No greeting of hosts, note on table with keys so no support or offer of support to carry luggage to third floor room.

Close to york museum gardens so an enjoyable walk into city walls, I would definitely recommend this hotel and if visiting york again i would book this hotel
• ALAN (10/5): A really nice place - First impressions were the room was very small (but adequate) and the house very old, but that was the only slight downside. There is guaranteed free outdoor parking and Phil and Teresa’s customer service approach was second to none. Really friendly people and nothing is too much trouble. As for the breakfast well, it was gorgeous, cooked to perfection and in plentiful supply. Location could not be better with just a short walk into York central. Thanks again for a pleasant stay and well done Phil and Teresa. 🙂

• Verified traveler (6/5): - Ideal location near to York centre around a ten minute walk Teresa and Phil our hosts were very friendly and helpful 10/10 for breakfast, it really set us up for the day Only gripes were that room that we stayed in was not to our standards of cleanliness, with a grubby shower, an abandoned clump of tissue behind the sink, also dusty and stained skirting boards An area of wallpaper was hanging off which looked damp During our 2 nights stay, the bed was not remade or the tea making facilities restocked, which seemed strange However, despite these issues, we had a good stay

Sunday morning there was no one there so no breakfast and no one to had keys back to.we phoned the guest house number to see if someone had over sleep, at it said it was unavailable at the moment. a number of guest were just left without breakfast and had to post keys through the door. We then had to find somewhere to have breakfast at a cost we did not expect, this also throw our days out in regards to where we had to be. I still have not been able to reach the guest house by phone

Rear of building offers better view. Did not have breakfast so unable to review, we don't have breakfast early (served between 8 to 9 am)

Some cobwebs down by the wardrobe, long hair on the desk and inside the coffee tray, an empty cup under the bed too. I traveled as a solo person, i didn't feel well accommodated and welcomed by the to what I assume are the owners, even though the brunette lady was much more friendlier and helpful.
• Verified traveler (10/5): - Nice quiet location but just a 5 minute walk from York centre, Shambles and markets. All restaraunts in the same area and tourist spots all easy walking distance. A GREAT breakfast sets you up for the day (one of the best Full English I've had in a long time)
• John (10/5): Great location and host. - Great location, plenty of parking. The breakfast was excellent but served between 8.00 and 9.00 only. With a full house this could impact hot water for shower etc. It did not we had hot water at good pressure when required. Would visit again.

It would have been nice to have a communal area to sit though. Parking was tricky due to trench works but this was out of their control and they were very helpful with suggestions.
• Verified traveler (4/5): - I was utterly disappointed with the stay at this guesthouse. Firstly when I arrived at the guesthouse, there was a written note for me to collect my keys and an information sheet. When I reached the unit, I could not open it with any of the keys provided. I tried a few times but it failed. I had to go back and called the owner for assistance. My question was if the check-in time was supposedly until 7.30pm and we are not talking about automated check-in are we? The room was dusty and when I wanted to boil some water, I saw the layer of dust accumulated outside the flask. What's more? The inside was filled with a layer of white lining and when I opened up the cap to fill water, I noticed it was already broken. On the second day when I returned from my day, I was astonished to see my bag of food missing. I called the owner to ask for him to search for it. He reverted and told me the cleaner had accidentally thrown it away as she had probably mistaken it as thrash, as it was kept in a white plastic bag. I usually do not have high expectations about the accommodation. However, this is the worst I've ever encountered. I think the only bonus was that they provided a towel rack which could be heated up and I could dry my clothes. As a first time guest, I felt the owner made little effort to upkeep the place to ensure comfortable stays for their guests. I regretted staying there for 3 nights.

• Sam (8/5): Queen Anne’s Guesthouse - My girlfriend and I came up to York for a weekend away and the guesthouse was a perfect place for us to stay and gave us everything we needed whilst delivering a nice homely feel. The only thing I would mention would be that the locks were quite temperamental in that we couldn’t open the front door in the first day (possibly entirely my fault) and that the bedroom lock was quite loose and may need updating. Nevertheless, the stay was lovely and I would recommend to anyone who wanted a nice easy stay in the beautiful city of York

Only complaint was the mattress was quite uncomfortable, could feel springs when lying in bed, everything else was excellent. Would book again.
