Our room was lovely (upgraded to the front room suite) and the living room was a great place to relax. Breakfast was tasty and the service was great. We loved our stay and would highly recommend it!

Check-in was smooth, and the staff was friendly and helpful. Honestly, there was very little to dislike. If anything, the stay was short and I wish I could have stayed longer.

The decor and rooms were beautiful and comfortable and the location is convenient while also being away from the crowds. The breakfast was delicious and the all day coffee and tea with cookies were a welcome treat. Peter at the front desk was friendly and helpful. A great highlight of the Attwater are the sitting areas located throughout the hotel. It was wonderful to gather with all our friends on the main floor or in the breakfast room. We will definitely plan to return to this lovely hotel.

It was spacious and wonderful, same as the hotel itself. Tasteful, modern decor and design, with a comfortable lounge area. The breakfast spread was quite good, with plenty of variety. Hot beverage service all day was also appreciated (coffee and tea). Wifi was solid. Peter also gave very good recommendations for things to do in Newport. Overall, a very pleasant stay.

The room was perfect! Nice and cozy on a cold December day. The decor was amazing. Included in our booking was a nice breakfast the following morning. Check out was a breeze, we will be back.

- 642donnaw (10/5): Cozy boutique style hotel - The Attwater is a very small but well maintained and nicely decorated boutique hotel within walking distance of the downtown and waterfront areas. Our host, Katie, greeted us upon arrival with warm cookies, got us checked in quickly, & carried all our bags up to our rooms on the 2nd floor. She offered recommendations on places to see and for dining. Our room was of good size & beds were comfortable. We enjoyed a continental breakfast with many delicious offerings. Unfortunately our trip only allowed for a one night stay this time but we would definitely choose to return to the Attwater.

The Attwater is a bit out of the main tourist area so you need to either walk or drive and "re-park" your car.

Our refrigerator didn’t work, and the shower failed to drain properly. The decor wasn’t my style but was acceptable. Though it was winter, there wasn’t an extra blanket in the room. No charging port — a real downside.

We loved the location, it is located in a lovely, quiet neighborhood filled with local shops yet 10 min walk to the wharfs. My suggestions to the hotel are : improve the coffee, the rugs and trim paint are showing signs of age and HVAC unit in our room was VERY noisy . Looking foward to staying there again!

- juliasI4966FA (10/5): Wonderful stay at the Attwater Hotel. - The location is great. You can walk to the Warfs, Thames Street, Stop n Shop. A big plus the hotel is next to Newport Art Museum. The parking was easy. We didn't have a problem to park our car behind the hotel building. There was always an empty space. The room was clean and cozy. Breakfast is great! and it's included in the stay. Fresh fruit, homemade omlette bake, French toast, chia pudding... It is served from 8am till 10am. Highly recommend and Thank you!

Our room was large, sunny, and beautifully designed, with a cozy fireplace that made it feel like our own private retreat. The staff were outstanding — warm, friendly, and genuinely eager to make our stay perfect. We love that the hotel is just far enough from the bustle of downtown Newport to be quiet and relaxing, yet still an easy walk or quick drive to everything. This was our second visit, and it certainly won’t be our last. We can’t wait to come back!

We enjoy walking, so we explored all of Bellevue Avenue and the mansions on foot. The decor is both cozy and stylish. The fresh breakfast is a delight—there are options for everyone. Even if you follow a keto diet like I do, you’ll find boiled eggs, yogurt, berries, and egg bites. If you prefer carb options, there’s homemade cake, cereal bars, bread, jam, and overnight oats. The café in the lobby, available at any time, is also a nice touch. Overall, it was a fantastic experience!

I slept like a baby. My room was a good size. Plenty of free parking . The bathrooms were small. The stairs going upstairs were slightly off 2nd to age. The breakfast was ok but not like the reviews led me to believe.

Our room was a good size and very comfortable and parking was a bonus. Can definitely recommend Pasta Beach restaurant, a two minute walk from the hotel. The walls are very thin, so you can hear the other guests really easily.

Breakfast offered was good, really liked the fact a kettle was available to make a good cuppa. The hotel offers a parking permit for a little lot which was good. Our only concern was the noise heard from other guests, maybe it’s because of the wooden flooring and you can hear everything, every evening it sounded like the guests above were rearranging the entire bedroom furniture. Apart from that we did have a good stay.

- lauramB5298SW (10/5): Wonderful weekend at the Attwater - Absolutely wonderful stay at the Attwater! Peter and Brandy were amazing hosts. The location not being right on wharf or with the bigger hotels was perfect. Short walk to town and the stores closest to the Attwater on Bellevue were so unique. The rooms were clean bright and well attended. The gathering spaces on each floor were perfect. Only hint is that there are stairs only so if you are traveling witb older guests consider the lark suite on the first floor. Would absolutely recommend to anyone and would stay again!

- Laura (10/5): Wonderful! - The location is amazing. It’s actually a more charming part of Newport vs staying closer to the wharf or in one of the big hotels. Everything is walkable. The staff Peter and Brandy are amazing. So welcoming Sat and talked with us for awhile. Let us know when hot cookies were put out at the desk made wonderful recommendations to us for our stay really went the extra mile. The hotel is so clean and bright and unique with lots of sitting and gathering areas if you are in a group. The lite bite breakfast and coffee tea all day was wonderful. Would absolutely stay here again and would highly recommend to anyone coming to town. Really nothing. The only thing to prepare for is stairs. We were on 3rd floor and there is no elevator so now you have to go up and down stairs. If that’s not possible the Lark Suite where my parents stayed is on the first floor.

So we tried it again with a big wedding party and we went out on a limb to recommend it. So sorry we did. The decor is getting tired, the service is non- existent and the rooms are (still) tiny. Not worth $500 a night. Our sink stops up and the shower leaks under the bathroom floor into the bedroom. Time to upgrade our experience in Newport.

Even has an exercise room with a Concept 2 rowing machine! Breakfast is served at 8am but we were out before 8 so we didn’t get to try it. But I am sure it is great. Parking is included very tight but accommodating. Very clean place .

- beth (10/5): Loved the Attwater - We really enjoyed our stay at the Attwater. The hotel is in a quiet, more residential part of Newport. We arrived the day after Labor Day and were upgraded to a suite on the third floor - it was like having our own apartment. All of the staff were very helpful - Brandy knows Newport well and gave us a lot of helpful info. At her suggestion we went over to Third Beach in Middletown and nearby Sachuest Point Wildlife Refuge, a gorgeous spot to walk and see goldfinches. We will return!

Did not get a warm welcome on arrival but the manager later did greet us and was great. He really tried to make our stay good and we appreciated all he did. Breakfast very basic. Not what was advertised or expected based on photos. Some guests made the time there unfortunate. Loud screaming children who ran amuck. I thought being an Inn it would be older guests or at least no toddlers. These guests took over the lobby and dining room and no one could relax as they were loud, spread out, made messes, and let their children take over spaces. It was not the Inn’s fault as I know they tried to help with the concerns from other guests. All in all it was an ok stay. I think it would have been better had it been peaceful and felt cleaner. Location was ok. Close to Bellevue and that was wonderful but the hotel was not in a very attractive setting and did not feel very safe at night.
- leslie (8/5): - This is the second time we have stayed at The Attwater. The service, cleanliness and location are excellent. Some of the carpets in the common areas need replacing. Our bathroom cabinet was pretty dinged up. Everything else was great! I would definitely stay there again

- Caroline (4/5): - We booked a two bedroom room so we would be able to sleep. air conditioning was broken in one room. We didn’t even receive a fan until the second night and it was all moldy. We couldn’t sleep with open windows because of the noise so we ended up sharing one room. The management could only see fit to refund 10% Even though we could only use one room. Very disappointed. And they wouldn’t even communicate with me. Totally ghosted me stay somewhere else.

- Meghan (6/5): - This hotel is not what we expected. The rooms are TINY so much so that we had no space to even open our suitcases without bumping into the door. The whole room needed a fresh coat of paint and the knob in the shower fell off every time you tried to turn it. Our room was on the ground floor and everyone walking by could see right in unless we kept the curtains shut at all times (which made it very dark). Breakfast was underwhelming. Definitely wouldn’t stay again. Especially for the price point. I will say, however, that it was very clean and the bed was comfortable.

- Eileen (5/5): We enjoyed the weather, but not the hilly walk back up to the hotel from downtown. - The suite was cute very comfortable. No fitness center as advertised on their site. I saw that it had an outdoor pool even a picture of one on a site that had recommendations. I showed it to the desk manager. That was disappointing. Only virw was house next door (very close). No elevator, but that was ok. The caroet on the stairs was very dirty. Not enough parking for guests.

- Jason (4/5): Disappointing - Quiet location, old quaint building, decent breakfast. No lift but for an old building understandable. Biggest grievance is they charged me 50% of the booking upon making the booking according to a member of staff was “new software “ or something along those lines. This was admitted and addressed even upon arrival to then be charged for both nights again upon departure. They didn’t admit fault until I kept pushing and eventually refunded me. The amount returned was considerably less than was deducted because of the exchange rate which was even more of a nuisance. Not pleasant to deal with and would not return or recommend for those reasons
- SarahInSpring (10/5): Charming, well-located hotel in Newport - Was visiting Newport for a girls trip and we were delighted to stay at this charming hotel. It is very well-located to attractions and restaurants. We did not have a car and we were able to walk everywhere and it was very close to one of the stops for the free trolley to the mansions. Our room was in the building next door to the main hotel and it was very well-appointed. We appreciated the comfortable sitting room and the very large bathroom. The bed was comfortable. The included breakfast was good, and while limited, it had enough variety to be satisfying. If I was in Newport again this would be a top choice. One thing to note is that there doesn't seem to be an option for a double room that I could tell. I was traveling with my sister so we didn't mind sharing a king, but this could be less appealing for other travelers.

A quiet residential area but only one block away from restaurant's shops and a stroll away from the wharf with numerous bars and restaurants. Breakfast was delightful. Buffet of small pre-prepared dishes of a high quality. Tasty snd fresh. The WiFi connection was erratic and the signal was very poor in the 2nd building. Soundproofing could be better. Noise could be heard from the above floor and from the hallway. No coffee machine available just filter coffee.

- Julie (10/5): - We had a wonderful stay here. Breakfast was delicious. Assorted pastries, quiche, fruit, overnight oats, coffee. All wonderful. We stayed in the Beach House on the 2nd floor. It was like a little apartment. Beware though. If you have any issues walking steep stairs you may want to stay on the ground floor. There are no elevators so this was a bit difficult but we were able to manage. There is no front desk, so you need to check in via text which was fine. They could have been a little more welcoming but friendly enough. I wish they had water out for guests that would be a nice perk. Very nice location as it is in the heart of Newport.

It was close to the things we wanted to see, bowens wharf, the cliff walk. Check was super simple after hours and the instructions were easy to follow. Would recommend staying there and we will again.

Conveniently located along the free #67 bus line and a 15-minute walk to the Cliff Walk or the harbor area. The king suite was incredibly spacious....HUGE...with lovely and comfortable furnishings. As if the room was not large enough, there are lovely indoor and outdoor sitting areas located everywhere. Delicious breakfast, kind staff and great toiletries add to a wonderful stay.
