Please note that the main pool and children's pool are closed from 1 November until 1 April. The hot tub remains open year round.
The resort's parking lot will be redone Oct-Nov. 2022, which will affect the entire property. During this time noise, dust, odors and work crews on-site may be experienced, and parking may be blocked. Dates are subject to change.Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

My wife and I have stayed at more timeshare condos than we can count, so we don't impress easily. WorldMark Bison Ranch impressed us. Our 2-bedroom, first-floor unit was the nicest accommodation we've experienced in over three decades of this kind of travel — well-appointed, comfortable, and exactly what we were hoping for.
The location of our unit was perfect, situated directly across from the heated pool and hot tub. That convenience made a real difference in how much we used and enjoyed those amenities.
We're the type of travelers who return to our favorites year after year, and Bison Ranch has officially made that list. Highly recommend to any timeshare traveler looking for a property that genuinely delivers.

Place was super clean inside and outside. Everyone was very nice.

- sjmworld (10/5): Relaxing oasis, good family getaway - The self contained unit was located at a very remote location with only a Family Dollar and Dollar store in proximity for necessary groceries. The ranch itself was very old fashioned in a good way and the unit was simply excellent. There was ample space and the weather was perfect when we went. We had 2 balconies and a fire place along with a self contained kitchen that helped us cook and prepare our own food for most of the week we were there. The hot tub was especially awesome and even the pool was heated, though the external wind was a bit chilly and so the pool was adventurous. We also made use of the tennis courts, recreation rooms and the ping pong table. The restaurant on premises was good, we had one of our meals from there and the sea food was good along with their service. Our room had a few minor issues with plumbing but I want to single out David, our maintenance tech who was always willing to help and was prompt in response and repairs. We used this spot to have a one day visit to the Grand Canyon and the whole trip really was an excellent, relaxing and rejuvenating experience. We would definitely stay here again if we had a chance.

- JoAnndin (10/5): WorldMark Bison Ranch - This was the second week of a two week roadtrip. We always enjoy staying at a WorkdMark and this week was perfect. The cute Western themed outside of condos was unique but the inside was very nice comfortable as we were used to. We had a 2 bedroom, 2 bathroom, full kitchen, and washer and dryer in room. We had called ahead by 3 weeks to request the area we wanted to be in. It was perfect! Check in was fast and staff was top notch! We had a great week and was entertained two nights in a row with free concerts at the gazebo. We were very pleased with our room and the little town.
We are geocachers and hikers and there was plenty of both to keep us busy. We took several little day trips to surrounding towns after a long day it was a treat to sleep in that wonderful Wyndham bed.

- Passenger794446 (10/5): Quiet well appointment mountain getaway - The location of this resort is amazing. It is very quiet and almost out of town. There are cute shops and restaurants on site. They kitchens are huge and a fully kitchen, with a grill on your deck so you can cook in your room fully if you like. The pool and hot tub are very nice. They have a movie room on site you can rent for 10. The staff are AMAZING and truly take such great care of you it was my birthday while we were there and they even gave me a card. You can easily access hiking and Show Low is a 30 minute drive for golf and access to lakes. Love this place for a quiet get away to unplug.

The ‘Bison Ranch’ property is much nicer than the ‘Show Low’ WM property.

My only complaint was the distance from restaurants, spas, shopping, etc. Be prepared to drive if you want to do something offsite.

There was no hot water so we called the front desk and someone came quickly to fix the problem. It was a quiet property. Not much to do unless you drive. The coffee shop and restaurant were good.

Room looks relatively new, clean, nice bathrooms, kitchen, etc. Beds were quite comfortable.

The rooms and bathrooms are spacious and the kitchen is fully equipped with everything we needed. The heated pool was a plus. Kids had fun at the game room areas. On site theater is an excellent option which comes with free popcorn for the family for a small renal fee. The resort is close to many places of interest (national park, lakes, hiking trails, etc.). We did not try the onsite coffee shop or the restaurant this time but the prices seemed reasonable. We definitely will come back in the future.

- Amanda (10/5): Exceptional - This place was absolutely wonderful in every way. It was warm and welcoming the staff was incredibly nice. And even after we checked out the people that were cleaning the room ran out with two things that we left! Ran us down as we were driving out it was so sweet. Definitely go stay at the Bison Ranch! The coffee at Aztex was amazing, and they even had live music. We also really enjoyed the thunder and lightning.

Not your fault, but the restaurants nearby weren't great. Not a ton to do in that area. It was too hot to hike, which I imagine is the main thing to do.

Check it out if you want a good time and a safe comfortable living accommodations away from home.

Beautifully maintained, thought out spaces including a wonderful recreation center with games, small theater, cozy sitting / swinging spots, on-site restaurant and tap/ coffee lounge, & the friendliest of staff... they made my daughter feel very special, as we were there celebrating her bday. Don't recommend coming here if u want wifi, no service amd we called the office to ask what's happening and the service was absolutely terrible, please save your money and go somewhere with better wifi

The couple of downsides were the pool was closed and we had a noisy fan.
- Sherry (10/5): - I live the size and the fact it has everything we need, like home. I do not like the distance from parking to the room however we cpuld move our luggage over the balcony. One other thing, we specifically asked for the room we wanted to stay in. And didn't say we couldnt hold that room, we ended up woth what was left . The room was intially the smell of pesticide, mostly in the main room/couch /sofa and wall bed areas. I vented the rooms a little but after awhile it wasnt as bad.

The washer does not spin dry clothes on the first spin you literally have to spin cycle three times and for dryer it takes 3 or 4 times for the clothes to dry. Outside on patio they need to remember to clean off spiderwebs.

- J2503TIdanh (2/5): Desk staff not the most helpful - We explained to the desk staff that we would be using our room during the day, arriving back at the room really in the morning to sleep for the day. First night, we return at 2:00am and the key doesn't work. We walk to the office. They give us new keys. Didn't work. They give us new keys. Didn't work. The third time they say they will come over and let us in. Next night, key doesn't work. We go to the office and they say that they found out earlier that if the other guest locks the bolt lock on the door that the key won't work. They could have told us earlier in the day, they had our contact info. We had them let us in. Then we discovered we left an earbud in the room. $35 to send it to us.
- LO674 (8/5): Great Place!! - We stayed here the week of May 26th this year. The staff was very friendly and the grounds were beautiful! We had a two bed/two bath unit. It was very clean and spacious, and the kitchen was well stocked. The decor was beautiful. The beds were very comfortable and there was a stack washer/dryer in the hallway. There was even a Murphy Bed pull out in the living area and a desk for anyone needing to work. There is a pond out back and a very nice gazebo. There are beautiful statues throughout the property. Overgaard is only and hour away from popular sites like Winslow, AZ, Petrified Forest/Painted Desert, and Meteor Crater. It was 40 minutes from Pinedale where the only Covered Bridge in Arizona is located. Tonto Natural Bridge is also an hour way. It is beautiful and is believed to be the largest natural bridge in the world. Overgaard is at a higher elevation at 6,627 ft, so it was cooler than the desert areas. Very nice weather when we were there... although very windy. There are shops and restaurants on property at Bison Ranch, including a hair salon. The locals recommended the Wild Women Saloon and Grill on property for a good place to eat. We were not disappointed... the food was great and they have home made chips that are delicious and different than any we have had. Highly recommend the Prime Rib Dip sandwich... so good! The only reason we gave it 4 stars is that the living room furniture, although beautiful, was not very comfortable. And since we were there a week, it did make a difference. Otherwise they would a 5 star rating for sure!
- charlessH869SK (2/5): How do you call yourself a resort with no pool for years? - THIS PLACE HAS NOT HAD A POOL FOR YEARS and still advertises as if it does! I still had a reservation to take my 2 grandchildren here to hike and since we could use the kid's pool and hot tub would get by. With a lot of pre-arranging had kids lined up to go cross country flights to get kids, flights with kids from CA to AZ, rental car, other hotels for in between and a week reserved here. All reserved for months. NOW with only a couple of weeks until this great trip, they tell me the hot tub and kids pool will also be shut down before we arrive and "are sorry for any inconvenience". It is more than an inconvenience!!!!! It was many months' of planning among 2 very busy families. Now I even learn this pool has not been operational for many years. And they offer me nothing to do instead!!! I can call a sister resort which they say has a pool and rooms available but they cannot help do it. BTW, I did call and they had nothing!

- jimrwin (10/5): Relaxed - This property is in a remote area in the ponderosa forest. Overgarrd and Heber are two small towns in the higher elevation of Arizona, so it is much cooler there with lots of forest. It is somewhat remote and very quiet and layback. There is not a lot to do there. We saw som ATV riders and there is lakes for fishing. Seven or eight restaurants and a couple local grocery stores. Some interesting shops. If you are looking for a peaceful quiet retreat, this is great. We went to Petrfied Forest National Park, and found it very interesting. The area is very scenic forest. Phoenix is about three hours away. Show Low is about 30 miles and a much larger town with more to do. The resort has a pool but was under renovation while we were there. They have movies to rent and a game room for the kids. If you are looking for a peaceful quiet retreat, this is perfect. The staff was very friendly and helpful.

- 5inavan (10/5): April 15 - 22, 2024 Sunshine and 70's every day ! - We are Club Wyndham timeshare owners, and Worldmark is a separate class but has equal accommodations. We enjoyed a 2 bedroom suite with a pull down Murphy bed in the living room, graced with a fireplace. We stopped in Show Low on the way into town and got groceries at their Walmart. We ate most breakfasts there, made lunches to take with us on occasion or barbecue on the gas grill on our porch, and ate out for dinner most evenings. The quaint storefronts and rooms above businesses was an unusual format for Wyndham, but neat because you could walk down to the Wild Women Saloon and get served, yet they closed at 8:30pm so your sleep wasn't compromised.
The hot tub and heated kiddie pool were open, but one day we chose to drive to Pinetop Wyndham to use their swimming pool. Jasmin was receptive and provided towels for us during our stay. It was beautiful and not very busy there either.
We used the location to access Winslow, the Petrified Forest National Park, Montezuma Castle and Well, Tuzigoot, Sedona, and at the end of our stay visited Flagstaff, Walnut Canyon, Bearizona Zoo, the Arizona Snowbowl ski area, and Slide Rock State Park before spending a final night in Sedona. There was no mention of a sales meeting or update.
- lasette (10/5): Perfect for families! - We love Worldmark Bison Ranch! It is great for families. Rooms are big, clean and comfortable. Staff is amazing! Lots to do at the ranch. They have a rec. room, pool, horses on the property, a playground,
outside games, crafts, movies to rent and little shops. It is out in the middle of nowhere so it is quiet but not a lot to do outside the ranch. We don't mind because we are fully entertained on the ranch and never want to leave!

Note that pool and hot tub are outdoors, pool was closed at this time of year but hot tub was advertised as open - not well-maintained (the only negative of this stay).

- David (10/5): - It was nice and quiet. ATV trails connected to property was a plus and no need for fishing license was really nice too. I didn't like how close it was to the main road and could hear traffic at times. Overall it was a great trip and place to stay. The staff was very nice and friendly.

- Kelly (10/5): - Beautiful place to stay! Everyone was nice. Sad our fireplace wouldn’t work, the pool was under repair and our last night there smelt like raw sewage. Horrible! Hopefully that was a onetime thing cuz it is a gorgeous place.

- Ashia (10/5): - The property and amenities were great! Our room was very nice, clean and had a wonderful view of the pond and fountain. The patio deck area was a nice feature. It was everything we thought it would be. We did not like the DAILY charge for wifi Internet access. That was our only issue. Most places we have stayed the wifi was inclusive. Would like to see that change in the future. Otherwise our stay was very pleasant and enjoyable.
- Ronald (1/5): Terrible - My husband had a stroke and he as in the hospital. I called a day before to waive fee. Bookings said they checked and would waive it if the ranch would. 2 if their receptionist says d they would but the manager said too bad. Sorry that they have no empathy. We would have even liked a voucher. No reputable
