- Abimael (1/5): Cockroach Haven - Cockroaches were not able to get into the refrigerator. Cockroaches in the room. Horrible place. Management no where to be found. Room wall HVAC showed no filter from outside to inside our room. Completely open to the outside. Horrible. Roswell Department of health seems unaware or unconcerned about public health issue exposure of children and lodgers to roach infestation and unsanitary rooms.

- Chyrl (4/5): - This place is an absolute mess. We didn't get the room I booked for starters. The room was dirty. Not as in trash, but dirt dirty. Our feet were black after walking around the room. The TV remote has very few buttons that worked. The tub needed scrubbed. I'm disabled and there was a part of the floor not nailed down and I nearly fell. The beds, I swear, were made of concrete. The beds were also quite high off the ground, so again, for a disabled person it was hard to get on it. There was nothing pleasant about this stay. I don't recommend this place for anyone.

Burn marks all over the room, holes in walls.
Entrance door to room was filthy.
It looked like the room had not been cleaned in weeks. They changed the bedding, that was clean, and nothing else.
Plastic cups were provided with ice bucket, however the wrapping was ripped.

We did not feel safe having our young kids and us stay in this motel.
The staff at the front were friendly, but we left within 10 minutes of checking in.

- Amanda (2/5): - We checked out within an hour and just lost our money. Most of the reviews on Orbitz are from 2016, look on Google for more up to date reviews. This motel is terrible, there is broken down furniture and trash outside all the rooms and they are very obviously letting people live there which is turning it into low income housing. There is no way we would have felt safe, there's even a sign in the lobby saying management is not responsible for cars being broken into or theft from hotel rooms.

- Garre (4/5): Dirty floors that I was scared to take my shoes off and walk around. - I would have rather stayed at motel 6, but they were booked up. This place will not be a last resort place to stay again. The floor was sticky from the door to the bed. The bathroom light/fan only worked sometimes. The bathroom door did not open and close correctly. There was no breakfast. The lady didn't talk much. People had lots bad music with loud bass playing in parking lot. Cops were pulling over pedestrians in the parking lot at 2am and 5 am.

- Gramse (3/5): Desperate for a makeover! - It was pretty quiet AC and TV worked fine. During my check in there the woman asked for my ID and the CC I used to book my stay with. She then asked me to place my card inside the reader, I asked "why, I already paid for the room online?" She said it was just to verify the card or whatever so I continued to do as she asked then I received a text msg from my bank telling me about a new charge to my card at the Mayo Inn. I said "hey why did u just charge my card again, I told u I already paid" She went to the back and spoke with another woman in a different language then came back to the front and got on the phone with someone in another language. Then she asked me to again put my card in the reader so she could give me a refund. But I didn't receive that until 3 days later.
As for the room itself the floors were sticky, toilet didn't flush right and the whole place is in desperate need of an face lift, paint, flooring, linens the works! Looks like it's been the same for decades!

- Gary (2/5): Stay away - Dive motel. Junk cars in the parking lot. Guests smoking outside several rooms. Extremely outdated, furniture had rips and tears. We didn’t stay, we booked another motel after seeing the room.

No lamp on the night stand to read in bed. Do not use the tap water to rinse your mouth after brushing your teeth! It has a strong lingering chemical taste, it also leaves a chemical odor on your skin. It could just be the Roswell water, but I didn’t taste it at other water fountains or restaurants in town.

There was mold in the shower, the microwave was nasty, trash in the corner of room by small fridge. The chairs in and out of the room were nasty with holes in them. I only stayed one night because I had no choice at the time. The next day went back and checked out and found another room. I would not suggest this place to any one. I would like to get some of my money back if at all possible. PLEASE

This place is build in 1960 s and top of it customer service is one of the worst in world. Internet works okay that's only plus point

Most places would have either thrown my stuff away or kept them. I appreciated the integrity as I've learned a lot of places in this have simply do not have.

The bed is the most comfortable bed I've had on this trip so much so that I booked even more nights. Best value for my dollar and would highly recommend to anyone on a budget to stay at the Mayo

My biggest complaint was the carpet and grime on the wall inside front door. The stains on carpet and furniture was dreadful. Price was reasonable. - Darren (4/5): Great deal on an awful room - Got an amazing rate (COVID-19 and all), but I wish I would have paid more and gone elsewhere. I checked in, and was advised that there would be no housekeeping services during my 3 day stay. Chairs, bedspread, and towels were all stained. The doors had grimy handprints all over them, there was an obvious layer of dust on top of the headboard, and the carpet had some stuff on it that should have been picked up by a vacuum. The door to the hot water heater closet was being kept shut with a coat hanger. Oh, and the electrical socket in the bathroom wouldn't work (I even tried to reset it myself). Last of all, when I went to check out, no one answered at the front office when I rang the bell (so I just threw the keys back in the room). Sorry, this was a big disappointment-even for the price.

- D (2/5): - Everything was dirty, from the floor to ceiling. Bed sheets were the only thing clean....and when I say only, I mean it! Under the bed sheets was dirty (unknown hair, food crumbs, and discoloration on the mattress cover) the bathroom sink didn’t drain, in fact while it was holding water debris bubbled up, the floor hadn’t been swept, the shower had hair in the drain, and the A/C unit had food crumbs in the vent. All night traffic, in and out of rooms, with people that didn’t stay longer than 10 minutes. Sleep was definitely absent that night for me. The old saying ‘your get what you pay for’ is absolutely applicable here!

The door did not shut properly, which meant the accumulated heat was always escaping. This meant in order to keep the room from freezing, the heater was constantly on. Other than this, the room was fine.
- John (4/5): Only if you have to save money. - Low price but old Motel; has gas water heater (in a closet in the room). Not safe without a CO2 detector (in my opinion). You can hear noise from adjacent rooms. Like "snoring" (yes, hard to believe). Good flat screen TV, that is the only thing I liked.
- Alice (4/5): - It was a cute little place to stay. An hour or so after I got into my room, because I was a late check-in, there were 3 loud booms and all of the sudden there were a ton of police and ambulances. My dog was nervous and it was hard to fall asleep.

- Jordan (6/5): Great potential and lovely staff - The staff were great and very nice, and the price was really ideal. We had two rooms. One mattress was extremely comfortable while the other was very much not. The bathrooms were updated and very nice, but there was no vanity to place a toothbrush or anything and it was cramped, and there was an overwhelming smell in both of them that was sort of like dust or something. The TVs were nice and big with good channel options. The WiFi was extremely slow and seemed to just stop working after 10pm. The pool was filled in with gravel despite it being extremely hot outside. Parking was convenient for a car, located outside the rooms, but not a lot of space for a trailer or anything. The rooms were spacious enough but awkward and not cozy at all, such as harsh white lights in the bedside lamps and old, gross carpet and outdated paint schemes. With a little more updating and fixing the WiFi, this could be a 5-star motel.

I tried informing the front desk at check out (it really wasnt a big deal with my stay), but noone was available at my check out. As for the room, it was clean, but there was a moldy smell to the room (Thinking it was a water leak of past issue). It wasnt really a big deal, yet a mild concern for those that have allergies to mold. Other than that, it wasnt a bad stay. Very nice people.

- mlotto7 (8/5): Decent Budget Motel - Nice staff who will try to meet guest requests. The motel is older and this shows on the outside but the furnishings inside are functional. Bed was comfortable and bedding and towels were clean. My room had an AC unit that rattled terribly and noise from the street was pretty loud inside the room as well. Otherwise, I felt my stay was OK for a budget motel.
Wifi was strong and I was able to stream movies without issue.

Although it may not have all the bells and whistles that the big chain hotels have, it has everything you need for a nice stay. The room was cool, shower was hot, and the bed was comfortable. The shower had good pressure and I love the bed; very comfortable. The staff was wonderful and very accommodating to me and my service animal. Can’t comment on the WiFi because I didn’t use it, but the bedroom and bathroom were very clean. It looked like the bathroom had been recently upgraded and was quite nice. Beds comfortable. Check in was friendly and fast. Neighborhood wasn’t ritzy, but it felt safe. It’s a single story, so all rooms are on the ground floor—no dragging luggage up the stairs after a long day.
The only thing I didn’t like was an odd smell in the bathroom—it didn’t smell organic, probably an industrial strength cleaning product. I would definitely stay there again next time I pass through.
