- roderickm873 (4/5): "Disappointed" - We just completed our second stay at this resort, the first of which was in 2016. We can only surmise that its decline is a result of the sale to Hyatt. The once pristine rooms and grounds are a shell of what they once were. The public spaces, i.e., bars and lounges need painting, and worse is the wood flooring around the pool at the Preferred Club; it's peeling and in desperate need of painting. The roofs are an absolute eye sore! There is literally a hole in the roof of one of the buildings. The food, well.......let's just say that save a Caribbean dinner, dining at the specialty restaurants was a let- down. One of the few highlights of our stay is the service we received from Chontoy at the Preferred Club Lounge, where she was our server during most of the stay. In short, this once fine resort is now being maintained like a budget hotel, and certainly not a resort, least not based on our previous experiences.
- LightPacker797295 (2/5): Never again! - The location of this property is great if you don't mind the noise from the Hip Strip. It's right across from Doctor's Cave Beach. The apartment was also pretty decent, but the rest of the building needs some major TLC. The worst about our stay was the check-in experience. The property manager looked at her list and asked for our host, whose name we never got from Expedia, so she just simply walked away because she couldn't find our names on her list. Are you kidding me? This was one day right before Beryl arrived in Jamaica, so I was panicking that we would be withou shelter during a major hurricane. We found a phone number on the reservation, and someone picked up and hung up right away. We asked the receptionist to call that same number from her phone, and all of a sudden, someone was answering the phone. After a few minutes, the ignorant property manager came back, and all of a sudden, our names were on the list. I asked her what the misunderstanding had been before but didn't get an answer. She made us wait 30 more minutes for the room, although it was already well past check-in time. When we got to the apartment, the floors were still wet from being mopped. I call this total BS. Definitely not a way you should be treating your guests. Never again!
- Cicely (6/5): - The property was nothing like the pictures. The receptionist was very friendly. The property itself was not very good. The sliding door to the balcony was broken, the tub didn’t drain and overall it just wasn’t as wxpected.
- Peter (6/5): - This property is well located on the hip strip. It is a property in transition. The restaurant and pool are closed; not sure if they are going to open. Security is good. Lots of stuff to see and do nearby. The Doctor’s Cave beach and a Starbucks are across the street but the beach requires a fee for admission and an extra fee if you want a beach chair and umbrella.
- tacitus1234 (4/5): Karl Lawrence: avoid his properties - Went to Montego Bay for a short vacation. Rented via Airbnb through Karl Lawrence. I have to echo some of the thoughts posted by other users. Unfortunately he is what gives Airbnb a bad reputation and should be removed from their platform. His place is quite run down, pictures although capture the space unfortunately do not give a clear indication of the state it’s in. Could use a good clean, new coat of paint (at the least) and perhaps an update of some of the amenities. As they say: you got to spend money to make money. These rental units require some modicum of capital and maintenance expenditures. Thats business. I don’t think he understands that though.
It was suitable for a week but what was most problematic was the end. Left him a reasonable review as the placed served its purpose. Close to the beach, close to restaurants as well as lounges and provided us with a descent vacation.
Karl Lawrence had audacity though to not only post misinformation about my stay but ask for an additional hundred dollars from me. He claims I took one of his mediocre used towels and he submitted the claim to Airbnb asking me to pay for not one but 6 towels. He then goes on to ask for 40 dollars due to a plumbing issue. Thankfully Airbnb resolved each and denied his claims.
I get the sense this is a regular occurrence for him. Following this interaction I searched his name-seems like I am not the only one to experience this.
Be careful with him: the pictures may tempt you but the experience post rental may leave you questioning why you chose his property.
- rissatravelstoo (2/5): BEWARE (Scam) - My experience with Karl Lawrence was beyond disappointing, and I feel compelled to share my frustration. Karl not only insists on bullying guests into leaving 5-star reviews but also manipulates the review system to his advantage.
After our stay, we left a straightforward 4-star review, failing to provide honest feedback. In our review, we refrained from mentioning certain aspects that could have affected our rating, such as the run down building, presence of mold on the shower ceiling and spider webs near the AC unit.
Despite these observations, we chose not to use the accompanying footage on our social media platforms out of consideration for the challenges faced by small businesses.
However, Karl's reaction was outrageous. He promptly saw our review, contacted Airbnb, and had the audacity to remove his 5-star review of us. Conveniently, he decided we owed him additional money for a so-called early check-in fee, an amount that was never mentioned before or during our stay.
This manipulation of the review system and attempts to coerce guests into false ratings are unacceptable. It's disheartening to see a host resort to such tactics. My advice to potential guests: beware of Karl Lawrence and think twice before falling victim to his tactics.
- Meander66151282282 (10/5): PRICELESS SEAVIEW - amazing experience - Priceless Seaview. My Airbnb host was Elizabeth, my condo was on the 9th floor. It was an incredible experience. Right on the "hipstrip" within walking distance to everything- Casino, Margaritaville, the beach, supermarkets. Downtown taxi is only a 1.00 US or a nice walk. My unit was recently renovated, it was like home away from home. All new appliances, I was impressed and highly recommend this host.
- Yvenel (2/5): - Arrived at 3 pm then spent two hours before they find me a room , very dirty. Smelly colored towel. Roaches and other insects. No customer service to talk to . Dirty microwave . No customer service available to even ask for a bottle of water. Very disappointed

All the staff was very pleasant and welcoming through our stay, the only thing I can complain about is the 1500 coupon book that can't be used for anything or very little. Need less to say we left it there as our gift to you from us, it did us no good. Wasted paper.

The apartments are individually owned and maintained and it appears that their condition spreads from one end of the spectrum to the next. The apartment I got was in great condition and had great views.
Overall the building needs some updating including the elevators. The outer walls need to be painted and power washed. The hallways and shared spaces need to be more welcoming.
Security guards are always at both entrances, however it appears that at the back entrance there is always a congregation of street people and drug dealers. I felt somewhat insecure both during the day and more so at nights. Something should be done about this.
Conclusion: It is a GEM but Trip Advisor should encourage the management to improve the appearance and security of the building. Failure to get changes, Trip Advisor should definately take this property off their listing.

Fifth, the balcony sliding door lock was literaly tying the rope used to hold back the curtains around the door knob. It did not hold the door fully closed so we heard the wind all night. We only stayed one night.
- CJKS4883KG (2/5): Bayer Beware!! - Each of these apartments are individually owned and cleanliness and facilities standards are not all doe well. The room we had on the 9th floor had excellent views and furnishings but the had a mold smell and was very noisy at night due to the rood traffic. Although booked a week we checked out the next day and the owner refused to refund the remaining funds. Lesson learned. Never pay in advance to an individual for something you have not seen in person.

The housekeeper was angry because I asked for new towels. The tv barely worked, its as old aa my 30 year old daughter. I was told that the owner owns several units and they are all bad and I had the worst one...lucky me.

I am really disappointed at the misrepresentation of this property. Has it changed hands ? Under new management ? No lamp shade on light , old moldy fridge, old moldy bathroom , smelly , ripped sunbeds around the pool , rusty chairs on the balcony. I expect a FULL REFUND for this stay for my client ! No WIFI and maintenance man had to keep fixing things

Our room was fully renovated, very stylish, granite counters, all necessary kitchen equipment, huge bad with great mattress, extra pillows, beach towels...
Building itself is old, but rooms are can be from wow to disaster. Air bnb let you to book specific room, so check pics carefully. We rented from Karl and we already booked our next stay with him
- troym855 (2/5): Stay away Mon! - Checked in on a Sun. supposed to check out on a Fri, did not make it to Fri., checked out Thurs. No A/C for 2 of the last days. One of the 2 ceiling fans worked. Shower in one of the 2 bathrooms worked the1 in our bathroomed trickled water so we shared with our daughter and friend. Power outage several times. Noisey all day long from neighbor, traffic not a true beachfront, must exit building to cross busy street then pay to enter beach. $6 adult, $6 chair, $6 umbrella (daily) that adds up over 5 days for 4 adults. The building is a hi raise and in need of improvement, a so called roof top pool it is not. After the sunsets and the night falls my wife and I sat on our balcony watching the prostitutes solicited "Johns" all night long... not making this stuff up! We've been to serveral caribbean islands and this isn't the place for us!

- drjazziej (4/5): View, that’s it - I booked a basic studio ocean view. As soon as I walked in, I was awed by the spectacular view from the room and balcony. It is adjacent to Doctor’s Cave and Starbucks. Unfortunately, these are the only highlights of my stay. There was a functioning cable and AC. Everything else was just ok or substandard. The toilet was dirty. The mess from prior guest was not cleaned. I bought bleach. The bathroom wall vent was broken and falling off. The tub was not clean...bleach. There was a smell of either paint or insecticide... The owner assistant stated that they would send someone to smell the room. I basically kept the balcony door open. There was a roach in the bathroom. The kitchen utensils, plates and tea kettle were dirty and useless. The microwave and fridge worked, although, there was garbage in the fridge and pantry from the prior guest. The sheets were clean. There was an older box model tv in the room, which was clear. I could see that other adjacent rooms were more modern with flat screens and newer furniture. So, as others said, The condition Is all based on the owner. You must pay for WIFI. There is a small convenience store downstairs. Walls are thin, so sound and music from neighbors travel. The booking assistants were very cordial and prompt, as I booked last minute, same day, and was able to get a room in under an hour. There is a pool. I did not see the restaurant. Would likely not return.

- robinsnest14 (2/5): Place is not up to standard - Booked this all inclusive through Expedia, to stay at Montego Bay club Resort. The room that I was given was a dump. It needed upgrading so bad. Plastic furniture,decor was so out dated, old furniture,smelled of mildew from old air conditioner. These condominiums I understand are each privately owned. I think my sponsor (Mr. Smith) Rm 1201 should invest in an upgrade for his property. Staff was nice, good location.

- carlgB5270NZ (10/5): Holiday - Me and my family and my carer stayed at the riu montego bay hotel in Jamaica we arrived on the 4th February and departed on the 18th February 2019 the hotel was very clean and the staff all went out of there way to make sure we enjoyed our stay the rooms was clean and spacious and all the restaurants was very clean and food was awesome could not fault it at all the pool was brilliant and the beach was clean and tidy also the hut on the beach served the jerk chicken which was really nice after being there a few days we had a gift outside our room which was jamaican coffee on our 2nd week there my carer was in the buffet restaurant with us all when he went to drink his glass of juice and the glass shattered in his mouth and spent 2days in hospital I think it was the assistant manager for riu Patricia she was Spanish she was so good to us and helped us a lot phoning the hospital for us and also paying for a taxi to take us to the hospital and bring us back I would also like to thank chocolate from the entertainment team for making us have such a good holiday we will miss her very much her smile a d her friendly personality we would deffenatly go back there again if it's only to see chocolates smiley face and her happy go lucky attitude we are all missing her so much xxx thank you all Carl grindrod

Location - great location. Elevator ride to hip strip , restaurants , stores and beaches .

- suupmallory (6/5): Sufficient but not Amazing - My boyfriend and I stayed here for Valentine’s Day and the photos online made it look like an upper class resort. It is nice, but definitely not as advertised. Maybe we got our hopes too high. We paid extra for an oceanfront view and we received a corner room with a view of vines, power lines, and the ocean in one small portion of our balcony. The queen bed was two twin beds pushed together. The condominium itself was spacious & we had an extra pull-out couch/bed so had we had more guests, it definitely would’ve been nice having the extra space. The hot water only lasted about 3-4 minutes, so my boyfriend and I had to plan our showers. Overall, it’s definitely sufficient but not what we expected.

- EJ1029 (2/5): Not up to my standards - Recently a friend recommended this location for my final night in Jamaica. I wanted to be close to the airport and beach. Well... the location was close to the airport and beach but that’s where the positives end for me. I looked in 2 units and neither were up to my standard. I refused to stay there and ended up booking a hotel down the road. If you do decide to stay don’t be afraid to ask to see multiple units. Check for cleanliness and make sure it’s up to your standard!
- ANNA (2/5): Very Disappointing Rooms - Wanted to leave as soon as I walked into the rooms. Saw 2 rooms, BOTH were In Bad condition. Cockroaches and Lizards roaming in the Kitchen and Sleeping area. Chairs were broken, room smelt like "wet dog".

The front desk clerk nor the manager could find my reservation even though I had the confirmation number and had booked weeks in advance. The staff are aloof and unfriendly. The room was so filthy. Wouldn’t dare take a shower in that place. Towels were torn and soiled, the TV didn’t work at all and no toiletries at all were provided. Water peessure was very low and floor was unswept. Air conditioner barely worked. The only good thing about this property was it’s proximity to the main strip.
- Sheron (4/5): - I understand that each unit is individually owned. I would like to know if the owner of this property is interested in selling the unit. I can't believe that someone would own a place like this with such a magnificent view of the beautiful caribbean sea with its beautiful turquoise water and not take the time to update the apartment. I don't think the owner has changed a single thing since the place was built or even visited it for that matter. The TV looks like its from the 60s,and doesn't work, the grout between the white tiles is black (and not by design), the beige lampshades are black from dirt, the drapes are ripped and just as dirt ridden, the little coffee tables is so discolored with stains you do not want to put your food on it. But having said all that, I would probably stay here again because of the magnificent view, the convenience to Doctors Cove beach, the ability to walk to shops and places to eat such as Hussain Bolts statue and restaurant, the convenience of having a small grocery store on the building (2nd floor), and the price. So if you plan on staying here bring a small floor mat, your own towels and sheet, toiletries etc. and you"ll have a marvelous time.

Instead, after three calls to the hotel a “taxi” arrived and charged me $25.00 for a trip approximately 1.4 miles. Taxis routinely charge $10.00 or $15.00 for the same trip. Horrible experience.
- Princess (2/5): - First let me start off by saying when I went to Check in the front desk lady didn’t even bother to check my confirmation number and my name to see if I was booked. She just said these are private Owed condominiums and she didn’t see anything for me. Remind you she didn’t even look me up. I had to find someone with a phone that calls out the county because they didn’t have WiFi. When I called Expedia they help me. Experdia has to call the miserable lady at the front desk and tell her that we were in a room booked. All of a sudden she found my reservations. When we got to the room it was disgusting. The phone didn’t work the balcony was dirty the bathroom was disgusting not to mention the second day there was no water to even take a shower we had to leave way before checked out because we could’ve take a shower. The view was beautiful. But the rest was straight trash and dirty. No WiFi no water to take a shower. Never again
- Verified traveler (6/5): - We stayed in Penthouse Number 1 which had been recently renovated so it was very clean, but the view from the balcony was blocked by a concrete wall so you had to stand to get a decent look. The condo facility itself is quite old and in need of updates.

Then that night we awoke to bed bugs crawling all over us and my wife had dozens of inflamed bites everywhere...

The room - had a funky smell - had a great view and the location was great - central - but very loud.
We had booked a queen size bed but we were given 2 twin beds pushed together. The beds, we learned after falling asleep - were loaded with bed bugs. Infested with bed bugs.
- Jess (2/5): Save your vacation and go somewhere else - For starters, myself and my husband spent a lot of money for a 2 week stay at Montego Bay Club over the holidays, as people know this is the high season in Jamaica. According to the front desk our unit was to be cleaned every 3 days-- information that was omitted to us until we asked why our room hadn't been cleaned in days. After ONE WHOLE WEEK of no maid visit we had to physically go to the front desk and demand someone come that day and clean our room..(the phones don't work for us to call the front desk). We tried our best to clean as much as we could and keep food areas spotless, but we didn't spend all that money to stay in our room and wash our bedding and towels every other day, which ultimately we had to end up doing. We had roaches and ants in our room which speaks to the cleanliness of the establishment and in the end our room ended up getting cleaned only two times during our entire stay. We did our own grocery shopping and the fridge froze all of our fruits and vegetables causing us to waste a lot of our fresh food. At least one elevator was out of order most of our stay and 2 days of our stay the air conditioning was shut off for maintenance. Our bed was EXTREMELY uncomfortable and both myself and my husband had trouble staying asleep. I especially woke up with tension headaches due to the discomfort of the bed and pillows. The water in the pool was so cloudy and dirty we opted to pay the extra money and go swim at the Doctors Cave Beach. Room 908 filthy!

It was not as I had expected from the pictures and the description of the place but it was a haven in a safe habor. It was clean . My stay was short. It was in the center of the Hip Strip and near the beach with a view.
- Ellen (4/5): Condo rental - not really a hotel - Condo building. Individual condos vary greatly in quality. We got a dirty, rundown condo. Other guests and residents said that the owner of our condo owned nine units and did not have any pride of ownership. His units should be rented from him directly if you want to take the chance. The units should not be considered part of a "hotel" in which you might be expected to some parity of units.
There was no internet access.
- Scott (4/5): Convenient location to the center of town - Walking to the shops and night life was easy. Old place with wifi only in the lobby. Limited amenities and the bar pool and restaurant were minimal at best. The location is the one key and the room is comfortable but that's about it.The balcony with the bay was very nice.
- Rob (2/5): Ghost Hotel - This place does not exist, not one local or cab driver could find it. Nobody has ever heard of it.
