Breakfast was a lot of sweets and carbs. Better to eat in town. The room thermostat was unresponsive. We won't be back. Charged us for a "user fee" for the outside pool and the bicycles. It was winter with snow and ice. We protested and eventually got a refund. TV was impossible to use. Instructions provided were cryptic and useless.

I know space was limited, it would be nice to have a microwave in the room. Water pressure was not the greatest. Overall it was very nice and convenient to shopping and restaurants.

- James (6/5): - The only thing you are getting at this property is location and convenience to Kennebunkport. There is only one restaurant in the building and it is sushi. It appears also the restaurant has control of the beautiful front porch as they put police tape across the stairs when they are closed and take in the cushions so no one can use it. Breakfast is nothing more than continental style and no restaurant is available on premises for breakfast. The room was quite small with a single vanity, nothing special. After hours (5 pm) no one on the staff is available as they count on another hotel in their chain to attend to matters. If you check in late, you need to text a number to get a code to open up an outside box to get your key. All services, smores, pool, etc.. ARE NOT on property. They are at a different location; i.e. other hotel for use. If you don't mind this inconvenience, I guess this is the hotel for you but there really is nothing GRAND about it.

- Catherine (7/5): In the middle of the road - There are pros and cons to this hotel. The pros are the location and the cleanliness. The cons are the size of the room, not being able to put two suite cases open other than using one of the chairs, and the fact that they charge a $20 resort fee which you only find out once you have booked. Yes you can take a bike out and they give you two hours of kayaking which is fine if you want to do that but I think these extra profit centers for hotels of charging resort fees are going overboard. The size of the room. The breakfast was nothing to write home about and the resort fees.

As others have mentioned there really is no area to eat breakfast so you can sit in the gallery nearby or take it to your room. Still a very pleasant visit. I recommend the small Irish pub across the street for the live music and the brewery next door which has a small menu but excellent food.

No where to eat breakfast. Suite was very small. TV was small and couldn’t stream on it. Bathroom door and door to the room were very difficult to close and open. Rand B and Rap music playing in the lobby. I wouldn’t go back there.

There was no one at the desk around the clock. It felt like a third party was running the hotel. I am not sure what I would have done if something happened during the night.
The room was very small. The common outdoor balcony was not very clean.

- EmmaSaraWilliams (4/5): Disappointing and rude staff - Not a 4 star hotel. First of all the lady behind reception was rude and unwelcoming. She didn’t even acknowledge us most of the time and when we asked for simple things it seemed like too much effort. The hotel had water taps and even a bar but she said she couldn’t fill up our water bottles so we had to go through hundreds of little ones which was such a waste of plastic. Breakfast was very poor (with nowhere to actually eat it), why would you provide jam butter and spreads when there wasn’t even toast! I asked for a different cereal and again that was too much effort. Really disappointed in this stay. The Irish bar across the street played extremely loud music until late so we couldn’t sleep. We would not return or recommend to stay here.

- jelliclegypsy (4/5): Be Aware - This hotel did not measure up, and we fully understand we visited during high season.
The location is great and overall the rooms are clean.
That being said the following are areas of which to be aware before booking:
* arriving at 1:30 we waited for 15+ minutes for someone to work the desk so we could drop our luggage. A sign informed us they would be right back, or we could call or text to inform them we were waiting. After 15 minutes we finally texted the number on the sign, waited 5 more minutes. When no text response was sent, and no one appeared we decided to walk around and return later.
*we booked a “cozy” room as we don’t spend much time inside, however, there was no chair or bench on which one could sit - we did review this before we booked and the online photo displays a chair and an end table in the room, also be aware the armoire closet is very small and so narrow our clothes hung diagonally
*breakfast- although
sufficient choices were offered, food was not quickly restocked, in addition the breakfast area provided only outdoor tables on which to eat…so during the rainy morning this did not work, and with nowhere to sit in our “cozy” room, breakfast was uncomfortable at best
*Staff was not guest aware - in addition to not working the front desk upon our arrival, not responding to a text, not stocking breakfast offerings in a timely manner, the service staff tied up the elevator and blocked walkways with the laundry and trash
*bathroom- overall very clean but there was mold on the shampoo/soap bottles in the shower, see photos
To conclude, though it was high season, this is not what one would expect for $500 per night

Continental breakfast, including great, warm muffins. Part of the breakfast included pre-packaged cereals. As the only ones available that morning were all sugared cereals, staff went out to the store to search for better ones.

Only complaint was checking in. No one was at the desk and we were told to walk to the Kennebunkport Inn. It was difficult to get a number. It took me 30 minutes to straighten out. Annoying but not a big deal!

Bathroom could have used extra towel bars for hanging up used towels and cloths. We were charged an extra $50 to our 2nd day (ck out day) in anticipation of addl charges. That is unacceptable. We now have to wait 3-5 days for the extra charge to be refunded.

- Inspire297189 (10/5): Beautiful Grand Hotel in the Heart of Kennebunkport - The Grand Hotel is a beautiful boutique hotel in the heart of Kennebunkport, Maine. There is a beautiful art gallery in the lobby along with the reception area. We were welcomed from the moment we walked in. Our room was clean, very comfortable bed, had a balcony overlooking the quaint town and what I loved the most was that the floors in the bathroom were heated! Just after we checked in there was a knock on our door and it was Anastasia from the front desk with a bottle of champagne, two champagne glasses and a platter of delicious macaroons. We were so touched by her kindness and made our 45th wedding anniversary so special. Would most definitely return to this little gem of a place.
- anncB2535PY (10/5): Steller overnight. - I must say Derrick was so welcoming, had a parking space saved (on Derby weekend), checked us in while we were parking, and helped to schlepp all our stuff from the car to our room. Oh, and told us our reserved room was not up to snuff, so he upgraded us! Gave us recommendations for the food we were looking for, and in general, could not have been nicer. Accommodations were absolutely lovely, (I slept like the proverbial rock) and check out was seamless. I would love to go back.

- Q1005JRruthb (10/5): Grand Good Choice! - We've been coming to KPT for over 30 years. We've stayed at nearly every hotel in the port. This hotel is well appointed, clean,comfortable bed and has a fantastic location, walking distance to everything.
- Donald (1/5): Our anniversary night started off with frustration and disappointment. - Location We could not get in to the hotel they lock the doors to the lobby at check in time which is 5 o’clock pm. They ask that you drive across town to another hotel for assistance and then redirect you back to the same location which is still locked. Frustrated we chose to wait in the hotel restaurant around the corner only to find that our keys were in the restaurant at their reception stand. The whole process left us feeling unwelcome and frustrated. Poor management practices and customer service.
- lexDC84 (10/5): Fabulous time in KPT - My Mom and I took a girls trip to Kennebunk and found the Grand Hotel to be the perfect spot to rest our heads.
I really enjoyed the art gallery, room with a view, superb location, and top notch customer service. I should note that there isn’t full time staff at the hotel, which they are very transparent about. The staff is available 24/7 over text/phone and are at a local sister facility.
This was actually quite enjoyable, made me feel that I was at my home as opposed to a hotel.
The complementary breakfast was great, and there are bicycles we used to ride down to the beach.
We LOVED KPT and would most certainly
return to the Grand!

You need your phone to get in and out. Just feels a little unwelcoming. If this doesn't bother you, you will enjoy! Oh and the mattress was saggy.
- AuburnL (4/5): Charging for 4 star hotel - We stayed here last year (2021) the same weekend and had a great experience. Very clean room, no issues at all. We were anticipating the same experience ., We were very wrong.
They don't have staff at this location, it is a text and app set up for check in/out and keyless entry with a third party app.
To start the app didn't work, so we had to call the sister property to get physical keys sent over..
Then we went into our room 308. The heat didn't work. Call the sister property again and they send a bell boy over to assess the situation. While in this room we notice large stains on the rug and and furniture. Rips in the furniture and less then clean bathroom. We were switched to another room down the hall... no heat. Also no closet or dresser for our belongings.
Third room was not clean and still no heat. The entire time this is going on, the front desk is talking to the bell boy, not us, the customer..
We try to call the front desk and get disconnected numerous times. We texted as well with NO response, even though they had encouraged us to reach out via text message as the best mode of communication..
So now we have to get in our car and drive to the sister location.
While the woman at the desk was courteous , when asked to speak to a manager, she attempted to play herself off as one. I had to press the issue.
When the manager came out she was very professional and assisted in getting a room with heat and a place for our belongings. They upgraded the room to a bigger size to accommodate.. Mind you there were only 3 other cars in the lot, at most all weekend. They were far from fully booked. So providing the proper room should not have taken over an hour all together
The room we finally checked into had working heat. It also had a ripped carpet and a balcony door which did not lock.
The app for the key system to enter the building and room worked about 50% of the time.
The continental breakfast was typical of a boutique hotel, however the muffins and bagels were steal. The bagel slicer was broken and the sharp end was sticking up with screws loose. We place the broken utensil on the desk. The next morning the same broken utensil was placed on buffet for guests to use the next day... still broken .
The location of this property is ideal. It is walking distance to everything. It was very disappointing to deal with all the issues. For the money they charge the property needs some major attention. Unfortunately, they own a good portion of the hotels in the area and apparently do not feel like guests should get a good value for the money spent.

- 218debd (4/5): Fair but not Good - The hotel room has water stained with peeling wall paper and the room itself was not equipped well for the nightly price. There was no closet only a wardrobe was provided that also served as the coffee area. The designated side for clothes did not fit a regular size clothes hanger! The bed was comfortable and the location of the hotel was great if you want to be right in the downtown area but it is not worth the price. As described, there is no staff on site if you have an issue, however, during our check in thankfully someone was there because the keyless system did not work. I tried calling the sister hotel, as instructed, and I was disconnected several times. We would not return to this hotel.

- Arne (10/5): Relaxing at Grand Hotel - Totally perfect location, shops available on t he street outside, restaurants a minute walk away. Enjoyed the very quiet room, never heard other guests. Great stay !
- Melissa (3/5): Not as grand as it used to be - great location, previous stays there were great. There are on site staff, especially an issue when you have a problem and we had several this time. If you can get staff at a nearby property on the phone, they are very helpful. We had to go up to the other location every time we needed something. Some of the time we just gave up. The hotel looks like it is in need of attention. the carpet in our room was severely stained, looked like they tried to cover it up with an area rug but it was still very obvious.
