- Kennedy (2/5): - This hotel is unsafe. When I had a taxi drop me off at this location the taxi driver told me they do not pick people up from this hotel because it is unsafe. Every night of my stay there was groups of people hanging out drinking cases of beer in the parking lot. All night you can hear people arguing in the hallway. The rooms had roaches and smelled of mold. The staff is untrained, I paid in full through Expedia for 2 weeks. When I came back from work one night I was locked out of my room. When I went to the front desk, they told me I owed $400. In a panic I paid it, then moments later I found my confirmation email from Expedia proving I had paid. I am still waiting for my refund. When I went to finally check out the front desk told me they could not give me confirmation that I had checked out because they were out of printer ink and had no access to email. They did allow me to take a picture of their computer screen though. In short, I would not bring my wife or children to this hotel. Its dangerous and unclean. The pictures on Exedia.com were not what the property looks like at all.
- Amanda (4/5): - Awful. Dirty, no TV remote, no hair dryer, no toiletries, bed springs in our back, no comforter on bed or pillow cases on pillows. Will definitely NOT be back. We only stayed because we arrived late, otherwise we would have left and found somewhere else.

- Stephen (2/5): - Gave my room away because Expedia gave a price below rack rate, mgr Carter then lied about doing so, he became aggressive and rude when I ask for the desk person who the day before guaranteed the reservation, section 8 motel with shady people hanging outside looking in parked cars ,BEWARE OF this place

- Jada (10/5): - I’ve had a pleasant experience with the staff that I came in contact with. They were friendly and very helpful with anything I needed. I also would like to especially thank 2 of the front desk employees: ISAIAH; He got me all checked in, & I appreciated that he made sure I was happy with my room beforehand. All my questions were answered, even when I had a few questions that haven’t been asked before, I appreciated him for making sure I had answers. He is a phenomenal employee all around. SHAWANA: She helped me with my keys when they weren’t working & saw me coming in and I needed an extra hand she was quick to lend her hand to help me. I appreciated that. OVERALL the staff is amazing and I appreciate how helpful and nice they were. My only complaint would be is.. I called 3 times to see if I could check in earlier and every time I was told “@ 3.. @ 3pm.” & when I arrived it is offered to CHECK IN Early.. it’s just an extra fee.. but I was not informed of that and it was very disappointing that I wasn’t able to check in earlier & it is offered.
- Patricia (2/5): - Hotel room was extremely dirty. No one vacuum the room. The walls had dirt all over them. The countertop was never wiped down there was dried up food on the counter. We got there late or I would have left to find something else. Pillows were very old and flat but the sheets were clean. We slept and got out of there as fast as we could. One shining star was the Auditor he was a very nice person with good customer service.

- lisabeth (2/5): - Terrible experience. The hotel looks VERY nice from the outside, in fact you can see how nice it appears from route 95 south. However, it was a disaster upon entering. There is no lobby. The reception area is through a back door & check-in is at a window like a coat check-in.They did not have our room because the employee said we were not assigned a "room number". He saw our reservation on his computer with details of our room type, etc. We also showed him our phone with reservation & itinerary #s. Room choice matched his. Still said no "room number" assigned to us so best he said he could do was CANCEL our current reservation & give us a new & different type of room, which was going to cost more than our reservation made days ago. Never heard of such a thing. Not sure what kind of operation they are running there. *In all fairness, the employee, Rondell O. was very nice, assuming he was just following orders. Some of the guests also looked a little on the shady side.Was shown a room; very old looking inside, unlike the outside appearance. We did not stay there due to the circumstances. Finding another hotel on a Saturday night was not what we envisioned, as we book through Expedia all the time & love their service. *Expedia was very helpful & accommodating when I spoke to them regarding the situation.
- Gerald (6/5): - Loud refrigerator. Traffic noise. Bed, not great. On the good side, I met James from maintenance, Frankie from house keeping. These two were on point.helped me out on a couple of requests.
- Verified traveler (2/5): Very Unclean. - Check in took a very long time. I'm not sure why as I was the only one checking in. There was hair all over the bathroom. The toilet would not flush. The sheets were not all the way on the bed and the mattress was very dirty.

It was late, I was tired and I said no it’s fine. How bad could it be? I was soon to find out… Bugs scuttling everywhere, cigarette holes in the comforter, pubic hair in the yellowed sheets, furniture falling apart, smell of stale cigarettes, etc. Absolutely the worst place. I didn’t stay ,I left and went next-door. Lesson learned, when the front desk person asks if you want to see the room first, run away.

- Richard (2/5): - Upon entering the room we had no toilet paper no clean towels or wash cloths our shower curtain was moldy.We had no blanket on the bed, our fitted sheet for the bed was filthy. We booked the room for april 29th to may 7th and paid for our stay, however may 6th came and we were told that we had to pay for another night if we were planning on checking out on the 7th of may. When i went to the front desk to figure out what was going on the person at the front desk told me that according to thier file on the compter we were only paid up until may 6th and if we wanted to stay until may 7th we would have to pay almost $50 when i showed the person at the front desk my itinerary which clearly stated that my Check in date was April 29th 2024 and my check out date was May 7th 2024 and we were paid in full, the lady at the front desk stated she didn't know what to tell me except that i had to pay an additional fee for the 6th to the 7th. Even my receipt at the front desk showed that my check out was may 7th and i didn't owe anything extra.However the lady at the front desk was still telling me that i had to pay an additional fee if i were planing on checking out on may 7th 2024.

So I had to step on toilet water every single day and run a 50 ft extension cord into the bathroom to use electricity in their. Very annoying, disgusting and unacceptable I am looking into another extended stay suite elsewhere now
- Kay (2/5): - The web advertisement on Expedia and Woodspring Suite website should be same as much as the WoodSpring Suites on Fredericksburg as same. It is not right that the hotel has different policy than appear on the webpage. If there would be confusion, the fact should be notify on the Expedia and the main WoodSpring Suite websites such as Refund matter. I really want to know that the WoodSpring hotel in Fredericksburg copy Driver's licsence of each customer. How long the hotel is going to keep the ID card copy? because all the faculty said differently.
- Stephen (8/5): comfort while recovering - The staff was great. The service on spot repairs was on point. I stayed in a smoking room could use better ventilation but, overall stay was great and comfortable.
- Matthew (10/5): - Needed a place to stay for a night on a very last minute notice. They had same day availability l, checked me in quickly and easily, and the room was perfect for what I needed. No drama, no hassle, in and out the next morning. Would stay again if I ever had the need.

- Linda (2/5): Exorbitant pet rate - This hotel claims that it takes pets.we have a 9 lb Persian cat. When we arrived the woman at the desk said to me "$200" for you cat won't be a problem. I said it most definitely will be a problem. We are paying $167 for the room. I declined to check in under these circumstances and left. I intend to protest this non cancellable room.

- mipp (2/5): - the internet is somehow worse than the horrible service and cockroaches in the room-i mentioned to the front desk and they said they'd send someone but never did- I've been here for 6 weeks as my primary residence and they actively break the law to make sure you don't get Tennant rights, not to mention they up the price when you book through Expedia so you're not even told the real price you pay, they charged me almost 50 extra last week with no notice whatsoever and told to pay the extra or leave. honestly with the water being OFF more often than on; let alone functional/ heated, they're not worth the 450 they're charging for a single queen bed- check dunning mills right down the road if you want a decent stay because this ISNT it.
- Robert (6/5): Sad but True - Entrance to the property was good. We were on the 3rd floor and the elevator was broken. The room had holes in the walls. The sheets were on the bed inside out. Have to wonder if they weren't washing them each time and turning inside out for the second use. We paid 100.00 per night for what should have been 70.00. No coffee pot in the room and none in a common area. Went out to McDonald's 3 miles away for coffee. Probably won't use this property again.
- BRIAN (4/5): - Elevator was not working. Was given a ground floor room because of this and was told the better rooms were upstairs! Had no lamp, the room had a bad odour (use to be a smoking room!). Bare basic room, uncomfortable bed, hotel felt unsafe, thin walls heard everything going on, noisy and over-priced. Would not recommend.
- James (2/5): Keep looking for a better place this isn’t it! - Terrible conditions, refrigerator stopped work with in mins of being in the room. Other tenants were very loud, bad smells all throughout the hotel. The beds were very hard and uncomfortable.

The room door was open and it was nasty. The walls in bathroom looked like it had dried up blood splits on them. The sheets had little black specks on them. I did not feel safe to stay there. I did not even check in and he said I could cancel the room. He did not even check me in. I would not recommend that hotel to anyone.

- Nicole (2/5): - I'm a night shift nurse, and checked in the first morning and walked into a room that had a light smell of smoke, just like in the elevators and hallways. Even though I had reserved a non-smoking room, I decided to ignore the smell and go to sleep. The room was loud as the hotel is right next to I-95, and I was also informed that there is only housekeeping services every 14 days. Extra towels would cost as well. The next morning, I came back to the room at 8am and the smell of smoke was extremely heavy. It was so overwhelming that I ended up requesting a room switch that morning, which I received and moved to a room that didn't smell like smoke, just body odor. After that hassle, I finally got to go to sleep only to be awoken by a bang on the door asking me to get up so that pest prevention could spray the fridge and sink with pesticide treatment. Half awake, I asked if this could be delayed and the response was no. Before realizing what they were doing, they were spraying my fridge with prepped meals inside with pesticide. The sleep quality was poor, the cleanliness was poor, and the crowd that hangs around that hotel is shady to say the least. Will not return here...ever.

We ended up leaving a day early just due to the annoyance of a child that was running non stop on the floor above us for the past week+ while we were there. The room itself looked like it was rush cleaned before we came into it, the table still had some kind of marking on it (ketchup?). The sofa bed I payed extra for in this room was not included - nor was I offered a refund for paying extra for what I didn't receive - was instead replaced by a very beat up and dirty chair. TV had backlights that were fully on and hard to see proper from. All in all someplace I don't plan to ever stay in again. Doesn't help that they posted notices of a fire drill the night before they were planning to do it, so we didn't get to see the posts regarding it until the following morning after all ready being disrupted out of no where by the fire drill going off.

- Charles (10/5): I needed to sleep - Stay was very nice. Booked only hours before while on the road. Clerk was very polite but unsure that a room was available...but it was and she had some help over the phone. Clerk on the way out the next morning was wonderful and polite. Pleasantly helped me drop off my key and then hold the door so I could exit out the back where I was parked. I will say, the only difficulty that night was finding you from I 95 North. Didnt see signage and had a hard time maneuvering my large Uhaul truck with a car carrier. Parking was limited. Didnt see you behind the Lowes. Still, the stay was very nice

The mattress had no box spring, just a metal frame. We did not stay in the room, asked for a refund after we saw the room.

- ASSAD (4/5): Issues with the room - I already mentioned that the room lacked coffee pot, didn’t have a shower curtain when I got there smoke alarm was taken apart and not fixed the telephone in the room didn’t work the bulbs in the Tv are in the process of going out

I contacted the hotel prior to arriving to inform that I would be checking in after midnight and was told that there wouldn't be any issues with checking. Upon arriving after 3am I was told there were no more rooms and they were fully booked. The site clearly said check-ins were good up until 5am. I paid for a reservation that wasn't honored.
- Robert (6/5): - The staff is working uphill with an owner who obviously doesn't care about their property. Had a fridge, microwave and two hot plate stove, but no utensils or dishes. Any problem we experienced was handled quickly as possible by the staff. If they worked at a better hotel, they'd be better off. April, Melissa, KeyKey and Joseph are worth recruiting away from this hotel.

- Scott (4/5): A can of sanitizer and febreze Required - This place has odors ranging from damp to urine throughout. AC filters blew stench into the room that were miyigated with sanitizer and febreze. The elevators were out and not repaired during the week stay. Room was on the 3rd floor. The front desk required you to retrieve fresh towels yourself and argued over whether it should be paid for as room service was not being provided because the elevators were out. The exterior doors said your room pass was required for entry but were never locked. A solid 1.5 star experience.
- gina (8/5): Dirty property - Mattress very uncomfortable , old and worn with cigarette burns. 9 shopping carts shoved under the brush on the backside of the hotel. Trash and cigarette butts everywhere.

- Verified traveler (2/5): ***Avoid at all cost*** - This place needs to shut down. Smelled horrible, our bathroom had Bobbi pins from another guest in the bathroom and milk still in the fridge. There were no lamps other than one overhead light. The carpet was disgusting and I made my kids wear their shoes. Overall I wouldn't put the homeless here.
- Verified traveler (2/5): - Avoid this property. Greasy floors. The only way to a coffee pot in the room is to buy one from them. Has a kitchenette, but you also have to buy utensils and plates. So many better places.
- Kayzee (2/5): Never again - Small rooms, yelled at me over a mask but had pee on the toilet seat when I checked in. They don’t not give you linen and charge you to wash THERE linen.
- Verified traveler (4/5): Im telling you so - If you have zero expectations of what a hotel should have then this is your hotel because it delivers nothing. Our room keys worked inconsistently and that required several trips to the front desk. The towels are the size of a postage stamp and their are no facecloths, hand towels, tissue, hairdryer and to top it all off we had to ask for soap! And expect to get a list of rules and guest policies that borders ridiculous. It is obvious that repeat guests and customer loyalty is not a priority at this hotel. In closing dont bother to question the additional charge on your final statement because they do not even know what it is for you just have to pay it.

I would not recommend this hotel for those looking for a pet friendly hotel as it cost more for more dog to stay at the hotel for one night than for the actual room.

- Verified traveler (4/5): - The counter person was very nice and helped me as soon as I walked in. When I got to the room however, it looked like someone had just thrown it together. The bed was not straight, and I can only surmise that since there was a condom floating in the toilet, the staff used the room for themselves prior to me getting there. I will never go back to this location again, which is not to say this reflects on the chain as a whole, just here.

When I asked for washcloth and towels the next day there was an issue. She stated there’s a shortage and can’t give me no more. I told her I’m here from Sat until Mon and there is 2 people in the room smh
- Mark (2/5): The worst customer service ever!!! - Horrible customer service. I will never stay at this hotel ever again. Surprise billing issue they refused to resolve.
- Jared (2/5): Terrible - When my wife arrived she found dog crap on the floor, dirt and hair in one of the beds, and a large soaking wet spot on the carpet. When she asked for another room she was told they could not move her. I had rented the room for 5 nights but she did not spend 1 night in the room. The management was notified that we were not staying there and we were told we would not receive a refund for any of the nights. There was no way I was going to have my stay there especially after her mother just passed away. To top off the whole experience we received no help from Hotels.com

Very clean however being that it’s an extended stay motel there was nothing provided such as shampoo etc. there was a sink fridge and microwave but no coffee maker. No breakfast or coffee offered. There were people hanging around that appeared to live there.
