- wonderlandlush (8/5): Great Budget-Friendly Option with Friendly Service - The hotel is located in the old town area. While it's not too far from the market, walking there at night can be quite tiring. If you're on a budget, this hotel is a great choice considering the price, cleanliness, and overall value. I recommend renting a motorcycle for easier access to places. Note that the hotel doesn’t have an elevator. However, the staff provides excellent service.

- jilltM511ZD (2/5): Key Deposit is an Obvious Money Grab - Skip this Hotel - This hotel has a very high "key fee" when you check in. So far other hotels are about 300 Baht. This hotel was 1,000 Baht and buyer beware you are unlikely to get it all back based on what happened to us and what other guests at the hotel told us.
This hotel has a check-list (with at least 20 things) of "fines" they will charge you for various misdemeanors you might do - like if you get caught eating in the room, if you stain a pillow case, if you stain a towel etc.
The rooms are tiny and the beds have very sharp edges. I dinged my leg on the edge of the bed (about 5 times) and got a spot of blood on the sheet and was charged a 300 Baht fee for this transgression.
I get the sense that no matter what you do, you are NOT getting your entire 1,000 Baht back. With that long list you are bound to make some kind of mistake.
They also keep the front door of the hotel locked at all times and nobody is ever there to let you in, and you get only one key per room, so if you and your partner/roommate are out and about separately it is impossible to get back in the room.
Big drag is whoever is in the room has to walk down several flights of steep stairs to let you back in.
We had to climb three very steep slippery staircases in stocking feet to get to our room -- and the stairs are super uneven and there is no handrail.
You must take your shoes off before you even come in the hotel, cannot even walk through the lobby in your shoes.
The housekeeping was not good - basically did not happen. They say they offer coffee and tea which means 2 Nescafe packets that were not refilled a single time in the 5 days we were there.
The housekeeper looked scared when I asked for an extra towel like it might come out of her paycheck if it went missing.
The rooms are cute but tiny and nothing special. Shower has no pressure. Room is clean.
It is quite noisy - traffic on the front facing roads and loud chickens/roosters on the backside. Their is no sound proofing so you can hear other guests coming and going all night.
There are lots of better options with very nice and accommodating staff and reasonable policies regarding your key deposit. I would choose something else.
- Verified traveler (6/5): Decent cheap hotel - We stayed one night - room is clean and secure. No extra frills. No shoes allowed inside and no elevator. You’ll need 1000 baht cash deposit for the key.
Great cheap option.
- _islayoung01 (2/5): Do not stay here! - Do not stay here! The hotel is probably the worst I have stayed in. Firstly, we had to pay 1,000bhat for deposit which is not mentioned anywhere and they did not accept card when we asked so we had to pay cash. We were then not allowed to take our own shoes upstairs, we had to take them off outside and place them in a communal cubby hole even when we wanted to was them, we were told we were not allowed by staff. Then the room… a strong gas/sewer smell which seemed in from the bathroom, no soap to wash your hands with, no hand towels, the shower head holder was spinning on the wall so the shower head dangled down the wall and the sink leaked below every time you used it. There is an ant infestation in the rooms so I woke up to ants in the bed and all over the floor which was disgusting, this is probably why you cannot take any food or drinks in your own room without a 2000bhat fine! This is ridiculous. The floor was dirty, the light was hanging out of the wall, the picture above the bed was still in packaging, the TV quality was awful, the beds made a sound when you moved and there were no amenities which were mentioned when we booked it; no tea or coffee (despite a kettle but you can’t have any drinks in you room?), no hand soap, no fridge, no ‘city view’ (we had a view of shacks and a car park), no laundry facilities (we were told to leave the hotel and turn left) and the desk was wobbly. The staff seemed friendly but they spoke no English, were never at the desk but were always ‘watching’. Staff live in the hotel and have a room which seemed to always be wedged open and/or someone sat on the sofa downstairs waiting. They also had a cat indoors which I am highly allergic to and there was no mention of this when booking. Also halfway through our stay the WiFi on our floor went and never turned back on. Also, the AC leaked and was dripping all over my partners clothes which we did not notice until it had soaked through. Also, we were woken up to the chicken coup next door and the banging of them doing works over the road. Overall, if you don’t want to sleep in a room riddled with ants and to breathe without being fined, save your money and go elsewhere. If we were staying any longer then I would’ve demanded a refund to stay somewhere else, it is in the city but there are soooo many other places to chose from, save your money!

Majapaikassa ystävällinen vastaanotto, eritoten nainen kuka oli aamuisin vuorossa. Hän avusti ja opasti tarvittaessa ja sain huoneen ennen sisäänkirjautumisaikaa käyttöön.
Huone oli siisti ja toimi hyvin kolmen yön majoituksessa. Hinta-laatusuhteeltaan erinomainen vaihtoehto!

- M403FTolgaa (10/5): Very happy with my experience at 3Laan House. - It's a very cozy place to stay. Clean, nice stuff, comfortable room, very nice mountain view and central location. Manager is very friendly. I even came back to stay there second time. Highly recommended.
- 900peterd (2/5): Pretentious - Without ANY prior notice, they asked for 1,000 baht key deposit at check in; this is not mentioned on their Facebook page or on any booking app; also they did not mention this in their email to me; I don't carry that much cash, but I had a 500 baht note; at first, they refused, and I was only gonna stay 1 night and it was already 21.00! Once they finally approved 500, I arrived at the room: no chair, clothes hangers but no closet, no place to hang, dirty bedlinen, no nightstand.

You can not fault the location of the hotel.
The hotel is of a modern style, clean and tidy. Rooms are spacious.
All of the staff were lovely and friendly, with good English. Very helpful with various situations. Helped us book our activities in Chiang Mai.
We stayed for 3 nights and did not get our rooms cleaned once. We have to ask for the bin to be emptied and more toilet roll. I think this is something they would improve on.
Unsuitable for anyone with mobility issues or young children. The stairs aren’t even, with no handrail or side barrier. Also no lift.
Very affordable. Worth every penny you pay.
- Y8888DDnathalied (6/5): Central location, good value - My boyfriend stayed here 2 years ago and was very keen that we would stay again when we returned to Chaing Mai.
The guesthouse is the perfect location to walk away around the oldtown and also to get to the Saturday night market. There are 2 new cocktail bars next door and across the road with delicious drinks, however both close at 11pm, are quiet and won't disturb your sleep.
The cleanliness of the bathrooms could improve (only done every second day). We didn't have breakfast even though it was included, it was just a rice dish. Instead we walked a bit up the road to Good Day Cafe forsome fantastic coffee.
The guesthouse woudk not be suitable for anyone with mobility issues as the stairs is irregular with no handrail.
For the price I feel what we got was fair snd I would return for a short stay
- lauramQ9419MW (8/5): A good value place to stay in Chiang Mai old city - We liked our stay at 3 Laan House. The staff were very friendly and we got a good value for what we paid. The hotel has a lot of inconvenient rules (no shoes, no food, big cash key deposit) but they do make it a nicer place to stay. For what we paid, we were very happy with the accommodations.
Some room for improvement:
The stairs are very steep, uneven, and have no railing which could be hazardous for many people (including my father).
I noticed ants in my room, especially in the bathroom.
No soap was given for the bathroom sink.
There is a safe but it isn't bolted down and you have to get the staff to open it for you.
The breakfast is good, but small portions and only one drink option.
- Franco (10/5): Great room & service - Stayed two days here with my girlfriend, and really enjoyed everything. The staff was very friendly & helpful, while the breakfast was very good. Definitely would recommend and right in the middle of everything!!
- Battlecats123 (6/5): Room for improvement! - Great location with pubs and restaurants nearby and away from the main crazy street which we did walk to one night. The staff were very nice and the breakfast was OK however only allowed a coffee or an orange juice not both. The room was quite small, the bathroom tiles looked rather grubby and the balcony was skinny with no chairs and the main stairs in the hotel are just dangerous with no hand rail or bannisters, if you have bad knees or unsteady on your feet it could be a problem. On the plus side there was a safe (but it wasn't bolted down), the bed was comfortable and the Wifi good.

They are there to help guide you. They helped us book tours, transportation and poured us in the right direction for the best spots around town. The rooms are very nice and modern. - siljeela (6/5): Just ok - This hotel is close to most things and the staff is so helpful. Unfortunately, we felt the room was dirty, and was never properly cleaned. Air con didnt work very well. Wifi went on and off, but the receptionist helped out as good as he could. Overall it was an okay stay, but would probably not stay again.

- ShinChan87 (10/5): Great Cosy Place with Friendly Staffs - The place and room were well maintained and very clean in a good location where you get access to the shop and convenience stall quickly. 7 minutes walking distance to the Sunday night market. Staffs are friendly and pleasant. They are attentive to your request and would try their very best to assist you. Staffs were able to speak English, so communication is not an issue. Definitely will come back when I revisit Chiang Mai.
- Global392314 (8/5): Cozy - Very clean, well maintained, very cozy and an amazing location. Has some flare into it. No smoking and no food allowed. You even have to remove your shoes so it feels like home. Staff are really friendly and helpful. All temples, travel agencies and food markets are at walking distance. Only flaw is if your breakfast is included, breakfast starts at 7.00am. Most tours start before 7.00am(pick up) so don't forget to tell them to pack you a small sandwich or you would be hungry till lunch with an immense headache! It happened to me ;) We would definitely come back or recommend.

I have a Mountain View Room which has a huge windows straight to the Doi Suthep and its peak. I got the chance to see sunset over the mountain.

- HERMANO (6/5): Café ok, de maneira geral regular. - Achamos a localização muito boa, dentro da cidade velha, próximo a restaurantes, casa de câmbio e a maioria dos templos "importantes". Café da manhã bem simples. Ressalto que nosso frigobar estava com defeito na borracha e ficava abrindo sozinho constantemente; também pedimos para que nosso quarto fosse limpo e não trocaram as toalhas. Em nosso banheiro havia um vazamento embaixo da pia.
- Heather (8/5): Great for the money! - Great location in the old City and a 7-11 is super close. Staff is excellent and very helpful! The only downsides we're that our air conditioner stopped working and we had a ton of ants in our bathroom (although they we're tiny and didn't bite). The wifi stopped working sometimes but we were shown how to reset it. You do need a 1000 baht deposit. Breakfast was great for being free! Despite problems, we would stay here again!
- 111yeapw (2/5): Lack in communication and bad service - Due to change of schedule, when checking in, informed the receptionist that I needed to check out early, about 5.30 am the next day.
The receptionist collected key deposit of 1,000 baht from me and said she would check with her boss if the deposit could be returned to me at night.
I did not receive any reply since then. When checking out the next morning which war earlier than 5.30 a.m., there was no one in the counter but with a note to call a number. Called a few times but the calls could not get through. I left without returning the key and left a note via email to say i am returning to Chiang Mai, probably the end of the year. I was told they would forfeit the key deposit to replace the key.
- tinlok (4/5): Be aware of certain things for this hotel - My wife and I have stayed in this hotel over last 3 years for 6 times. We pretty much tried all their rooms. We just stayed there 3 times last year and find the hotel room getting worst and worst.
Pros:
- Design of the hotel is nice
- Lobby is clean
- Staff are extremely nice and helpful
Cons:
- We stayed with this hotel many times. When we ask for a room upgrade, they want to charge us even the room is available. Manager is very inflexible.
- We were put on the 3rd floor in 2 different rooms in different date, we had bad experience for both rooms. Fridge leaked water on the floor. You could feel the mattress springs popping our back, very uncomfortable. Bathroom water accumulated after showers. The sealing was not done right, the water leaked to bedroom.
- Room is not veey clean
To be fair, we didn't notice the same issue on the 4th floor. Hotel also changes the delicious breakfast selection from chicken breast slices to cheap chicken sausage.
- MariaZG1 (2/5): Avoid - Bad customer service - not clean and did not provide the services we paid for - It was an unpleasant stay and I will like to point things out since at the time they way we were treated and how you treat your customers needs to improve. In order to get your room clean you need to hang a note , usually they clean it unless you hang the do not disturb note, I understand each hotel has their policies but cleaning a room should be a priority for all hotels, it would have been great to at least be informed that we needed to do that in order to get service but we didn’t and we got to our room tired and with no cleaning service. We were told breakfast was until 10am, if you close at 9:50am you need to notify your customers that you will not receive service after that time. If it ends at 10 as the note says you start cleaning at 10 not at 9:50 because that is still during breakfast hours and you cannot deny the breakfast service, even when we only ask for coffee we were mistreated and they talk bad to us. Really it was only coffee, it was not full breakfast. Please inform the customers the real hours when you stop serving breakfast, we paid for it and we didn’t get it. Also you need to inform in your ads that you request a deposit. It is not informed anywhere and it would be great to know in advance. We were very unhappy with our stay and I hope this helps your hotel for improvement.
- Mary_0616 (6/5): Just ok - I feel as though you can get more for the price we paid ($48/night) and I wouldn’t stay at this hotel again. However, the staff, particularly Lom was so nice and very helpful, really appreciated his service.
Pro: great location and nice staff
Cons: unfortunately I must agree with the other reviews about the bathrooms being dirty. The toilet was clearly not cleaned when we got there.
The stairs are horrible and not even, make sure you haven’t had a lot to drink.
Wifi wouldn’t always work
- Bruna_ICF (6/5): Just OK - As a base and somewhere to sleep it was fine enough but I wouldn't stay again and wouldn't really reccomend this place I'm afriad. I think for the price you can get a better hotel in the old town (best part of chiang mai as a base)
The staff were always helpful although a little pushy we felt to book via them when we asked about trips and they also weirdly wouldn't always look up and say hi when we walked in but would need to be said Hi to first which was a weird experience especially given how friendly people are in Thailand.
The room itself was not cleaned well and the bathroom was a real dissapointment... you'll see from other reviews here that the bathrooms are really not very clean at all. We shared ours with a few dead bugs on the tiles, old dirt marks and the drain smell was really bad constantly! The smell hit you as soon as you opended the room door and througout the night too!
The internet goes off for at least half an hour every day in the evenings (we were out in the days so not sure about daytime)
They are also a little stingy... with breakfast (which to be fair has quite a few options other than a more continental style breakfast) you can only have a coffee or a juice but not both of the tiny cups...
We were also only given one toilet roll for the 5 days betwen two people... We asked for the room to be made up on day two and expected it be cleaned when we returned but it hadn't- the bed had been made and that's all we could see... the floor hadn't been cleaned nor had the bathroom which we were dissapointed with, but given handover when we arrived it wasn't really surprising. With the toilet roll we didn't even ask for more we just bought our own as we witnessed another guest request one and be told that she had already been given one and then stared at until after a good 30 seconds of staring being reluctantly handed another roll. Couldn't undertand the issue here and given that the roll wasn't repalced when we asked for the room to be made up we just bought our own.
The staff here are helpful but you'll be really unlucky to come across unhelpful people in any case in Thailand is really friendly.
The is not much of an atmosphere here either- the guest will say hello to eachother but staff are not encouraging of an atmosphere as they keep themselves to themselves ...
- Verified traveler (4/5): Only suitable for backpackers - Negatives- Tiny room, no cupboards, no elevator, uneven stairs , limited food quantity for breakfast, no shoes allowed inside , toilets and bathroom were not cleaned throughout our stay of 7 days, not suitable for family at all.

- Melanie (8/5): Schönes Kleines Hotel in der Altstadt - Wir waren 3 Nächte im 3Laan House und es war sehr gemütlich. Das Frühstück ist nur eine kleine Auswahl aber ist okay.

優點:步行至週六夜市約12分鐘,歩行至週日夜市及帕辛寺約5分鐘, 1分鐘可步行到便利店,附近亦有食肆及按摩店,地點很好

- Angelica (8/5): Comfortable and convenient hotel - My boyfriend and I stayed at this hotel for a few nights in chiang mai. The location is convenient as it is within the city walls. The balcony was a nice place to hang out. Wifi was great with no problems and the hotel was generally clean. Air conditioner worked really well and there was plenty of light in the room. The porch on the front of the hotel was a nice place to hang out in the evenings. There was also an adorable puppy that we got to play with after first being sure that we were comfortable with dogs. Overall everyone was super helpful and nice at this hotel.

Bad too soft maybe suitable for Europeans not HK's, ummm..... highly recommend this guest house if you will travel in Chaing Mai (CNX)
- Verified traveler (6/5): Hübsches Hotel in der Stadtmitte - Das Hotel ist nett und für den Preis ok. Es befindet sich in der Stadtmitte und alles ist zu Fuß erreichbar. Das Personal ist super nett und hilfsbereit. Die Putzfrau hätte ihr Job besser machen können. Leider funktionieren die Klimaanlage und Kühlschrank nicht wenn man nicht im Zimmer ist und die Karte nicht drinnen steckt. Das führt dazu dass die Sachen im Kühlschrank warm werden und das Zimmer super heiss. Man kann ebenso nichts laden wenn man nicht im Zimmer ist. Das Bad aka die Dusche ist das gleiche, wenn man sich duscht alles wird nass. Es gibt keinen Aufzug und die Treppen (3 Stockwerke je nach Zimmer) sind super eng und steil. Einem wird nicht geholfen die Koffer hoch und runter zu bringen. Da es im Treppenhaus keine Klimaanlage gibt man schwitzt komplett durch bis man oben oder unten kommt. Ungünstig wenn man danach fliegt.

- Eva (8/5): Pleasant stay is a must!! We will be back! - It was a nice guest house with a wonderful staff! The rooms opened to the mountains, were small but comfortable as our visit to Chiang Mai was not about staying in our room. Our only discomfort was the room key is what powered on your room so when you came back after a long day the rooms ac was off so it took awhile to get to a cooler temperature.

- Verified traveler (4/5): Even for the price, stay away. - We stayed here for two nights recently and were not satisfied with our experience. The PROS: relatively new/renovated rooms, wifi is okay, and the location is okay by not great. The CONS: there were ants everywhere in the room, the AC did not work, and check out experience was AWFUL. We had an early flight and went to check out- we hired the very overpriced taxi from the hotel to go five minutes to the airport which we were told would be a 15 minute drive with no traffic- besides this point as we were giving our key they checked our room and came back down with a shower towel. Spent fifteen minutes convincing them that the mascara on the towel would wash off and that it's quite common. It took convincing to get our 1000 baht back for the room deposit.
- ssongmk (8/5): 만족해요. - 깨끗하고. 룸컨디션은 나쁘지 않았어요. 숙소옆 커피숖도 맘에 들었고. 근처 사원과 공원이 있어서 산책하기도 좋았어요. 단점은 엘레베이터가 없고. 계단이 미끄러워서 짐들고 오르내리기 불편했어요. 결국 일행중 한명은 넘어졌구요. 글고 화장실은 깨끗하나 하수구 냄새가 조금 올라와요.. 하지만 가격은 저렴하니 매력적이었어요. ㅎㅎ

- javier (8/5): 3Laan Chiang Mai - Hotel personnel extremely friendly and assisted me in renting scooter and scheduling tours. Hotel is a newer midern hotel situated on main road, but quiet at night. Hotel and rooms were kept clean. Rooms did not have refrigerators or kettles for coffee/tea. No restaurant in hotel, but restaurant next door. No elevator. Safety concern with main stairs. Stair treads small and no proper handrails. Shoes not allowed in hotel and floors/stairs all tile. Walking and using stairs precarious if doing so in socks.
- Jodie (4/5): Not all it could be! - They screwed up our reservation that was made 6 months in advance and moved us to an alternate hotel for a night. This was a huge inconvenience as we had a tour planned for the next day and had to change all the pick up and drop off details at the last minute. The location of the guest house is convenient and the interior is modern but the bathroom smelt very musty. There are also lots of ants so you cannot keep anything including toothpaste out. There is no fridge in the room for cooling water and the room is really only large enough for sleeping, although the bed is very uncomfortable and they only give you 2 hard pillows. The staff is nice and the owner is a kind man. This place has so much potential. Please keep in mind that there is no breakfast or snack facility on site and nothing opens until 10am except 7-11 for breakfast.
- Verified traveler (8/5): Good hotel. - Good hotel in good location. It's newer so rooms are clean and sizable for the area. Wifi was spotty in the room. But it worked well in the lobby and common areas. Front desk only has people there during normal business hrs. We were able to check in at a normal time, but I'm not sure how this would affect travelers arriving early or extra late. All sights are walkable from hotel.
- Yiu Chuen Stefan (8/5): stayed 3 nights there - The room was ok and the view was nice, we had a room facing the main road which was not all too noisy during the night, but for people with sensitive ears, it may be a little bit noisy in the morning. The soap dispenser was broken and the door to the balcony was not lockable and tightly closable at all. Except these small problems the room and hotel was very nice.
