• Kevin (8/5): - Not a bad room and sleep but was informed about what type of breakfast was available and I wouldn’t have stayed because I thought it was a cooked breakfast and was disappointed that it wasn’t available
• Verified traveler (2/5): - Very shabby, basic. Room door had a large gap around it. Very very noisy throughout the night, I felt very unsafe.
• Jhanvi (10/5): Great value and location! - The hotel was clean, tidy and comfortable. The heating was was on full throughout our stay. The breakfast spread was really goof with fresh fruits, selection of cereals, bread and spreads. My only issue was with my room on the road noise could be heard from the main road and the beds next to window meant there was a draft coming in. But I'm a light sleeper so maybe fine for others. The service was good and house keeping was exceptionally clean!
• MS (8/5): - We reached the property little late in the evening and the staff at the hotel was not sure of we were coming inspite of it says on the reservation that the booking is confirmed and no need to call the property for further confirmation. At last upon request the staff called the owner and they decided for us to have another location to stay which was little far and later we were told that the location is very unsafe and be careful. Although the hotel was good but we were asked to stay in 2 separate room which was little inconvenient. Staff at the hotel did took our care and we were happy with it.

• alan (8/5): Good for a one night stop if you are not too fussy - Booked this late for an overnight stop prior to a University open day. We were moved to the property opposite the hotel, upgraded to an en-suite room rather than shared bathroom. Room was very spacious, beds very comfy. Cleaner needs to be a bit more meticulous, found toenail clipping that avoided the hoover. Breakfast was very good. All in all very happy with this place for an overnight stop.

Checked out an hour after checking in due to the “annex” containing what appeared to be numerous families living in there. Very loud. Felt unsafe. • l (2/5): Horrible hotel - Booked and paid for room with ensuite the room we were given was just a bedroom and a shared bathroom!! When I asked the staff about this we were made out to have lied about our booking on showing proof the member of staff was not interested and very rude so we were made to pay for a room that we didn't get! Room was dirty and smelt of dog towel had black marks on it. I come away from the hotel feeling very dirty and had to shower once home. I would rather sleep on a park bench then set foot in this hotel again.

Ideal base to go into the city Plusses: - friendly helpful staff - easy parking - safe, quiet area - Tesco express 50 metres away - bus stop to city 50 metres away - 10 min ride - £4 return - 2 or 3 mile walk / jog into the city centre - good breakfast (toast, 5 or 6 cereal choices, boiled eggs, filter coffee, fruit (grapes, water melon, apples, plums, kiwi) - room basic and a bit dated, but clean, tidy and had everything needed Negatives (all minor) : - no yoghurt at breakfast (but just buy your own at Tesco) - bar soap provided, but no shower gel or shampoo (bring your own or buy at Tesco) - electric shower on the wall a bit temperamental

Very disappointed!!! Also wasn't able to lock the room as when you lock the door, you just push a bit the door and you get easily in.

• Verified traveler (8/5): Good small hotel with easy access - Good small hotel in nice residential road. It was easy to find with fairly good parking and was in easy reach of city centre, university and good resturants. Staff were polite and helpful. The room was clean with sink, shower,TV and tea and coffee making facilities. An excellent and generous breakfast was served in the morning with fresh fruit, a selection of cereal options, eggs and toast.

• gg (6/5): Ok - When we got there we was actually late as we told them we would be arriving at 4 but it was 5 when we got there, but the man was fine about it. However, it was raining and he said our room was in the other hotel which was acros the road, so we got soaked when getting to it. Inside we had to go up loads of stairs and it was confusing which one ours was. The room for a night was fine but there were many flaws; the WiFi was terrible and kept disconnecting, there was black hair under my pillow, the headboards weren’t attached to the bed, the room was cold even though the heating was on. The room is fine for one night to rest your head, but anything more and you would be very disappointed.
• lama (6/5): - The staff were too loud. At night the phone doesnt stop ringing loudly and the staff chat and laugh like it is noon when it is actually midnight and you are sleeping just next door. Very inconsiderate and disappointing. I couldnt sleep both nights there.
• shauna (6/5): Cheap and cheerful - Had my reservations after reading some reviews, but I was surprised we had the room by the sitting room which yes was slightly noisey in the morning but we were getting up at 8 anyway so wasn’t too much of an inconvenience! Parking outside was great and the gentleman who greeted us was helpful as the weather was awful with the snow! The room was basic but clean and tidy. What do you really want for £40! Breakfast we had some toast but there was fresh fruit and a variety of cereal to choose from! Would stay again for that cheap price!

• Robert (8/5): Comfortable bed , clean room. - Hotel looks dated and in need of a facelift on the outside. We stayed in the house opposite and the room was nice and clean with a comfortable bed. We didn't have breakfast as we needed to beat the traffic we saw that the tables were laid and everything looked clean and more than adequate. There are a few restaurants 5 minutes walk down the main road. I would stay there again.
• Gavina (6/5): Not a very good one. - Service is very good. Staff are nice and Polite. The room is spacious but there is a smell in the room. I had to pay additional 20 ppunds to have a room own toilet but Toilet are dirty, there is blood stain on the seat and on the wall of bathroom, obviously from previous occupants. They need to focus n housekeeping. I felt paying 65 pounds is not worth my stay..
• Sean (8/5): Nicely located on major bus route into city - Quite pleasant; nicely located ie, just off main bus route into city, yet setback from the usual whinning traffic zipping by; none of that night-city noise humming in the background. The building is very clean and tidy; breakfast was quite adequate and satisfactory; granted the single-room was sufficient (especially at the price!). • matt (4/5): The good and the bad - Arrived for a 2 night stay with my 12yr old son. On arrival greeted by the very friendly and welcoming manager /owner (?) Keith. He told us we were staying "over the road" . When we got to the room despite best efforts of the staff it smelt of stale smoke. The bed linen was clean and the smell was attempted to be hidden by copious amounts of air freshener however due to the smell it meant that we had to sleep with the window wide open due to the smell. Fortunately it was quite warm so was ok but I suggest cine Oct this wouldn't be an option. Also our room (113) was adjacent to the main staircase which meant everytime someone came into the building it was very loud, not ideal. I wouldn't stay here again however as I said Keith was very apologetic and welcoming and we did speak about the issues when I left . I hope for his sake he remedies these problems (noise,smell) and his hotel improves.

• Murdoch (4/5): It is what it is. - Lets be honest, in general you get what you pay for, you have to take that into consideration here. I had booked a family room for one night, on check I was asked if I would mind having two separate rooms instead. Not a good start, but, two rooms is better than no room I thought. I was shown the rooms, which were across the road from reception, on two different floors, which to be fair were clean and tidy, though other guests had smoked in there previously, and each had there own tiny but usable en suite. We got back after 10 pm, went up to the top floor room where my 17yo son and his friend were to sleep, only to find there was a party going on in the room next door, they assured me that it would be ok, so with some trepidation I went down to my room. I then spent the next six hours having to listen to the room above me banging doors, a noise that is best described as a coffee grinder being used every five minutes, and all of their friends thumping up and down the stairs as they came and went. If I was younger something would have been said. I would have said something if the gentleman who checked me in had been in reception on check out, but the young lady who was there didn't deserve my lack of sleep grumpiness.

• Verified traveler (6/5): Reasonable budget hotel, good for a one night stay - Keith was welcoming and pleasant. The room I stayed was a twin on the ground floor. The bedroom door opened directly onto the dining room, which was a bit weird. The room had obviously been a corridor, but was roomy, had separate toilet and shower, and was clean. Bedding was very clean, and bed reasonably comfortable. Shower was good. Breakfast was as described... choice of cereals, lots of toast, lots of fruit, eggs and juice. All we wanted was a bed and breakfast for one night and this fitted the bill.

This is a nice place to spend few days when you are away from your city. P.S. A lovely reservoir (Edgbaston) is so close and deserves a visit

• Mrs A (6/5): Basic but done the job. - The chap running it was really nice and helpful but the room was basic, noisy and a bit run down. Being next to the dining room meant we were disturbed late in the evening by breakfast being set up and then early the next morning by diners, not great when you have a sleeping child. The room done the job.
• Verified traveler (6/5): Superior twin? - The owner asked me to pay more money for a superior room after telling me the one we booked would be noisy. The room was dated which I didn't mind for the price, but one of the mattresses was so poor I literally couldn't sleep on it. It was painful and the wires made loud noises at the slightest movement. The owner tried his best and gave me duvets to sleep on. Don't think I should have paid more money for this room.

The room was dirty and extremely cold.the bathroom had a window open, which you could not close, bathroom backed onto what seemed to be waste land. The place also has a door which was kept open and unlocked which again led to waste land. we felt totally unsafe . We went straight back to reception to hand the keys back and found another hotel for night I would absolutely not recommend anyone booking this hotel

• Phil (10/5): Great place to stay. - I had an overnight in Birmingham and stayed here. It was comfy and a good sized room. I was a little concerned about having a shared bathroom, but it was fine. Having a shower in the room was great. The breakfast was very good, an excellent selection. Plenty of parking. The only thing was it was a little out of town, but if you are driving there, it's fine. I would stay again.

Room and communal areas were clean. Helpful and friendly staff. Would stay here again when we are next in Birmingham
