- Cowley (10/5): Convenient and clean - Scott made us feel very welcome and made our short stay easy. The room was a good size and had everything we needed, plenty of tea and coffee supplies too! The breakfast was delicious and there was plenty of choice. We will definitely return.

A comfortable nights sleep and a fantastic breakfast even a sausage treat all bagged up ready for our dog to take to the beach. The tea tray, bottled water, biscuits and coffee machine in our room was a lovely touch. Very dog and family friendly. Beautiful high ceilings and spacious rooms. We will definitely be visiting again. Although it is in a great location and close to the beach there's a steep hill which was not great especially being on crutches. There are some small general maintenance issues like a creaking toilet door. Also, depending on which room you stay in you can hear the people in the next room but other than that it was great and we will be returning.

Scott the host was very accommodating & made us & our little dog feel very welcome. Room (5) was a bit snug but near the front door which was handy with taking the dog out.

The living room was decent and had netflix and amazon
The living room was pleasant bit The microwave unclean.
The breakfast was really good. But the cutlery, cups, glasses etc was dirty. The tv remotes were sticky and grimy, the room was dingy, and the bathroom and shower was dingy and unclean.
I asked the owner to bring disinfectant wipes to clean the remote. He appeared offended. He told me to clean the remote myself to my liking. I had to buy additional wipes to clean the room. We did not shower for x2 days as it didn't feel clean in there. The tv was limited. The mattress was awful and uncomfortable. It just felt really unsanitary and just not clean. The carpet was grimy. The doors were splintered. The walls sticky. The light switchs were dirty. The sink was cracked. It was unfortunate because I really wanted to like it.

- Jill (5/5): We only planned to stay for one night - The owner was very accommodating with our late arrival and was very welcoming. The mattress in our room dipped in the middle. The windows didn't close properly and we couldn't shut the bathroom door. There was only one bedside lamp.

The bed was very comfy albeit a bit rocky.
The shower was hot and with good pressure. Decor was tired, wallpaper peeling for example. The room had a very strong air freshener which we felt was masking damp smells. Some fixtures were broken or very close to being so.

Scott was brilliant on messaging and Room 6 was tidy and comfortable… half the price of the ‘chain hotel’ in town, but so much better than it!

- Rachel (4/5): Filthy rooms - Close to the beach and local facilities. Dirty room. Cups were dirty and chipped. Towel rail was hanging off. Window frames rotten and rattling. Mini fridge in the room didn't work. Hairs on the bedding. It's very noisy with doors slamming and cars tearing up the road. Vent in the bathroom made a loud rattling noise all night. Shower cubicle mouldy. The coffee machine in the room was filthy. Top drawer for clothes wouldn't open. Walls were extremely grubby. Picture frame broken. Very over priced.

Shower has a mind of its own when it comes to the temperature of the water. The bed is really soft, not for me, but you are not going to please everyone.

The mattress was far too soft resulting in not sleeping all night. Temperature too hot from bed linen, cotton would have been better and not man made fibres. Broken window in bathroom (cracked).
- Carol (8/5): Comfortable accommodation in a good location. - The hosts Scott and Judith were wonderful. They gave us perfect recommendations for dinner each evening. The breakfast was amazing including a full English or variations depending on what we wanted. There is a communal room, which we used almost every evening to meet with other family members. The location of the property is excellent, with the beach and bars & restaurants a short walk away. Parking was difficult but there is a pay & display car park within walking distance if roadside parking not available.

- Ruffle (5/5): Very close to the beach, good value for money, and 24 hour access. - The guest house was very helpful in changing our room just a few days before we arrived, as I had forgotten to tell them that I have mobility problems. So the room was on the 1st floor instead of 2nd - a big help. Well, it was high season, so obviously prices will be higher, but the cost was actually quite reasonable. The beds were fine, and we appreciated the fridge in the room. Be aware that our room had large sash windows, and so if you have children, don't allow them near any windows. There was sign to inform us not attempt to go out on the balcony. We can't comment on the food as we didn't book for breakfast, but by all accounts, the breakfast is very good. There is an excellent lounge complete with an ice making machine and TV. Our room originally appears to have been one large Victorian room, so it's understandable that at some point, it had been divided into two separate guest rooms. The challenge was that the dividing wall didn't block out the sound from the other guests, and so we could hear their TV through the wall while we were trying to sleep. (I'm guessing that the TV in the other room is mounted on the dividing wall - something that would probably be fairly easy the the manager to fix.) Also, the room had not been aired prior to arrival and it took 24 hours for the odour to go from the carpet. Apart from an excellent lounge area, the guest house does feel a little tired, but I suspect that many other guest houses in the area face the same challenges.

- Alison (1/5): Strange man two sides to him - Liked you could take dog Didn’t like the stairs.. if you like climbing then this is for you. Lots of stairs and it’s on a bank the hotel. The garden you had to leave the hotel and climb over a big step to get into. Dirt round the taps in the bathroom sink not cleaned. I was told there was ground floor rooms but when I asked about the future if I came could i have the ground floor room he wouldn’t tell me how to book it or which room it was so I could book. Really strange and then I found out he keeps it for certain guests. Told me to book near the time and he would see if it was free. How strange so I asked which room do I look for to get the ground floor and I will book in advance he didn’t bother to answer. So I realised it’s for his favourite regulars. If you go ask for ground floor he has ground floor and I spoke to people who have stayed in it. Thought I’d come on let people know the truth. I’ve booked with another and wouldn’t stay again as too fake of a person nice to your face only. I wouldn’t stay for steps and stairs and garden outside hotel even though you can access from bar he said dogs not allowed.

- Deborah (9/5): Great location. Easy to find and parking nearby. Dog friendly - Very good location. Dog friendly which was what we were looking for. Great access to the beach. Owner on hand to help, greet and see us in our way. Would definitely recommend and stop there again.
- Jewgenij (9/5): Ein Gasthaus mit Herz und Geschichte - Ein charmantes Gasthaus mit einem äußerst freundlichen Wirt, der immer bereit ist zu helfen. Die Lage ist ideal – nur wenige Schritte vom Strand und der lebhaften Promenade mit vielen Restaurants entfernt. Das Gasthaus selbst versprüht einen nostalgischen Charme, als würde man in die 1920er Jahre zurückreisen. Das englische Frühstück ist ausgezeichnet und macht den Aufenthalt besonders angenehm.

Broken window catches (found a review with the same comment from 3 years ago) Build up of dust behind beds and in the extraction fan. Door frame splintered (looks like it's been kicked in). Limescale build up in the shower head so the water was only coming out of half of it. Screws sticking out of the woodwork. A very unloved room that a few simple fixes would take care of. Disappointing and overpriced.

- Richard (10/5): Brilliant dog friendly base - The hotel is well presented with dog bowls downstairs on entry, a beautiful staircase leading to 3 floors, the room was clean and tidy well stocked with tea and coffee making facilities, fans were provided.Scott was absolutely brilliant kept in touch with us before our arrival and when we were delayed due to traffic he made sure we could get into our room. The breakfast was brilliant too my daughter had cereal and toast, I had a cooked breakfast and the dog got a sausage so all round a brilliant stay I would highly recommend this hotel and we will be visiting again.

However the rooms weren't clean enough especially the bath - Didn't have any Could've been cleaner and one of the toilet seats was falling off. Tap was leaking. Barely seen the staff to speak to them about anything. One of the bed one side was tilted.
