Guest Reviews
- Paul (10/5): Beautiful place - Grand, Victorian decor , massive room.
- Guide67489563819 (4/5): Tired and outdated - We paid £110 per room, per night.
Room 1- smelled like very strong of wet dogs/ damp.
Carpets looked and felt unclean.
Shower didn't work properly and no plug for the sink.
Bedding and towels were clean.
Room 2- heating didn't work. We stayed on a cold, rainy night when a bit of warmth would have been welcomed.
We couldn't close the curtains as one of them was partially hanging off its hooks. This meant the sun came through early morning and woke us up.
There was no
door on the shower, it had a plastic curtain which was also hanging off.
No iron or hairdryer in the room.
Definitely no slippers as advertised.
They were needed as the carpet wasn't clean and had iron burn marks on it.
The bed was large, comfortable with clean bedding and towels.
It says it has a garden but this wasn't looked after, broken outdoor furniture.
I can imagine in it's day it was a lovely hotel. However, it's now very dated and needs some TLC.
- Paula (9/5): Value for money and convenient - Near to hospital Black mould n scum at lower area of shower
- neil (7/5): Great for the price and location for a group of friends wanting a cheap stay - Large room with 3 single beds great for the price and 15 minutes walk into town
- Nirvan (4/5): You get what you pay for - Wifi doesn’t work in the top room
Cleanliness was cursory
Parking is non existent
- Louise (3/5): Ok, stayed in better - Available Shabby needed tlc
- Żaneta (8/5): Przytulne miejsce w dobrej lokalizacji - Dobra lokalizacja, architektura, wyposażenie, dostępna kafejka. Bezproblemowy kontakt z obsługą. Szybkie zameldowanie/wymeldowanie. Łazienka - popękana i trzeszcząca podłoga, nieodnawiane od dawna pomieszczenia, przetarte sprzęty.
- Fazekas (6/5): -
- William Cubbon (4/5): The lady I spoke to on the phone was extremely helpful and polite. - its position in Liverpool. The blind in the room did not work so there was only privacy if I closed the curtains which made room very dark.
The shower needed cleaning. It was grubby around the outside.
- Maya (8/5): - Anne the host was amazing, she was very accommodating to us. She was easy to contact, and very responsive if there was an issue.
- Lance (6/5): Small improvement needed - It was a fairly comfortable room for a night. There is no hotel parking so cars are left on the road. This means everything needs to be removed from the car and carried to your room. Sunday breakfast was due at 8.00am however staff were late so I ended up with only tea and toast, so that I could get to a 8.30 function.
- Phil (1/5): Just awful - No positives I booked this hotel purely for its location near the cathedral for a graduation, but it turned out to be just awful. I genuinely considered leaving and driving home rather than staying.
We stayed in Room 2 on the ground floor. The building is essentially an old Victorian house with seemingly no soundproofing whatsoever, every footstep and bit of movement from the room above could be heard clearly.
The room was absolutely freezing. There is a small electric heater in the corner which does not work, so the room never warmed up.
Cleanliness and overall condition are extremely poor. The carpet and furniture is heavily stained with visible burn/iron marks. The TV remote was filthy, with built-up dirt between the buttons 🤮. Wallpaper is peeling off the walls, and the curtains are barely hanging on.
The bathroom was just as bad. There was visible mould in the shower, and the proper glass shower door has clearly broken at some point and been replaced with a cheap, dirty plastic screen which looks completely unhygienic.
The bed was also in a terrible state, the divan base is ripped and badly worn and should have been replaced a long time ago.
The décor feels neglected and thrown together. At the back there is a garden area which appears completely overgrown and not maintained at all.
Check-in is via a lockbox at the front door, which adds to the overall impression that this is not a properly managed hotel. It felt more like entering a dirty HMO than a place intended for paying guests.
This is, without question, the worst hotel I have ever stayed in. I have never regretted a booking as much as this.
I would strongly advise others to avoid.
- Phillip (10/5): Great stay, comfy bed, friendly and helpful staff, thanks Anne, you are a star!! - Central and comfortable Nothing
- Francesca (4/5): Pretty good value for money, but they definitely need to work on the security. - Very easy to find in a great location. Room was really comfortable! Security.... Someone walked into our room at 1am. Dread to think what would have happened if I was alone.
- Harrison (10/5): - Literally everything, if I am up in Liverpool again for work or anything I will be looking to stay here. The only negative is no WiFi or none that I saw. Apart from that I have no negatives about my stay.
- Lee (9/5): - Hotel was in a great location just a short cab ride to centre or 20min walk. Check in was easy with full instructions and the room was clean with no issues. Would use again.
- JACQUELINE (9/5): Comfortable, great location, homely - Great location, very comfortable beds, reasonably priced. Easy check in. Little tired in places, could be very luxurious because it’s a beautiful building. Wouldn’t stop us coming back though!
- Nishita (8/5): -
- Thomas (10/5): - Lovely building, nice and clean, checking in was seamless, thank you.
- tauseef (7/5): - The room was great The club nearby made it hard to sleep but thats out of the hotels control
- Samuel (10/5): -
- Nigel (8/5): -
- Joe (4/5): - Shower didn’t work properly. Water went warm for 30 seconds then constantly changed between scolding hot and freezing cold.
Cannot fill kettle up in the room as it is too bulky to fit within the toilet sink for the tap.
- Nick (4/5): Over priced poor decor dirty in good location - Location Dirty shower.
Tired decor
Cheap toilet seat wouldn’t stay up
- Stuart (4/5): - Nothing Unfortunately we did not like our stay here. It was sold as a deluxe room. Leaking toilet. Screws all over the place and dirty carpets. I spent 20 mins adjust the door closers just so me and my wife could walk in and out safely.
Definitely not as advertised
- Ann (8/5): Super location - Excellent location and was facilitated with a late check out which was very much appreciated. Really good value for money Nothing, for the price no complaints
- toby (8/5): -
- LAWRENCE (9/5): Loved our stay here will definitely book again. - Great location, easy check in, big comfy bed and decent shower. Nothing
- Bermingham (4/5): - Pictures on booking.com completely different to the room
- Lucy (7/5): Comfortable rooms within a 15-20 minute walk of the university and key Liverpool attractions - Rooms were comfortable and clean, and in a great location to explore the city. Some things in need of maintenance (e.g. broken shower rail, so the shower had to be hand held, and the bathroom sink was slow to drain). But overall, the room was comfortable had everything we needed.
- Brian (8/5): - Great location ,very clean N/a
- Richard (7/5): -
- Lawrence (5/5): For £64, I expected a lot better. My room and bathroom was clean but was ice to stay due to the fabric… - Location is okay The fabric of the building and room needs a complete refurbishment. Completely outdated.
- Sergiusz (10/5): -
- Wendy (6/5): Was ok but needs to meet 2026 standards for the price - Location and parking No central heating, wifi information wasn’t in the room so it got missed in the hallway, didn’t meet any staff, no real service or cleaning, interior was tired generally
- goodtogethome (6/5): Not as good as last time - We raved so much about this hotel when we stayed the same time last year that we couldn't wait to return. This time it was different. Room 10 was warm and comfortable and perfectly adequate; its location, however, right next to the staircase, meant you could hear any guests walking up. The bathroom looked great, but the hot water tap was almost impossible to turn on; it had to be held in place, as otherwise, it rotated completely round. We did inform reception, but nothing was done, nor did they suggest we relocate to another room. The shower was equally in need of attention. Apart from water spraying all over the place and wetting the floor, it was impossible to turn it off completely and therefore, it dripped all night. We had to ensure the door to the bathroom was closed during the night so that it didn't disturb us. We ate here on both nights and enjoyed the food, which was reasonably priced. The staff were very nice in the restaurant area. Would I stay here again, of course. Perfect location, close to the town centre, free parking, fridge in the room, coffee machine, and comfortable bed. We just struck unlucky with the room this time. Will be more picky next time we stay
- Helen (3/5): -
- Jakub (7/5): -
- Neil (10/5): For a one night stay and no hassle experience it really matched my needs. - On street parking really beneficial. Some minor maintenance tweaks needed in the bathroom
- Claire (8/5): Great for what we needed - would recommend - Room was what we needed for the night, comfortable, spacious, good check in and check out time. easy enough instructions to follow to get in accommodation without desk to check in. would recommend accomdation Nothing not to like, everything we needed
- Williams (4/5): Adequate - Historical location very close to city cathedrals Cleanliness
Old electric sockets didn’t work
No socket near kettle had to use floor
Bathroom smelt of damp
- Graeme (10/5): -
- J2246OCtonyg (2/5): Horrible. - Booked standard room that is now called standard room (attic). I
The booking info showed a picture of a large Georgian windowed room - very unlike the one we got. A third of the room was too low for me (at 6ft) to stand up in.
It was up some windy, unevenly carpeted stairs that my wife chose to crawl up.
The shower had lots of mould around it's base.
The skylight had a unremovable cover, so minimal natural light was accessible, let alone views. The same skylight would not close properly so we were treated to traffic noises, from the busy road, for most of the night.
There were other issues (no socket near the drinks tray) and the absence of any evacuation information that, combined with the aforementioned stairs, made for an uneasy stay.
In retrospect I would have preferred to driven home to Manchester. It is very likely the worst hotel room that I have stayed in.
- Queen (10/5): The best and my regards to Ann will be visiting again - I am an editorial content creator , I was glad the rooms are as pictures if not better and Staff was the best Gorgeous Ann was so accommodating, reliable, understanding and caring. She is expectional and a good problem solver . Nothing
- Kristian (10/5): -
- Victoria (3/5): Couldn’t stay had to leave at 1.30 am early ours - Lady checking in friendly and very helpful
Location Bug on bed
Water leaking through light
- Robert (6/5): Okay but would not rebook - Comfortable bed Location too far from city centre given the weather room dated and no instructions
- Cesare (8/5): -
- Aaron (10/5): Very nice facilities and staff. We turned up a bit early but she allowed us to check in early and was very friendly. Gav - Good location, clean.
- Alejandro (8/5): -
- Margaret Ann (7/5): - Great location Nothing like the photograph. It was cold and very tired looking
- Lesley (8/5): Good stay - Easy self check in It was all good no issues
- Susan (10/5): -
- Rio (4/5): okay - the room was a great size, lovely big windows. included a tv, and radiator you could control- really liked this! I like how there was also a make up area! its hard because I don't like giving negative feedback, but the room is just so tired and dated. the wallpaper is coming off the wall, I think one of the plug sockets didn't work as when we tried to turn the lamp on it wouldn't work, but when we moved the plug it did... the curtain is hanging off the rail on the top, the bathroom has a ridiculous amount of build up of limescale- it just isn't getting cleaned properly. there's an iron burn on the floor, dust around by the lamps, and the light in the bathroom- you can barely see in there! realistically that room is only worth 60£ a night at best, and I think they need to reevaluate their prices if they are not going to do anything about the quality of their rooms.
- P (7/5): Decent enough for one night - Good location, easy access, comfortable bed Very tired looking, rooflight doesn't close properly, door not terribly secure, shower decent but needs resealing, lots of extension cables as few sockets.
Get what you pay for tho
- Lesley (8/5): Great stay - Lovely character building.
Warm and comfortable. It was all good.
- Roxane (8/5): Overall, a pleasant experience. - The location was very convenient. As predicted, it is a steep climb up the stairs to an upper floor room, especially if one is carrying heavy luggage.
- Rosie (9/5): -
- Nicholas (9/5): -
- Tom (7/5): Alright for a one night stay. - Decent location and good price for a night where Liverpool were playing at home. Room was facing a main road and since the windows were only single glazed it was quite noisy.
- james (5/5): - The location of the hotel was convenient for my evening at the university. Good value. Small single room, tv, kettle and tea and coffee. I slept ok. The hotel itself seems a little more dated than in the advertised pictures. So maybe I expected more quality. There was a draft from the window but only felt when the wind was strong ...
- Aidan (1/5): - Nice area. It was nothing like images on booking.com. The room we had was not nice needs decorating badly. Curtains were disgraceful and facilities for breakfast area was unacceptable. Ate breakfast elsewhere after departure. Would certainly not recommend.
- Martin (9/5): -
- William (4/5): Nightmare - Ann responded quickly to our problem The bathroom leaking flooded the floor and we had to move to an inferior property
- Adventure55704520501 (2/5): Horrible and disappointing - Location wasn’t bad a 10 to 15 minute walk to city centre. We paid £190 for 1 night for a double room in the attic. Double room was 2 shabby single beds pushed together so you slipped down in the middle, a roof window that wouldn’t lock so the wind was blowing through it. No hot water in the bathroom. A rickety handrail to the room with very steep stairs to the attic. This IS NOT a Hotel these are rooms to rent would never recommend and would certainly not stay here again. Extremely disapointed
- Taylor (1/5): Georgian let down - Location for Philamomic Hall, 10 min walk. Lovely old building from the outside. Hallway was also nice. Room was very shabby, peeling wall paper, bed base, which wasn't on wheels or legs was mucky as was the head board, stained where people's head had been, sink was blocked, burn mark on the carpet where preovoulsy a hot iron had fallen on it, picture frame on the wall was broken, shower cubical door had been removed & replaced with a cheap shower curtain, curtain in bedroom was damaged where curtain hooks were attached, lifht fitting was damaged. Need to do much better for what they charge. Property is unmanned so no one to complain to.
Also the 'delux' room, unlike the hallway and rooms pictured online had no Georgian features/decoration what so ever, which is kind of what you expect when you choose to book somewhere called The Georgian Townhouse.
- Shane (8/5): -
- Penelope (6/5): Accommodation that was acceptable for the few days we were in the city. - A big, clean room with en-suite, comfortable bed, in a quiet area at a reasonable cost. It isn't a hotel, it is rooms to rent, no staff on hand, no bar/ restaurant facilities.
Bathroom a bit tired, with no curtain/ blind at the window.
- Léa (8/5): -
- Pierre (8/5): - Emplacement
- Jonathan (5/5): -
- Daisy (7/5): - The room was large, comfortable and well equipped with a kettle and fridge. Bathroom was clean and shower good.
- Helen (5/5): - Affordable, convenient location Run down, curtain hanging off the rail, iron mark on the carpet, slow draining sink. No staff on site
- Louise (3/5): - Lovely building and room, and clean, but ... The whole building was very tired, it needs a good lick of paint and a few repairs. In our room the beds were very uncomfortable and could do with replacing, and the bed-head was stained. The curtains were ripped. The electric heater on the wall (no radiators) was very dented where the bathroom door had hit it. The shower cubicle looks like it had been broken and was replaced with a shower curtain which didn't do the job well.
- Edward Levene (8/5): 2 day trip liverpool - Big bed and very comfortable big tv and close to buses and not nosy and is only a 10 min ln bus to city centre Shower door was not sliiding shut.breakfast outside displays no info of cost could not see a menu or find a menu
- Mairi (9/5): -
- Adrian Martin (8/5): - Well served in the basement cafe for breakfast
- Sandra (10/5): -
- Andy (7/5): Good value - Good location, free parking outside, clean The cafe downstairs fir breakfast wasn’t open which was very frustrating
- Louise James (7/5): - Convenient. Good breakfast downstairs cooked to order. Good to have a small fridge in the room and local supermarket around the corner. Walking distance into town. Room well set up but a little tired. Shower temperature and pressure not optimal but worked with some fiddling. Huge curtains in the bedroom had come off the runners so wouldn't completely close.
- David (2/5): Basic ! AVOID ROOMS 8 & 9 ! - A view of the cathedral. A good sized bathroom. Extremely dangerous steps up to front door.. The smallest room I ever stayed in, with two suitcases the room was truly unfit for purpose. Electrics in room extremely dodgy. Some outlets didn’t work at all. Mattress was awful, lumpy and very uncomfortable. Kettle had to be put on the floor to boil as no plug near tea tray. What was advertised as a ‘Good breakfast’ is a joke. Nothing fresh, UHT milk, cheap juice and a choice of 3 dull cereals. The full English was not full or English . The ‘fakon’ was a slice of brown unrecognisable meat’, what was in the sausage is best kept secret. If you serve halal products, customers need to be informed/ warned in advance to not be stuck with something you wouldn’t have normally ordered. The lady server / cook was sweet, but had poor language skills. There is NO sign of management at all. Some of the rooms looked lovely on their website, but please REFUSE ROOMS 8 & 9. I know how a cuckoo feels now in his clock, room 9 had no window at all, just a skylight. This is obviously a cash cow for the owners, meagre hospitality at its best. Nothing like the generous welcome we were given in the rest of this wonderful city.
- U504MZrachelb (4/5): Disappointing stay - To begin with the positives - the room was clean and the bed was comfortable and the location ideal for us.
However he hotel is in need of maintenance and upgrading. In our room plug sockets did not work the shutters were broken and the curtains were hanging off the rail. The broken shower door had been replaced by a curtain. The key fob was temperamental and on one occasion it was 20 minutes before the door stopped clicking and finally opened. There are no staff on the premises despite the claim of 24 hour manned reception. Poor value for money.
- Amelie (10/5): 10/10 - It was a lovely room with amazing facilities.
- Barrett (3/5): Very disappointing - Location excellent. Bed comfortable and room clean. Property is not in good state of repair. Some electrial sockets don't work. Shutters broken, curtains hanging off rail. Shower door broken & replaced with shower curtain. Door fob didn't work properly and took 20 minutes for room door to open when we arrived. Poor valuefir money.
- Andrew (8/5): - Good location, value for money.
- SUSAN (7/5): Amazing location, good breakfast, good price. - Very comfortable bed, nice to have a walk in shower. The lady making breakfast was lovely on both days I went down. Easy to get access to, and located very well. Great having a wee fridge in the room too. It was a little dated, some of the sockets in the bedroom didn't work. The shower door was broken and the pressure wasn't great, it had a hole in the head so was spraying out quite a bit.
The door didn't really lock properly, so I jammed the bathroom door open to feel like no one would walk in and surprise me, which was a worry as a solo traveller.
- Ian (10/5): - Great location to walk into the city centre. Parking is very convenient on the road in front of the hotel. Facilities in the room were all great. Self check in is expected which was very simple. We had a query when we first booked which the hotel answered quickly to our satisfaction.
Overall we would recommend to any family / friends who don’t mind a 15 minute walk through the Georgian quarter or past the Anglican Cathedral to get to the centre of the city centre.
Our room was on the first floor and had a great view of the Cathedral Tower. Overall, great value for money.
- Monika (8/5): - Easy check in. Comfortable bed. Clean.
- Michael (3/5): Ann who was the manager lovely lady so efficient. - The location was excellent. A very tired unkept property in serious need of TLC
- Null (8/5): Lovely property which was comfortable and easy to use. Great for travelling around too. - Lovely property with a wonderful room. The size was generous with antique style furnishings which fitted well with the decor. The bed was very comfortable and there was a good sized wardrobe. The shower was good and the facilities all I needed. Self check in was I asked for a ground floor room which was perfect except for the road noise which I needed to get used to before I could settle. But I don’t feel it was too bad as the days went by.
- ian (4/5): a kettle without an electric socket is just a jug - location was good There was a kettle in the room, but set up too far away from the plug socket. Had to use the bedsit table for the kettle.
Lighting was dim
Curtain for too large for the window and trailed on the floor
Toilet seat and toilet roll holder broken
- Nuria (9/5): Muy recomendable :).
- Anne (4/5): Very disappointing. Glad I only stayed one night. - Comfy bed. Nice view of the cathedral. Fluffy towels, though small bathtowel. Good shower. Breakfast was dire. The woman didn't know how to cook scrambled eggs. No choice of bread - only white sliced bread. No yogurt or fruit. The milk was UHT - no fresh available.
The electric plugs in the room and the switch on the bedside lamp were dodgy and did not feel safe. The light in the bathroom was very dim.
Expensive.
