Everything you need for a group break! - This home was spacious, had basic kitchen utensils and functioning appliances, and was a convenient walking distance to excellent eateries such as Italian, Chinese, a burger shop, Local Pub and liquor shop. Good space out back for the kids to play with functioning BBQ. Access allowed to the washing machine. Although this home was a fair price for the size and location, the floors were quite dirty which was not ideal with young children playing on the floor. I appreciated Tina listening when we mentioned this feedback. We would stay again - but we would ask that the floors are cleaned properly before we arrived.

• Cat (8/5): A great house that accommodates an extended family or group of friends with room to spare :) - We liked the location to the shops and the beach, and it was on a quiet road. We liked how spacious the property was and how clean it was. The back patio was a great space for the kids to play safely. The tiled floors were easy to keep clean and allowed for extended family to move around without getting in each other's way. The faciliites in the kitchen were really good and there were easy to follow instructions for the heating/cooling, gas, cooker. We were spoiled with three bathrooms, and although we weren't expecting there to be towels, there were a few additional ones in the cupboards, and flannels in the bathrooms. We borrowed a cot for my grand-daughter but it wasn't really up to the safety standards you need for a toddler.

The jet spa bath was incredible after a long day of walking.The house was spacious and the kids loved the balconies in their rooms for star gazing. The beautiful house needs more maintenance. I felt like the couches and beds could have been updated.

It was a great house in a great location, with some beautiful features, easy to get to and close to everything and large enough for all of us that we’re staying together, at an affordable price Tbh I wonder if the cleaner was a bit slack in their go-over before our visit. One of the bathrooms wasn’t quite clean and the floor needed a good mop. Not the hosts fault, but the cleaner’s. We mentioned it to the host and she was very apologetic and absolutely lovely.
• Emma (6/5): Location, location, location. Paying for the perfect spot holiday spot and a place to rest your head! - The house was awesome, perfect location. Macca’s down the end of the road and across the road is the beach - can’t get much better! We used the fireplace (bought our own fire wood) and also the bbq. Super awesome additions. Easy check in, all beds actually had bedding, so we didn’t need to bring our own? We mostly used our own just as the house wasn’t in the greatest shape as we arrived. Although it was dusty, the house itself was great, and perfect for a 2 night stay. Super convenient - and for the price, I couldn’t fault it. I really didn’t mind doing a quick clean before, but incase youre booking in the winter off peak, just be mindful :) It was extremely dusty, rolls of dust under all of the beds, outside was cigarette butts. So unfortunately- we had to do a big clean of the house as soon as we arrived before we brought anything inside - overall we didn’t mind, but just for future reference for the owners to maybe do a quick sweep and dust, or prewarn guest on off peak season if it’s not being used.

• Linda (9/5): Clean and convenient, would definitely stay here again if travelling to Rosebud. - Very clean property, with well stocked cutlery/crockery/cooking items and cleaning items as required. Plenty of space to spread out, and the beds were extremely comfortable. In warm weather, the balconies and patio would be lovely. Location was amazing, a very short walk to the beach, including markets which were on at the beach end of the street on the Saturday we were there. Was not terribly convenient to bring our own sheets and towels, and I felt this information should have been highlighted in a more obvious way prior to booking.

Was scared to use the spa bath as we were unsure if it worked, so we filled it and sat in it instead of turning it on. Guest beds were quite hard - but the king room bed was deliciously soft. luckily the kids didnt mind too much. We had such a great weekend. was the first time ive taken the kids away alone since my separation, and this was perfect. exactly what we needed. Thank you kindly for letting us stay. The water down there tastes like chlorine which absolutely sucks. perhaps a water filter jug on site might be helpful for others in future. but thats all I have to say

Great location, walking distance to the main street in Rosebud and the beach.... surf backbeaches 15-20 mins drive away, Tina was a lovely host, super clear and easy instructions to navigate the entire stay... will definitely stay again, and highly recommend staying at this beautiful property.

It's spacious, clean, close to the beach and shops, has an outdoor garden, balconies, and a fabulous indoor spa. Key ring on key maybe is the only thing I can say, because I accidently left the wrong upon check-out. My mistake, but the host was very understanding.

Coming from a small country town in northern NSW this was the most fantastic family trip away, even the rainy days staying inside what my kids called the mansion was easy and relaxing Thankyou so much for having us. Would love to visit again. I had to share my spa with children. Not that big of a deal.

• Sara (10/5): I would highly recommend! A great place to stay whether you are a couple or a family! It’s rare to find a holiday house - It is a very clean, beautiful and spacious place to stay! It was just two of us and it was a luxury to have so much space. It would be absolutely perfect for a family as there are 3 bathrooms! It was walking distance to the beach and shops but also very quiet! We could see the sunset sitting on the top balcony as well! Just magical. It didn’t have a coffee plunger. We have to remember to take one next time we stay there!

• Alex (10/5): We will be back, spa was 10/10 - Very cool house, loved the master bedroom and the backyard balcony. Great for a couples stay for the weekend, my girlfriend didn't want to leave. The spa bath is as good as it looks. Mini fridge in the master bedroom was awesome, we spent the majority of our time upstairs and ate out, but we could have cooked with what was available in the kitchen if we wanted to. The whole house has a lot of privacy, backyard has really high brick walls and is very private. I'd imagine families would settle in very well too, plenty of spare beds around and bathrooms/toilets/showers. Definitely going to book this place again if it's just the 2 of us.

• Efstathia (10/5): Grand and beautiful - Loved everything about this unique accommodation. The great details throughout this mansion, marble and handcrafted woodwork. The original owners created an amazing space and seem to have spared no expense building their vision of an eclectic Aussie “Acropolis”. The spa bath in the king bedroom was magical. The fireplace very easy to light up on a cold day. Great place to spend anniversaries and overall time with extended family and friends. Very good value for money. Would definitely come back.

Very lovely home The floors were a bit dusty when we arrive but didn’t bother us too much. Additionally, the bins were full to the brim when we arrived

• Jacinta (1/5): Pretty disappointed - The location was good and the house was spacious. On day number 2 of 4 of our stay the electricity kept tripping which resulted in us not having any AC. It was a rather hot day and was definitely not comfortable. After contacting the property owner we were told that she couldn't get an electrician out. We ended up leaving on day 2 of our 4 day trip. We were not refunded anything just an offer for free accommodation in the future and no response to our email requesting a refund either.

Situated on a quiet street, far from the main street road, it is still closed enough (walking distance) to the beach. All rooms big and the beds very comfy. The main bedroom is a masterpiece and has a balcony perfect for the morning coffee. There is nothing negative about this accomodation.

Tina was always lovely and helpful over the phone. Having to bring own linen and towels, especially if coming from interstate or far place with large group, made life difficult. Not having instructions for oven and stove top.

• Emilie (6/5): A nice spacious house that's big enough for a bigger group gathering, but fairly basic. - The location was great, although perhaps not quite as close to the beach as we had hoped - walking all the kids down the hill was too far so we ended up driving. The house was spacious and clean, the hosts were very nice, and the little back garden was a nice spot to sit outside. The mattresses were all pretty old, saggy, and uncomfortable. The lack of sleep is unfortunately enough to put me off staying there again. The bed linens could really do with being updated, and it would be great if towels were provided as it's a pain trying to fit them into the suitcases. Also, the stairs are very un-child-friendly - i highly recommend the owners adding the option of some child gates to avoid serious injury.

But it was rectified by owner. Late check in 4pm and difficulty getting a firm answer to an earlier check in, 2pm. We eventually got in at 3pm. Bins were full when we got there and we had to dispose our rubbish elsewhere or get a $250 fine?
