The add is misleading. The cover picture of booking is from a beach club far away and it's fully destroyed and old.

The host was incredibly welcoming and truly attentive to our comfort. The location is fantastic — just steps away from Fifth Avenue and everything you need. We couldn’t have asked for more. • Alison (3/5): Total dump- they must’ve bought their other reviews - The photos posted for this hotel are totally photoshopped using filters. It is my opinion that they must have gotten friends and family to write reviews or bought the reviews. We were in unit 7 and it smelled of mold as soon as you stopped into it so you know it was on the walls. There was mold in different parts of the bathroom and there was mold all on the bedroom curtains. The second bathroom shower didn’t work so we never got to use it the entire time, even though I asked them to fix it twice. The shower that did “work” hardly had any water pressure. I actually washed my hair in the kitchen sink three times because that had better water pressure than the shower. The hot water handle got so hot that at the end of the shower you had to use a towel to turn it off or you would burn your hand. There was a sign that says you are not allowed to flush any toilet paper, even poopy toilet paper. But they just give you a regular trashcan without a lid or even extra trash bags. They say that it’s like that all over playa Del Carmen, but that’s not true. I never went into one restaurant or bar that said that we can’t flush the toilet paper. It said don’t flush paper towels, but that’s common sense everywhere in the world. Even the toilet seats were too big for the toilets because they hit the vanity and couldn’t even stay upright. So the one night I threw up, I had to hold the toilet seat up as well. This magical helper lady that everyone talks about, never saw her, never met her. There was a maintenance young man, but the only thing I ever saw him do for the entire six days we were there was wash the owners multiple vehicles in front of the property. I’m not exaggerating! The king size bed only came with two pillows, even after I asked for extra pillows with the reservation. They do not provide beach towels, but they will give you extra towels if you ask for them. But they don’t give you washcloths or hand towels.
• Mark (9/5): It's like living here - This hotel is great!! It's very simple and basic, right next to the main shopping street with restaurants and bars just steps away and a grocery store across the street. We never had to take a taxi anywhere, just walked. It's perfect if you are visiting the area to actually go out and see things like Tulum, Cozumel, Chichen Itza etc. If you are visiting to lay on a lounger poolside and sip cocktails with little umbrellas then you should probably stay at an All-Inclusive resort. Florencia and her staff took excellent care of us from the moment we booked, arranging transportation from the airport in advance and responding quickly to our questioms and needs. The surrounding area is very safe, and the building security is very simple to use. Best value for your money! The beach club fell short of our expectations. The staff could have been more attentive and a large building blocks the sun somewhat. But there are plenty of beach clubs, you just have to pay.

Pool was cold and shaded, area to “relax” around the pool was limited due to all the fancy cars and motorcycles parked in the yard. Beach club pool was freezing cold as well, far from hotel, and lacks a lot. Old decrepit lounge chairs, the loungers were crowded in like sardines and most were in bad shape, torn and/or broken. It was probably a great club once, but needs lots of updating and care for sure. Videos are very misleading. The hotel property needs lots of work. Exposed electric lighting wires, broken shower faucets, gas stove kept exploding during use. Our towels were old and torn for use at hotel, beds were very uncomfortable, windows don’t lock. Location is what keeps the place alive.

Having access to the beach club which is 20 walk from the condo. - Very clean,good beds,well appointed kitchen with 3/4 size fridge. I have to say the manager was on point with good communication through out our stay. Condo splash pool was murky and not comfortable to hang out in. It’s located right beside the owners parking spots.

Really nice having a major supermarket right across the street and the proximity to 5th Ave was great. No washing machine was a surprise. No dishwasher. Unswimable tiny pool with 2 chairs for enture complex. Very little in the way of kitchen utensils/ dishes. Poorly designed bathrooms with toilets placed under counters such that toilet seats can't stay up. No drinkable water provided - we had to buy it from the condo or the supermarket. Beach club was very underwhelming and the ad led us to believe that there was some exclusivity but in fact the club is open to everyone. We even had to pay to use a towel there....

There is never anyone at the front desk. Place looks better in the pictures. The condos need maintenance, there’s mold on the curtains, shower head looks dirty, there is no parking although they have room for their hummer, Porsche, and 2 motorcycles. You have to pay using a separate link which is sketchy and the price increased from $230 for 2 nights to $326 I’m assuming they are trying to avoid the booking.com fees. We were told we could park across the street by Hernan and he didn’t mention that you had to pay to park so we got a boot on our tire and had to pay a fine… after telling the hosts they were completely unhelpful. They offered us free margaritas instead of paying for the ticket or discounting our stay so we left.. never would stay here again. Much better places to stay for your money than here.

Everytime I had a question, she was able to help us. She was also patient and kind when I wanted to speak Spanish so I could brush up on my skills. The location is perfect. We do not like big all-inclusive resorts because you can never walk and experience the town. This location was a short walk to Quinta Avenida and the public beach. We went to the Beach Club that we had access to, but didn't stay long. We enjoyed the local food and public beach much more. Chedraui (grocery store) is across the street! Got all our snacks and drinks there.

The property's excellent location added a layer of convenience to our visit. Future guests should note that rooms close to the main street may experience noise due to less effective soundproofing of windows, which can make the bedroom quite loud at times. Florence's exceptional hospitality was a definite highlight, offering assistance whenever needed and ensuring our stay was smooth and enjoyable. While the included beach club is a nice perk, it does require some maintenance, especially around the pool area, which looked a bit overlooked. The prime location of the property, combined with Florence’s timely and efficient communication, made our stay delightful, ideally suiting our group of three. Nasim proves to be a convenient choice for those seeking spacious accommodation and a strategically placed base for exploration. While the included beach club is a nice perk, it does require some maintenance, especially around the pool area, which looked a bit overlooked. A practical tip we’d like to pass on is to request extra towels from the condo directly, avoiding the beach club's towel rental fees—a handy piece of advice we wish we had known from the start.

• Terry (8/5): If you want the advantage of a Condo close to the action in Quinta Avenida, Condo Nasim is the place for you. - Very close to Quinta Avenida, with its amenities. Main reason for choosing this Condo was the free access to Mandarina Beach Club. Florencia was the ideal host, and very helpful with advice for tours etc. Very close to Quinta Avenida, with its associated noise. Also the Stadium across the street. The Mandarina Beach Club was a little tired.

The toilet overflowing (was a stopper issue not toilet paper) was unfortunate and we worked thru it. did much of the clean up on our own but def left it clean. we realise this was a surprise and were pleased with Florencia's help. The beds were good. There was little for cookware and we had trouble cooking another other than basic things as there was no knife (just butter knives) and nothing but Salt. (pepper, oil would be a good addition). More towels as 1 beach towel for 5 days is unrealistic. Place needs a knife. I realise its not a 5 star but it worked for us.

• Eliza (10/5): Nice hotel/condo close to beach - My family and I had booked a one bedroom condo here last minute, and we were pleasantly surprised upon arrival. The building is safe and secure, and the staff is very friendly. They also had a cleaner come in every day which was really nice. The location is superb, as it was easy to get to the beach and 5th avenue. The only downside is the toilet is very slow to flush, so you just need a bit of patience. Also, the wi-fi is not the strongest, so you will have to hang out in the lobby for a better connection. Overall, I'd highly recommend this place to anyone!

• J James (8/5): Inexpensive, great location and big rooms - This is a very good bargain hotel with a huge two room suite with sleeping for four people and a full kitchen for the basic room. It is next to a string of inventive restaurants and within 50 yards of Quinta, 400 yards to Mamitas Beach. Quiet, even though my room faced onto Tenth and the local sports stadium. Good wifi. The bad: Minimal cleaning service. Insufficient cutlery, glasses and plates to support even two people. The mattress is as hard as a rock. The TV is a lousy little CRT and is a blur from the bed. No English language cable. The pool is tiny and shaded. My room felt run down but I think others may be better. Advice: This is a good choice if you are not spending any time in the room, probably great for a couple with a child or two. I may even go back to this place.
• Verified traveler (4/5): Disapointing service with good location and price - The apartment is well located but not very clean. It says it has laundry service but it has not. The owner was sorry about it but didn't offer any alternative service or compensation. The hotel staff is not eficient enough and has to ask the owner about any single detail.
• EDGAR A (10/5): Excelente!!! - Está increible!! Super barato, super bonito, la Alberca está un poco escondida y no le llega sol (no la usamos) pero tienes la playa CAMINANDO!!!!!! Creo que es una excelente opción!
• Chris (10/5): Great Condo Hotel! - I was pleasantly surprised by the facility and found it nicer than the pictures. The maids that came daily were great and left the place meticulous. The rooms are spacious, natural lighting/windows, and comfortable. It's not a luxury hotel, but is a very nice condo. The intersection is slightly busy and there is some low grade noise from the traffic. Very pleasant staff and stay!
