• Maribel (2/5): - Did not stay even an hour. Stuffy room, air conditioning not working.
• Verified traveler (4/5): … - The hotel is pretty much comfortable, though the problem during my stay is that, they don’t have free toiletries such as, toothpaste, toothbrush, shampoo, conditioner and soap. On top of that, they don’t offer room service cleaning and the staff are only available until 5pm. During my stay there was a power interruption, which lasted for a couple of hours, and it was so frustrating. Anyway, the only good thing about this hotel is that they are located in the city center, which is accessible to malls and restaurants.

• Lanai (8/5): Better than many in the price range and area - Centrally located with parking and easy access, secure. Good AC with comforter, two towels and a floor mat. Shower had shampoo and body wash provided, as well as hot water. Staff not available after 5 p.m. Staff not particularly friendly but it appeared the office is used for other business besides the hotel. Room was clean. Couldn't use the hand held shower option because turning it on caused the bathroom to smell of sewer. No bedside table.

The property refused that I get refund. I did not stay at the hotel even if I already paid as there is no electricity. They refused to refund. The owner was very rude. I ended up booking for another hotel. I will not stay nor recommend this hotel.
• Verified traveler (2/5): Terrible experience - This place does not provide 24 hr electricity.they do have generator but had issues,also when electricity went out in the middle of night, there was no electricity for at least an hour, there was no 24 front desk staff available either per my brother who checked in with them 2 days prior my stay. I did not hear any apology, even told me why i did not cancel my reservation when i already learned my brother's experience .. free cancellation window had past at the time my brother stayed with them. I did not receive a refund, my refund request got declined though they wikk not able to meet our needs. This was a horrible experience
• Jose Cenon (8/5): Very good budget stay in Legazpi - Pretty basic accomodation. Staff was friendly & attentive and would reply if messaged thru SMS. Easy check in and check out. No water station but has electric kettle and drinking glasses/cups and a small ref. FYI, No windows in the room as mentioned. Very good accomodation for the price. Great location. Right next to Pacific mall and short walk to SM City Legazpi, Public Market and Ayala Mall. Unfortunately, the other rooms are noisy and keeps on banging their doors. Would stay again.

The phone number they had posted on Expedia and Facebook pages do not work and I even had Expedia try to contact them to no avail because none of the details were updated. No complimentary drinking/bottled water or even instant coffee provided.
• Estrella (4/5): - Its very disappointing place to stay. very small room, no window, very tiny bathroom, lots of red ants, they don't clean the room during occupied. I clean myself every day for 5 days stay. by the way i borrow theirs stuff for cleaning the bathroom. no wonder why disappointing place to stay even toilet brush was rusty and too old. I bet they don't use cleaning chemical because i have to buy from the store. Toilet paper i have to buy for my own to use. No 1 problem is safety issue. why this property is no window at all? why and how they get a licence to run the business if is not safe for their guest.

• Verified traveler (8/5): No bottled water, instant coffee or tea bags. - AC working great and silent. Check-in outside of office hours should be arranged before you arrive. My room was in the third floor but I only have a backpack, so it was not difficult. There was a harmless house spider. Although the room has a mini refrigerator, electric kettle, coffee cups, and drinking glasses, there was no bottled water, no instant coffee or tea bags.

They also have luggage storage for guests who will check out to have overnight stays in other places, and go check in the hotel again

• ruth (4/5): Disappointing - It was not good as I hoped it was. There were roaches on the desk/table. The room felt claustrophobic, but at least the beds and pillows were comfortable. We asked information about taxis to airport but the staff wasn't helpful because she doesn't know anything. The view from the patio was fantastic though, looking out to Mayon Volcano. Location was good, close to shops and restaurants.

Parking is available Clean Fast Wifi We got the Room 2 and had the magnificient view of Mayon Volcano from the bedroom Location is closed to Pacific and Ayala Mall With Korean and local restos at same building Microwave and some kitchen utensils are available There are Kettle and hairdryer too The only downside is for those with heavy stuffs.There is no elevator. Be prepared to use the stairs. Otherwise all good.

• Verified traveler (6/5): - Things I have to point out: - schedule time on Expedia and on official page is quite confusing, I was told by the customer staff that their office hours is until 5 PM only; on Expedia it says check-in time is until 6 PM. My flight was rescheduled so I came there at 5:15 PM. The customer staff was very considerate and she waited for us too, so thank you. - Comfort room looks okay, but there were moisten dirts in the shower holes, obviously not cleaned for a long time- including the walls. - I’m not sure if shampoos, conditioner, soap, extra toothbrush should be provided in a condotel, but I hope they do next time. There wasn’t anything really, except for the mugs, extra towels, refrigerator and electric water pot. No utensils too. But the customer staff provided us after we requested. Thank you. - There are brown linings/stains in the ceiling, it was disturbing for me. Overall, not bad for the price. Very near in central areas. Really great location. But I hope they could improve the customers’ experience better. Thank you!

Dislike - The mall blocks all entrance and exits at 10pm (if not mistaken). If you have vehicle and comes back to the hotel late at night, if you to find a way to enter the premises, safely which I did. Security doesn't have someone assigned to assist you into the property.

• George (4/5): - Part-time front office. If you arrive late (after 5 pm), expect to wait for staff to come from home to let you in and give you your key. There are no signs on the building showing where the hotel actually is. Rooms start on the third floor; no elevator and no bellmen. No window in the room; vent fan noisy. Bathroom is poorly serviced (no soap; one tiny roll of toilet paper.) No place to get an early breakfast (before 8 am). Wifi is decent, but not great. Neighboring rooms can be very noisy, but zero traffic noise. Aircon worked very well. Fridge is marginal for keeping things cold. Electrical outlets are few and poorly placed. Security is good with electronic locks on lobby door and room door. Room also has a deadbolt, but no peephole. Cale TV poor picture, but watchable. No telephone in the room; if you have a problem after hours, you have to use your cell phone to call staff from their home. Good location for shopping; adjacent to the Metro Mall, also called Pacific Mall, also called Gaisano Mall. Not far from much larger new SM Mall.

Air conditioning unit was not working and there was water dripping from it which made both pillows and bed wet. They just let me use an electric fan for my 3 day stay. * Management should properly maintain these things regularly. No toiletries. No slippers. * I understand that its a budget accomodation but management should have at least mentioned these in their ad. Pros: Located near malls and accessible to public transportation.
• Samuel (10/5): Pleasant, modern, basic hotel - Beautiful view of Mt Mayon volcano from shared balcony area. Local area 'Lanco' is nice and quiet, with tasteful small office buildings and easy access to malls. Hotel staff help book local tour packages. No night staff, but owner lives above and was available by phone out of hours e.g. when we locked ourselves out of our rooms. Room was fairly small, but clean and modern - good standard for small town Philippines. Could use a little more furniture e.g. more cupboards. Wifi was okay.
• Verified traveler (10/5): - We stopped for a few days in Legazbi to visit the volcano and some other local tourist spots. We were delighted to find the hotel has a beautiful view of the volcano. Watching the shadows shift across the mountain side during sunrise is something I haven't seen since maybe the US grand canyon. The hotel were cooperative and flexible when we needed to vary the length of stay, number of rooms, check in some guests early, etc. Legazpi is a very pleasant sleepy town, and the local area near this hotel seems to be the up-market area. There is an SM mall with nice shops and restaurants a short walk away, and a more basic mall just nextdoor. This is a small hotel, and makes a good base for exploring from. The rooms are modern and though a little small to spend a lot of time in, they are comfy. Bluntly, hotel rooms in south luzon can be pretty bad - this was decent and reminded me of holiday inn. Fairly safe area but no 24 hour security, unless you count the guard attached to the bank nextdoor. Hotel should consider putting a card lock on the street door. If checking in out of hours, make sure you have a working mobile.

• Guiseppe (10/5): F2M Tower.. thumbs up!! - A clean hotel at a not busy road with a great view at mrs Mayon. you can eat outside at the balcony if you wish, microwave is upstairs for your convenience.. mall is very nearby.. tricycles are easy to get.. I recommend it
