worst part was this stain on one of the beds. abominable. never experienced anything like this level of filth in my life. clearly the maids are not even remotely doing their jobs - which is unacceptable. this place is gross and disgusting and frankly should be shut down.

there wasn’t even soap in the bathroom to wash your hands. I felt cleaner not showering then I would have showering in this hell hole
- Po Wing (4/5): - NOTHING EXCEPT THE WIFI, WE ORDER A DOUBLE ROOM BUT THEY SAID EXPEDIA OVER BOOKED SO THEY GAVE US 2 SINGLE ROOMS, UNFORTUNETLY THE ROOMS ARE EXTREME DIRTY AND UNORGANIZED, THE WASHROOM SMALL AND ....I DON'T KNOW HOW TO SAY, THE TOWELS ARE UNCLEAN SO WE WENT TO WALMART TO BUY NEW ONE. WE FELT BAD BUT W HAVE NO CHOICE SO WE TOOK IT. WE STRONLY NOT RECOMMEND EXPEDIA NOTTO TAKE THIS HOTEL AND THIS ONE IS NOT CHEAP THOUGH

Microwave was dirty with food splatters and crumbs.
Coffee maker was dirty. So disgusting you would not want to.use it.
TV remote was dirty.
Table tops were dirty even though covered with glass tops that obviously hadn't been wiped. There were rings from cups and smeared gunk on bedside tables and side table.
Towels were thin and had hair on them.
Handles were sticky.
Window blinds had missing and broken slates.
Lamps were dirty.

- keith (2/5): DON'T EVEN THINK ABOUT STAYING HERE! - Had to go elsewhere. The woman at the desk...stoned out of her mind...could not find my reservation. We waited 20 mins, then had to leave to catch my daughter's graduation dinner, or miss it. Had to pay through the nose for a last minute hotel nearby. The outside was disgusting . The office...a smoke filled dump. Horrible.

1. The screen door was falling apart.
2. You can smell the sewer coming from the bathroom drain.
3. The insulation is terrible, I can hear the next door neighbor groaning.
4. The one in the picture as shown in hotels.com, expedia.com is not the same room. The room given to us is delapidated, and the front desk can't find our expedia reservation.
5. Cleanliness ??? The floor is very sticky, and the bathroom is gross.
6. Me and my husband paid $112 for 1 night, and it was not worth it. $50 would be the fair price $15 for demand.
7.Expedia and hotel.com should verify the condition of the property to make sure it match the pictures being submitted by the owners.

- Z1446JApattic (10/5): New Management Makes All the Difference - Don't be fooled by the outdated appearance - this property is under new management since January 2022 and they are making renovations. The prices are extremely reasonable and best of luck finding a better price.
The rooms are clean and good night's rest!
We are spending the summer in Monroe NY to be close to surrounding family. My room has been renovated - new floors, newer bathroom, freshly painted, a/c works great and clean,
The new management is awesome as well, always friendly and accommodating our needs.
- jennifergI1837XY (2/5): Rundown and iffy - This is a basic roadside motel in a beautiful region. But it's really rundown on the outside. Window panes and curtains are unmatched and a bit foreboding. Room was basic/fine sort of but lots of murky wall damage that suggests rough times. Haze of pot smoke from other rooms and just an aura of iffiness resulted in our paying but not staying. We didnt not fight for refund since their policy was firm but we were just happy to leave and drive into the wee hours of the morning.
Convenient that they allow pets since our dog hung out there while we went to event but even that felt iffy. What could improve the James-- hard to say. Aesthetic sure but also I guess vibe. But you get what you get. Allowing a pet was the reason we said there but in fact we didnt really stay!

- 692gmk (10/5): Large Dog Friendly Motel - We travel with two large dogs (over 50 but under 100 lbs.) and this motel fit the bill perfectly. The drive-up motel allows for ease in loading and unloading dogs and luggage. When I booked, I did not realize that part of the motel was two-story and we were booked in the upper floor room. Due to the season, the motel was fully booked and we couldn't be moved to a room on the first floor. This was more of a problem for me than the dogs but it worked out alright for us. The room was clean and spacious and the king size bed very comfortable. This is under new ownership and the owners are really working to modernize the rooms. Rates are reasonable as are pet fees.
- BetsyH193 (10/5): Clean, Pleasant, Comfortable Room - We were going to the Renaissance Faire in Tuxedo. Checked in later than we meant to. VERY nice staff were gracious about this. Very clean room smelled faintly (and not unpleasantly) of bleach. It was quiet and the bed was very comfortable. Slept SO well. Will make this the hotel we always stay at to go to the Ren. Faire. Very reasonable price considering competition.
Oh, and there's a kickin' Korean place across the street. Please try it.
- DisabilityTraveler (6/5): Average - This is another old hotel from the area that was bought by new owners. The walls still outgas years and years of tobacco odor. Not really the fault of the new owner and I have been in worse. Its adequate for two nights. I wouldn't want to be in there more but its okay.
- Dream175179 (10/5): Nice surprise! - Great place to stay. Very nice owners. Pet friendly. Clean rooms, crisp linens. Area is safe and peaceful.The only thing I wish they had- recycling program but may be they do not recycle in that area.
- michaelrR5378IJ (6/5): James Motel - the room was spacious. Was somewhat old but clean. By far no Ritz but a comfortable bed for a couple of nights. Not real close to the USMA but few decent eating places, drug store, Etc very close by.I would have no problem staying there again although I would prefer something closer to the Acadamy
- Bob2580 (8/5): No the best, but far from the worst! - We got a room that looked a lot like the photos on Tripadvisor. The bed was supportive and linens were crisp and comfortable. Many nice touches. There's a desk with a power outlet right on the lamp base just like in more expensive hotels. Reading lamps on the bed headboard. A chaise lounge. Nice set of towels and toiletries. Fancy "waterfall" type of bathroom faucet and square "bowl" style sink. Our room 103 was on the ground floor and we parked right next to the door.
The outside temps were in the 40's but we were comfortable with the electric baseboard heat controlled by a thermostat in the room. There is an a/c unit, but we did not attempt to test if it was working.
On the downside, the bathroom door needed to be painted to cover up a dent, the vanity is supported by 2x1's that were not painted, and the ceiling had water stains.
Overall, my wife and I enjoyed our stay despite the imperfections because we saved a bunch of bucks rather than going to a chain hotel. I read from other reviewers that the motel was recently remodeled, so give them some time and the family some business!
One last thing - the room had relatively new plush shag carpet. I'm not sure how long that would last or stay clean.

The staff (Ralphie) was nice and helpful would definitely go back, I am happy w my stay, sometimes when people hear the word motel they think negative but this is not true and this motel proved it!!
- Mulciberus (8/5): Comfort and value - This is a family-run business and the owners are lovely. Yes, it defines ramshackle in many ways. The carpentry is so improvisational as to border on the bizarre. But my point in giving it a considerably high rating is that the new owners are at least trying to make sure visitors are comfortable. The rooms are large and clean, and the front office is responsive. The James respects visitors, and I respect that. If you're looking for a room in the area on a budget I doubt you can do better. Left us with positive feelings all around.

- michelerE3310TM (10/5): A lot of bang for your buck - This was a spacious room with modern fixtures, air conditioning, cable TV, free Internet & WiFi and it was very clean. I was really impressed for the money I paid to stay in the room. The motel is conveniently located on Rte 17-M across from great restaurants, a huge convenience store/gas station and bank right up the road and a 15 minute drive from the New York Renaissance Faire. It was very quiet at night. There were deer eating grass in the front of the motel when I arrived. Couldn't be more perfect. Next year when I come back to the New York Renaissance Faire I will definitely book ahead so I can stay here again.
- Anothermemory (8/5): Dog Friendly, affordable, clean and convenient. - I needed a dog friendly affordable room for the night. There is a small dog fee which is certainly understandable and far from some of the insane fees that I was quoted by other hotels. My room was clean and comfortable. Microwave and coffee machine was a plus. Towels were lovely. A/C worked well. The owners were a pleasure and very welcoming. Great location also.
- YemanjagoestoVegas (2/5): Mean, unprofessional, rude - It's midnight, I'm tired from a long drive and I frantically book the James Motel online from my phone which looked like the best deal in this little area. I receive the receipt and realize that I've made a mistake -- now that it was midnight I was automatically being booked for the next night, not the one I actually needed. I drive over anyway, hoping that they'll be nice and understanding people. No such luck. I approach the front desk to try to get a room and it turns out they're all booked up. I ask the man if I can get a refund and he says that I'll have to figure that out through Expedia. I say ok, I'll call them but they're going to call you.. He avoids eye contact and doesn't seem to want to respond. After I ask again he says there won't be a refund as it's 24 hours and that's that. I ask well don't you care about reviews? At that moment, a woman runs out with an aggressive look on her face and starts screaming at me. She declares that it's my fault that I had all the information, and go ahead, write the review. I say ok, and I walk back to my car. When I call Expedia, I explain what happened. They attempt to call the management to get me a refund and surprise surprise, the woman, who says she's the owner, tells them she's already made up her mind. What's even more amazing is she makes up a story to the customer service agent that I was drunk when I came in. So on top of everything they lied to try to discredit me. The Expedia customer service person said she fully believed me and could tell that I was perfectly sober and earnest, but that unfortunately there was nothing further she could do for me. I have no idea what the rooms are like on the inside, but I can tell you that dealing with these folks was unfortunately very unpleasant and disappointing. And it certainly didn't help me get a good night's sleep that night.

- AshG873 (8/5): Clean, updated motel close to Woodbury Common outlets - Wasn't sure what to expect from the James Motel but we were pleasantly surprised! Our room was large, clean and comfortable with an updated bathroom, fridge and microwave. It has obviously been updated and the current owners seem to be working very hard to make this place a nice stay for guests. The staff were friendly and helpful, with the owner more than happy to organise us a ride to the train station to get into NYC. We stayed here to be close to Woodbury Common outlets and were really pleased with our stay.

Perfect.
Then I found this motel on TripAdvisor and saw the excellent ratings for a very good price. And booked it.
Excellent, comfortable room - all looked new - bathroom tiles, carpet, bed and pillow linen. Very comfortable.
Very friendly owner checked me in. The place was fully booked because it was rainy and apparently through-hikers on the Appalachian Trail book here to take a break.
Anyway, I will definitely be back here to break up my next VA/VT trip - particularly if I am driving alone.
It's great when one finds these kinds of great deals!
- LorrieHess (8/5): Good Stay - Clean place out of rain - We needed a clean place out of the rain while Appalachian Trail hiking Georgia to Maine. We always look for least expensive place and some are lacking. This one was just fine! Clean, A/C on, good towels and linens. Owner let us do laundry - says she offers to thru hikers. Owner spouse out of country, but still she found us a ride to train station when we were ready for a couple days off trail to see NYC. Good stay.
