- Manmeet (5/5): Not again ! - The property is beautiful. The staff were nice and helpful. Our stay was satisfactory. But I had made a small error - I had booked all the 6 nights for single occupancy where as last two nights were double occupancy. The option is not available on the booking site so I thought we can pay the extra at the hotel. The Hotel charged us a ridiculous amount - almost 20 times more than what it shows on booking.com for a double occupancy of the same room. And when we questioned the manager - he was dismissive and rude.
- Mikhail (1/5): High price, low standards - Nice architecture and ocean view. The villa itself is spacious. This property is marketed as premium but does not meet even basic expectations for that price level. The pool water was visibly cloudy throughout the stay (see photo comparison with listing). This is not a minor detail — it makes the main facility unusable. The tennis court is in extremely poor condition and cannot realistically be used. WiFi is unreliable. Not just slow — unstable, with very high latency (screenshot attached), which makes normal usage frustrating. Air conditioning in the initial room was excessively noisy and affected sleep, which led to a room change. Housekeeping standards are questionable — at one point our laundry was mistakenly discarded. Food and spa prices are heavily inflated compared to nearby options, without any quality advantage. Service is inconsistent and largely reactive. Staff tend to be passive unless pushed, and issues are only addressed after escalation. Management response was particularly disappointing — instead of acknowledging problems, they were dismissed as “misunderstandings.” Overall, this is a property that looks premium but operates well below that level.

Подготовили ужин, пригласили диджея, запускали фейерверки. Отсутствие пляжа, на котором можно купаться. Пляж при отеле для купания не подходит. Очень плохо работал кондиционер в номере, из-за сильной духоты было невозможно спать. Ограниченное количество горячей воды в номерах, может не хватить на прием ванны.

- Richard (10/5): Amazing boutique hotel - What an amazing place, 5 star luxury, the hotel grounds are pristinely, you have your own beach (as its difficult to get to unless you have hotel access. Great pool, the food is the best we had in Sri Lanka, they serve different types of Sri Lankan breakfast that you can try, like egg hoppers and sting hoppers with curry and dhal. We stayed in the sea view rooms on the second floor, amazing view of the sea and are huge. The best bit are the guys working there, they cannot do enough for you and make the experience. 10 min walk to Turtle Beach were you can hand feed Green Turtles, 5 mins in a tuk tuk to Unawatuna and 15 to Galle. So huge choice of restaurants and bars. We loved it here, we will stay again when we come back to Sri Lanka. Great value too booked on Hotels.com. Best value we have ever had.

- Oliver (10/5): - Amazing stay at The Frangipani Tree, the hotel was lovely with around 9 rooms so it felt very private, and dining each morning and evening with an ocean view was magical. The real stand out was the staff and the food, everyone went abov4e and beyond to make us comfortable and the Chef made meals specifically to our requests - nothing was too much trouble. - Jasmine (6/5): - We stayed at the Frangapani for 3 nights at the end of our holiday in Sri Lanka. We stayed in several similar boutique hotels - this one was the most expensive but also the most disappointing. Everything was average, nothing special. The pool and grounds were nice and there was a lovely beach, however it was filled with rubbish which spoiled the view and it wasn’t nice to walk along. There was no atmosphere or special touches. The price we paid really did not reflect in the amenities, service or general experience.
- Jules (8/5): - We stayed at the Frangipani Tree for 9 nights and thoroughly enjoyed it. The staff were very helpful even before we arrived, helping to book a car from the airport. It is a two hour drive form the airport but the roads are very good and there is lots to look at on the way. On arrival you can relax with a drink and admire the scenery. The site is not large, it is based on 9 lodge type rooms around a pool and a few metres from the beach and behind a wall and gatehouse to separate it from the road. There is a bar/restaurant as well. The room was large, the bed was large and very comfortable and had a mosquito net around the bed but we didn’t find insects much of a problem here. The bathroom was large and had a bath and a rain shower with hot water at any time. There was nice smelling shampoo, conditioner and shower gel. The air con was brilliant. The room we had was concrete based, but it was tastefully decorated and was comfortable with a lounge area, desk and table. There were two wardrobes, a safe and a fridge. No TV and the internet was sketchy so get a Sri Lankan SIM for your phone data if you will miss these. We did a lot of reading and playing games so didn’t notice the lack of TV. It was nice to not watch the news. Bottled water is topped up regularly. The food is wonderful. You will not have food from a freezer and microwave, it has to be ordered in good time which you get used to. Food is made in the kitchens to a high standard. Breakfast is huge and we
- Ian (10/5): - We loved our stay here. Our accommodation was superb and the staff were even better. The proximity to the small beach is the most striking feature with the glorious Indian Ocean constantly breaking waves within yards. As others have said you can’t swim off this beach due to the rocks but it’s fantastic nonetheless. The internet at the property is a bit patchy and our room had no tv but it took us until day 3 to realise this, which says it all. Special mention to the staff who were constantly smiling, helpful and professional.

- Praveen (10/5): - This is a beautiful property, quaint and luxurious. The service and staff were impeccable, Gaumathi, Sanjeewa and Dhammika went above and beyond to make us feel comfortable. We stayed here for 3 nights and didn’t even leave the property other than to go for walks along the beach at sunrise and sunset. The food is really good and underrated. The only thing you may want to know is that you can’t swim on the beach in front of the property as it’s too rocky, but there are excellent swim spots a few minutes walk on either side, we just enjoyed the 25m pool which was truly nice.

- Lesley (9/5): Special mention goes to Natasha, an excellent member of the team, and so thoroughly professional. - Everything. It soothed my soul. I will be back. I guess the food could step up its game - not the quality of the ingredients, but when something is not available - just say so, and not provide something instead of, ie, the Thai green papaya salad came up as a strange thing with ripe papaya, black olives and a Japanese dressing. Other than that, I had a very nice special bbq by the ocean, with lobster, lagoon prawns, black pork and fish - and the staff really want to make you feel special and welcome.
- Paula (7/5): An oasis - An oasis inside the walls with a great pool and beautiful ciews over the sea Surprised and disappointed that there wasn’t really suitable beach swimming here as the pics seem to imply there is. The sea is rough and rocky and drops away quickly and when the tide is in, there is no sand. This would be the only negative in an otherwise stunning setting. The pool was great compensation.

- Persia (10/5): Great 4 days of our honeymoon here - Stayed here over new year for 4 days for our honeymoon and LOVED it. Amazing room and pool. Highly recommend Tracks bar/ club nearby (10 min dtaxi) for great cocktails and dancing and the fort printers restaurant in galle fort. A great place for a few days - highly recommend!

- Kirstie (5/5): visually lovely but overpriced considering the standard of service - the location was great. easy to find, right on the beach which was lovely. the outdoor area is really nice with enough space for all guests to share the pool. sadly there was a massive language barrier at this hotel with no staff speaking English, we found it hard to communicate simple things like that we wanted to order breakfast etc. the hotel has a live in dog which might sound nice but the dog has no training whatsoever and kept biting guests, it actually ripped my dress and bit and scratched my partner! we were not happy that when the dog was doing this the staff hit the dog instead of training it! there are lots of stone pots of water sitting around which although they look pretty cause lots of mosquitos to stay around the hotel, I had so many mosquito bites here and although I cannot say this is the fault of the hotel I would say that having stagnant water around doesn’t help. the room was only cleaned twice on our 5 night stay despite us leaving the clean room sign out. don’t be fooled by the “high speed wifi” in the listing as the room wifi is really slow and we couldn’t connect to it until day 3 of 5. the outdoor lights for our outdoor bathroom didn’t work and we reported this and nothing was fixed. it’s quite difficult to use the bathroom at night with no lights.

- Fiona (10/5): Frangipani Tree. - We stayed in The Frangipani Tree for 5 nights and enjoyed every minute , from the warm welcome of the staff to our final farewell as they waved us off. Hospitality was second to none. The individual suites are beautiful , and ours had the indoor / outdoor bathroom which was a novelty and we thoroughly enjoyed it. Our suite was facing the sea and it was so beautiful to wake up to the sound of the waves every morning. The food was lovely especially the Sri Lankan fare. The staff were absolutely perfect, so friendly and helpful in every way. I would definitely recommend The Frangipani Tree and hope to return again at some time Fiona ( ireland )
- Robin m (8/5): Great views - One night stay. Amazing outlook. We walked in and the view of the pool and the ocean was beautiful. The outdoor bathroom was lovely. The bathtub under the frangipani tree was a surprise. Downside... no internet, no apologies, when I kept asking I was avoided. We had a business to run and had no internet the entire time. They probably. Do not have it for guests. Best to double check. No water affected on departure as in all other hotels. Very disappointed with staff attitude over the internet

- HB133 (10/5): Perfect stay - We had a really wonderful stay here - felt like a private house with spacious rooms; a small number of guests (and no outsiders using the restaurant) and a beautiful swimming pool. The only down-side (which affects almost every property on the coast) is that it isn't safe to swim from the hotel beach due to the currents. We had one swim down the road a short tuk-tuk away but you'll just have to make do with the amazing pool instead! Beautiful, well-appointed bedroom
- Rahul (10/5): The Frangipani Tree - Great Hotel, Great Location - We had a no hassle stay, in a wonderfully located hotel by the sea. The staff were terrific and made our stay very comfortable. They went out of their way to make our stay as comfortable as possible. We asked for dinner with 7 guests on our verandah and they complied making for a wonderful intimate evening.
