The bed was the most comfortable of any stay i have booked before and Christian was the nicest host anyone could ask for. He helped us book a tour of Tulum with a Cenote, which was brilliant, and he was always on hand to answer any questions we had during our stay.
• Racheeda (8/5): Not a traditional hotel but still nice. - The owners are really friendly and they sent me information about different restaurant recommendations and things to do. The location is also great because it's in centro and close to a lot of restaurants and the main highway. The path back at night was okay for me. There was sufficient lighting on the streets. This place is more of a B&B and that wasn't clear when I booked. Also, the breakfast could have more options. And the room was dark if the curtains were closed. The light in the room wasn't enough by itself.

The bedroom was comfortable and the location was close (10-15 minutes walk) to the center, but far enough way to be silent during the night. There is a nice pool and free breakfast every day! The staff was extremely accommodating, allowing us to check-in late and check-out late. I would 100% recommend Howlita and stay there again!!

It's a little bit of a local spot as far as neighbors go, which I love. I walked to town and saw many interesting things. I highly recommend it! • Maureen (6/5): Our stay was clean, friendly, and safe, but the quality, food, and atmosphere were very lacking. - Pros: The host, Cristian, was very nice and helpful, gave us plenty of good recommendations for our trip. The hotel was clean. Cons: The linens were of poor quality--the sheets felt like the cheapest polyester available. The towels didn't match, felt over-used, and there weren't washcloths in the room, only an extra floor towel. The breakfast was not worth it--we did the free breakfast option to save money but it was not good. The hotel itself feels like a former hostel in quality and vibe--it has an empty feeling even when there are people around. Later in our vacation we stayed at another hotel of a similar cost and location that was vastly better.

A big bonus is the fruit plate at breakfast. Drinking water available at all times. The owner is very friendly and helpful. We were very happy with his suggestion to rent bikes. We did not use the pool. The room felt a bit humid, which is probably normal for those places - there is the option of ventilation or using air conditioning.

• Tertius (9/5): Peaceful family home break away in Tulum - This cute property is owned and operated by a very friendly and helpful family. They really make you feel at home. It is located in the suburbs, offering you a peaceful location away from the hustle and bustle, but still walking distance form all the touristy action. The breakfast was great and you could taste the love. We would definitely recommend staying here.

Not enough hangar space for clothes.

The breakfast was excellent fresh fruit coffee scrambled egg toast etc. The room was a little dark. The plastic sheet on the mattress made it feel a little clammy at night.

Very thin walls. In the morning you can hear everything, the steps, the walking on the hallway. The personnel woke me up with their talking and walking in front of the room. Strange layout of the hotel with not much privacy here.
• Sara (10/5): Excellent stay in Tulum, highly recommend it! - The staff were incredibly helpful and flexible, they catered to all our needs. We got instructions for late check-in, recommendations for a lot of things to do in Tulum and for bars / restaurants. The rooms were cleaned every day, the breakfast was also delicious. Overall, we had a great stay! For us it wasn't a big downside; however, good to know that the hotel is not located in the city center, but slightly away from it (10-15 min walk). The area felt safe though, we didn't experience any issues coming home late.

• Anne-francoise (9/5): Fab little gem - This is a very nice, family run hotel in a quiet street, away from traffic. Cristian was super helpful and friendly. Hotel has a lovely courtyard with a pool. Everything was clean - loved the bathroom. The beds, although big, didn't have headboards which would have made a great difference to the look of the room.

You can walk from the ADO bus station to the place, it would take around 10 minutes, if you cross the main road you can hope in a "colectivo" to go to the beach, ruins, Playa del Carmen. • Anna-marie (10/5): Great owners who make you feel at home - Christian let us stay at his hotel when hurricane Beryl was due to hit Tulum. We really appreciated this as our previous hotel had began shutting down with no information to guests of what they should do. Christian said we could stay, told us what to expect, told us we wouldn’t be alone, taped up the windows etc. He was such a nice guy and so were his family and their beautiful dog Yoda! Also the room was spacious and clean in a great location close to town in a quiet and safe street :) Nothing!

The location is pretty close to the main road in Tulum, approx. 5-8min walk. Parking lot in front of the house. I really can recommend the place.
• Charlotte (5/5): Great staff but uncomfortable room - Staff very helpful and friendly, also gave us plenty of info and recommendations. Good location if you’re happy to hire a scooter. We hired one from Scooterama, just around the corner, and they were great. You can walk to the town but it would be too dark at night to walk back, as there aren’t any lights. Unfortunately the bed was incredibly uncomfortable, the mattress was terrible which led to us both being in a lot of discomfort for the duration of our stay. There wasn’t a bin in the room (aside from the one for the toilet) and the way the shower is set up meant the whole bathroom floor got very wet.
• John (10/5): Exceptional - Everything! A fabulous place to stay in a quiet, peaceful part of Tulum but close enough to easily walk to the main drag with its bars and restaurants. Christian was the perfect host, super friendly and helpful and really good with communication before I arrived (particularly directions and arrival at the property) and during my stay. He was very accommodating about my late arrival and even met me in person to check me in despite the late hour. My room was lovely, a really comfortable bed (I slept so well) and a lovely shower. Breakfast was great, tasty and plenty of it. I can't recommend this place enough, after a very long journey to get there, it felt like a true home from home as soon as I arrived Honestly - nothing! I'd stay here again in a heartbeat

• T (9/5): Lovely stay in Tulum - The stay was lovely, the staff was very friendly and helpful. They gave us many tips about the city, good restaurants to visit and which beach to go without being robbed by the beach clubs. It's not the property fault, but Tulum is not as pedestrian friend as it should be, going from the hotel to the city is just a few blocks but parts of the path don't have proper lights in the streets, so you should be careful at night.

Breakfast was tasty and the staff was super nice and available. The owner gave us very useful advice for restaurants and for bars in the nearby. Unfortunately, the electricity service of the city had some problems and then, starting from 02:00 a.m. until 10:00 in the morning we remained without air conditioning, water (so without the possibility to use the WC) and light in the room.

• Zhi-heng (8/5): Our experience left us with mixed impressions, with exceptional service and personnel, but less than - The service provided was truly outstanding. Immediately after booking, we received a WhatsApp message containing all the information we needed for a smooth check-in process. Additionally, the inclusion of complimentary breakfast was a delightful bonus. We particularly appreciated our host's willingness to share recommendations for nearby restaurants. However, we found ourselves somewhat misled by the images on the website. The initial impression of our room was rather disappointing compared to our expectations set by the high ratings of the hotel. Despite the impeccable service provided by the hosts, the room's amenities fell short. The refrigerator was not plugged in and emitted an unpleasant odor. Moreover, there was no trash bin in the room itself, only one next to the toilet for toilet paper disposal. While a hairdryer was available upon request, we expected it to be standard room equipment.

The owner speaks multiple languages and helped gui - Nice pool, wonderful owner who’s extremely helpful, breakfast in the mornings, clean, safe facility and best for us.. Parking as we had a rental car. Some streets outside property along streets were not lighted, so make sure your phone can offer light.

The swimming pool is not well maintained, and it would be important, considering that the sea is far away and very expensive. To smoke a cigarette you will have to go to the street, even if there are many open spaces inside the structure

There is a shortcut to the main street, so you are able to enjoy a peaceful sleep while easily accessing the local shops, restaurants and nightlife.
