They are there to accommodate you with whatever you need. My first time in a B&B Cottage and I will for certain come back. It was so quiet, peaceful. Great Parking space. Home is very lovely, it feels like you’re back in time with the original architecture.

- Barbara (10/5): I absolutely love the care taken in the restoration and the location is perfect! - The breakfast is a chef's true creation, not just your average everyday country breakfast. Your hosts are trained chefs with immense talent as well as wonderful hospitality! Parking could be easier, but it is sufficient for guests and truly not much of an issue. Everything else makes up for this only slight negative.

- Gina (10/5): - We are big fans of Asheville in general and decided to try this B&B for this trip. Really nice property with a spacious room. The breakfasts were delicious and unique and every evening there were yummy cookies waiting for each room. One really nice touch was a refrigerator off the dining room with bottles of cold water and chilled glasses we could use. The surrounding neighborhood is quiet and it's an easy trip to either downtown Asheville or the Biltmore via car. Easy parking out front.

Loved staying here during Christmas, the holiday decor in the common area was the perfect touch. I liked how we came home at the end of the day to fresh baked goodies that were yummy! My room was very spacious, cute, and unique with bird decor. No complaints! Will definitely be back.

- Howard (5/5): Very nice beginning spoiled by the 3rd day disruption to the ambience and inadequate owner response. - The innkeeper greeted us upon arrival and was very helpful describing the history of the location and providing tips.
The king sized room had an adjoining room overlooking the front garden. After breakfast on the first day we were told that the next morning a photographing crew would be visiting to take photographs of guests at breakfast and we had the option to refrain from participating. However, when we went down to have our breakfast we were confronted by a noisy family sitting at a large table in the middle of the dining room allowing their small child to cough without covering their mouth all of who were there to be photographed but who disrupted the relaxed ambience expected of a high class B&B. Although the innkeeper agreed to let us take breakfast in our room, this episode showed complete disregard for the comfort of other guests and negatively impacted an otherwise enjoyable stay. We didn't see the innkeepers on the last day of our stay and no apology was given. We wrote to them following our visit and were awaiting their response before writing this review but unfortunately it was somewhat dismissive arguing that such inconveniences are typical for the industry.

The breakfasts were amazing! Loved finding the homemade cookies when we returned in the evening. Our hosts had done amazing research and loved learning about the history of the home and some of Asheville.

Our room had a day bed which was nice to have but the mattress was not comfortable. Great pressure in the shower if that is important to you. Cookies/brownie provided in the afternoon for each guest and yummy breakfast each morning.

Our room had a separate sitting room and closet, microwave, refrigerator, coffee pot, cable tv, room thermostat control, common area with fire place, and hair dryer. Entire place was very clean, bed and pillows comfortable and daily housekeeping services which you don’t get at hotels. Location quiet but quick access to all sites. Only minor concern was the TV. Needed your own streaming service to get sports but was able to get basic Roku.

We enjoyed having breakfast with another couple we met there.
It was hard to sleep in Room 3. The noise from the guests upstairs above us was miserable. They walked around and moved furniture 'til 1:00 a.m.
Plus, our bed creaked whenever one of us moved.
The rooms could use some TLC. The shower rod and hooks looked and felt so old and industrial. The bathroom door needed paint. The hair conditioner dispenser was empty.
A tall person would have been miserable in that room. My knees nearly touched the wall when I was on the toilet. If I were any taller, I wouldn't have fit. As it was, I sat on the toilet at a slant.
The neighborhood was meh, but close the Biltmore and downtown.

If you continue down the street you are in the art district in a matter of 2 blocks or so Parking was an issue at times and the property was not full when we were there

Our hosts, Jim and Erica were very cordial. Jim met us at the door when we arrived. He quickly gave the information we needed to exit and return to the property, showed us to our room and was very helpful with suggestions for dining in town. Plus there were fresh baked cookies every afternoon!!!

- Phil (8/5): Overall, cool place. - The facility was very clean, and very quiet which was awesome. Easy parking also and very close to the destinations I was traveling too. My biggest complaint would be the breakfast start time. I am a hiker so I like to get started around 9 a.m. or earlier with my hikes, so not starting breakfast until 8:30 is late, I wish they had started at least by 7:30 a.m. Also, I wish coffee were available at 6 a.m. I am an early riser and like my coffee early.
- Masaru (9/5): Beautifully kept home with good karma all around... - Located in a peaceful and quiet woodsy area of Asheville, dotted with nice Arts and Crafts style homes, my wife and I found Oakland Cottage Bed & Breakfast to be very conveniently and centrally located to the River Arts District, Biltmore Estate and downtown. The daily breakfasts were wonderfully balanced and well-prepared. Jim, Erica and Brett were great hosts and we could tell that they all shared a common love and passion for both preserving historic homes and gourmet cooking. Maybe offering an earlier 8a breakfast time option, but not much else...
Expect to leave 45 minutes prior to your timed Biltmore House Tour reservation in order to have sufficient time to park and walk or take a tram to the front of the Biltmore Estate. We had reservations for a 10a tour and this worked out well for us.
