- Arlene (6/5): - We stayed here for two nights with 3 adults and 2 kids. The room had some kind of strong odor. It didn't feel professionally cleaned. The TV was not working. Fridge was unplugged. We needed it to be working upon arrival as we had cold food. With 5 people we had to ask for more towels and more bed sheets and had to get it ourselves. The towels smelled musty. One bed only had a flat sheet and no fitted sheet. While the host did provide breakfast of tasty sausage, eggs, and toast.. we had to ask and arrange a breakfast time which she didn't adhere to. I had to text her otherwise I don't think she would have made any food. The room advertised it slept 8 people.. there's no way it fit 8 people. we only had 5 and was charged extra $150 upon the actual booking but it didn't say anywhere before the booking. The host didn't seem genuinely gracious to her guests.
It was convenient for Universal Studios that's about it.

- Colicia (2/5): - If you like or don’t mind staying in a disgusting dirty home and rude behavior from the host then this is the place for you! My family and I did not feel welcomed when we arrived and the place smelled so bad like mildew and dirty feet. I highly do not recommend staying here. The entire room was so filthy that we decided to book a hotel else where. Please read her replies to the poor reviews you’ll know exactly what I’m talking about.

I don't believe there was any mention of the number of stairs to get into the property and then up to the level where the bedrooms were located. There were at least 2 flights of stairs from the driveway to the front door and another 2 flights up to the bedroom levels. These are a lot of stairs when having to carry luggage - no elevator as this is a home. Definitely not a handicap-accessible/friendly location.
Having said that, the rooms were a good size with a Jack-Jill bathroom between the two rooms we were assigned. The internet worked great but only one of the bedrooms had a working television.
The owner did offer up breakfast which consisted of boxes of cereal, bread/toast, juice/milk; he would also cook eggs, if requested. He just needs to use about 3/4 less oil when scrambling the eggs. I couldn't eat them because they tasted of oil and couldn't even tell (by taste) that they were eggs. The kitchen floor also needed to be swept as there were bread crumbs all along the counter.

- Rachelle (10/5): Right there from Universal Studios, honey stay - For a one night stay, my friends and family had a good time. Bed was comfortable, and we loved the scenic garden. We had the two bedroom privacy room and it was nice. Bathroom water takes a while for it to warm up. WiFi was fast and efficient. The owner is extremely kind and caring! Please just be open minded and communicative and respectful with him. Thank you!

- Virginia (2/5): HORRIBLE COMMUNICATION - We tried calling to check in there was no answer, from 12pm-5:30 we kept trying to get into contact and there was no answers, the communication was horrible then later on around 6:40 the owner called asking us why we hadn’t checked in, I told her we tried communicating with her but she never answered, and we couldn’t rely on hoping she would so we had to make a decision and left else where, when I told her this she immediately hung up , there was no accountability or apology for the miscommunication, I reached out to hotels to get a refund and they told me the owner refused, so if you’re thinking about saving a little money and choosing this as your stay THINK AGAIN !! There were no instructions on where to park and I did not see a parking structure, the whole building and communication seemed super sketchy and would t recommend if you’re staying alone!!
- John (10/5): Wonderful Hollywood B&B - Our host was very welcoming and made breakfast to our request. He's a very nice man and we enjoyed talking to him and he was helpful in letting us know some details about the area since we are from northern California and not too familiar with the area. It's a lovely, well kept house in a beautiful neighborhood that is near everything in central LA/Hollywood, but far enough off the major streets to be quiet and peaceful. We would definitely stay there again next time our travels bring us there.

Make sure you get the secret to making the water warm or you'll likely have a cold shower. Owner cooked us breakfast. There is also a very tasty French cafe within walking distance.

We were looking for some place close to Universal Studios. We wanted to have three separate beds. I liked that we could park on the street, all the hotels we looked at charged extra for parking (sometimes $70 a night!)

This is a bed and breakfast, not a hotel.
If you go in expecting everything to be perfectly maintained and spotlessly clean like a hotel, you will be disappointed. Don’t stay here.
This experience is more like staying with a friend at their (older) house. If you are cool with that level of cleanliness and accommodation then this could work for you.
You should have realistic expectations that are commensurate with what you are paying to stay here.
We could it to be a good value and were happy with our stay.

The property manager provided us a parking permit for the day we parked on the street which is required if you park behind 8 AM.

Which place not motel and not bed& breakfast just 2 car garage, dubleks house. I said l m going to dinner, she did not give room key and yelled it me. NO CANCELLATION, ok!!! That s place not recommended anyone and worst experience ever….

The address listed here is correct.

- Adora (8/5): Convenient driving to most tourist areas in LA - The place is a bed and breakfast. The owner who lives in the property does the upkeep and serves the breakfast of simple egg omelet, toast and coffee. The place is few minutes drive to Universal, Hollywood walk and the Urban Light and other tourist areas, so very convenient. This is the reason I chose the place and it served the purpose.

- Drea (2/5): - Disgusting. Black mold. NO HOT WATER. Rude owner. Extra charges. - We got the two room and gardens, bed and breakfast. We asked for baggage storage before check in but our room was empty so dropped them in our room, left, came back 11pm and crashed.
Woke up to dirty, dusty, black mould, shower was ice cold after running for at least 10 minutes. My husband was furious and it set the mood for the day.. the owner was nowhere to be seen so called Expedia, who weren’t able to get a hold of him either.
But I did find an older man with his pants half down with exposed rear, who was apparently also, looking for the owner. Luckily I kept my kids in our room.
With black mold in the bathroom we were not about to eat here. So we forfeited our included breakfast.
2- 2.5 hours before our checkout time - as we were ‘pissed off packing’ and loading the car, we were told not to use our deck/private exit as it was actively being prepped for refinishing by a worker, who had in fact cleared our exterior seating area.
When we left and I finally found the owner, I was upfront and honest about our experience.
Black mold- ‘ oh, I tried to clean it, but the guy put in the wrong tile’. TheHot water - ‘ oh, it just take time and you have to turn the faucet back and forth (we tried every faucet position-it wasn’t the faucet)
When I persisted it wasn’t acceptable he said his water bill is crazy..All together this room cost me just under $442.65 Canadian for one night. We couldn’t even shower.

- Tammy (6/5): Dated old house with a frustrating ck in process - About a 40 min walk to Universal Studios Hollywood or a $6-$12 uber ride away. We knew we were going to ck in late & when you book it says to contact them regardless... that was a debacle in itself. The # online is for the wife & when i called i got hung up on, called back, she said something quickly & hung up again. Between my son, husband & myself we tried to reach out to every option available which took over an hr as i was boarding my flight i finally got a ph# to call when we got to the place in the AM. Which btw... they are cool with late ck ins.. we ckd in at 3am.
Arrived & there's no signage until you reach the door & then you stand there & call as the wife was telling us through the ring to do. Very disorganized... & then you walk in to a very dated, dirty hm where duct tape is seemingly holding tiles together on the floor. The bathroom felt dirty as well. The good.. it was very quiet unlike what you'd experience in a hotel of any kind & the bed was somewhat comfortable. Didn't partake in the 7-9am breakfast & then leaving we couldn't find anyone so we left & I texted the guy to let him know we left. I felt the $179 pricetag was way too much for what we got so would i stay here again..? Probably not unless it's the last option available. Basically it's like staying at that 1 friends house cause you have to but never want to cause it feels old & dirty. I suggest a deep cleaning maid service for this place to make it better & then I'd say 4.5 stars..
- Heather (4/5): - This is a room in a house, nothing more. It is not a B&B. It was quite cramped, with the queen sized bed pushed up against a wall. There was no top sheet on the bed and I have my doubts as to how often the comforter was washed. The bathroom has rust, was outdated and very unappealing. I would NOT recommended this place to stay.

He showed us our 2-bedroom reservation which was spacious, clean, and very comfortable for 4 people. Plenty of parking outside, just make sure to ask for a permit if you stay past 8am. Excellent homemade breakfast spread with great conversation.

- Verified traveler (8/5): Really an Air B and B - This is really more of an Air B and B set up than a hotel. It is someone's home and they rent out rooms. The rooms are older but fine. It is within about a 25 minute walk if universal studios. There is limited street parking, especially if you arrive later in the evening after the neighbors have returned home and parked.

Reservation included breakfast BUT we were not offered anything(only ice) and we didn’t ask for it! You will fell like in a family house. Beds are comfortable
- Scott (10/5): Warm and Friendly Home - The place is in a nice area of Hollywood Hills within walking distance of Universal Studios. We had dinner twice at a vegan Thai food restaurant called Veggie House which was a short walk from the house which was excellent. Amy is a great host and we look forward to staying again in the near future.

Tv didn’t work, cups in room were dirty, beds were dirty, no hand soap in rooms and I tried getting bagels from kitchen to go because our Uber was outside but the lady said “ you have to sit here and eat” didn’t know this property was gonna come with a “mom” that tell me I have to sit at the kitchen table and eat. I was having fun on my trip and she asked for me to send her my card information so she could charge us for another stay but then wanted to charge $350. Middle of the night you hear the property manager screaming on the phone with someone, probably another client that had a terrible stay experience. If I would’ve known the property manager was this bad I definitely wouldn’t have gotten it.
- Satu (10/5): Great friendly experience - Amy was very keen to help out. She drove me to Dolby theter to catct the hop on bus with discounted price, and even provided a bottle of water that day. What surprised me the most is that she let me check out very late, at 6 pm with no extra charge! Also she arranged a lift to the airport.

Parking is a big ordeal too though we were able to park in driveway. LOTS of stairs! Definitely not handicap accessible.

- Gabriel (10/5): Perfect for our needs - We booked this for the NYE weekend which included a touring Hollywood and a Universal Studios trip. Everything you need to do for a Hollywood Vacation is close and convenient. The HOUSE (not a Hotel, please be sure to accurately do your homework before booking) is beautiful and was perfect for what we needed with a convenient patio door to go in and out, load and unload. The host provided some delicious home cooked breakfast that you wont get at a hotel where you may be paying more. Next time we take another Hollywood trip this will definitely be the first place we will check for availability! Thank you Mr. G for the accomadations!

- Andrea (8/5): - My family and I had an amazing stay. The accommodations were perfect for what we were looking for as we visited Universal Studios. The location is within walking distance. Our family enjoys hiking so this was right up our alley. There are hills / inclines so if you do not like to hike or walk at an elevation the driving is really easy to do. The hospitality was amazing and we felt very welcomed.

There was a misunderstanding about the booking which was met with some aggression. We did get some money back which was great.
Major concern about a book that is upstairs, but Expedia does not seem to want to let me mention the name. Overall the place is fine, just know what you're getting in to.

- Adrian (10/5): Great House! - You will not find a more kind, gracious host. You'll be treated like an old friend, don't miss breakfast. I plan to return soon. With accommodations for either the solo traveler, or your entire family, it's ideal for those longer trips and you'll save a few bucks too. Nestled in the Hollywood Hills just above Studio City, the location is ideal. A stones throw from most attractions and restaurants. A true value in the land of expensive accommodations, and a real breakfast is included.
- AKSHAY (8/5): - Nice place to live in at LA. This is especially close to Universal studios and is very close to some of them canyon trails. A friendly host too.
Would stay here again.
