- Antonio (6/5): - Ciao! Fate attenzione al parcheggio, assicuratevi di chiedere prima in reception se hanno convenzioni di parcheggi a pagamento vicini. Molto difficile da raggiungeee in macchina, io l’ho addirittura ammaccata. Inoltre lo sciacquone del bagno va alimentato. in acqua, cioè che c’è una leva da girare per fare entrare acqua e poter tirare lo scarico
- Nikhil (10/5): - Very quiet with exception some loud motorcycles in the street nearby. Oyamado, the care-taker is a very helpful and kind man. Massimo, the owner and Oyamado do a very good job keeping the place in order. The escalator to the Main Street leading to San Lorenzo and restaurants are just 10 seconds away from the Hotel. Very convenient, and close to Perugia Train Station as well. One downside is that there is no elevator, the but the steps are not too many.

- Verified traveler (4/5): Rundown - There was no one available during check in hours. The room lock did not work. Half the room lights were missing bulbs. The plug sockets were so worn out that plugs would fall out. All in all a very rundown place that is clearly getting no effort.

- Len (10/5): Very friendly and extremely helpful - Nice, basic hotel near the historic centre of Perugia. Mr. Oyamada is very friendly and extremely helpful with loads of local information. Italian breakfast at the cafe 30 seconds around the corner and about a 5 minute walk from the Mini Metro station. Entrance to the old town is across the street. Fruit & veg stall in front of hotel a couple of days a week. Friendly hotel cat that doesn't seem to move from its place in the front hall.

Sono stata col mio fidanzato una notte e, stremati dalla mattinata a camminare su e giù per Perugia, ci siamo ritrovati una camera matrimoniale a cui si sarebbero potute dare più di 4 stelle. Tutti comfort e gli accessori che non avremmo mai immaginato di trovare in un albergo a 2 stelle (set bagno, set tisaneria, letto e cuscini in memory, tv perfettamente funzionante,...). Riguardo la colazione siamo rimasti molto soddisfatti e nell'accoglierci c'è stata una signora molto gentile. Sicuramente ci ritorneremo, ancora grazie al direttore e i suoi collaboratori per la vostra spettacolare disponibilità e super gentilezza e semplicità!

- Analise (8/5): Comfortable stay will definitely return - The hotel was very clean and staff courteous and friendly. The furniture overall needs some refurbishing but on the whole it was quite a pleasant experience. Location was just right outside the city's escalators so made it easy to access the heart of the city and the lower part of the city. Accommodation is very basic but it is ideal for travellers like us who use the room just for keeping bags, showering and sleeping at night since the rooms are not that big.

Der Kontakt vor der Ankunft war inexistent (über mehrere Stunden war keiner erreichbar), und der Zimmerschlüssel klemmte für mindestens 5 Minuten jedes mal wenn wir versuchten ins Zimmer einzutreten. Aber sonst sehr freundlich, sehr nah zur Altstadt, geschmackvolles Zimmer - eigentlich waren wir vom Zimmer positiv überrascht. Nächstes Mal wieder (wenn sie den Schloss zum Zimmer in den Griff kriegen).

- PAULO (10/5): Quite a catch - Things started with some fret, because they had chosen a room for me that, albeit very spacious, did not catch the Wi-Fi signal. I told them that I needed it in the room and they managed to get me a suitable one for the remainder of my stay. All in a very friendly and forthcoming attitude. The location, off the busy touristic center but quite close to it (actually, within meters of the entrance to the Rocca Paolina passage). Highly convenient. There is a traditional fruit market by the place next to the hotel. The breakfast is taken in a café attached to the hotel, not in the hotel itself. Quite good, though not varied.

- perrygirl (8/5): Appreciated the warm welcome! - This is a welcoming little hotel situated a few steps away from the elevator system into town. We enjoyed staying here. It’s not ‘posh’ but was comfortable and a great price for a nights stay. We had a large double room with a small balcony. The man on reception was incredibly helpful and did all he could to make us feel welcome. We appreciated his kindness to us. We loved walking the streets of Perugia. There is some occasional noise from a road (not directly in front of the hotel) in the evenings but we just closed the windows and slept soundly. We would return should we come again to this beautiful city.

The staff (and the cat) were very friendly and helpful and the room was spacious with everything that I needed. Earlier in the month I had stayed for some days in a 4* hotel in Urbino. The room in the hotel Rosealba was better in every respect than that of the 4* hotel! Breakfast is around the corner in a small cafe also run by the family, and there is a small vegetable market in the square outside, so you feel a bit like a local. I was very happy with my choice of hotel.

A good continental breakfast is provided at a nearby cafe. The hotel management is friendly and attentive. A few steps from the hotel there is an entrance to the municipal escalator that provides easy access to the Centro Storico. I am happy to recommend this hotel.

- Romeo_Echo_30 (6/5): Average Hotel with a Good Location - Arrived early and was unable to check in however they accepted our bags and requested we return later. Spoke enough English to get by which was nice. Other than the booking cost, there is a €1.00 local tax per person per night to be paid at check in. We stayed in Room 4 with a balcony that overlooks the Fruit & Veg Market. The room was very basic albeit spacious. A very small TV was in one corner. The complimentary Tea & Coffee facility didn’t have any coffee, when enquired why, we were directed to their local cafe which is a 2 minutes walk. This is also where the breakfast is held which consists of a coffee and a croissant. That’s it. The bed was comfortable with one extra pillow provided. Considering we were a couple, a second would have been nice. Ended up using a cushion to support the pillows. The AC worked nicely cooling and warming the room as required. The bathroom although advertised as has toiletries, only had shampoo and shower caps. I’m bald so neither were of a benefit to me. Luckily there is a Pam Local supermarket which is 5 mins walk away. We popped in and got supplies. There is a fridge in the room which has some sort of a minibar containing two cans of Fanta, one bottle of beer and one bottle of Aperol Spritz and salty pretzels with a price list attached nearby. There were no hot water upon our arrival and on our last day of stay from the shower or the bathroom sink. We ran the tap for 10 mins and enquired with the staff. It were repaired shortly after but as we were checking out, it was kind of late for us. There is no 24hr reception or front desk. Often we needed things and couldn’t find anyone to ask. The best thing about this hotel is its location, walking distance to everywhere. Behind the Fruit & Veg Market there’s an entrance that takes you underground where there are three sets of escalators that get you into the heart of the Rocca Paolina and to the top plaza where the views are spectacular. From there you can literally walk the entire of Perugia taking in the culture and historic sites. The city is built on a hill meaning lots of steep climbs and descents including long stairs and windy bends but it’s all part of the experience. The hotel is a good basecamp to explore but don’t expect luxury or amenities.

- Jan (8/5): - A nice historical house within very easy reach of the bus station and the city centre (by public escalator). Room rather old-fashioned, but clean, with a large bathroom. Standard Italian breakfast served in a friendly nearby bar. Reliable wifi access. The only shortcomings were that cleaning staff needed a reminder to leave a new soap bar in the bathroom, and also that while there was a kettle in the room, no teabags or instant coffee were provided. Still, this hotel is excellent value for money given its location and the modest but reliable facilities that it offers.

- Helen (10/5): - Charming small hotel.Great for women on their own. Massimo the owner was incredibly kind and charming and helped me to book a taxi to the airport and allowed me to check in early. Breakfast is taken in the cafe around the corner. It is so easy to get to the centre of Perugia by taking the underpass and escalators to the old city. You emerge into a lovely square with a view over the surrounding countryside. A complete bargain for the price and it has an authenticity often lacking in touristy towns. Try and get a room on the top floor with a view.

The underground is five minutes walk, which takes you right in to the centre. My room was on the first floor, overlooking the fruit and veg market - it was clean, comfortable and good aircon. Breakfast is at a little cafe nearby. Overall excellent value for money

Minimal knowledge of Italian helpful, as reception didn’t speak otherwise. Considerable traffic noise, especially on market mornings, but clean & comfortable room. Would stay again.

Location is absolutely great, just across the street is the escalator which brings you directly to Rocca Paolina, the medieval fortress and to the old city center.
- CleverCat (10/5): Excellent small hotel in city center - This hotel is in a great location. In just a few minutes on foot, you are in the very center of Perugia's historic center. The hotel is also located next to an open air market that sells fruit, vegetables and meat in the morning. Our room was very comfortable and had a view of the market area. We were able to park nearby on the street but there is also a covered parking garage just a few minutes away. Be aware that parking can be tough to find and you have to pay for street parking from 8am to 8pm. The staff at Rosalba was very nice and helped to make our stay enjoyable. Perugia is such a beautiful city and this a great place to lay your head.

- ninadh63 (2/5): Awful hotel - We booked two nights at Rosalba based on the great reviews and incredible price. Well the price is incredible for a reason. We stayed in Cortona til late and drove in, got to the hotel around 10:30. No one was there. We banged and rang the bell and nothing. My husband had to turn on his cell service so we could call the phone number. The manager gave us a code to put in but this was after 45 minutes of not knowing what to do. Our hotel room was #11 downstairs, smelled of mold and mildew badly and the AC wouldn't stay on. One small window going out to an alley that was very loud and no screen. After texting the number, the manager came by and told us he fixed the AC although we explained it was going to shut off in 5 min. He said it was fixed. 5 min later it shut off. We had a horrific night of coughing and breathing in this mold and mildew smell with no air circulation. We opened the alley window at some point but closed the blinds because we didn't want bugs to get in. The sheets and pillows stunk of mildew as if no one had been in the room in months. The next morning we checked out. The manager seemed very concerned and offered us a better room but as I told him - he should have offered it to us the night before and he should NEVER put anyone in room 11. He did not offer us a refund. He let us walk around Perugia the next morning and it is in a good location - BUT - at first he told us we had to move our car (parking is included). When my husband made a stink, then he acted as if he was doing us a favor and we could leave our car in the spot. So whatever you do - refuse to be in that stinky lower room without AC. It was the worst part of a 16 dat wonderful trip.
- Western55 (10/5): Great location for any stay in Perugia - We stayed three nights in May 2018 and could not believe the quality and service we received for an extremely reasonable price. As others have noted, this small hotel is right next to the scala mobile, the escalators that take you to the historic center in the Rocca Paolina. It is so close to the center that we could easily go back and forth in the same day. Very comfortable and pleasant. I highly recommend the room we had, with a small balcony, above the main doors.

The bus station is also close by. -accommodation is simple but spotlessly clean. Room and bathroom cleaned thoroughly each day. Spacious room and comfortable bed -friendly,cheerful staff who wanted things to be right -excellent value for money

The breakfast was a positive surprise, as it didn't cost much but was quite sufficient. We had probably the best room on the top floor with a private terrace above the roofs. The room was very good for 3 women. Please note, that there is no lift in the hotel, but you will get help with your luggage from the personnel.
- T5105CVlaurab (10/5): Incredible experience - The room was perfectly clean, everything new and brightly white. We had a beautiful balcony with a vew of a small market that opens some days at the week where you can buy delitious vegetables and fruits. The front desk was so helpful with us, everithing we need. And is true that after eight there is not front desk but you have a movile phone to contact them in case of need and we did because we forgot the code to enter. They always do things so you are more confortable. I highly recommend it to my friends from the states and they where very happy too. Incredible location, you have electric stairs to go to the historic center, but differently than the others in this path you walk to an ancient Roman street still preserved under a fortress. So grateful!
- rogerr657 (6/5): Perugia through The Rosalba's - I arrived to the Fontivegge Perugia train station. This is Perugia's main station, located in the "modern" part of town. *As a general recommendation, every station has its dangers, I would avoid walking after 7pm around this area; if you must, take a taxi from the station or walk fast with a local* Once you exit the station, strait ahead on your left you will see a tkt booth were you can buy the tkt that will take you close to your hotel. If you are NOT staying around the old city center, thus towards the outskirts, I recommend you purchasing either the carnet, which is a 10 tkt carnet or the touristic card, with which you can make as many trips as you can within 24 hours (after being activated) in either bus or metro; but, if you are staying close to the old city, MOST of Perugia can be done through underneath tunnels and walking passages, so there really is no need to buy the other types of passes. The hotel Rosalba has a perfect location! Extremely well connected with the old Center. Beautiful location, clean rooms, fresh towels and linen. Coffee just brewed, different kinds of breads to choose from-although a small selection of natural goods. Strong wi-fi connection. There was a terrible smell coming from the bathroom, I take it was the detergent, not a nice smell. The icing on top of the cake was on the second night when i returned at night to find the room swamped in this smell, no reception service after 8pm and the a/c not working. I had to sleep with the window open, thus had a noisy night. I advice the front desk to give out more touristic info about what to do in Perugia, there was little to no help.
