The rooms stunk, the beds (and mattresses) stank, and we couldn't sleep on them, so we had to use our own towels. Two children were bitten overnight. There was no toilet paper in the bathrooms, the shower was filthy, and moldy. The shower room also smelled of mold, and the door was broken, requiring two people to stay in the room to keep one person at the door. People would enter the restroom without knocking if someone was inside. There was no respect for anyone. The kitchen was in a terrible state, dirty, and smelly. You have to pay a deposit for the keys, and they won't give you the full amount. They rob people. That's all I can say. I don't recommend this place.

Firstly I didn’t like anything about this hotel, I walked in and the smell would of made you sick, I arrived early at the hotel the women answered the door was wearing short shorts and a vest top not very professional if you ask me, she couldn’t string a properly sentence together and looked like she had either been on something or rough from the night before, when I asked to use the toilet as my 7 year old daughter was in desperate need she says yes the toilets here the one that’s used for the FULL hotel. At this point I couldn’t brace myself, we got into the toilet poo marks around the toilet, dirt all over the floor was disgusting. When walking back do the stairs a man clearly out his face walked down after us at the point I knew there was no way myself or family were staying in this hotel.
When I called the owner to discuss all this he says I’ve just took it over and will be making big changes, nothing else other than that I’m not sitting weeks on without a refund I had to pay for a new hotel.
A absolute shambles of a place. Hope the owner sticks to his word by saying big changes will be happening as this place certainly needs that.

Great place! - The guest house is in an absolutely ideal location (being right next to pleasure beach) and was an undeniably good stay for the low price point. The ownership was changed recently, and the new owner and staff were lovely. The only gripe would be that the showers a little bad, but bar that the room was genuinely amazing. The shower was quite bad, (water pressure, heat dial etc)

- Ren (7/5): Good - Chelsea was personable and diligent, taking over management a mere 10 days before our stay after the hotel had been shut for many years prior. She gave us a warm welcome and explained how everything worked.
The room was comfortable, and more-or-less what we expected - a cheap-and-cheerful stay within minutes walk of Blackpool Pleasure Beach. At the rate she's going I expect it'll be an even better place to stay as time passes.

- Amwatsonuk (6/5): Under New Management and a work in progress - The guest house has just reopened under new management and at the time of my visit was definitely a work in progress with lots of improvements required however I am sure these will be forthcoming in the weeks ahead.
One area of the business that unquestionably does not require any betterment is the wonderful customer service from the new host, Chelsey, and her team who provided me with first-rate, friendly, professional and efficient service from the outset of the stay, tremendously hard working nothing was too much trouble to make the stay as comfortable as possible.
The rooms are above all clean and pleasantly presented however, the décor is tired and in need of modernisation. The bed are comfortable with good mattresses, duvets and pillows that aided a good nights sleep. A chair would have been welcome.
What was disappointing and annoying included the television not working or missing the vast majority of the Freeview channels plus the Wi-Fi being very temperamental in terms of speed and connectivity.
The communal bathrooms are where the most work at the guest house is required, the lock did not work, they need a deep-clean to remove the stains and dirt from surfaces including the black mould in the showers, the toilet flush was not working and décor was also in need of bringing into the modern era.

- Barr (8/5): Very good - The customer service was great, all my questions were answered and the owner was a very positive friendly host when we arrived. When we arrived the facilitys out side of our room could have been cleaned up abit better.
Our room was great but our bathroom was dirty as there was stains on the toilet such as vomit and the shower had dirt on the floor with stains down the glass. All I recommend is the for the bathrooms inside the rooms to be cleaned.
I also recommend for the owner to ask for proof of bookings as he didnt ask me when I arrived. Overall it was great stay for the price. Owner was very friendly but too trusting as when we arrived the owner informed us with information that was very concerning to use and made use feel unsettled and unsafe with are stay as he mentioned that he had to change the locks due to a previous situation which involved the police which caused unsafty for the tenants that was saying at the time.
- Kim (1/5): Abysmal!! - I had one of the worst nights ever at San Diego guesthouse since the new owner took over from Mary. (Yes I miss her now she has retired). I did stay here regularly but since last night it JUST wasn’t the same! Last night I had to make a very formal complaint TWICE to say that a HOUSEKEEPER had put lost property clothing into MY suitcase. Thank goodness I had a spare carrier bag and separated it, not only that 2 ITEMS of MY BELONGINGS were stolen! (yes. A radio and my extension lead I had brought from home!) thank goodness I had got them back.
Then the complaint was finally resolved, myself and Ethan had our money back in cash so we shared it to £25 each as the room was £50 for 1 night. (That was a good thing as I demanded it. I didn’t appreciate to be treated like this!)
The description of the room. The cleanliness was inadequate the sink was not touched. Room was not hoovered. My bedside table STILL had traces of sugar and traces of rubbish. The bedside lamp the bulb was loose so I tightened it to make the lamp work as I however sleep with the lamp on every night. The skirting boards was not touched I found piles and piles of dust on them!
It didn’t have any tea or coffee facilities but it did have a kettle spoon and milk jug. The BATHROOM was inadequate wasn’t clean.
Myself and Ethan will NOT be staying here again. After everything last night I was furious!

Entered hotel and it was piled up with boxes and tables and the owner sat us down for half an hour telling us about all his bad experiences with guests. No breakfast on offer and was told if we wanted anything to use the kitchen. No complimentary coffee or tea bags. One large towel provided for two people

If I could have found somewhere else to stay at short notice I would. This hotel is just a doss house. Rooms made up in lounge area no bar as advertised and no breakfast, not that I would have eaten in there anyway. The manager also said I had cancelled the room after our stay probably so I wouldn't leave a bad review.

- Katie (7/5): You get what you pay for - The man running the place was very friendly and kind. Our room and beds were clean, the bedding was fresh and we had what we needed in the room. Upon entering it didn't smell too good, the cluttered office doesn't look professional and is off putting straight away. The owner couldnt find keys to our room and was unorganised. There's no parking, permits are needed to park on the road outside and there are wardens patrolling so it's not worth the risk. The shared toilet/shower was old and didn't look clean.

- David (1/5): I travelled there for 2 nights, what you see on the Web page does not reflected the reality, place - Nothing, the owner said he took it over 6 months again, main front room was like a derelict office area. Everything, the front door and windows had hand written A4 style notes advertising the room prices, looked very unpleasant and had no kerb appearance. Hallway was dark
and very messy/unkempt looking. Bedroom was like something out of the 70's, decor was poor, bed sheets were on the bed inside out, room was very unclean looking, overall rating gir the room was 0.

- Ceejay-101 (10/5): Brilliant Guest House And Host 😊. - Everything. Negweny was a great host. He was very friendly and welcoming. We had a nice long chat on my arrival. The room was comfortable, cozy and warm. Nice bed and en suite bathroom. The following day Negweny insisted I sit down for breakfast with himself and another guest. The breakfast wasn't included in the price. So this was a nice personal touch. He also made the best smoothie I have ever tasted, which was mostly carrots 🥕, but disguised the taste with apples, lemons and limes. He also let me leave my luggage at the Guest House whilst I was sightseeing. I will definitely visit again. Do not listen to guests who have left bad reviews. They are simply not true. I will 100%, stay at The San Diego Guest House, And I recommend anybody reading this review does the same 😊. Everything was excellent 👌.

There is no bar, it's been bordered over.
It is not clean, in fact its filthy, I took several photos showing this.
It does not feel safe, my rooms door was cracked around the lock, with enough push you could have absolutely broken into my room and with some ease if I were to be honest.
The owner seemed nice enough but the add is not remotely what is paid for. Perhaps one of the cheapest hotels in blackpool I'd agree but I could've gone to 1 round the corner for £9 more and had the bare minimum of a clean room. I won't be returning.
I assumed at first the "pay at the property" was to ensure the host recieved the most money, rightly so. Now i realise its a con so you've no way of a refund and therefore forced to stay in the "hotel" or loose all funds. Given I'd paid for 3 days this wasn't a option for me.
There was a board hanging from the celling, I wish I could add all photos as there was a tub with coffee in growing black stuff placed next to the bed.

Owner was a very friendly man.
This is absolute no frills accommodation so if it’s just a bed for the night then it’s perfect but it’s not the sort of place you’d want to spend any time in.
Free supply of bottled water which was a lovely touch.
Carpark directly opposite which is £14 for 24 hours - coins only so take cash! No bar or sitting are as shown in the pictures - that area was a dumping ground which was our first impression on arrival.
The bedding didn’t fit on the bed and kept coming off.
The room was dusty and surfaces had sticky bits and ring marks. No clean cups.
