and had a nice kitchenette. The staff are great and were mostly responsive to concerns. They provided a great list of local restaurants and cautioned us to call ahead, since a number of restaurants close during the winter months. A few things to note: -- The breakfast is fantastic and the ladies who work breakfast take such good care of all the guests. On our first morning, they showed us where everything was and even brought me a plate of bacon when the buffet briefly ran out. The food was delicious. (My expectations for hotel breakfast bars are pretty low, but I was blown away.) Truthfully, I would return here just for the breakfast and the great staff who work it. -- There is an indoor pool, but the heater was broken when we visited. (If you're going for the pool, call ahead to make sure the heater is functioning. We saw some youngsters using it unheated, but it was pretty darn cold.) -- Parking is not included and is an extra charge. Because we were there off-season, we had the option of parking on the street for free, but didn't want the hassle. -- While the TVs in the room indicate that some of the streaming services are free with your stay, they are not. You have to have your own account to log in and view movies.

Watch out for their hidden fees they don’t tell you about !!!! - When we got to the hotel, we were greeted by a very nice gentleman who directed us to go to the parking garage to park now mind you he filled out a tag handed to us told us put it in the window and go ahead and park over there underneath the parking garage. We go check in. They tell us they’re charging our credit card $40 for incidentals and it will be returned back to us after we check out.. here we are a week later and still have not had our money returned when I called to find out why they said well because you use the parking garage and that’s $20 a day mind you it’s April. It’s off peak season at NO point were we told we would be charged for parking when we could’ve parked on the street for free and the parking garage was nothing special. When I asked, can I have the $40 return since we were not made aware of the parking garage fee she said she was sorry that we weren’t told but no !! this is how they scam people out of money. They’re already overcharging and it’s not that great of a hotel it’s dirty and the smell is soo bad !! No cleaning staff and can’t get anyone to clean room or take garbage out .. RUN DO NOT STAY HERE !!!

- Gelyn (2/5): Just horrid - with nice, apologetic staff! - Where to begin...this is the only available hotel in Bethany Beach at the time. Room had a king bed, sleep sofa and essentially a full kitchen..but with NO table or chair, if one wanted to eat options were to sit on bed or stand! Bed had a pothole in the mattress, deteriorating Cheerios were by the bed, paper products (John paper, Kleenex, etc) were horrid, towels used & left on the floor were not refreshed. Coffee pot only made 1 cup and coffee/sugar not refreshed... Yes, hotel "comped" me some but I suspect Motel 6 would be better.

- thomasa984 (4/5): 2 night stay - Pro’s Staff at checkin were exceptional, we extended a night when we checked in and were upgraded. Parking in the garage was easy and convenient. Oceanfront balcony room with King size bed and plenty of room. Breakfast was above average with plenty of options. Great location near restaurants and shops Cons The room has adjoining doors to another room, noise and just normal talking can be heard from the room next door. Apparently our neighbors liked to cook and weren’t very good at it, on 3 different occasions we had to open our doors and windows to air our room out. With the last episode having to leave out as it filled with smoke and activated the fire alarms. We had to relocate rooms due to the smoke. We were charged extra for being forced to move but this was corrected later. Something needs to be done about these adjoining rooms. Fitness center was not up to par, limited equipment, temperature was at 78 degrees in the room. There weren’t any towels or disinfectant to clean the machines. Water dispenser doesn’t look like its ever been cleaned
- Brandine (4/5): - Stay was 12/28 to 1/1. Room looked clean at first glance. Had an ocean view. Emo at the belldesk was wonderful. But we had a lot of issues. The floors in room were filthy- covered in dirt & sand- made it impossible to get in bed without tracking it on the sheets. Had to wipe our feet vigorously each time we walked. Told the beds were queen but are def full. The kitchen is stocked with plates that had some sort of slime on them! Didn't investigate further, just got paper plates at a store. The pool (the main reason we chose this place) was cold & the heater was broken. Called about this before we arrived, & got a different answer from every person who answered at the front desk- ranging from "It won't be fixed for a while" to "The part should be in on Mon" to "The water will heat up quick" to "The water will heat up in 3 days." Bar and restaurant closed seasonally- these were promised when we booked in July. Desk said NYE event was cancelled- found out the next day that it occurred while we sat in our room doing nothing. On top of ALL of this, on 12/26 we were told that our room would be assigned upon arrival. 12/27 we were told our room was in the North tower 3rd flr. The site stated that check in was at 4. 12/28 arrived at 345 to be told that our room "had been given to someone who arrived earlier", then waited until 445 to get a different room in the South tower, which meant walking across the street to get to the lobby, desk, breakfast & pool. We will never come back

The nice thing was it was only 3 stories so you weren’t waiting on the elevator yet it was so big. The complimentary breakfast was so so good! The location is unbeatable and the staff is very welcoming. There were a few hiccups that fell short of the otherwise high standards. Upon arrival, the kitchen appliances needed a thorough wipe-down, which was disappointing. The ice maker didn’t work, and the bathroom sink had a stubborn clog and we had to call maintenance. Despite these small setbacks, Ocean Suites provided a relaxing and memorable getaway. I highly recommend it for anyone looking for a serene escape by the sea.

- 228steved (10/5): Bethany Beach in the off season is relaxing - The hotel is in fact right on the beach. It’s located right next to the town center. Great rooms. This is off season so the in-house restaurant is closed but there are several eateries within a few steps. Being out of season means no crowds, plenty of parking under the hotel.
