Caroline was very welcoming.
The room was very spacious with a lovely view to the gardens, the animals and over the estuary to Appledore.
The room and bathroom were very clean and the bed was huge and very comfortable.

Welcoming cake on arrival and additional fresh milk available in the evening.
Breakfast was excellent and very plentiful! The best pancakes ever! 😋
Sadly too full to sample the freshly baked apple and cinnamon pastries.
Will definitely go back. A little walk from the centre of Instow but well worth it!

The environment both inside & out is exceptional...tranquil, beautiful, yet homely too. Fabulous hot shower, gorgeous waffle robes and a super comfy bed with gorgeous linen. Cake, coffee and milk were really welcome, as was the fabulous breakfast...truly scrumptious and worthy of a five star hotel.. would strongly recommend and will look forward to returning to this beautiful area. - Margaret (9/5): A lovely rural setting, spotless room, great host and excellent breakfast - A warm welcome from Caroline and good local information on where to get an evening meal. A lovely piece of homemade cake on our arrival awaited us in our room, along with fresh milk. The guest lounge and dinning room are very nicely furnished. More fresh milk was left for us to collect in a small flask for our early morning tea. The room and ensuite were spotlessly clean, and nicely decorated. The beds and pillows were very comfortable. We had a lovely rural view and a glimpse of the river from the bay window. An excellent breakfast, with 5 cooked options and homemade granola, selection of well presented fresh fruit and fruit juice for each table. The house is situated off a very quiet side road that was easy to find with the directions given. Ample parking in a yard area beside the house. Personally I find 13.5 duvets too hot, except in depths of winter, so had to remove it from it's cover.
Also if windows are kept open on a breezy night the room door rattles, so need to stuff tissue around the latch.

Finally, the location is wonderful - peace and quiet but within walking distance of the town and beach. Highly recommended. I don't recall disliking anything!
- Anita (10/5): - Barton Instow Guest house is a jewel in the crown. A lovely old converted farmhouse nestled in the Instow countryside but only a short walk to the beautiful beach front. The bed was clean and comfortable, towels dressing gowns and toiletries are also provided. Cold milk was available each evening for a morning cuppa in your room before an amazing breakfast choice of delicious food. Packed lunches are available at an additional small cost if you are walking or going to the beach. Caroline and Colin are a lovely couple who run their guest house with pride.

- Sally (10/5): Instow Barton great place - Just had 3 nights at Instow Barton. If I could given them 11 I would. Great brekkies catering for all inc my veggie husband who loved home made granola, cakes, pastries plus full breakfast. Good clean spacious rooms. -Well placed for quick 10 min walk to Instow where we had fresh fish/ mussels on 2 nights. Honestly a generous couple who cater for absolutely everything. Good nights sleep as quiet with scenic views. best cup of tea I’ve ever had - I think it’s the Devon water can’t believe it makes such a difference. Was allowed to bring our dog who is pretty well behaved. Lovely rest, sunbathing at Saunton and revisiting old haunts. Thankyou both, a great stay.
- Snogmidog (10/5): Lovely quiet country farmhouse far from the madding crowd! - Instow Barton is a lovely quiet country house just up the lane next to the church in Instow. It has a beautiful country setting. The property itself is smart and clean and very homely and the room was excellent. There is easy parking too. The host Caroline is delightful and very welcoming. Attention to detail is her forte with little extras here and there - like cakes in the room when you arrive. The breakfast was absolutely superb with a huge range of things to eat on your table (wish I could have eaten everything!). When going to Instow for future visits I will always check Instow Barton for availability 1st. Nothing - all was superb.
- DNW67 (10/5): Heerlijk! - Heel aardige en behulpzame B&B eigenaren. Heel fijne en comfortabele kamer en badkamer. Heerlijk, uitgebreid ontbijt. Iedere dag wordt de kamer schoongemaakt en wordt er cake op de kamer gezet. Tegen betaling maken ze een uitgebreid lunchpakket voor je klaar. Rustige ligging.
Tip: mischien dagelijkse schoonmaak + handdoekenwissel als optie aanbieden aan gasten.
- Sandra France (10/5): Perfect, cannot recommend more highly. - A warm friendly welcome from Caroline, who is the perfect hostess. Delightful breakfast room, and a lovely guest sitting room Breakfast was a generous fruit and yogurt selection, followed (of course) by a perfectly cooked breakfast. Our room was a good size, and everything you needed was supplied. Great suggestions for where we should visit and where we could eat locally. The location was excellent, good onsite parking, and an easy walk down to the seafront and the local pubs and restaurants. We slept very well, and thoroughly enjoyed our stay. Can recommend highly, you will not be disappointed! Absolutely nothing we did not like. Everything was as it should be, lovely decor, comfy bed, great food (including afternoon tea!), and a smiling host and hostess.

Our hosts were friendly and welcoming. The breakfast was delicious. We were able to walk down into Instow (10 mins) to the Instow Arms for some excellent food. There was a bus stop very near where we caught the bus to Barnstaple. Highly recommend. The property is up a hill if you're walking. Nothing

We received a warm welcome. Our room was clean, comfortable and spacious. Especially good was the breakfast which was varied, generous and delicious. I understood there was a trained chef in the family and you could tell! I would recommend a stay here to anyone. Everything was ideal.

A friendly welcome and cup of tea and home made cake was much appreciated and delicious. The delightful terrace, perfect to sit and rest our feet after a day of walking the coast path. The bedroom was spacious and the shower powerful. A very quiet and peaceful location. The breakfast was wonderful, a skilled chef and beautifully presented fresh fruit, yogurt, toast and a choice of hot dishes and lots of tea and coffee. All freshly prepared. We wish we had ordered the packed lunch! We would love to return as this is a really special place.

- Mark (10/5): Fabulous - Caroline and Colin were very friendly and welcoming hosts. They are passionate about the B&B and nothing was too much trouble. Great value for money as well. Super clean room and public areas. Breakfast was superb. Our table was loaded with juices, home made granola, fresh fruit, yoghurt, freshly baked pastries in addition to the personalised choice of hot dishes. This hearty breakfast would leave no-one hungry. The room was spotless with luxury bed and bedding. Tea, coffee and plenty of fresh milk were available in the room. Decaf and a choice of non-dairy milk was readily provided on request. In addition, fresh home made cake appeared every afternoon in the room. We also made use of their packed lunch offer (Extra cost) and this was perfect for a long day out and about. I highly recommend Instow Barton and will be returning as soon as I can.

From the warm welcome to the spacious and attractive room it was super.
Now let's get to the breakfast. THE best granola and pastries and a great choice of cooked dishes. Fresh fruit, yogurt, juices... It sets you up for the whole day.
The setting is beautiful - quiet with great views. Highly recommended

Really large comfortable beds and lovely bedding. Tea and homemade cake and fresh milk provided in rooms. Great bathroom with a bath too! Short walk down hill into Instow so no worries about parking. Friendly interesting couple who really care about their guests. Absolutely nothing.
