- Pauliney (10/5): We will recommend to all friends and family and look forward to a future stay. - There is nothing more that the host could do to improve the service provided at this property. You are instantly made to feel at home. The property is stunning, warm and cosy. The décor is incredible in a very unique way. This was a treat for my mum and she loved every part of her stay. We had a small walk to the local restaurant, The Joiners Arms. We had booked this before arriving. The village is quiet and secluded but not far from lovely garden centres, Denby pottery and local history. There is nothing poor about this property.

Thank you - The property is in the most beautiful location and was everything I could have asked for and more. It's blissfully quiet and the accommodation is extremely spacious and comfortable. The lovely host brings breakfast at a pre agreed time which is plentiful, there's also cereals fresh milk, tea and coffee. I was visiting relatives nearby but it would make a super base to explore the area with the National Trust Kedleston Hall just minutes away. It was all perfect, and I will most definitely be returning when I next visit Derby.

Angela is a lovely and friendly and made us feel very welcome from the start. Angela provided us with a delicious continental breakfast and there were lovely little touches throughout the property. - sheena (10/5): A beautiful property within a lovely location with a wonderful host. Just perfect accommodation. - Our host, Angela was wonderful. She met us at the property and handed over the keys and brought us a lovely breakfast each morning, with fresh fruit salad, warm croissants, toast and orange juice (there was tea and coffee/cereals already provided in the kitchen). It was extremely quiet in the village location, which was conveniently situated to get in and out of Derby town centre and with a wonderful pub (The Joiners Arms), just along the road, which also had food. There was plenty of space, two bathrooms (one shower), and the accommodation is in a lovely old converted building behind the beautiful main house, from the early 1700s. Everything was perfectly set up for our stay and in a very thoughtful and lovely extra 'touch', Angela knew we were visiting to attend 'The Greatest Gathering', at Alstom works, in celebration the 20-year anniversary of the railways and she brought us a local newspaper with an article about the event (so kind). The property was impeccably clean, extremely comfortable, and filled with wonderful old film posters and vintage posters from the local area. It was such a lovely place to stay, and like a home away from home. Thank you, Angela! Nothing. Everything was perfect.

- Richard (10/5): Wonderful experience with a great host. - We were staying because of the location to a wedding venue. I had read superb reviews and I have to say they were spot on.
It was a large detached space with all the amenities one could wish for. Fascinatingly decorated with old film posters which we found very interesting. I cannot think of anything adverse to say.
The breakfast was delicious and plentiful and the 'pantry' was well stocked.
Angela was a superb host with an abundance of useful information and help , although forgot to mention how large the pizzas were at the Joiners Arms, just up the road!
If and when we come back to the area we will look to return. Nothing. Everything was great.

- Susannah (10/5): Very needed stay! - Beautiful place, very roomy accommodation with a big lounge room and sleeping areas, beds were very comfortable, there is also two toilets available for multiple guests. Host was great with communication, assisting with check in and out and providing a continental breakfast. We were sad that we only stayed one night. -

- Martin (9/5): Large, airy, quirky barn conversion on the owner's property with secure parking and fab breakfast - Angela welcomed us on arrival and left some milk, tea, coffee and biscuits for us. Fabulous barn, nicely decorated with art posters from old movies and other memorabilia. Lots of space for 2 couples or a family. Not much Angela can do about it, but be aware that bed 2 (the double) is through the twin bedroom, which means anyone sleeping in that room needing a bathroom visit during the night has to pass through the other bedroom. And the shower room is in bed 2. Neither was a problem for us, but light sleepers and those with modesty issues might not like it. Angela brought in a fab continental breakfast for us. We would definitely stay again. We had to share with a few spiders, but it's a barn so not easy to keep them out!

We were made to feel so welcome and the only downfall was that we only stayed one night for a wedding close by. We would 100% recommend to anyone and would happily book in again. Perfect for a relaxing girls weekend stay. We didn't stay more than one night purely due to a wedding we attended. No negative points.

Tea, coffee and milk in the fridge. Filter coffee and biscuits a lovely touch. Spacious and so clean with fantastic views and I sat at an upstairs open window putting my face on to go out and fell in love with the view and the peace whilst doing so. Great communication topped off with a forgotten cardigan (by us) on check out, communicated to us within 5 mins of leaving by Angela 🌟 Breakfast delivered to our front door in the morning, toast, butter, marmalade and jams as well as warm croissants, cereals, orange juice and fresh fruit salad, absolutely delicious and very welcome. All in all a perfect stay in a perfect place Nothing at all

The converted barn is an incredible place to stay, quiet, comfortable and extremely high standard of cleanliness. The owners will go that extra mile to ensure your stay is perfect. Friendly, attentive and cant fault them in anything. It is for sure, my go to place when I return to Derby. Absolutely nothing to fault.

Our hostess was so welcoming and helpful but we had complete privacy . The main bathroom was accessed through the second bedroom . There was a separate toilet but downstairs.
No cooking facility just a kettle

From the minute we got there and were greeted by Angela, I couldn’t recommend this place enough. Very spacious and clean with a lovely breakfast in the morning. And very good value for money and definitely worth a visit. There was nothing to dislike with this property, just perfect.
