Separate shower, separate WC, both en-suite.
There is an honesty fridge/bar downstairs. Breakfast is available on request.
The location, close to the centre of Ypres is very convenient. There is Free parking just around the corner.
We met the host in the morning, delightful and helpful.
We had an excellent stay. Stairs are steep if you have mobility issues.
- Dieter (5/5): Niet voor herhaling vatbaar. We voelden ons 'erin geluisd'. - De ligging. Het huis bevond zich in het centrum wat heel makkelijk was om ten volle van het straattheaterfestival 'De Gevleugelde Stad' te kunnen genieten. 1. Wij boekten via booking.com. Daar werd vermeld dat het een totaalprijs was met alle toeslagen en taxen inbegrepen. Toen werd ons door de eigenares plots gevraagd om nog extra toeristenbelasting te betalen. Wij weigerden dat verwijzend naar ons boekingsformulier en zij werd boos. 2. Toen we toekwamen, hing er naast de voordeur een prijzenblad met foto's van de kamers. De prijzen die uithingen waren zo'n 50 euro goedkoper dan op booking. 3. Onze kamer (de blauwe kamer) stonk naar riool. Het vullen van de putjes van lavabo's en douche kon daar geen verandering in brengen. Ook de handdoeken stonken ernaar. We kregen wel nieuwe. Thuis heb ik al onze kleren moeten wassen want die stonken er ook naar. 4. Een zeteltje om lekker in te zitten lezen, had voor dit geld ook wel gemogen. Of een gezellig leeslampje naast weerskanten van het bed. Nochtans betaalden wij veel geld voor deze kamer (iets meer dan 150 euro per nacht). En er was niet eens ontbijt inbegrepen.
- marianne (9/5): Danke für alles - Das Haus ist sehr schön, sauber, liebevoll eingerichtet und sehr zentral gelegen. Die Vermieterin war sehr freundlich. Zu Beginn war die Zimmertemperatur tief.
Anmerkung/Info für mobil eingeschränkte Personen: Im Zimmer hat es eine zusätzliche Schwelle, um zum WC/Dusche zu gelangen.

Voldoende kussens.
Voldoende plaats op de badkamer en kamer.
Veel folders van de omgeving, wel rommelig. Deur badkamer werd gemist. Hygiëne kon daar wel beter.
Weinig / zeer weinig contact met host was jammer, ik voelde me een vreemde in een ander z´n huis. We zagen een huis met ´een verhaal´ maar kende het verhaal achter de keuzes niet.

We didn't use it but liked the fact there was a small honesty bar and lounge area. My husband liked the chocolates in reception😂 Location was superb, walking into centre in two mins and we highly recommend it.

Location is splendid with bars and restaurants in easy walking distance as was the central square of Ypres. There is also a lovely little courtyard which was perfect for sitting out before going to bed. Nothing

Easy check in. Nice breakfast with plenty of choice. Good location with free on street park close by Street light adjacent to bedroom window was annoying despite blackout curtains. Noise from traffic on cobbles outside. Infrequent but unsettling. Shower was unnecessarily complicated. No milk in room nor wifi code. Had to go down two flights of stairs to get either.

- Trevor (9/5): A very convenient and stylish place to use as a base for sightseeing in and around Ypres - The rooms are spacious, stylish and well-designed.
The location was central but relatively quiet. It's a very easy walk to get to the Grote Markt with all the restaurants and on to the Menin Gate.
There is plenty of free parking just round the corner on the Minneplein. We happened to stay during a heatwave, which meant that the bedrooms were very warm, there being no air conditioning. Thankfully there was a fan, which made things bearable.
The plumbing was a little querky - the cold water ran very hot for a few minutes before the cold water eventually arrived.

I had to leave the windows open because it was very hot and had some insect bite the next day. The place was perfect other than this and the weather was exceptionally hot.

- Chris (2/5): Don’t Be Fooled By the Pictures - It’s hard to know where to start in reviewing this property - avoiding hyperbole it is in the bottom ten of places I have ever stayed at - especially for the prices charged.
1. The internet did not work **the entire 3 days of our stay**. Apparently it was going to be fixed after we left, one of the days of our stay was a national day so this supposedly slowed the process down. I can’t say if it was a service provider issue or not, but I can say that it was not functional for three straight days and the owner did **nothing** to recognize that a major service offering in her overinflated prices was not met. Her remedy was to go a cafe to get our internet.
2. It was dirty - the floor was clean but the upper reaches had hardened spider webs throughout many of the light fixtures.
3. The breakfast, a 12 euro extra, was awful. Not just bad but awful, the first day the owner was there and in fairness it was just underwhelming. The second day she left it to her assistant and he was disinterested - eggs were grossly undercooked, then the bread was removed before we could make up for the fact that the eggs were undercooked. So we were left with very little edible. The dishes from our breakfast remained in the eating area all day and most of the night - not that was particularly inconvenient to us but it was illustrative of the fact he left as soon as he could.
4. We were provided the kind of plastic credit card sized key cards you get at most modern day hotels. Perfect, j
