- Ingram (8/5): Great location, comfortable, cleaning team were fantastic and overall this place met my needs. - The room was affordable, clean and comfortable for a 2-night stay. I was also close enough to the hospital to visit my mum who was getting surgery. Easy access to supermarkets, places to eat and the main manager was really helpful in letting me store my bags in reception after checking out, so that I could take a final walk around the local area to explore. Would stay here again. One manager during the day was a little flat in their demeanour regarding their customer service; other team members were overall really friendly and helpful.

Showers were good and the dining room was great. We still talk about the kumara chips and how sweet and crisp they were. Nothing to say here.

- Anne (5/5): Comfy enough, with a lift. - Good location for walking everywhere, very close to Dunedin train station and The Octagon. Very large room, plenty of tea/coffee supplies.
Dinner in the restaurant was very nice, staff very friendly Nowhere to put toiletry bags in the bathroom, which also has a cracked basin (superficial), ancient toilet and cistern. The hotel would have been lovely 70 years ago when the Queen and Prince Phillip stayed, but is in dire need of some updates.

They have installed an interior window which helped with soundproofing as it’s very loud and busy outside. Didn’t have a microwave.

The decor was tired, stained carpet and torn shade on the lamp, missed matched paint patches on the walls etc. there was no extractor fan in the bathroom and the ceiling had mould.

- Denise (7/5): A Pleasant Stay, Bathroom Needs Work. - Location was very central and convenient, there was no noise from the hotel part below in the room I was in. The room had everything I needed, heater and an electric blanket which was appreciated although not needed. The ability to exit out of my window onto a fire escape should the need arise this is very important to me when staying on an upper floor. I had a meal in the restaurant, the Blue cod was lovely and an excellent made lemon/lime & bitters. The bathroom was adequate however it did look a bit tired and could do with a refurbishment. It looked like there maybe mould on the upper wall near the ceiling of the bathroom. If it is mould then no one should be staying in these rooms it is a health hazard. The tiles were a bit retro which is no issue however they were cracked & again mould could be growing within the grout and so this needs to be sorted.

And very easy to find. It was very noisy, at night.

The bathroom in our room could do with modernising, but it was of clean standard so not the end of the world for the price point. Common area upstairs (original phone booth and hallway area) was being used as storage space. It seems a shame, but I'm not sure what other use of the space there could be? Perhaps a comfortable lounge area with sofas and books/magazines and plants etc. Could also be a place to sit with laptop for example thats quieter than the bar downstairs. Or vending machine for snacks/soft drinks? Would make it feel more homely/comfortable?

Small room but was nice and quiet and bed was comfortable. Bar and restaurant on site but also close to eateries, coffee shops and easy to walk to the various local historical attractions etc. Would stay again. Helpful and obliging staff. Decor a bit jaded and small bathroom.

Staff were friendly and the rooms were cozy, comfortable, and tidy. I think the bathrooms could be slightly updated but other than that they serve their purpose well.

They have been refurbishing and when the bathrooms are done it will be lovely. They were clean and we were happy, just a little dated. Food was fabulous with huge servings, we could have shared one roast meal.
The staff are exceptional and we wouldn’t bother staying anywhere else.
