- Delphine (6/5): 2 days family booking for a short holiday. We were able to be in a very close distance to the beach. - Great location, quite clean, lady who was staff member was pleasant. Spoke to someone on the phone who was able to change our twin room mistake booking for a double which was nice. Our 4 kids were able to stay together in one room which they loved. This is a very basic hotel, no luxuries at all. Basic decor, basic furniture, basic staffing, it’s just the minimum requirements. The guy we spoke with on the phone responded quite sharply which was a bit surprising but nonetheless still helped us out which was kind of him. It was my mistake to book a twin rather than a double room but he offered to move us to a double that was available. We appreciated that. Beds were soft but clean and comfy. Pillows were hard. Towels are basic. No tea/ coffee/ kettle in rooms but available downstairs with little garden, kids games, table and chairs.

The male staff member was very rude the way he spoke to us and came into the changing rooms whilst we were changing our clothes, not acceptable.

They were very scared and didn't want to stay there. I was thinking of returning to London with them. I'll be submitting an official request for a refund for my overnight stay.

Communication wasn't clear, that the toilets for .y booked room was outside the room and not inside attached. 1 single bathroom and toilet was used by more than 15 people in the morning time making it unusable, as the checkout time was 10 am.

- Bartosz (1/5): - The only positive is the location – relatively close to the beach and the town centre We are people who can adapt to different conditions and places, but this time we feel obliged to express our disappointment. Paying £160 for one night is definitely not justified by the standard we encountered. The cleanliness was far below any acceptable level , there were hairs on every bed sheet, the curtains and bedding were stained, and the towels were in such poor condition that they were more suitable for cleaning the floor than for personal use. The shower was barely holding together, and the doors were falling off their tracks. The biggest issue was the single shared toilet with no separation between male and female use. The rooms are in desperate need of renovation , poorly painted wallpaper, badly damaged floors, and worn-out furniture do not create a pleasant environment. It feels like this place is focused solely on making money rather than providing comfort and a pleasant stay for guests. Unfortunately, we will not be returning, and we cannot recommend this place to others.

- Roksana (3/5): I would never come back, sorry - check in was okay, free coffee and tea a lot mirrors condition was below any standard room with private bathroom for 3 people - Be aware there is NO bathroom. There are 3 beds and shower inside the room next to your bed? and built - in toilet room with sink. Felt like in some old hospital rather than holiday. No shower head you can use , only the big one ( was covered in limescale and was orange because of it ) so you have to wash your hair also if you take shower.

Walls are thin so you can hear other people coming in and doing whatever else they are doing but this isn’t the hotels fault as they do have notices for guests to be considerate.

Very cold at night and no additional blankets in the room. No hairdryer. Would be good to have tea/coffee facilities in the room itself. Although there are signs to ask otherwise after 11pm, other visitors very noisy late at night. Also could hear people walking around in rooms upstairs. Just needs finishing touches in rooms and bathroom to make it more welcoming..

- Victoria (1/5): Extremely disappointed DIRTY - Owner was very welcoming and friendly. On first seeing the room we were very shocked it looks nothing like the photos online, bathroom was dirty, hairs in sink and around toilet and in the shower, something splattered on taps it definitely was not cleaned for us before we arrived! Bed was extremely uncomfortable you rolled in to the middle and it was dirty, bedding did not smell fresh and loads of dust and hairs under and around the bed. Duvet was really stained and completely put us off sleeping in the bed, pillows were rock hard. I'm aware it's a basic hotel so I wasn't expecting alot but a CLEAN room is a basic requirement you would expect in any rating of hotel and this just wasn't. I was extremely disappointed and to be honest it's the worst place I've stayed and I feel robbed having paid for this accommodation. I would advise anyone to avoid this place if you want a clean place to stay.

Bathrooms are limited and right next to the rooms. Rooms are quite close together so there is noise pollution from other rooms. 10:00 is very early for check out.

- Carl (6/5): A short stay, so ideal for what we needed, perfect location for all the local towns and sights. - The location of this hotel is perfect; it is a 10-minute walk to the beach and just 5 minutes from the high street. The room was basic but perfect for what we needed, a private bathroom and shower. Parking for 3-4 cars, so had to park elsewhere for one day, but there is parking in the surrounding streets, so wasn't that much of an issue. No Marmite for my toast in the morning, I am not sure this is an actual problem, but if there was Marmite....you know, happy bunny :)

Location was good if you want Boscombe town and short walk for Boscombe beach. Noise in the hotel travelled a lot. Room very very warm, could have done with a fan. Door made a knocking noise all night. All contributed to a poor nights sleep. Window was a bit broken, plug socket a bit broken. Was not a comfortable overnight stay. Parking very limited (3/4 spaces). Also had my mother stayed with me as planned, it would have been too many stairs.

- Katherine (3/5): I was disappointed as I ext - The woman that was running the hotel was very friendly and helpful. The bed linen seemed to be clean and white. The bed was not uncomfortable. There was a horrible synthetic smell when we came in the front door, some sort of air freshener? The 'ensuite' shower room/toilet was tiny making it hard to get in and out, and there was no proper door on it so no privacy when going to the loo. There were only 2 pillows on the double bed, so 1 each. Some of the tables and chairs in the dining room were dirty, not wiped. There was a broken chair in the dining room. The tea/coffee area was dirty/not wiped clean. The bin didn't close so the lid was permanently up. The whole place was very outdated and tatty looking, including the outside area, which was not evident from the photos on booking.com. Judging by the photos I had been expecting something very basic but clean and practical, a bit like a youth hostel, but unfortunately this was not how I found it.

In all my travels this was far by the worst accommodation we have ever stayed in. We should provide a safe place for our children but this was a total nightmare start to finish.
