This is a small family-run Guest house that has a check in time from 16:00 to 19:00, reception is manned during these times. Check in after 19:00 is possible when payment has been taken and the guest has made contact and the property will provide a code to get in to the building.
Please also note that the property only sell a self service breakfast at GBP 6.00 per person and it needs to be booked before or on arrival.

- Nigel (9/5): Lovely friendly family run establishment - A lovely family run guesthouse, all rooms are named after the owners grandchildren, very clean and comfortable rooms, nothing seemed too much trouble.
Complimentary continental breakfast was a great bonus and enough choice to get us started for the day. There's a lovely little seating area outside. There's a fridge in the dining room for guests to use and a microwave for use if you purchase microwave meals, or you can phone out to the local takeaways and eat in the dining room, folder of menus is available.
We used this as a base whilst visiting family, would definitely come back There was no decaf coffee in the room but we asked if any was available and was handed a jar to use for the duration of our stay.

I had a wonderful stay in perfect accommodation, the whole experience amplified by the friendly nature of the hosts, guests and regulars in the bar.

- Kevin (8/5): Not a bad little place to stay - The room was clean and comfortable if somewhat basic. The staff were very friendly and you're given a key to the side door so you don't need to walk through the public bar to get to your room. Breakfast is provided although I never went into the dining room as I don't do breakfast so can't comment on it. I stayed for 2 weeks and was pretty happy with it. I found the bed super comfy. The water pressure in the shower isn't great and the wifi is terrible. Being a pub you can hear noise from the bar but I wear earplugs to bed anyway so I wasn't too bothered. Something to bear in mind though.

- Keith (10/5): Lovely pub frequented by locals, decent accommodation for the price, friendly landlord and landlady. - This was my second stay here, and I love it. Tony and Teresa run a lovely pub, and the accommodation isn't luxurious but it still meets every need.
One thing though - you would need to be familiar with Ipswich to stay here as you either need to walk (20 minutes) or drive (5-10 minutes) to the town centre.

Very friendly hosts. Description said housekeeping was included but my room was not touched whilst I was there. So the bin ended up overflowing and my cup got very stained as I couldn't wash it up.
Hairdryer would not work on a decent heat setting, it kept cutting out so had to use cool setting which was a nuisance for me with thick hair.
Bed was extremely noisy, I had to wedge a spare pillow between headboard and wall but was still very noisy.
I know i should have mentioned these to the hosts but I didn't.

Cute room and more than adequate for one person, two would not have been an issue if travelling light on the luggage. Car Park was small but was always able to find a spot. No food directly on site but several choice for delivery or near by. Breakfast was a bit late for my schedule but did not ruin my stay.

Car parking always a bonus. Occasional noise from an extractor fan, probably in kitchen. It didn't last too long, so no big deal.
No wholemeal bread at breakfast but had some of my own with me, so crisis averted.
TV was a bit small for my eyes but then I am an old crock.

The staff are helpful and friendly. I have stayed here on a few occasions and found it comfortable and convenient, and the parking is largely reliable even if the car park is a little small. I have stayed here a few times and found the wifi connection in some rooms a little unreliable. The water pressure in the shower can be a little bit low and on one occasion, I unfortunately ran out of the provided toilet paper as the rolls were low upon arrival.
