- François (8/5): Voyage en famille - Un emplacement proche du parc et donc très pratique pour cet établissement. Lit d’un confort correct, salle de bain un peu vieillotte. Nous avons été bien accueilli mais on nous a demandé plusieurs fois de faire moins de bruits, alors que nous ne faisions que de marcher dans la chambre mais le sol en parquet craque beaucoup et on a essayé de faire très attention…sinon l’accueil était très sympathique.

Bathroom vent window also let through noise. Room had no window. Room was full of dead bugs upon arrival had to asked for a swep of room. Very basic and dated bathroom which felt dirty. There was mould in places. Poor shower pressure. I don't feel the agoda website pictures of the room were accurate. I wouldn't book again if given chance but would look in the area.

- erwin_isaak (6/5): Great basic accommodation. - Very basic accommodation for short stay. Rooms were clean and beds were comfortable. Closely located within walking distance to the local night market. Resort is very secured as they keep their gates locked. So we felt safe. Neighboring properties were quite a distance, so you’ll get a good night’s rest without noisy pubs or bars around you.

- Verified traveler (6/5): not the most comfortable stay - This was a mediocre stay. Only one working plug in the room and it was across the room from the bed so if you use a CPAP, then you will have a problem. They are strict in the 2pm checkin but let us leave our bags in the lobby. The breakfast decision is tricky because it is 120baht for toast and hard boiled egg but there is not much else around the hotel. The staff was brusque at times and we got yelled at when we didn't understand that we had to leave our shoes in the lobby. The room was very basic but clean so if all you need is a clean place to sleep then it will be fine. There is definitely really really loud music until 11pm though. Lots of outdoor seating in the garden. That was nice.

- Marga indraswari (10/5): - Very near with the temples and the old city as well as night market. All are walking distance. Easy to catch grab as well. The room is new just no chair inside the room. The hotel is quaint and small. Misleading in terms of the words “resort” since no swimming pool etc. But all staff are super friendly and welcoming. Price is very reasonable too. Got an open air pub just in front which made noise until 11pm. But other than that it’s really a quiet place.
- Tom (8/5): Great location for exploring ancient Ayutthaya. - We had a triple garden room and it was a bit dated and really requires an upgrade. However it was spotlessly clean, the staff are welcoming, freindly and helpful and the location for Ayutthaya sightseeing is perfect. We will return.

- Passenger14899232100 (4/5): Many faults but in a great location - Several critical issues: 1) absolute rigidity for check-in, 2) untrained reception staff and unable to verify the characteristics of the reservation (to understand that we had breakfast included in the price, half an hour of waiting), 3) the room assigned was without any window and the bathroom/shower, located in the entrance, had only a separating curtain, 4) wet room equipped only with a small table and equipped with only two shower towels, 5) the structure closes at 17.30 and when you return there is no staff and it is not possible to buy even a bottle of water, 6) the gate to be used to enter or exit after 17.30 is closed with a very awkward padlock which risks dropping the keys an inaccessible place, 7) breakfast has a minimum equipment, of very modest quality. That being said, the location of the hotel is really great. Sorry!

- Peter (6/5): - Der Name Resort&Spa ist irreführend, es handelt sich um ein kleines Familienhotel, das ein wenig Auffrischung gebrauchen könnte. Servicewünsche verhallen ungehört, Wlan etwas wackelig. Allerdings ist die Lage gut, die Betten ok, schöner Garten.

We booked 2 rooms in the courtyard.The owner said she gave my room to another client because they called in first. I said I booked these 2 rooms together. She said that she will give us 1 courtyard room and another room on the 2nd floor. She also said that if you are not happy, you can cancel that reservation but of course no refund because we booked with Expedia app.unexceptabe.We booked and paid for these rooms well in advance. She simply gave one of or rooms to a walk in . Very very rude. Not recommended at all. Expedia should take this one out of the system. The owner was so rude , not the staff. Sad to see.
- PearlPoulter (10/5): Good location and layback - Nice garden and right beside the historic park and night market. Apart from that, there is no shop around 5mins walking. Local bar outside of property provides drinks and simple food after dark. Room is simple but comes everything you need. We love the garden which very layback!! Great option for stay in Ayutthaya!!
- Louis (6/5): - look… fine for the price. right next to a few ruins, pretty place with relaxing courtyard. A/C works great, WiFi is fast. but also had a lot of trouble organising activities and communicating issues with the staff, who speak very little english (a problem for us, maybe not for others) and often can’t even be found. Despite this they were always friendly, besides the manager who was always abrupt and tried to concinve me I didn’t have a booking. Lots of mosquitos in the room, hot water was temperamental, beds were very, very firm. Its a fairly long and arduous walk into town for food (and to a travel agent to organise tours/trips). Maybe the strangest part of our stay was the fact that you’ve got to lock the front gate each time you enter and exit with a padlock, which if done at night makes an inordinate amount of noise. Fine for a night or two, wouldn’t linger past that.

- albertk993 (8/5): Comfortable stay on a budget - I won’t elaborate on the location which is central to historical sites and peaceful garden . What I want to express is my experience about my stay there. I booked a double room for me and missus and a triple bed for my preteen children. Rooms had been newly renovated with strategically placed electrical outlets, good AC , clean and new bedsheets and mattresses. Bed is quite comfortable but for the asking price, you can’t expect more. A small fridge was included too which is nice. New ceiling lighting too. Noise insulation is not the best but then it is a house converted into a guesthouse. Owner must have taken note of the shortcomings expressed by previous guests so had taken steps to rectify them. I would rate my stay a plus and would not hesitate to stay here again if I ever visit ayutthaya or on a layover .
- 245jonathonh (6/5): A Quirky Budget Hotel With a Home Stay Feel - Stayed Two nights from 21/09/22 to 23/09/22 Located within close proximity to the ruins of Ayutthaya, this is a great place to stay if you are on a budget. I stayed in room 14 which was a double room access from the side of the main building. It was a fairly nice room for the price however there was no safe or fridge. The double bed was also only a mattress on the floor so there was that risk of bugs and ants making their way on to the bed itself. The gardens are a nice place to sit and have a drink however you will need to stop by a shop to pick something up as there is no bar or drinks fridge. Overall it is a nice budget place to stay. if you like luxury, it probably isn't for you however if you want something a little different, which is cheap, clean and well kept, I would highly recommend.

- Stephen (10/5): Hammock in the Garden - A great location next to the main ruins and an easy walk to restaurants. The room was newly renovated and very clean. Friendly service. The best part for me was lounging in the hammock in the lush courtyard garden.
- DerAsh (10/5): Central to the Park - This was a great stop on our trip. The hostess was very helpful and she ensured our stay was pleasant. The A/C was top notch and the bed was comfortable. The hostess also helped book us a riverboat tour that was memorable. Thank you Park Ayutthaya!
- Elaine (4/5): Good location but everything else.... - Stayed three nights, at first they couldn’t find our reservation, then tried to get us to pay more for a family room (for two people)? Checked with us twice during our stay asking when we were leaving (???). Very disorganised. Room was basic, one tiny window with no view, bed VERY hard and people crashing and banging in the room above us meant no sleep. They did not service the room at all during our stay. Breakfast was a joke, after the first morning we bought our own. Pictures definitely make it look better than it actually is. Felt like we got scammed a bit and other guests were saying the same. Saying that, if you only care about location then it’s pretty much unbeatable in relation to seeing the sights just be prepared and don’t have high expectations!

- BobaLuvr (8/5): Huge family room - This as got to be one of the biggest family I’ve been in. Not only did it have two king size beds (very hard mattress), but it has a large sitting area with a sofa and a wooden lounger seat. The hotel is also located right across the street from the ancient temples. They have bikes, scooters, and tuk tuks for you to rent/hire. The thing that is unique about this hotel is their decor. Wooden traditional Thai style through out the hotel. Cute garden with swings for kids to play in. Please be aware that there is no elevator. The staff will take your luggages up and down for you but definitely not wheelchair accessible. Here are some pictures of my kids at the hotel.

But compared to other locations for that price a little bit expensive. Bathroom needs renovation, no closet in the room - but very good location for seeing the historical sites. - mitchmurr (8/5): Great location - Right across the street from the main temple site. One reviewer, below, said there was no signage & was difficult to find. That is very odd as there definitely is a sign on the front gate & it was very easy to find as long as you are in the right place. Hosts were very nice. Room & bathroom were a bit stark but you're in Ayutthaya, Thailand so don't expect upscale hoteling. Would stay again.
- Pascale (2/5): Hôtel? En tout cas pas des hôteliers....! - Notre plus mauvais choix en 1 mois en Thaïlande. Seul point positif: sa situation dans le site historique. Les tenanciers ne parlent pas anglais, pratique, avec les clients essentiellement non-asiatiques! Il a fallu batailler durant 1/2 heure pour avoir un drap de dessus et pas seulement un drap de dessous et un couvre-lit utilisé par tous, et par conséquent sale. Certes les chambres ont été refaites, mais vraiment grossièrement, les coulures de peinture sont partout, étagère en bois dans la douche, donc pourrie, pas de ménage en 3 jours… c'est vraiment n'importe quoi! Nous avions la fenêtre qui donnait à moins d'un mètre du mur de clôture, et en plus un étendage de draps permanent entre mur et fenêtre, à environ 30cm donc!!! Le 1er petit-déjeuner fut une "eau de riz", un brouet blanc, et c'est tout… Non, je n'exagère pas. A notre mine, on nous a apporté des fruits. Et le lendemain des œufs brouillés avec du pain, mais ce fut très compliqué pour avoir du thé! - 631clementf (10/5): Very well located - Close to the historical sites and the park, perfectly located to visit the city. I am not sure why it is called a "resort and spa" but it is in reallity a very friendly and nice guest house, with a very specious room and bathroom.

Die drei Zimmer im Hauptgebäude waren sehr schön, das Familienzimmer im Nebengebäude für drei Personen war etwas abgewöhnt. Die Betreiber waren sehr hilfsbereit und nett, das Frühstück ok und die Lage natürlich super. Außer dem Aquarium im Garten war allerdings nichts von einem Spa (im Namen) zu sehen.

This is in the best location with some ruins next door and the main attraction literally across the road. Rooms and breakfast were modest but no complaints for $50 Aud a night. Under new management from 2019 and miss Mam and staff will make you feel comfortable and help with whatever and wherever. Parking available. - nealo832 (4/5): My wife was convinced it was a scam, until we eventually found it. - The pin on Google Maps is wrong. We drove around for almost 2 hours trying to find. In the end, we had to pay and follow a tuk-tuk. When we got there, we realised we had passed it at least 10 times, but there was no signage. Free car park was one space, and owner had to move her car to let me use it. Car parking space was outside the perimeter of the hotel. When we got inside, we had to remove our shoes. 3 of our party of 4 are diabetic, and bare feet is a big NO. This should be stated when booking. Tried to switch TV on - no power or TV aerial point. Tried to switch fridge on - no suitable power point. There was a shaver point in the bathroom, but did not consider this practical. Went to unpack - no wardrobe. A terrible storm in the night, and windows crashed open twice. Had to tie them closed. Free breakfast - originally told we'd have to eat elsewhere. When pointed out breakfast was included, they said they'd get the stuff in, but we had to eat at 8am - no leeway. The only thing this establishment had going for it was the staff, who were very friendly and helpful. The hotel has potential, but we definitely got the impression it shouldn't have been open yet.

Outstanding hospitality: the owner, P.Win, respects his guests’ privacy but is always on hand to help with queries including tours by Tuk Tuk or boat and transfers to Bangkok. Would definitely stay there again.

Win personally took me to a cell phone shop and got me a good price on a cell phone. Win was very helpful my entire stay. The bed was comfortable. The A/C worked great! The bathroom and shower were roomy. I recommend staying here when visiting Ayutthaya. For the price, I could not have been happier with my accomodations.
- Verified traveler (6/5): Walking distance to temples; hard bed & bugs - Hotel staff were very friendly and accommodating. They helped us book a boat trip last minute and arrange for transportation to the train station. Breakfast was included and we thought it was pretty standard fare. The location is great in that it is right across from a temple and a large park with beautiful ruins. On the other hand, there was some construction or digging going on in the plot next to The Park which created quite a bit of daytime noise. Additionally, there are no businesses or restaurants on the same block so it took about 15 minutes, maybe more, to walk to the nearest bar/restaurant. The bed was incredibly hard and we got our worst nights sleep on it. The walls are very thin so we heard our neighbors coughing all night and then they got into an argument in the morning. There were mosquitos in the room but I asked and was provided a can of spray which was effective. There were ants all over the shower. We would not stay here again, despite the wonderful service we received from the staff.

The hosts are super nice ( one evening it was raining hard, and our host offered us to cook something .. it was delicious !! ), rooms are clean and big. It’s near markets, national park, restaurants .. It was a very good moment for us.
- chrisleyp (2/5): The worst guesthouse during our Trip in Thailand - The guesthouse is very well located, the room was horrible. Even the TV which should be fixed to the wall was on the table... You have to close the room wiith an old locker. Nobody clean this guesthouse, everywhere was dirty. Both the reception man and the girl was playing on their phone all day. All photo are not compliant. I do not recommend this guesthouse.
- Jeff (8/5): The Park Ayutthaya was A-OK - The hotel was in a great location very near to the historical park. The breakfast was cooked-to-order. There was free wi-fi that was not super-fast, but serviceable. The Owner/Manager was very helpful with planning which ruins to visit and how to get there. It's not a luxury hotel, but it's above backpacker status, I think.

Unfortunately, the room was a little old and outdated, unlike the pictures we saw, and I think there were bed bugs because I came home with lots of bites. If they work on some of their facilities, it’s a central and good place to stay!
- A3457SJnancyp (10/5): A gracious and helpful host - This small locally-owned guesthouse has a great location right next to the ruins of Ayutthaya and within walking distance of restaurants. We stayed in a standard room. It was spacious, quiet, spotlessly clean and the air conditioning was a welcome respite from the heat. Vin is a gracious and genuinely helpful host. He assisted us with our onward travel, made excellent recommendations for things to do in Ayutthaya, and did our laundry for a very reasonable fee. Vin has built his business up from nothing new with little more than hard work, and he prides himself on offering good service to his guests. We would definitely stay here again.
- John (6/5): Average and dissapointing stay - An average guest house. Older guest house with big rooms. Good location for the main temples, but you will need a tuk tuk taxi to get pretty much anywhere. The closest restaurant or store is at least a 10-15 minute walk away. The air conditioning and electricity went out in the middle of the night and was out for several hours. The owner blamed the weather and yes it was raining a bit on and off, but so lightly that it made not sense for the weather to have any factor in a power outage. On a positive note hotels .com refunded my money in full for the room becauase of this issue. That was great. Hotels . Com comes through again, but the hotel itself I would definitely not stay at again. Especially not for 1100 baht or $32 a night.

Ren the owner knows all the sites, will advise you on what to see and can organise great value tours for you . Great friendly environment, great value for money - the rooms are clean, tidy and have airconditioning.

We had a large room with ensuite and it was sufficient for a night but definitely could use some repairs. The garden is lovely but the tables need to be cleaned. Breakfast is fine, if you're not in a rush and the a/c was wonderful after the heat.

He is quite knowledgeable about all the transportation schedules, and I highly recommend the river tour he suggests. The giant gold Buddha is magnificent. The dining area is located in a lovely garden with overhead foliage. I was upgraded to a nice bungalow on the main floor. The location was excellent; it was easy to get up early and just cross the street for great photos.

Service was good tho - the tv remote didnt work so the 1 staff member moved the tv from the next room. Aircon was good. Same guy also made a nice breakfast for us even though we were well past the 10am limit - closer to 12.00. Nice garden.

The bed was hard as a rock and there was no attempt to clean our room or change our towels while there. The toilet leaked from around the base and when i reported it was told to put a towel on the floor to soak up the water. The breakfast was a joke, all we got the first morning was 2 eggs, toast and a cup of coffee. The second morning breakfast we did get a piece of sausage and a glass of orange juice. The staff was nice but that wasn't enough to over shadow the bad at this place.

The owner was very helpful and made the best 6 egg omelette ever. He should be the chef as well. Really recommend this place if you want to be at the heart of the Historical Park. Cannot recommend it enough if you want to learn about the history and see how Siam use to be.

- Gordon (4/5): Very Poor. Not As described. - The only redeeming feature of this hotel is the location. The property is in very poor condition. Generally not very clean. The toilet seat in our room was broken. We reported it immediately to be told that they knew about it but couldn't find a seat to match! ( the actual seat was there just needed to be fixed to the toilet) . The toilet seat remained like this for the whole of our stay. Your website advertises daily housekeeping. The room was not cleaned on the first day. When I reported this the reason given was that they were busy. It was cleaned the following day. However this was the only clean it received during a 4 night stay. On the last day we were informed that room cleaning was only carried out on request. Regardless of the price of this accommodation I expect the basic hygiene to be of a resonable standard. The photos on your website give a completly wrong impression of the property.

The hotel is clean and provide the basic accommodation. The bed quality can be improved. Other than that a pleasant stay. I recommend staying in the rooms by the side of the main building.

The hotel was listed as three star. This was not accurate. The facilities needed to be updated as they were very basic. You get what you pay for though. The price much cheaper than other places in the area. Would recommend to some friends but not all, some would think it too lacking in comforts!
- Douglas (4/5): Not 3 star. Bed is hard, sagging and bumpy. - This guesthouse is located by the park. Its a large building on a large lot. Rooms are built along the sides of the large building with a large open area in the center. People with children may find this property more suitable for children to run free. We believe we would have been more comfortable in a typical backpacker accommodation where we had been staying. This guesthouse was more expensive and did not offer any more comfort. Its not a 3 star facility. Unfortunately, I believe we received the worst room. The bed not only sagged but also protruded in areas. It was a typical hard mattress that must have been damaged by a heavy crate and then folded for delivery. Unbelievably uncomfortable. Never seen anything as bad in several decades of budget travel. I'm in my early 60s and my gray haired Asian wife is 5 years younger. She believes that she was being treated as an escort women. Who knows? This is the first place that I have rated poorly.

Bed mattress very uncomfortable and walls so thin TV on in next room prevented me from sleeping. In bathroom, shower fitting and toilet seat broken. Window into bathroom painted over in thin brown paint, looks almost as if someone had smeared faeces all over the glass - not pretty! Wifi terrible, had to use phone hotspot.

- Nic T (10/5): Peaceful, charming place - I thoroughly enjoyed staying at the Park, the owner is super nice and helpful, calling a tuk tuk for me, and having his friend drop me off at the 7 for free. free bicycles to use on premises. when a fresh mango dropped from the huge tree in the courtyard he cut it up and served it to me, what a treat, he didn't have to do that. The location is not in the middle of a neighborhood, but there is a excellent night market about ten minutes wall if you choose to walk, however, the location is right across from a huge park containing many old relics, this is the area you want to be if you desire to go on an ancient Wat adventure. the room was clean with cold air con and had everything I wanted except good wifi, which can be had just outside the room. I would definitely stay again. Great free simple breakfast in the morning as well. More than pleased.

We were able to store our bags after checkout and we even were allowed to take a shower in the evening before we took the night train. The room was ok for the price. The furniture were quite old but ok. The cleanness was ok too. Breakfast was great considering the room price. Overall we had a good stay and would came back.

He helped us arrange at tuk tuk the next day to tour through the ruins and drop us off at the train station. Since we didn't have a lot of time, he created an itinerary for us which made our visit easier.

- Sharon (10/5): Great Hospitality and Location in Ayutthaya! - We stayed at The Park for one night while on the way to Chaing Mei. We very much enjoyed our stay there. Vin (the owner) was very hospitable and helpful. He facilitated our stay and highlighted what was easily within our ability to do during our short time in Ayutthaya. The location is perfect, and besides it's proximity (walking distance) to the hotel, there was a great coffee shop and restaurant not far away. It made it easier to cope with the heat as we were within walking distance to everything we needed. It was very pleasant to go on the boat trip to the temples and ruins during the afternoon, and Vin arranged for us to be picked up by a tuk tuk. As for the room - we stayed in one of the older rooms in the main building. I gather that the newer rooms in the garden are slightly more updated. However, this is a minor thing as the room was large, cooled by a powerful air conditioner, with a reasonable bathroom. There was a lovely little terrace near my room, but it was too hot to sit out during the day. A good thing to maybe enjoy on my next visit (during a cooler time of year). The breakfast was good, and we even had a lovely salad lunch near the pond in the garden after arriving. I wish Vin luck with the hotel because he certainly works hard enough to keep it clean and to create a welcoming, helpful environment for guests. I'd recommend staying at the Park hotel, and will definitely do so again in the future.

- anita (8/5): Cultural visit - Very helpful staff. We only stayed for 1 night so we were recommended what to do including a boat trip soon after we arrived to see some of the temples. When we asked about best transport back to Babgkok hotel arranged a taxi for us at a very good price because of our time limit. Hotel is excellent location for the old temples.
