The shared bathroom.
The socket in the kitchen had no power to boil the kettle and I had to use a socket im the lounge area.

Would have been nice to have coffee filters in order to make coffee in the machine.

- david (5/5): dark bedroom -- in the basement - My bedroom was in the basement, it was dark, and there was a cold air-con unit in the ceiling which i could not adjust. The lamp at the bedside was broken. Downstairs lounge area was very dark, and had a small kitchenette attached. Place was convenient for US border, but far from downtown Vancouver. Found the bedroom and entrance room dark and in the basement. It did not look at all like the photos.

- Tyson (10/5): Grace guest house exceeds expectations! - My wife and I will definitely be returning to stay at the grace guest house, it's located in a beautiful quiet neighbourhood, our room was exceptionally clean and comfortable. The hosts were so kind and accommodated our every request.

The shower was well stocked with shampoo and conditioner. The door code did not work, and the on-site person didn't appreciate being disturbed. The shower head was installed poorly and water shot up to the ceiling, over the shower door, and soaked the floor and towels. Towels were rough and worn. This is a converted basement, which is fine but there was no thermostat control for guests. That meant the heater deployed on a day that was in the 80s.
Yelling went beyond 10pm, and no one seemed to address it.
- Karen (4/5): Disappointed but slept well. - Comfy bed It's not decorated nicely. There's still Christmas decor around and stuffed in cupboards. The bathroom is not great with ugly plastic kids cups sitting around and hand written signs taped to the wall. There are stacks of school books and personal items on the shelves. The layout of the living room doesn't make sense. There is personal wine stored in the area. Large stuffed animals strewn about the place for decor??
For such a beautiful house, it's very poorly decorated and cared for.
The outside bushes were blocking the pathway to the suite with so much personal junk all around outside.
It honestly feels like they don't care at all.
Bedroom was clean. Bed was comfy. But there was an obvious ripped chair in the room. Didn't know it was shared bathroom until I got there.
I had to find a fan for the room it was so hot.

- Steve (6/5): My wife does not like sharing a bathroom. - Location and bedroom (kings bed). Beautiful gardens. Very helpful young lady to answer questions in English. Shared bathroom (known before final booking) and large stone steps to basement level.

communal areas looks like old family furniture has just been dumped there …. The place really need some TLC - not sure how it’s review score is 8.5…! Over priced for what you get

- Lauren (8/5): Lovely accommodation and would stay again - A beautiful home in a lovely neighborhood. The room was nicely furnished, clean, tidy and felt very homely. The bed was super comfortable and the house was very quiet for the most part considering its a shared space. The hosts outlined everything very clearly which made the check in process easy. I would definitely book again and enjoyed my stay One of the other guest's was coughing a lot which was a little bothersome for a short time but that can't be helped from the hosts part.

- Oleksandr (8/5): Good for a 1-2 day stay, not recommended for a family stay. - I really liked the location, very cozy and a lot of greenery and parks around, you can also easily find a playground nearby, McDonald's and basic infrastructure. The accommodation is also very spacious, plenty of space, quiet and cozy. The owner of the apartment was constantly adding new rules for living, even while we were there. There was no stove or oven to cook hot food in kitchen utensils. The barbecue in the yard was missing, although it may have been forbidden to the community.

- Ana (4/5): Pretty- but I would have prefered a motel. - The beds were very comfortable; in truth most if it was beautiful. The place is well decorated and the carpet is kept very clean. The bathroom is also very clean. I did not like her daughters coming into the common room at random and lounging about; it felt very awkward leaving my room- as if I am intruding. The place is only the basement the photos are extremely misleading. The bathroom is scary too- 1 bathroom for possibly 10 people? Absolutely not. Also there was no breakfast?

- Cheryl (7/5): At 150$ I would pay for a hotel that gave us privacy and our own bathroom - Location , spacious home, welcoming host very accommodating our early arrival. Shared accommodation we made an effort to be quick and clean in the shared bathroom, the other guests were not as considerate. Not the hosts fault but with shared accommodation rules should be posted so that everyone will be made to feel comfortable.

- Berry (7/5): It was alright. - There was no breakfast. When I went to drip coffee ,the coffee basket had mold in it from not being cleaned properly and I couldn't figure out how ?? to turn it on. None of the clocks worked properly - there was no full length mirror anwhere nor was there a mirror in the room in case the bathroom was tied up. There was no map or information on what trails were in the area. In addition , there was no iron or board accessable. I did inquire about this but received no answer. The stairs down to the suite were unexpected - a long way to pack more than a couple of bags.

- Alekshaivennolczarli (1/5): Cruela the intolerable host - The room was nice and clean and spacious. We arrived at the check in time that we requested. However, it turns out that providing the option to choose your own checkout time is futile. The host made us wait outside in the cold for over an hour even though every room except for one were vacant. The host came into our room in the middle of the night and I sat up confused and she just said "it's ok" and backed out. The morning we checked out the host rushed us out to the point of pushing us out. I ended up leaving a our groceries in the fridge, my brand new winter boots by the front door and even left a slipper behind. There was no reason for us to be so rushed. We only stayed two nights, had barely anything with us. Aside from our groceries, we didn't even unPack our bags. So the fact that we managed to forget items shows how rushed we were. Oh and they had some exotic (possibly illegal) bird upstairs that squaked at all hours. But honestly... The bird was completely acceptable in comparison to the host.

- Lynne (1/5): Absolutely would never recommend staying here if you are a young female! - The main concern is the security/safety of the individuals staying in the basement. We did not end up staying there as we were not comfortable. The basement door was not locked and it was unlatched when we first initially got there and then it was again unlocked/unlatched when we came in after supper. Giving the impression that anyone could walk in.
The pictures did not display what the place was actually like inside. No where in the ad on booking.com did it say that it was a hostel-type place.
The worst part of it was having to put the chair under the door handle in the room because of how unsafe we felt. was Whomever was staying in one of the other rooms kept walking so close to our door and stopping, so close that we could hear him breathing. He was going back and forth down the hallway and not closing any doors. We did not know who they were or where they were in the basement. We were too anxious to even use the bathroom.
I would never recommend this place to anyone. ESPECIALLY NOT SAFE FOR YOUNG FEMALES.

- Rachenna (6/5): Fair - There was no breakfast like what was advertised. The small fridge was full. There was one bathroom to share for 4 to 5 room. Needs more cleaning. There was 3 coffee maker but no coffee. Could be cleaned more. Removed the free breakfast advertisement.
- Jennifer (3/5): Poor - First off, the pictures that shown, are not where u r staying. Next, the room we stayed in had a full floor to ceiling mirror and a ridiculous oversized stuff dog on top of the armoire(facing the bed). Both of which were creepy. It made us feel uncomfortable, as if we were possibly being watched. Very inappropriate furnishings. The lock on the bedroom door was quite flimsy, and we kept a chair under the door handle. And be prepared for sharing the bathroom with very unclean and inconsiderate individuals. If arriving for your stay at night, bring a flashlight(not to mych lighting around house. The one contact with owners over a 3 days stay was neither here nor there.
Overall, we felt it was more like staying in a hostel, as opposed to a B&B(minus breakfast). But I guess, you get what you pay for. It was definitely an experience, that we will not be doing again. The furnishing, the flimsy door lock, the entrance door, that never seemed to be locked. And the inconsistent upkeep of the shared bathroom.

With a car, it was convenient enough to the airport (maybe a 40min drive), but it was worth the short drive given the accommodation was so reasonably priced for Vancouver. We were shocked to find out what a nice neighbourhood it was in and the bed was incredibly comfortable.

Very good value as it was like staying in high end hotel . shared bathroom could be an issue but was not a problem as we arrived late and left early.
- Renae (9/5): Pleasent Stay - It was nice having our own entrance and each of the rooms locked. The garden was nice. The kitchen was a wet bar with a microwave and small refrigerator. A grill would have been a nice addition especially when no stove or oven was available.
