- Stacey (4/5): Not the stay I was expecting - We reserved a room with a balcony, the balcony was enclosed with the air conditioner condenser in it, it was unbearably hot to even open the door from our room to the balcony, so hot we couldn't sit out there. We arrived at 3:45 , was told the room would be ready at 4. We came back at 4:30 and was told try again at 5. Check in is at 4pm. I asked to use a bathroom and was told to walk across the street to the restaurant. Construction started every morning in the room under us and lasted all day! The sound of drills and hammers. Also noticed a few ants in our bathroom.

We had a balcony but someone near was smoking weed so that was not enjoyable and made it where we couldn’t have the balcony door open for the breeze and fresh air
- Jodi (4/5): Not a stellar stay - Barely visible ocean. Room was very clean. Spray Cleaner left in bathroom. Only 1 chair on porch for 2 adults staying. No coffee pot in the room. No coffee in lobby till almost 8 am on saturday. Very flat pillows. Weird extra sink in the room. No place for power plugs. Stayed a few years ago. That Room was more welcoming. This one almost clinical. No instruction on the heat pump. Lobby too small for breakfast. Snotty front desk woman.
- Phil (10/5): - I unfortunately had a view of the rear parking lot. It didnt matter much because i felt safe enough to take a long walk around town before bedtime. I slept well on the comfy king bed. Very accessible to docks and town. Several restaurants nearby.
- Regina (6/5): - Breakfast options were not what the front desk said they would be. No bacon or sausage available either morning and the biscuits were hard as rocks. The worker in the cafeteria rolled her eyes as she walked away telling me we could take the sausage off of the Jimmy Dean sandwiches if we wanted sausage. We should have been rolling our eyes at that.
- Stephanie (10/5): - This place served us well. We stayed at this hotel which was in a quiet location and away from the busier harbors. Good local seafood options along with a great Italian restaurant around the corner - Rustica Cucina Italiana. It was excellent. We stayed at the Harborline as a central location and drove to other harbors and sites during our stay. We ate at the Park Street Grill our last night. It was also great and had a pretty diverse menu. Staff at the hotel were great, and the room was clean and recently updated. They were in the process of updating other rooms during our stay. The only way we knew anything was going on was due to the storage and construction debris behind the hotel. I would recommend this hotel as long as you expect a hotel experience in a low key quiet town.
- Deborah (6/5): One and done - I had to wear my shoes until I was in bed because the floors were not that clean. We also had to buy a fabreeze air fresher. The back corner we were in smelled like cigarette smoke.
- David (6/5): - The main problem was that breakfast did not start until 8am. They would not open early for us. We had used Expedia to look for a hotel in the area that had breakfast, as getting a proper rest and a proper breakfast are important to having energy for traveling. All other hotels on our New England trip started breakfast at 6am, so we were able to get on the road at a decent hour on those days. But, a delayed start of 8am for breakfast at Harborline cut significantly into our day / travel plans, so we had to skip the breakfast at the hotel. Very disappointed. There were other minor problems -- with the remote for the heat, and the drapes did not cover the window properly, so there was a privacy issue. When you check into a hotel after a day of travel, you just want to relax and go to sleep. Instead, we were dealing with these logistical issues while very tired. We interacted with 3 staff members. One was very kind and understanding. The other 2 had an attitude problem. But, if the breakfast had started at a reasonable hour, I probably would not have even bothered to mention any of this.

- Joseph (2/5): Not good value - Pictures are not even close to what you get. Hotel is old and way overpriced. The noise from the room above us was loud they kept walking around and woke us up several times during the night. Our balcony was right next to the road. If possible stay somewhere else
- Richard (6/5): - The hotel appears to have very thin floors, and if you're unlucky enough to not be staying on the top floor, you'll hear the floor creaking and squeaking as the people above you thump around. It sounded like a heard of elephants were above me. My room had a refrigerator placed right alongside the bed - about 4ft from where my head would be on the pillow. This meant I'd wake up every time the refrigerator would start up. This also made it quite narrow on my side of the bed - it would have been easy to stub a toe on it at night.

- Sharon (6/5): - Apparently the hotel is under renovations of some sort. The parking is limited and the lot in poor shape. The floor in the room was very dirty, no coffee maker, and we were next to the laundry room which could be heard all night. The room looks very much like a cruise ship cabin, including size. It is near the harbor which can be seen from the parking area.

- karol (6/5): - Ok, so this is a hard review to write. I had a total of 2 rooms. First room had toilet paper holder broken, soap dispenser in the shower was on the floor, the whole room smelled, paint (?) was all over the carpet and the tv did not work. I was moved to another room which was like day and nite. The whole place was spotless, smelled good and everything worked. So if I had to base my review on the first room it was be a very low 3. The new room was definitely a 5. While I understand they are redoing the rooms, they shouldn't rent out a room which is not up to par
- gregg (6/5): Avoid room 243 - Room 243 was too have had a harbor view, as per Hotels.com listing, it did not. Room 243 was very small. Walls/floors very thin, thus noisy. Shower was excellent. Breakfast was OK, but 8am is way to late for travelers that need to hit the road. Refrigerator/microwave was placed next to bed such that it was a tripping and potential death hazard in an event of a night fire. I provided this feedback 3 times to management, w/ no resolution nor response

- Craig (4/5): A low class hotel with no value - The hotel is odd. You can't check in until 4pm. If you don't check in soon after then they call or contact you to find out wherev you are. Hokey... The room was advertised as harbor view upper floor. Well you look at the parking and trees across the street. A very narrow view of water far off to the right.. that's very poor advertising and not truthful. The room is plain and simple. Not really clean, not really dirty. The look is low class. The bed is lumpy and low quality. The bedding is not very nice and the comforter is crappy. For $263 toys is a rip off. The bathroom smelled of mold and there was a hint of urine. This is a low class hotel and other than location should be one of your last choices. I will never be back.
- John (4/5): - The room window overlooked the carpark which was not a problem. However, the curtains were only 1/4 width and when fully drawn only covered half the window. Discussed with reception but they were unable to help! The room was also poorly provisioned with lighting. Just one lamp between the beds and one in the entrance way. Breakfast was served at just 3 small tables in front of the reception desk. We just grabbed a muffin and a coffee and left.
- Merrill (10/5): - Harborview offers relatively basic accommodations, but we had no problem with that. It’s clean, well run by a pleasant staff. We chatted with the owner/manager and he is constantly working on renovations and improvements. It’s in a perfect location on a beautiful part of the coast and the prices are quite reasonable. I’m a photographer and I’ll definitely be using it as my base of operations for future projects.

- Verified traveler (4/5): Remodeling Falls Short - Cons: Large pipes running across the top of the headboard, blackout curtains didn’t fit the window & couldn’t be closed all the way, hangers didn’t fit the rod on the open wardrobe, only 3 tables to sit at during breakfast. Loud landscaping blower started just before 7am. This hotel was remodeled but falls way short.

- Richard (10/5): - Looks like they were doing some renovations in the hotel. And personally, i had begin to get sick and had to leave hotel (3am) to go find some medicines (at a gas station). Did not get much sleep that night (but not at the hotels fault, just a head cold)
- katherine (2/5): - We stayed at the hotel for only one night thank goodness, unfortunately we arrived at the hotel in late evening or we would have left and not stayed. The floors were sticky and not clean. You could here other guest snoring in other room all night long and on top of that there was a loud leaking pipe that started halfway through the night into the early morning and it was constantly dripping, so needless to say there was no actual sleeping that took place just tossing and turning in the bed. The curtains did not cover the window all the way and room faced the east side of building and when the sun came up it was beaming through. We complained immediately - have pictures and video recordings that we shared with front desk and was told we would get a refund and that has not happened. On top of that my friend drank the apple juice from their morning breakfast set up and ended up having a stomach ache and getting sick from it that day. Thank goodness I just skipped out completely on the breakfast bar food/ drinks. I would not recommend staying here at this hotel unfortunately. All the other hotels we stayed at on our road trip were great thank goodness.
- Verified traveler (8/5): Easy walking access. - The stay for 3 nights was Good. Best of all "step out the door" access to: the Rockland boardwalk, Sandy Beach,the shore. Main Street is also walking distance away to an Art Museum,Art Galleries, many shops & a multitude of Restaurants. ALL from this motel.
- Frank (8/5): - Property was in the center of Rockland: for sailing trips, parks and the downtown with art museum, galleries, places to eat. Staff were all friendly and helpful.

- Verified traveler (6/5): More like Borderline Hotel - Checked in late and assigned room was dirty. It looked as if it had not been cleaned. Tip for cleaner was still on dresser. Moved us to another room which was not much better. Rooms dated. Balcony enclosed. Noise echoed from other rooms. Breakfast was appalling. Not sure why they even bothered: boxed cereal and yogurt. Expected more for the steep price. Only caveat was that it was walking distance to marine and town.

- Jennifer (4/5): - The email check-in process was redundant as we had to check in again once we arrived. I would rate this place an overall 2 stars at most. Service was slack, the breakfast was only take-out and consisted of sugary processed cereal and rubber eggs. Parking was chaotic, crowded and on gravel lots. The bedsheets were scratchy fabric and pillows were more rubbery than the eggs.
- Heather (8/5): Great find! - Hotel was clean and the bed was very comfortable. Rooms are large and there is ample parking. Easy walk to restaurants and shops and a great place to stay if you want to explore the coast.

- Joan (10/5): Grateful - Stayed for lobsterfest which was conveniently right next door. Plenty of delicious local foods/restaurants/bars. Right by the docks where you can sail the Morning in Maine sunrise/sunset tour. Also very close to Owls Head for lighthouse about 10 min drive and a sandy beach for swimming about 10 min walk. 30 minutes from Marshall Point lighthouse if you want to visit Forrest Gump site. Accomodated for very late check in due to flight changes and understanding of medical emergency for late check out. Wonderful staff. 100% would stay again.

- Heidi (6/5): - When we arrived to check in we were told that they no longer allow dogs. Thankfully they were able to make an exception which was great. The room/halls have a very musty, fermented cabbage smell.
- Susan (6/5): - The room and beds were fine. Very clean. The breakfast was terrible. Eggs were cement--sausage was grey, coffee unacceptable. Very disappointing and very few options in town on a Sunday.
- HARRY (4/5): - While the place was clean, amenities were zero: one sliver of soap to be shared by two people in both the shower and the sink. Apparently you get one small bottle of water upon check in, but they forgot to give it to us. Walls are thin and noisy.
- Verified traveler (10/5): Great place and Location. - We were there for the Lobster festival and the hotel is literally right across the street, which made for a very convenient and perfect time! No worries on where to park or have to use shuttle service. The Continental breakfast was average, the bed needs more pillows, in my opinion 2 regular pillows and 1 king size pillow is just not enough for a king size bed to be comfortable. The bathroom was very nice and new looking, it was great having a small fridge and microwave in the room too, just wish it also had a coffee maker. Nice having a balcony that looks right out over the marina. Harborline is conveniently located to shops, restaurants, and even a Walgreens just 2 blocks away. The staff were very polite and friendly. I would definitely stay here again if we make it back up!

I had a room with 2 queen beds, there was not a lot of room to move around in the room, the furniture should have been arranged differently or less of it. The breakfast room was a small table set up in the tiny lobby with no place to sit to eat, you had to take it back to your room. There eadnt much parking, part of the lot had construction material in it.

- Eileen (4/5): Thumbs Down - No smoke alarm in the room upon our arrival, had to request one No chair in the room. Had to sit on the bed. Sunroom was toooo hot to sit in and the windows were screwed shut Front desk staff was very inconsiderate. When the desk made a mistake about a parking spot, no one apologized for it. Breakfast food was terrible. Too many pets, Wouldn't stay there again if they offered me a room at no charge.

- Verified traveler (4/5): Probably won’t stay again - The location is good for this place in downtown Rockland, and parking was fine. It used to be a part of the hotel next to it, but the new management of this section just doesn’t seem to have it together yet. No housekeeping for a two-night stay. No hairdryer or iron in the room. Only one hanger in the room. Wifi did not work or was slow for the approximately fifteen minutes we could get it to connect. At check in, one person was kind of friendly, but the other person was not as nice.

- Charlie (2/5): Disappointed & Frustrated - The carpeted steps & hallways where filthy and falling apart. The room we were assigned was the old breakroom. A newly A/C and TV was not working. No soap or shampoo/conditioner was in the room and had to ask for some and was give dial soap as shampoo in plastic drinking cups. We contracted Management regarding the problems and they put in a ticket to fix them. Although this was not corrected during our 2 day stay. We were lucky we were with family & they offered to have us stay on the sofabed. Not only inconveniencing them but us as well. We got another room the following day. No Pool or Hot Tub was available, as indicated on the website. Property Management stated they would compensate the first night stay and we still have not seen any type of compensation. Hotels.com was notified and because they could not get ahold of Harborline Hotel, they could not issue a refund.

- Michael (8/5): - The best part about this hotel is the location and during Lobsterfest the festival entry is right across the street. Upon entry the girl at the front was nice, but no early checkins. When we did check-in the guy was brusk and not very friendly. No electronic entry keys, all doors are keycodes. No amenities, no coffee machine. Parking is limited and you need a parking pass. I would stay again if I couldn't find anything else, but it won't be my first choice.
- Jessica (8/5): 2025 Lobster Festival - The plus here is the location! Parking is a nightmare during festivals which is the main reason we came for the Lobster Festival (limited reserved parking for guests). Not the friendliest of services, not the cleanest either. Again, location is the meat and potatoes of this place!

- Samantha (10/5): - Stayed at this hotel because of Lobsterfest and the 5k. The hotel room was newly renovated and clean. The pillows could’ve been a little bit more comfortable. Staff was really friendly. It was a very convenient location to go see lighthouses and walkable town.
- Justin (6/5): - We reserved this room for the first and second day of the Lobster Fest, so the area was busier than usual, when checking in we were told we would have to wait an additional 40 minutes to check in because the staff was not finished cleaning our room, luckily that did not happen. The room was soaked in febreeze, floors counters, and beds. The location of the hotel was directly across the street from the Lobster fest and walking distance to everything else, with a harbor view, great location.
- William (6/5): - Property was very close/ convenient to Lobster Festival but quite expensive for basic motel room. The was no chair or place to sit other than bed in our room. Breakfast was adequate but they need better and faster coffee service.
- Josee Forsyth (6/5): - When we arrived, there was no one at the front desk, which was closed earlier than listed, and an envelope was left with our personal information, room number and access code in plain view and accessible to anyone as the front door is not locked. We booked a harbour view room and got a view of the back concrete grounds of the hotel. The breakfast was inedible and consisted of powdered scrambled eggs, generic sausage and only a few instant coffee cups of flavoured coffee. Other listed amenities such as hair dryer and vending machines were not available. When we expressed these concerns to the staff in the morning, we were offered no compensation. The hotel is clean but not worth the price.

- Murrisa (8/5): - The staff were friendly and check in was easy. The room was clean, but the shower could have been cleaner. There's a gap at the bottom of the room door and we had to put a towel at the bottom to block the light coming in from the hall (and for safety reasons). The walls are pretty thin so you can hear any noise going on in the hall pretty clearly. This wasn't much of a problem at night as it was it pretty quiet, and we had a sound machine to drown out any excess noise. We didn't partake in the free breakfast, but it's a nice plus. Overall, it's a nice place to stay, and I would say it's worth the price.

I was needing a hairdryer & they didnt have it & also the morning light was bright in the room because the curtains arent long enough for the door. Bed was comfy & nice staff tho!
- George (6/5): - There is a problem with the staff training and their perceived mission. At other hotels the staff is friendly and there to help insure the guests enjoy their stay. Your staff acted like school hall monitors, on a mission to make sure everyone followed a strict set of rules. I’m 82, I don’t need a lecture on your housecleaning rules I just need a clean towel and (is there anything else we can do for you).

- Clifford (4/5): - Very disappointed with the condition of the property. Looked for a little get-away and ended up in a room with noisy AC and street noise. I think the owners are trying but the place is very tired. Staff was nice.
- Todd (8/5): - The facility is newly remodeled but still a little rough around the edges. The room was a bit narrow but everything was new. I had a double queen room which was very narrow. The room included a desk area and a wet bar but had no coffee maker, iron or ironing board. All rooms have outdoor seating of some type but mine overlooked the parking lot with huge storage containers and trash from the remodeling. There was a sliver of a view of the harbor but it was still nice to be able to sit out on the small deck. I would stay here again and, with a few tweaks, this place has potential.

The walls are paper thin, and the traffic coming in and out of the hallways (throughout the night, up to 4 am) was unbelievable. We couldn't sleep, and to make matters worse, there was a massive hairball on the floor, and the towels looked dirty. Didn't even want to go barefoot anywhere in the room:(
- James (4/5): - Staff was fine. Property was in poor condition. Room price was too high. Breakfast options very limited. Powdered eggs were blocky. Screen door to balcony was off the track. From the outside, some of the bottom level rooms looked abandoned.

- Jeanine (10/5): Simple welcoming hotel - Very convenient to easily walk around the harbor and town without need for a car. From the front staff to the GM, everyone was very responsive and welcoming. Unfortunately, we didn't have hot enough water and shared this with staff and they said they were taking action to replace the hot water heater. Appreciated them acknowledging the issue vs. being defensive.
