- H5429OObenb (10/5): Echelenté! - Staying in this lovely guest house really improved our experience in Rome. The location has surprisingly good connections for getting around the city, particularly from Circo Massimo and Piramide. If you set off on foot for a day's sight seeing you can quickly stumble upon something of interest on route. We found the people working at Pepoli9 to be extremely patient and helpful. The bedroom was clean and comfortable, overall it was a relaxing environment after a long day sauntering amongst the sights of the city it was the prefect place to return to!

- MARK (10/5): - The service was extraordinary. Very attentive, helpful and knowledgable. The meal service was good, but limited. But with restaurants within walking distance, this was not an issue. Very clean and safe. The only amenity I would add is a whirlpool and pool for guests.

Large beautifully appointed rooms with a nice courtyard. Rooms are funky and modern. Lovely bed linens and bathroom. A great spot and Flavia is very responsive and accommodating. Staff all speak perfect English. Great spot in Rome.
- Samanta (8/5): A Little Gem! - This hotel is a little gem! In a very quiet area but very close to attraction. The room as super spacious! The service is simply the best: they really go the extra mile to make sure you are comfortable with anything! The food is delicious, from the breakfast to the dinner! It's my favorite hotel when I go to Rome!
- HoneyBeez (10/5): Great boutique hotel - We deliberately picked a hotel away from the main touristic part of Rome and Pepoli9 ticked all boxes as being slightly away from, and yet not too far from, the city centre. Coliseum is easy walking distance (15-20mins). The room was spacious with a lovely view overlooking the Roman bath ruins. Housekeeping was superb and the room was tidied twice a day. Breakfast can be served in the room upon request. Even though the food option for breakfast was limited, it was ok overall. Hotel is clean and tidy down a lovely private road. We had room “Madeleine” on the top floor - it was spacious and airy. Front desk staff were friendly and proactive in making the guests feel welcomed. A good place to stay in Rome.

From the ambiance, to the decor, from the amazing food preparation to the outstanding staff (Federico, Sara, Giada and Flavia) here everything is just perfect. I will keep coming back for sure. Rome has another good reason to visit on top of the Coliseum. It’s Pepoli9 !
- Pascal (6/5): charmant mais perfectible ... - Assez agréablement surpris par le cadre et le style... mais plutôt réservé sur le service : le chauffage n'a pas été allumé et j'ai passé une nuit à grelotter, le petit déjeuné proposé d'office mais sans rappeler qu'il n'était pas dans le prix réservé en ligne, le "late check-out" chichement consenti jusqu'à 13 heures seulement... Malgré le quartier charmant, les bruits de circulation sont assez présents tout de même (ambulances, route passante à proximité de l'arrière de l'hôtel)
- mcacciola (10/5): Way more than charming - Where to start... Everything is perfect here ! Starting from Flavia who welcome us and took care of every single detail while we were there to the perfection and cleanness of the entire property this is a hidden gem at just 20 minutes walk to the Circus Maximus in the middle of Rome. Is located on a hidden street filled with mansions where you can leave the car just outside (find parking and free in Rome is not a little thing). The reception, the breakfast area, the little living room, everything is sparkling clean and comfortable. It is very clear that someone knows what they were doing when it comes to decoration and ambiance. Flavia, took care of everything, and she make us feel we were at our own home. From taking care of the breakfast set up, to help us make dinner reservations and everything in between. The towels, the soap, the chocolate in bed, the bed sheets,... I can keep going for hours. No words to describe the perfection of this place. We were so lucky to find this jewel and I'll be sure to recommend it to everyone I know and come back as soon as I can. - Missymae17 (10/5): Amazing, charming and delightful place to stay while in Rome! - My husband and I were in Italy to celebrate our anniversary. We made the best choice staying at Pepoli9. The service was amazing and everything was done to make sure we were well cared for. From checking in to checking out, we enjoyed every minute. We even went out our way to stay an additional night on our way through Rome before flying out. Each and every staff member made us feel welcome. The rooms are very well appointed and comfortable, especially the beds. Bathrooms are extra large and spacious. A lot of effort has been put into the details. We enjoyed the continental breakfast, but remember to make note of where you would like to be served when you place your order the night before. We liked having our meal in the living room but were served in room because we failed to write our preference. Also, outside of breakfast, if you choose to have coffee or tea in the main room there is a surcharge. There are many lovely sweets to enjoy and they are left out for you to help yourself. We used the bikes that are available to guests. Although riding in Rome can be a challenge, it was great to have access to the bikes. Lastly, Pepoli9 is in a great location. Once you get your bearings you will realize how easy it is to get around Rome from the lovely hotel.

The hotel is in a quiet neighborhood location very near to the Baths of Caracalla and easy walking distance to the Colosseum. The grounds are lovely, the room huge and well decorated and the staff is marvelous. The staff is ready for any question and is incredibly accommodating. This is a lovely alternative to staying in the hustle and bustle of the typical tourist hotel areas in central Rome.

Our room was lovely with a beautiful terrace - unfortunately it rained almost constantly while there so we couldn’t really enjoy it. Although the hotel was a little out of the centre it was still convenient to the Metro. We would highly recommend this charming boutique hotel while in Rome.
- AlexandreGelb (10/5): CHARMING - Magnificent boutique hotel in Rome. Ideally located on front of the Caracallas Baths, Pepoli is a jewel. The owner of the house decided to turn it into a guest house, keeping all the charm of a discrete Roman private house. Service is top notch. Breakfast I abundant and very typical. Rooms are spacious and beautifully decorated. If you have a scooter or a car, it takes only 10’ to get to the center. If not...rent one.

- cbs06c (8/5): Nice place to stay in Rome - We stayed at Pepoli for 2 nights before leaving Italy. The location was a little bit outside of the main city, like not many options to just walk out of your hotel to grab a gelato or quick dinner which to me was the biggest downside. I feel like when you're staying in a city you definitely want to be able to just wonder out of your hotel and walk. The room was very clean, comfortable, and quiet. We were on the 3rd floor in the Serena room. The hotel is designed very well and the owner did a great job with it. There is a pool which we could see out of our window but it is not for the guests, just the owner. I feel like having a usable pool would make the out of the way location worth it. It would be so nice to be able to take a dip after sightseeing on a hot summer day. Breakfast is good and basic but a nice option to have. Overall, I would recommend Pepoli just make sure the location is what you have in mind.

The room was massive - a sitting room and bedroom. The bathroom was luxurious. I didn't want to leave the room. The staff is very friendly and helpful. I couldn't have asked for a better stay are
- 360edithg (6/5): Great design - but the Tiziana room is unreasonably noisy - Our room (Tiziana) was on the ground floor and over 2 nights we hardly slept because of the noise. The walls between the guest house and a very noisy private residence next door are paper thin, so we were kept awake late and awoken early by the constant noise of loud voices, music, singing and what sounded like children wrestling. Around midnight on our second night we called reception and were told that they could do nothing as it was a private residence on the other side of the wall. We made further complaint about the noise when we were checking out, but that was met with an additional shrug. Pepoli9 has very beautifully-designed rooms, a great location, nice staff and good service. The in-room breakfast is lovely at €10 per person. But we can’t in good conscience recommend staying in the Tiziana room at Pepoli9 to anyone who might also require a quiet and undisturbed night of sleep!
- Jay (10/5): OUTSTANDING - I spent a month here while in Rome on business. It is a nearly perfect hotel. It is clean, private, quiet and roomy. The staff is amazing!! They went above and beyond on everything. It is within walking distance to the Colosseum and Circus Maximus. I can’t recommend this property highly enough!

So mellow and relaxing and quiet. Super sweet staff. The housekeeping is amazing too. The place is super clean and it was so nice to come here after our busy day in Rome. You can walk to all the historic sights within ten minutes without having to deal with tour buses and annoying groups of tourists. Fay

Every detail has been well thought out. Every amenity considered thoughtfully in this 8 room guest house. The service is outstanding, the rooms large and well appointed and the location can't be beat. Walking distance to many attractions and neighbourhoods without being overrun by, well, tourists. I will absolutely be back!
- Verified traveler (10/5): Charming and stylish, out of the fray - Pepoli9 was so lovely - stylish modern decor, very comfortable, charming residential neighborhood out of the fray, friendly and helpful staff. If you want to stay right in the center of it all within steps of restaurants and sites and metro then this isn't for you, but if you prefer a peaceful respite to the touristy overrun parts of Rome and to see how real modern Romans live then this is your spot. There are still a couple bus lines around the corner and the hotel can call you a cab to pick you up. There is a nice, popular neighborhood restaurant a couple blocks away, a strip of restaurants, shops, bars & more buses ~15 mins walk away, and is just a 20-25 min walk north to the Colosseum. It was perfect for us.

The color palette for our suite is modern flair meets traditional. Welcome to our bathroom- slippers, robes and every amenity you need-- duel rain shower heads. Truly a remarkable place to come, relax, and enjoy the local eateries- Makena is within minutes of House. Breakfast was perfect to start our day... The turn back service at night was a CHARMING touch. I could stay a month or long holiday weekend here. The security is an extra touch of peace in a foreign country. - 913jonathans (10/5): A Real Find - Staying at Pepoli9 was like having our own comfortable mansion, tucked away on a quiet tree-lined street, but just around the corner from bustle of the Forum and Colloseum. The hotel felt exclusive, was beautifully furnished, and the staff could not have been more friendly, personable and helpful. The bed was very very comfortable. A great choice.

- star903 (10/5): Amazing Amazing Amazing - Must Do! This hotel is amazing. Location is great situated in a quite road a few minutes walk to the centre of Rome. The service is some of the best that I have ever received in a hotel. Staff cannot do enough to make your stay enjoyable. There are complementary bikes available, we took advantage and had an amazing ride around the local area. Breakfast is beautiful. Defiantly recommend staying here
- kat3martini (10/5): Beautiful Guesthouse on a Wonderful Street - My husband and I started our honeymoon at this wonderful hotel in Rome. When we first pulled onto the street, the smell of jasmine seemed to fill the air. The guesthouse is perfect, quiet, well appointed and has beautiful views of the surrounding areas. The staff was fantastic and the service was always timely. It was an easy walk into town to see any of the sites on your list or to grab a quick bite to eat but the neighborhood felt removed from the tourists. I would recommend this hotel to anyone interested in a more relaxing and luxury experience in Rome.
