- Fernando (2/5): - This place is filthy and disgusting. There was lots of mold in shower/ on bathroom walls, dirty walls and musky odor throughout room, towels are paper thin and super stained, shower curtain is yellowed and stained, the light was out over the vanity, the pillows were completely flattened out from overuse both the pillows and mattresses had orange/ brown/ green spots on them that were probably mold. When we addressed the issue at the front desk, we were allowed to look at two other rooms we could choose from. Both were just as bad as the first! Stay clear of this property!

This is a truck stop place not a family place not sure why it is on Expedia never had this experience before

- Susan (6/5): - It was very affordable, convenient to 75. Frig and MW provided. Personnel was professional and helpful, they came to open the office within minutes after ringing the bell. The beds were comfortable and the shower had good water pressure. The facility was older and though clean, fixtures were rusted. Wall unit and frig were noisy. Could hear TV and clear conversation from adjoining room. TV was in room, but no remote. Ice container and plastic liner provided, but couldn’t find ice maker anywhere.
Overall, I got what I paid for. A good night’s rest and shower, a frig to keep my ice chest contents cold, but no frills.

- Marc (6/5): - While the gentleman on duty was extremely nice and welcoming, there was nothing else good about this place. In disrepair and questionable in all regards. The carpet was damp, the paint peeling, mold, and overall sketchy. If you can afford the extra 30 or 40 bucks, do yourself a favor and go with a known HOTEL chain. Lesson learned: I will never look for “a cheap place to crash” again.

- Michelle (8/5): Fine for the price - It's a very old hotel but economically priced and the front desk employee, maybe owner, was very friendly and quick. The bathroom definitely needs updating or a better clean. We chose not to shower due to looking like mold. It may have been a stain as the rest of the room was clean.
- Gilly (2/5): - The rooms are spacious and comfortable. The staff was nice. But rooms have adjoining doors (which you can lock) which leads to no sound insulation. The guy in the next room to me started screaming at 2am. When he stopped he turned the tv on all night long.

- Doris (2/5): - Check in: rang the bell the gentlemen came down from the American hotel (which they also own) to check us in. Went smoothly. Room appeared to be clean and tidy. We left to visit our friend. Came back and when we came in I saw a bug run across the desk but didn’t see what kind of bug. As we were eating a snack the bug came back around. It was a roach for sure, we killed it. Okay one… hmmm maybe but then we moved the tv cable box to be sure it was plugged in tightly because the remote wasn’t working at all for the tv nor the cable box and two roaches ran out. One got smooshed and the other ran away. We said, “That’s it, we aren’t staying here”. We only had a few things since we were only staying one night and my husband grabbed our snacks and coffee and went to the car and I went to grab our bag and a roach crawled in. I took everything out of the bag to be sure we weren’t taking any bugs with us. By then I just wanted to puke! We went to the office for a refund and told the gentleman what had happened. He said he was sorry that no one ever complained about bugs before and we had to go through Expedia to get our refund. We left and while my husband drove us home I messaged Expedia to explain what happened and sent the pictures of the roaches as well. It’s suppose to get taken care of by the offline team to issue our refund. So STAY AWAY FROM THIS HOTEL unless you don’t mind the roaches. There were two other guests, working men, staying there and the rest of the place was empty.
- Donald (6/5): Felt misled by many positive reviews. - Just passing through; check-in at 11pm went fine; very pleasant clerk. Only picked this hotel at last minute due to the 7.2/10 rating (Hotels.com). Boy, we must've had the worst room on the property, compared to the ratings! I don't understand the numerous high and excellent ratings for this property. Unless our room is one that hasn't been "upgraded", yet. While our room was 'clean', with the normal amenities, there wasn't a modicum of "attention to details": walls had smudges, chips, unpainted areas where items had been removed from walls; baseboards and caulking showed signs of years of mopping pushed up against it; furniture had seen better days; tub drain dirty. I could go on as it's too easy to nit-pick when you notice a total lack of "wowing your customer", even if you run a budget facility. Here's a tip (at least in room 210!): paint the outside door and inside walls; use "Old English" (or equivalent) on furniture to cover the chips and scratches; really, really scrub all caulking, or replace it; use a fine brush on the AC, baseboards, caulking, corners, etc. These are basic cleaning tips that are inexpensive, and owners can clean "for free". The outside of the total building could use a power wash and fresh paint. But, then again, it would depend on whether the owners wish to go "above and beyond", or just "get by". I've stayed in better looking facilities at this price point.

Hotel infrastructure was as-expected for the price.
After I fell asleep someone knocked at the door and said that I need to pay $25 "pet fee" because I had a dog in i the room.
I said that I had no dog and invited them in to inspect the room.
After the person left I chided myself for inviting them in and I figured there was a 50:50 chance it was a druggie looking for money.
I fell back asleep ...
... and was subsequently awakened again by someone banging on the door. This time it was the staff person who had checked me in. They said they had seen me walking a dog. I told them they were mistaken ... I have no dog with me ... I do not own a dog or any pet ... please come in and inspect the room. They did not come in the room, but walked away very angry muttering under their breath.
Now I am honestly scared, wondering what kind of game/scam this is.
30-45 mins later ... approx 12:45 am ... another knock at the door. A third person asking me what had transpired.
By this point I am in tears, ready to leave, and ready to go find another hotel.
That person said they believed I didn't have a pet in the room and convinced me to stay.
It took me 2 hours to fall back asleep again.
I was up and back-on-the-road at 4:30 am.
So much for getting some sleep.

The (very nice and friendly) front desk employee came from offsite after I rang the bell at the front office to check me in. Based on the general condition/appearance of the builiding, I can't imagine more than a few rooms are actually used. The room was gross, a little dirty, but just extremely old and run down, weird smell. The ac and tv seemed to be in good working order, but I couldn't do it. After 5 minutes in the room, I left and never came back (despite 2 prepaid, non refundable nights). There was no way I would have felt safe/comfortable trying to sleep there

- David (2/5): - There was NOTHING to like. Run by an Indian family with no standards! Run down, no one in office, everything was broken, chipped or peeled. Hispanic contractors partying all evening in front and back. Very dangerous area. This proprietor doesn’t care about anything. First time I felt like $70 was a ripoff. Expedia should remove this hotel. Ad, photos and reviews are misleading or fake!

The staff was very polite and helpful, but this property is badly in need of updating.

Rooms and property are a little shabby and very dated, but for the price the place is comfortable and staff fully serviced the room each night. If I come back to the area I will stay here again.

But to be fair, it was close by my event, the carpet was not dirty, and the beds appears to be well maintained. I was comfortable and it was pretty quiet. All in all, you won’t be impressed but youlll get what you paid for…a fairly clean, quiet and safe place to lay your head.

- Troy (8/5): - It's a 1 star hotel but no one told them that. They operate their little place with pride and hospitality. For the price, it can't be beat. Unfortunately, I've paid twice as much and received half the quality. I'm definitely going to be staying here again.
- Douglas (6/5): It Served the Pupose - This an old motel that is greatly in need of renovation and upgrades. It was a cheaper option in the area and for good reason. But, all we wanted was a bed and a shower, and it served that pupose.

The bathroom door was almost impossible to close, they had removed the strike plate trying to fix the door. Caulking had been smeared into the tub drain using a finger, we were leery of using the tub, fearing it might not drain. The whole motel looked like their maintenance person is not competent at all, wall were patched poorly, wall colors did not match the many patches. Plus the price off $75 a night was way to much, maybe $30 a night. Will never go back.

Hot water was excellent, and the woman at the front was Great but that’s about it.

- Leslie (4/5): - The only thing we enjoyed about the property was reliable, Internet and television and a decent mattress. I don’t think we’ve ever stayed at a more basic hotel. We were not able to get ice, there was no hairdryer or coffee maker and the room had a stale odor to it. In the morning the TV wouldn’t turn on. This property is way overpriced for what you get. I wish we weren’t so desperate because many nearby properties were booked!
- Kimberly (6/5): Get what you pay for - My husband and I left Punta Gorda after Hurricane Ian to seek Internet and a hot shower, that we got. In reading the reviews I was comfortable booking this on the road. The ladies at the front desk was very nice and helpful, she put us in room 206 said that was one of the better ones, well the bathroom looked like it had not bee clean in weeks very dirty, the bed for me was very firm I'm a side sleeper so I was not comfortable. I had to call for Internet password, no channel guide no Ice. The good thing is the shower was amazing hot and great water pressure. We ate at the Mexican restaurant across the street it was very good.

We slept peacefully here and had a good night's rest.

No USB chargers, no coffee pot, no shampoo, conditioner. Was completely old and run down. We will not stay there a second time.

I knew I couldn’t expect tremendous comfort for the price I paid for a one night stop. Even though housekeeping cleaned the room, it was smelly. Somewhat old smelly and maybe even old smoke. The worst was the kind of unsafe location plus the people living apparently longer there. Loud and creepy. During the night they decided to get into a fight, slamming doors etc. Short restless night. Definitely not a location to stay as couple, woman or even with kids.
- Samantha (2/5): Horror movie film set?? - We made a reservation here because of all of the positive reviews. What a mistake!! First, the place was basically abandoned. You had to check in at the hotel next door. Got our keys and were told no breakfast due to county policy (as well as not accepting walkins). Fine. Drove back to the correct hotel, went upstairs and my husband opened up our room. We were immediately hit with a wall of pot fumes. Husband closes the door and says someones stuff is still in the room and he's not sure if an actual person was in the bed. We went and our money back and left. It was like a hotel from a murder movie. Checked into a Hampton Inn across the street (same county) who did full breakfast and accepted walkins and had no idea what the clerk at the Royal Inn was talking about. Spend the extra money and stay ANYWHERE else!!
- J G (6/5): Economy Room - We stayed the night in room 208.My review is based on only this room. IMO, it is adequate for a short stop-over. Nice staff. Check-in accomplished from the Value Inn that is in front of the Royal Inn. Suggest Hotels.com the alternate phone number to Value Inn, since that is how to contact the front desk. Our room has a TV, Small refrigerator, desk area. It was very clean. Carpet was in good shape. The downside was the room smelled very strongly of cleaning solution. With Covid we can understand the necessity. Beds are firm.

I’ve never given a “Zero” but this one is close!!!

We thought the motel looked decent but pulled back the comforter to find a used condom. We were disgusted and went to talk to the motel manager but he was nowhere to be found.
- GatorNana (6/5): Clean Place for Safe Overnight - Unable to locate a hotel in the Gainesville, Florida area for less than $179, we called the Royal Inn. They made our reservation for $99. We were pleasantly surprised to see the condition of our room. It was clean, in good condition with all appliances in working order. The linens, furnishings, and carpeting all appeared to be relatively new and were in good shape. We would not hesitate to stay here again if we were in the area and just needed a good night's sleep in a clean, safe hotel. The staff we came in contact with were quite friendly and helpful.
- evaani (2/5): Gross, moldy, stinking, filthy, stains on pillows - Late at night and tired from the road we pulled into the Royal Inn in Alachua, Florida. The room was a stinking, moldy mess. We should have left but we were so tired, we decided to stay. We slept in our clothes
becuase the bed was so creepy. Also, couldn't ask for a refund in the morning because the manager locked his office and wouldn't come out.

We've stayed in some dodgy places before, but this place takes the cake. The exterior looks nice, with a nice paint bright yellow paint job and a blue metal roof, but the inside is a creepy horror show.
Stay away.
- Guest (2/5): Worst Continental Breakfast Ever - The so called Continental breakfast consisted of a couple of little debbie cakes in a basket along with a box of generic corn flakes on the counter, in the fridge was a stale loaf of bread with a tub of margarine with a bunch of crumbs in it and an old jar of jelly. For juice they had a gallon of orange and fruit punch kool-aid. They did have coffee and a jar of powdered creamer and a canister with some sugar in it. The towels are second and of poor quality. If you must stay in this area be worned that the other hotel in front to the right as you come in to parking lot is also owned by the same person. I would suggest not staying at exit 78 off of I75 and going to 77 or 76 and choosing a hotel there.
